I agree with most of the negative review here. I did face worst experience with this agency especially one at Brisbane Office. I have rented in Brisbane north through this agency and faced with a lot false promises provided while renting.
Brilliant Service, having CJ and her team of managers look after my 2 investments properties is a relief. Thank you for your good communication, thank you for your details reporting and thank you for managing our properties and tenants with care and dedication. Incompetent, lying, lazy and the most unhelpful agents I have ever come across. From the moment we signed the contract, it went downhill. The apartment we rented from them was advertised on Real Estate as 'pet friendly', when we inspected the property we confirmed with the agent it was pet friendly, when we signed the contract we also confirmed this with the agent. We were told three separate times buy three separate methods that it was pet friendly. It became evidently clear that the agents had lied just to get us to sign the contract. After 5 months into renting the property we were told that we needed written approval for us to keep our puppy...!?!? Why on earth was this done 5 months later? back and forth for weeks on end trying to get our puppy approved, when no mention of this was done in the beginning?! Why would be get a puppy if it wasn't pet friendly and we would potentially have to break the lease? We were told we could put bamboo fencing up at the property (confirmation in an email by our property manager), we did this, costing approximately $400..not even 24 hours later we were told to take it down?!?! What a waste of money! They are don't have 2 brain cells between the six of them, absolute joke! DO NOT RENT THROUGH THIS COMPANY, THEY ARE A COMPLETE SHAMBLES!
Excellent and consistent Property Management service respectfully managing tenants whilst looking after the best interests of us as owners. Highly recommended. Will use them again to manage our investment properties.

She takes ownership of handling all requirements, inspections, reviews, payments and income for my property and I have enormous confidence that everything is in hand at all times. Amy and Jodi are absolute angels. They have been, by far, the most amazing and genuine real estate agents I have ever dealt with. Always quick to respond or fix any issues, and went out of their way to help us out. Even sending through emails outside of business hours to keep us informed of important information. Absolutely devastated when we had to end our tenancy with them and we very much doubt any real estate agents will ever compare.

JODI took 360 dollars of our bond without notifying us, she claimed it was due to rent not being paid when we pressed for further details she was too lazy to give us any feedback. We then took it too RTA to get clarification then found out she changed her mind to " not dropping the keys back in time" luckily we had kept all records of us trying to communicate with her cause it turned out she had no idea what went all algether. After 8 weeks finally got our bond back. I've got to say that JODI was lazy with returning our emails and or texts and easily the most imcomoetent agent I have ever dealt with.
Please make sure you're careful if you ever have any dealings with JODI. The rest of the Richard and Wrench crew were fine, thumbs up to the rest of them.

As of this writing, the rating is at 3.6 stars. That alone should give one a STERN WARNING about this office. I suggest you read all the other 1-star reviews first and I tell you that is exactly how I feel. I wish there was an option for a negative rating. Is there a more negative description for awful service? Imagine not being able to sort out the airconditioning (ducted) issue during the hottest season of the year! 100+ days my friend! Unimaginable! And to top it all, they do not accept accountability and at several times tried to put the blame on me. Oh, did I mention this was a brand-new unit? Be careful with Jodie and Haley. They are so nice to you face-to-face but somehow their personalities change when it comes to email and majority of the time, that is the only way you can communicate with them. Modern-day Dr. Jekyll and Mr. Hyde. Same initials. :-) .. Oh boy, I've got so many stories to tell. I just wished they showed a bit more care and been more pro-active instead of shedding a tear in the comforts of their office.

Amy and CJ have been superb over the last 2 years; if tenancies come to an end and not renewed for whatever reason, they are straight onto advertising and proactively data mining their contacts to ensure vacancies are kept to an absolute minimum. Thanks guys, Simon
Amy was able to find a tenant and arrange for them move in within one week! She is easy to work with, gives helpful advice and is very responsive.
CJ and the team have been fantastic during our tenancy. It was the first time we have rented through them and we couldn't be happier. If there was ever an issue they would attend promptly and go above and beyond what was expected of them to ensure us, as tenants were looked after. I would highly recommend this agency and hope to rent through them again in the future.

I'm so pleased that our first foray into property investing is in the hands of CJ and her team at R&W South Brisbane. I had spoken to another agent but they were slow to respond to questions, if they responded at all, so we cut bait and called CJ. The level of communication at R&W South Brisbane is first rate, from results of the initial open house viewings to passing on any issues our tenant has had, to ensure the tenant is looked after too. I'd happily recommend them without any hesitation!
I made a gmail account just so I could rate Jodi on her amazing service. Throughout my year living in an apartment through Jodi, she was humble, kind and compassionate. She exceeds all standards of being a property manager. She went out of her way to make sure the exceptations of our needs were met. I recommend going through Jodi for a rental property purely because of exceeding expectations from a property manager. Thank you so much.

CJ and the team service over 200 of my clients and have done an amazing job. Leasing properties in record times in a tough market even getting rent increases in many cases with is amazing. These maintenance and inspection procedures are first class, the last inspection report I received have over 300 photos and 10 page comprehensive report done. My clients love them and so do I thay manage all my QLD properties amazingly
The service from R&W was incredible. Within 36 hours we went through the process of applying, collecting necessary paperwork and then being approved and signing onto a lease. We were constantly kept up to date by emails and phone calls and the lady we were working with, Erika, was simply lovely. Awesome experience, definitely recommend.

One of worst Rental agency I have every come across so far. Rude and unfriendly agents. Please try not to deal with them especially RENTAL. They are very rude agents and agents will not attend to any of the issues within your rented apartment. They will try to say any issue as not urgent and put you and your family on great troubles like leaking water, stinking carpet. Finally they will try to suck your bond as much as possible for cleaning, fixing faulty pipes etc. The agent I was dealing was sarcastic and rude.

Avoid this agency . As an owner of an investment property we are currently renting while we rebuild. They are dishonest, unreliable have absolutely no customer service and are completely lazy making us drive into south brisbane pay for parking when keys could be handed over locally onsite. They also tried to gazump us. If i was the owner paying for their service i would be mortified to know how they treat tenants. If there were minus stars i would minus them.
Our dealings with this agency as a tenant were beyond terrible. Found out we owed unpaid rent only upon the agency sending through confirmation the RTA had received our bond refund form. Jodi was not helpful when trying to get clarification nor was she helpful when we needed urgent maintenance repairs. After the rigmarole of lodging a dispute with the RTA and then having a mediation it turned out the agency was incorrect. Finally got our full bond after 8 weeks. If this was clarified at the start by Jodi, we would of never had to go through the process of the RTA. I have heard numerous other incidences with this company from previous tenants of the same building. Unfortunately, some people may not be willing to take use of time consuming outlet of the RTA to dispute. I feel they prey on time poor people and hope to get away with it. If I was an owner I would not use this company and I would never rent from this company again specifically Jodi lets down the team.
Amy and Jodi have been great to deal with throughout my 6 month lease period. They are always polite, pleasant and extremely helpful. It had been 20 years since I last rented and I was new to the Brisbane area but Amy was amazing and made the process so much easier. Would highly recommend using R&W South Brisbane.
I have several properties with R & W South Brisbane and have nothing but good things to say about them. They always keep me in the loop and up to-date with any matters needing my attention. I came to R & W from another agency after they kept placing bad tenants in my properties and I now have very reliable and clean tenants across all of my properties.

My experience was quite good. My property was vacant for almost two months but things were slow as it was getting close to Christmas time. So far everything is good and I have received every service a landlord can potentially ask for.

Arrogant, Irresponsible, Rude agent. Giving wrong advise and now trying to put the blame on everyone else but themselves. Now I am potentially loosing money just because they can take the easy way out.
With all the agency I have used never had received any worse service than this.

On an attempted recent viewing of a flat in Margaret Street having flown in to expressly view a few properties in succession unfortunately I was delayed and would have to come back to view on a later date, however did see Matthew Paxton who was helpful and knowledgeable about the apartment in addition to being professional and personable.
If i was rating for incompetence this would be a glowing 5 star review however the reality of this realty is they are the dumbest pack of morons I've ever struck.
The epitome of useless, hopeless agents as far as rentals go. I didn't think such incompetence could exist. Probably dodged a bullet by not applying for a rental property with this crowd. Oh and a small piece of advice - hire a receptionist who actually knows how to talk to customers. I pretty much got long silent pauses, and when asking about a particular property I get told "it's still unavailable". What does that even mean. After I thank the person for their 'help', no response. No goodbye. Nothing. Stay away!
Of the 30+ years I have been renting, this is the only company I have rented from that looks after both the tenants and the landlord's interests. Their approach to maintenance is second to none and their staff, CJ, and Sarah are fantastic to deal with. I can't recommend them enough. Potential landlords looking for an Asset Manager, you can trust Richardson & Wrench. They are fair for both sides and I wish they had something smaller on their books for me to move into. Worst experience ever with this real estate, constant changes on who was looking after the property, no emails or calls back unless they needed something from you then they were always calling to chase you, rude comments from the agents.
If I had the option of giving no stars I would.

Our agent at the end of our lease was the most arrogant and sarcastic man I have dealt with. Laughed under his breath when we disagreed with items for maintenance on the phone - I could almost hear his eyes rolling. Displayed zero empathy when the outstanding rent was a clear late error on their behalf, allocating our break lease fees to rent & advising us our rent was all paid up to date. When it comes bond refund time letting us know we're behind. No acknowledgment of their error despite specifically advising the agent by email we had paid the amount trusting this was taken care of. I will never, ever, rent again. And I dont recommend owners or prospective tenants seek out the services of this agent either. Once you're locked in it's all downhill from there.

Probably the worst experience i have ever had in renting a property through an agent. I have found the property manager to be rude, and with inability to communicate effectively. Further to this, the maintenace manager has been grossly incompetent. It took them six weeks to action a repair request involving mould present in the airconditioning units located at the property. The action only eventuated after i issued them with a notice to remedy the breach. If i had known the agent was this bad, i would never have rented through them. Read the low rating reviews people, and steer clear of this agent.
As an investor I can say CJ has always been as wonderful as you'd hope for, working behind the scenes and making sure all queries are dealt with in a timely manner. And Amy has recently been providing such detailed correspondence while scouting prospective new tenants, it's put my mind at ease, knowing exactly whats going on in the local market while I'm interstate!
