I would give this place a zero if it were possible! They will gladly take your money but do not care about you once you are in. they don't care how trashed your neighbors are they don't care how loud they get,how many times they wake you up,or keep you up! As soon as I moved in there were bed bugs in my apartment, they did pay to have it sprayed but cost me over $100 to clean everything and to bag it up,and then tried to say that I could have brought them in so they didn't owe me anything. It rains inside the windows here but they make you sign a mold and mildew release when there is no way you can keep control of it!

Be careful renting from the Ridge at Jonesboro. Someone in my family had a deposit on a unit and waiting to see it. Called several times, all paperwork had been signed (with HUD) and all deposits paid. Well they would not let her see the unit, and 9 days before she was to move in, they told her it was rented to someone else. They did not even bother calling her to let her know. She would have not know if she had not went to check on the apartment. Then they proceeded to take her to a very dirty and nasty apt. Said this is where she will be moving into. This is and elderly person. This is not how you get and keep tenants. This is very bad business!!!! I have had many years experience in the Apartment Industry,
I have never saw such unprofessional acts from a company.

Rich Smith property management took my money and have been giving me the runaround for months. I was supposed to be able to move to an apartment in October. This housing is income restricted with reduced rent prices. I cannot afford to just go somewhere else that costs more. I understand that "construction not being on schedule" is not 100% under their control, but they have not done anything to help people who have been hurt by this situation. The office staff have been absolutely horrible to deal with. If someone was late paying rent they'd charge them late fees per day but when they aren't on schedule for people who are depending on a living situation they don't offer any help or even an apology.

I ve lived here 3 years almost 4 and never had a complaint until now. I have talked to management several times over ten days about my shower not working.. out of all my 61 years in my life.. I ve never had problems being able not to take a shower..today is Friday and Tuesday it will be 2 weeks since I ve had a shower in my apartment working..there is always an excuse. I use to be an apartment manager and we always had plumbers standing by when needed for our properties..
What s going on?? I can t even get in touch with home office in Arkansas

Great management company with beautiful properties. Friendly and knowledgeable group to help whenever needed. Highly recommend.

Throwing residents out after a disaster is about the lowest of the low.

This business is a joke. They took 3 weeks to contact me back about move out charges. They had no documentation to what they were for, and wont give me the money back. It costs way to much to live in any of their apartments for what you get, and you will get charged as many fees as they can think of. Definitely think about different places.

I was approved on July the first, after that I needed and award letter, which I have not received yet, I have rented with this company before and did not have a problem getting in, I'm disable and my sister is disabled, I feel this is not right.i call social security for a award letter on the thirteenth which was on a Monday I have not received it yet, I'm afraid they will not hold the apartment for me. I tried calling the main office and I get the same person and will not let me speak to anyone else in the office. I cannot get the apartment until my award letter come in. If I don't get this apartment my sister and I will become homeless. I just don't understand why I am having such a hard time with this company when I have rented from them before in twenty nineteen, never was late on my rent not one time, never had any problems with me being loud are keeping my place clean. I thought because I had rented with this company before I would have no problem renting from them at another location, I feel like I'm going through some security clearance. I wish I could speak to upper management instead of the person who answered the phone. My sister is seventh two years old and I'm sixty wo years old, it have been very stressful for me.

Richsmith Management & other staff are very unprofessional, give continuous run arounds, so much lack of communication, unorganized it s real sad & distasteful!! I applied to move in Village Estates of Mablevale in December 7 paid all fees required also a deposit of $400! Was told 4 different move in dates not knowing they never submitted or processed any paperwork! When questioned staff always I don t know I ll find out & call you back never receiving a call! I stopped in a few times to still be giving the run arounds! I called Coperate left messages & sent emails all left unanswered!! Finally by Jan 13th I was done & over it!! I requested my deposit of $400 & was told by the property manager it only takes 2 business days to receive the refund.. I asked why can t you give me my money order... well it had been deposited but I was never approved prior to the deposit of my $400 fishy! I went back Friday at 4 to pick up my check & was told it was mailed you should receive it on Monday or Tuesday! Well Monday was a holiday so Tuesday comes no check Wednesday comes not check so it s Thursday I called Coperate spoke with Andrea she emailed the property manager to inquire about it & I called... again run arounds & still no response about money owed to me!!! This is really sad & heartbreaking!! I was supposed to be out my current unit Jan 7th however didn t move due to their unpredictable dates & lack of communication & my rent is still due!! They don t care since I m not their resident but y all need to run me my money!!! Oh I m filling a police report & I m forwarding this message!!
