I ve been renting from them for three and a half years. I watch for other apartment s prices, and ones that are very similar to ours (exact layout but upgraded with granite counters and new cabinets) have been over $100 to $150 more per month (I pay $600/mo). Even though our rent has increase since we moved in, it is still reasonable compared to others I ve seen, and I m happy about that. They ve also been pretty responsive to maintenance requests. I haven t had to go through a move out process with them, so I can t speak to that.

I am giving this company a star due to the only fact that Google requires me to! Reliable Property Management is the worst management company I have dealt with! I gave them the 30 day notice as requested and followed their cleaning list to the T! Not only are they trying to charge me in amounts exceeding my deposit for damages that they claim that I did but they will not provide me with documents showing how they paid that money out. Many of the charges are under a category classified as "supplies." I requested documentation showing these alleged charges and I was given personal statements created by Reliable Property themselves. I also was told two weeks before I left the first property that they property looked great and they see no damage or reason as to why they would not rent to me again. Two weeks later I was informed that all of sudden they needed to replace all carpet and I would be responsible for 50%; I agree so as long as I got receipts for the carpet and hours of labor to the company who installed, neither have been provided. I asked for picture to the damages and claimed charges, I did get those but without proof that it was the property that I resided in or the date of the pictures origin. I rented a second property and they gave me a three day eviction notice in January to me and my two year old daughter; I agreed and was out within the said time. I then was charged for the partial month following that I did not reside there, along with an early termination fee of 312.00. All over charges come to about 856.00 after paying over 1000 in deposit fees. Not only that but I requested the owners of the company's name and number, they informed me that they were out of the country for the next year on a mission. I then asked for the one in charge I was informed that he also was out of the office for the next week! WHO IS RUNNING THIS COMPANY?!
Is there a category BENEATH poor to fair? I applied for an apartment with this company recently. I applied for an apartment that was almost HALF as much money as I am used to paying. My disability income is almost 3 times the rental amount. The day I went to the office to meet a guide for the apt, I instantly got the notion that something was hinky. I mentioned while standing there that I have 2 documented service animals. It felt like we went over a speed bump without seeing it. A young woman got the keys, and told me to follow her. I followed her to the property, and she opened the door, walked me around briskly, and again I mentioned that I have to assistance animals. She was rude, and just said, "Well, you can apply, but I am just telling you the owner doesn't want animals here." I explained to her to no avail that these were not PETS, they are very well trained assistance animals. She didn't bother to respond. She ended the tour without showing me the garage, the laundry room or common yard. I was unimpressed and a little shocked at her lack of knowledge regarding the ADA, and her nasty, unprofessional demeanor. I knew my rights, and loved the apartment, so I applied for it, paid the fee. About 10 days later, after hounding them, and while putting half of my home in boxes, I finally had to demand an answer. The young guy I spoke to was clearly grasping at straws to give me a legitimate reason why I was being declined. He then asked me about the ONE TIME my rent was late with a previous company. I explained to him that it was a holiday weekend, I took my rent over before closing time, and they had closed the office early for the holiday, no notice being given to any of their tenants.( I bet they made a lot of money off of that weekend.!).I dropped it into the box, a money order that I am sure had a date on it, and they still fined me and are STILL giving out this misinformation. Anyway, the guy at Re-LIE-able property finally said that he would talk to the young woman who "showed" me the apartment, and after stumbling around, said he was sorry but my application had been denied. I very politely told him that I would be talking to an attorney, which I have, reporting them to the ADA, and the better business bureau. They should have at least offered me back my background fee. If the young woman was ever talked to, ( which I doubt ) she probably denied what she said, and I don't believe the guy had any intention of talking to her. Reading the other bad reviews above I am thankful that I did not end up getting the apt. BUYER BEWARE!!! Please look for a place with anyone other than Re-LIE-UNable or Rooftop. They could care less about their properties or the people who want to rent from them. Best wishes in finding your new home.
We lived in our apartment for 7 years through them and always paid our rent every month, but we were treated very rudely and very unprofessionaly! I would never reccomend them to anyone with the way they treated us with something that wasn't our fault! We only stayed because it was all we could afford at the time!
SUCKS COMPANY and STAY AWAY FROM RELIABLE !!!! Even though I did everything in the move out check list, they did cut most of the deposit check. The people in the company have been kidding with us after we have mentioned we would like to see the details of this price cut. In addition, they mentioned that the company can cut whatever they want even though it is not mentioned in the check out list that was prepared by the company during the final visit. Because Reliable company does not get the tenants approval for the check list during the final walk, the company decides whatever they want to charge. What a unfair situation. Tracy was awesome yesterday when I needed help with my dishwasher. They had it fixed within hours. Wish I wouldn't have spent so much time watching you tube videos on how to unclog it. It wasn't even clogged. Lived here for 2 years. No problems whatsoever.
These people are complete liars... Sorriest property management I have known. These people gave my family a bad reference and said that they gave my family a 30 notice to vacate which we NEVER received. And we are still in a hotel waiting to back into the house to finish packing.
Julie really went above and beyond with helping me move out! Great customer service with everyone who s helped me in the office also! Thanks guys! I also want to add that I am still currently renting through them in another apartment & have never had any issues getting ahold of them or having my questions answered
These guys were absolutely awesome! My wife and I (newlyweds) just moved from the Boise area to Idaho Falls and we found a place online through RPM, however; the place we found was not in our taste. When we explained this to them, they did not hesitate to work with us! They found us another house which we were more comfortable in, and went completely out of their way to make sure we were satisfied with our first house together. It didn't stop there, either. We had a couple issues in our home, and Reliable always comes to the rescue same day or next day. 5 stars+

This place really takes you for your money and they talk you into thinking you can find a place to rent when you tell them upfront that you have a felony conviction drug related and that your on probation and just need a chance to do the right thing and get a apartment and move on with life but this place charges you money upfront and then defused to rent to ya and does not refund the money

As a property owner, this is the best property management company I have ever worked with. They so much exceed our expectations, that I have purposefully gone out of my way to encourage my business partners to invest more in the Idaho Falls, and greater Idaho Falls area. My husband and I have been very impressed with Reliable Property Management. They are professional, helpful, fair and kind. If you ever need anything for your rental they are quick to get it fixed or figured out in a timely manner. We have rented for a long time and it is by far the best realty management company we have rented from.
I rented 1147 Halsey from 2016-2017, I found out shortly after moving in that the heat vent tubes are made out of cardboard, also none of the windows were correctly insulated nor did 4 of them have screens and you can see under the front door. There was a colony of ants living in the wall next to the water heater (bug bombed 3 times nothing worked) complained and nothing was done except telling me to bomb again. The gas furnace wouldn't work notified them the last 2 weeks of Oct. And it wasn't resolved until almost thanksgiving. I had a newborn at the time with no heat.... I just received a collection notice for almost $500 worth of charges when the only bit of damage we did was my daughter put a dent in the wall I'm being charged for an exit clean which the lady walkthrough with us and made no mention of anything needing to be taken care of minus the dent. A yard mow 2 weeks after I moved out and the re-paint after each tenant moves out. Barb is a snob who doesn't care. WILL NEVER RENT FROM AGAIN
We have rental property throughout Idaho and Colorado. We have found that Reliable Property Management is the best property management team we have ever had. Barb Simmons manages our units and she has always been accessible, reliable and efficient. We wish they could manage all our properties! It is our pleasure to recommend them for managing your rental properties.
Reliable has managed several rental properties for me for several years. Overall, they do a good job. They are not perfect but in comparing to the other management companies in the area, I have chosen to keep with them. They communicate and deal with tenants. They relay property issues to me in a timely manner. They get repairs done quickly and correctly. I encourage other landlords to look at using this company.
Renters have consistently told me that they like their efficiency and their willingness to work with them.
They will lie to prospects and give them false hope just to get you to pay their $30 application fee, when they know that your income or your credit already is going to be denied, and then when they deny it they have no explanations and act like you never talked to them about your situation. I wouldn t waste my time and money on this property management.
Read all the reviews!!! Not just on Google but Facebook and other platforms as well. They are true, they are honestly terrible people. They purposefully keep everyone's deposits AND charge you another $500 on top of that because they keep getting away with it. They aren't going to get away with it this time. They need sued EVERYTIME they keep someone's deposit AND charge extra. My daughter had no working oven. An oven is a pretty important thing to have. 8 months she had no oven as the maintenance guy said the oven was to old to get parts for. Like are these people serious? Julie is rude and just an impossible person to deal with. She doesn't care at all about facts because she's just there to collect her minimum wage and go home. DO NOT RENT FROM THIS PROPERTY MANAGEMENT COMPANY. UNRELIABLE should be the name. The owner of this place should be ashamed of themselves. They know exactly how this place manages properties and loves it because they scam/rip off/lie/cheat their way to keep all deposits. We have consulted an Attorney and will fight them all the way. Please if they have ripped you off consult an attorney. Idaho has laws about this. If they keep getting sued MAYBE they will think twice before being cheaters, liars and thieves.

If I could give them 0 stars I would! I lived here for over three years, they take my whole 500 deposit and charge me 114 extra for literally whatever they could come up with! I scrubbed that place clean! Do not rent from reliable property. They do this to everyone!!!! Removed rug from front door. Was one of the service charge descriptions... ABSURD!!! also the smoke detectors were left on the counter because no matter what you did, new batteries, resetting, they beeped constantly, which Idaho housing got involved and told them to replace them or figure it out and they didn t. So I never had working smoke detectors! So charge me for having to put them back on the wall???? Wow. I ve heard from many other people that they did the same thing to them! DO NOT RENT FROM THEM.
I have nothing but good to say about this company. They have done a great job managing my property. All questions and concerns were answered promptly, no surprises with these guys. There is no such thing as too much communication in this business and Reliable does awesome. The staff is friendly and their processes and procedures make it easy for all that are involved. If you need to rent in Idaho Falls, you need to use Reliable!
Was trying to help one of my children get in to their first apartment this place said they need a co-signer. So I Payed the $20.00 credit application fee and guess what no one called us back. This is a bad place out to rip you off any way they can. Do not use them you will just lose money!!!!!!
Very disappointed in Reliable Property Management. We left the apartment in really good shape, and we spent a lot of time cleaning. They charged us a $180 cleaning fee (on top of all these other ridiculous charges, such as things that were broken when we moved in). They said it took them 8 hours to clean our apartment and when I asked her what needed to be cleaned Barbara states "dusting the door frame, cleaning the windows, some crumbs in the cabinet, and hair in the shower drain, oh and you left about 30 cents on the carpet that we had to pick up". That took 8 hours of cleaning?? Out of our $575 deposit, we got $83 dollars back. Just a warning for those who want to rent from them.
Customer service is really good and I like the way they explain things to you when you need something repaired. The people in their office are always super nice.
Worst rental company in Idaho Falls! If it says no smoking/pets....go ahead and plan on all of the apartment around smoking and having pets. Rules are never inforced. The people in the office are very unprofessional and rude. Then when you try to move out they will Nickel and dime you for every little thing they can possibly find! (I'm talking as silly as taking away your complete deposit for one dust particle on the counter! If you have no other choice than to go with them.make sure to take pictures of EVERYTHING before you move in! That is the only thing that saved us. Also at one point we contacted the idaho falls police to see if they could help us with rule enforcement and we were told by them that they receive more complaints from reliable property than any other company! BEWARE!
Great place. I always enjoyed working with them. Treated me fair when I moved out of my apartment that I was living in for almost 5 years! When I had maintenance requests they were fast and accurate with repairs. I moved out because of unrelatedly reasons but if I am ever looking to rent again, this is where I will start.
We have rented 2 properties through Reliable Property Management, Inc. for the course of 4 years. They have always been professional, courteous, and prompt. We have never had any problems dealing with repairs or getting our deposit back. I highly recommend them.
I have had nothing but a great experience with reliable both as a tenant and as a former employee. Julie made moving out so nice and easy, I never had to worry about her being unfair or dishonest. I would never rent from anyone else in the Idaho falls area. Such a good honest company all around.

We've rented from them for a year and a half now. First, they promised us a two car garage and even after I had confirmed that detail with them over and over before moving in, it turned out to be only for one car. To their credit, they did compensate us accordingly and we're thankful for that.
Edit 1: This morning we had a plumbing company show up at our door shortly before getting ready for work telling us that they needed to fix some piping by the tub NOW. I told them to come back in an hour because we needed to get ready for work and had no notice that they were coming. They told us they were on the clock and couldn't leave. My point is: someone dropped the ball and didn't warn us they were coming over and why they were coming over.
Other than that, it's been smooth sailing, but the one star is well-deserved.
Edit 2: On the Thursday of the plumbing incident, the person in charge of maintenance initially apologized sincerely that she had not given me notice about them coming in. A few days later she called me and she told me that she had the right to not tell me about them entering because our lease states they can enter anytime without notice in regards to flooding. So first she was sorry, then the next moment she was not sorry. In this phone call she told me that she was very disappointed in me for giving them one star. Still, the one star stands because you could have given me notice, but chose not to and because you called to tell me you were disappointed in me for giving you one star. Be more professional and at least try to be an honorable company and decent citizens of Idaho Falls.
Edit 3: Do not plan on getting your deposit back. No matter how much you clean when you move out, they will keep your deposit. You may as well leave the place a mess because you'll be paying for it either way. I imagine a bad review on Google will also have an effect on your deposit. Just be prepared for it.
Edit 4: The Final Chapter: We left the place virtually spotless, excluding the pans on the stove which we did not replace. We moved several states away and got the final count for our deposit. They charged us a little under $100 to fix 3 screens. 2 of which we had damaged. One screen they charged us for was described as it was too large for the window and did not fit properly. I am not sure why we got charged this, seeing as we did not put that screen in there. We were charged for a misfitting screen even though that screen was there when we moved in.
We almost made a complaint, but decided it would be too tough to fight it long distance. Instead we decided to be happy with the fact they were "generous" enough to calculate our initial deposit for more than our actual deposit was. That'll take care of the $100 screen cost.
Dianne came and did my apartment inspection, she was sweet and quick. Also quick in getting a plumber out to fix my water heater and running toilet, can t believe I didn t let them know sooner. Super happy with them and Dianne.

Did not update their portal for rent payments, and it caused me to lose my entire security deposit. They do not inform anyone of payments that do not go through, and do not update or keep the current necessary payment on their portal site. Even multiple days after the payment was made and apparently didn't go through, the portal said "$0" balance due and had NO other payments on there. Their lack of responsibility and tardiness will cause you to lose at least hundreds of dollars. Do not go through them.
I had a great experience working there, it's been one of my favorite places to work. The team is very supportive and fun, and is always looking for ways to improve--both for the office and the properties. They do their best to be fair to both the tenants and property owners, according to the respective agreements that have been signed.
Reliable Property is by far the best rental company I have ever had the luxury of working with. I have rented from them a combined total of over 3 years and personally have no complaints. Every step of the rental process was made easier than the last and I can tell the company really has an investment in their renters. T.J. and Royce were very helpful showers and I felt they really wanted me to get into a property that would have worked best for my family, something of which I did not experience at Rooftop Rentals.The initial walkthrough was a breeze and I felt the walkthrough inspector wasn t attempting to hide any necessary repairs or damage on the properties (of which there were little). The team really came together to make sure utilities were signed up quickly and without hassle and the paperwork process was stress free and took only moments. Reliable has the best selection of low-cost, conveniently located properties of any other rental company I have tried renting from and their end-lease, month to month policy was a dream. I have personally lived on Greenfield and Chasewood, both located in Ammon and close to EVERYTHING. Our rent never increased if we did not sign another lease and I never felt rushed to make a decision. Maintenance requests were slow to put through, but the requested repairs were always done on time and very professionally. In the 3 years I rented from them they never once checked in or stopped by to check on the properties and I really felt my privacy was respected. The final walkthrough upon leaving the property was easy to schedule and I didn t feel ripped off for any repairs that needed done. I received my deposit refund promptly and it entailed a list of repairs and costs, none of which I felt to be unreasonable or unnecessary. Reliable Property made every step of the rental process easier than the last, and because of this, they have been a helpful tool in our steps to buy a home! We are not purchasing a home through reliable but I m sure if we did, the process would run smoothly an stress-free. I have recommended Reliable Property to many friends and will continue to do so in the future.
We have lived in one of their properties for over a year. Every time we called for any type of repair or concern they have been so prompt. It even shocked me how effective and efficient they were! They have always been patient, caring, and kind to us! I have recommended them to many friends and family, and will continue to do so! Good job guys:)

Looking through these reviews I'm wondering if a criminal investigation is warranted, my daughter is being evicted for smoking around the property. She wasn't. I've personally repaired the garage door that no one responded about. The doors to the apartments are not secure. The management company didn't remove the snow piled up. I did. I wonder how much money these guys make by evicting folks? How many application fees are taken versus rentals available? How are the records kept as to application fees that don't qualify. Reliable property management is anything but reliable except I'm removing money from people.
When we moved in, the apartment was somewhat clean. Rent was cheap so we considered it acceptable. During our 8 months at this apartment, there were a lot of problems with drug dealing (known drug dealer living in the building). Police were called on multiple occasions to deal with drugs and violence. Mold in our apartment was also a problem. Reliable was called and responded quickly, however not in the appropriate way. Mold was covered with 1 coat of paint and quickly returned. A lot of our personal belongings were damaged/destroyed. The apartment building has the potential to be a nice place to live for a reasonable price, however the above problems outweighed the cheap rent. Wouldn't recommend it to anyone.
Apartment I stayed at had mold in the bathroom ceiling and in the bedroom closet. The bedroom closet light broke, and during an apartment inspection we were told it would be fixed. Nobody came. The thermostat was broken, and the heater would turn on randomly. We told them about that during the inspection. They said that they would fix it, but didn't. After we left, we were charged $40 for "straightened screen kitchen", "hauled off shower curtain" (my bad), and "INSTALLED NEW BEDROOM CLOSET LIGHT"! We were charged for the thing that we asked them to fix, that they said they would come repair, and then didn't. We were told that since we were leaving half way through the month, rent would only be about $170. On the statement, it says that it is $220, and that we owe them $170. Not a good place to rent from. You are better off finding a different company. .
These guys helped me out when I was in a bind and needing reasonably priced and decent housing quick. I hadn't rented in so long, I was blown away at what landlords were asking per month. Reliable found me something that's worked out perfect for me across the board.
Your contract is VOID to the buying and selling of properties you may rent. You WILL be left in the cold with no other options provided but to vacate a.s.a.p. even if you have a lease agreement. Keep in mind this company left us with the WORST EXPERIENCE EVER in this situation.

In Idaho falls there are precious few rental management companies to choose from. However, I urge you to read our story before considering signing an agreement, renewing your contract or listing your rental with RRMPI. We entered into our rental home with them with good faith, paid our rent on time faithfully even when it meant multiple jobs for each of us and paying for a three bedroom home that was clearly a two bedroom and a room the size of a closet. We devoted funds and time cleaning it up, getting it back into a state the owner would be proud of and making it a home after clearly, multiple tenants treated it as a dumping ground. We made it a home for our boys. I am a teacher in the Idaho Falls School district and routinely spent 6 days a week at school providing the best possible education for underprivileged kids. My husband, unable to find a technology job, worked as a night custodian in the Idaho Falls school district just to pay the rent on our home. We are not indigent, or lazy or leeches. We are good, honest, hardworking people that operated in good faith with RMPI. Upon moving out, we were told that we did not need to be present when they did the walk through. We were told to follow an approved cleaning list and as we had been told by the company multiple times we were doing a great job, taking good care of the place, we assumed they would be fair and honest. We did follow the list, and so much more. We worked for days making sure it was clean and ready for the following owners. We called and talked to the company reps who told us it was fine, the house looked good. A month later, the 975$ deposit we had waited for, that we needed to pay the rent on the next place, that we needed for groceries and back to school clothes, arrived. $91. They returned $91 out of $1000. Imagine our heartbreak, and outrage that a company we had trusted, a home we had cared for as our own and this blow was dealt. We followed every step in the clean out list the company provided and still they charged us nearly 400$ for a deep clean on top of over 250$ for carpet cleaning that was not optional. We left the house many, many times cleaner than when we got there, we had treated it as our home for two years. In 10 years of rental history we have never NOT received our full deposit back. We felt like we had created a relationship, worked in good faith with this company. They are local, we thought because they were part of a town we had come to love, they were neighbors in this community, we assumed they were operating in good faith as well. It s heartbreaking to trust something, to anticipate that we are all working on the same ethical standard and then to be taken advantage of, to be preyed upon when it is most needed. It is a deep sense of betrayal to have been treated that way. It is dishonest and the public should know what this company is routinely doing. They are telling their customers it s ok, we are working above board, we are dealing honestly and then, when people are most vulnerable, they take advantage of that relationship. PLEASE avoid doing business with this unethical, predatory company and save yourself the heartbreak our family has had.
I rented from them for two years. I have never rented a property before and hope I never have to again. After moving out of a clean property, I was overcharged on very minor repairs and have been asked to pay additional fees.
Had a great experience with Reliance. We were in a pinch, had carpet that needed replaced, and they put themselves on the line with the owner of the property to get it changed for us. We ve loved our place. RPM was great to work with.
Kylie is incredibly rude & unprofessional. We explained that we had an old collection that had been paid off but she still refused to be shown proof of it, so we were denied the rental. It s really unfortunate that when we were explaining this she had a too bad attitude towards my husband and I. Fyi even when a collection is paid off it does not always reflect on credit reports. This company should try doing a better job training it s employees in getting these homes rented. This is probably why their competitors get more business.
What a bunch of crooks this place is!!!! I would never recommend going there to my worst enemy. The charged me to fix things that were broken when I moved into the apartment. Asked several times please fix these issues but it never happened. If I could have given no stars I would have. They should definitely think about changing their name cause reliable they are not!!!
From Nov 2005 to May 2007 I had rented 3 separate apartments, 2 in the 549 N Water Bld and one on Hansen. Everyone of them flooded me out. I started referring to them as Unreliable Property Management. I moved to different Property Management.
Everything we have read on here that is negative is completely the truth. Just another slum lord haven regardless of who they are and what information they watched on YouTube to combat the negative reviews, Makes me wonder if Real Property management is actually the same company and reliable is just one of their non conglomerate subs.
Wow I am glad to see some real results between my old managers and reliable property management inc. Reliable management tooken care of my concerns at once. The old managers told me they will take care of the problem to shut me up about it and it never got done. I am glad reliable property management inc. Is managing the kst apartment campus. Because they need people who are reliable on the job. That was the old managers who lived on campus by the way before reliable property management inc. Took over. I am glad they did. The prayer I had has been answered.
I would say a 4.5 stars but that wasn't an option so i rounded up! They took over managing for my place, and I immediately saw a difference in the way that they responded to the issues we have. I would say that we are quite tenants, but since the last management didn't get things done, we had a lot of issues for them to deal with right off the bat. They addressed all of our concerns, and dealt with us fairly. I realize that as a renter we have some of the responsibility on keeping the place nice, but they have really done their part and we appreciate it.
Thieves* No they are not thieves, they run a good business and fix things on time. You would be amazed at how much easier a property management company is to deal with when you pay your rent on time and help maintain the property. m
When I went to apply at their office for an apartment, they said they needed to look at my savings account. In addition, they denied my application on account of my employment history not being extensive enough. They only mentioned this fact after they took my application fee of $30. I could pay for the: deposit, lease, rent, etc outright, but it wasn't enough. They needed my personal information essentially, and I did not feel comfortable giving that away.

Even when I had questions or problems they where helpful and understandable...the where even cool when I wasn't on my best in attitude...I always recommend them to people looking for a place to rent from..I give them five stars becuase they have always been... Cool and reliable for a place to rent from..
I havent rented through reliable yet but when I went to go look at a house that I was very interested in, the lady was nice yes but when we toured the house she did not follow us or tell us about the property or give us any more info on it and didn't interact with us AT ALL only at the end when she asked us if we had any questions and then we left and she kept looking at us like she didn't like us or had a problem with us and that was unprofessional and I did not appreciate that attitude or energy from their employee and as a businessman and former realtor I would not recommend doing business with this company
If I could leave no stars and add negative numbers I would. This place is that predictable rental agency that will charge you no matter what when you vacate their properties. I took literally 150 pictures of the damages prior to moving in what proved to be a four year relationship with this company. Upon leaving I was told the owner wanted the property back when in actuality they jacked the rent up $200 more per month because the market was hot. I had every cranny professionally cleaned before vacating every single room window seal, shelf, you name it it was cleaned. A week later they are trying to sue me for $2,000 in damages. I communicated and showed them everything in their list for suing me I have in pictures time and date stamped. Her reply, I don t care. Prevalent. I would never rent from them or suggest you even looking at their properties.
AWFUL they will ROB you. Four of my friends and I tried to get a place together at the same time; we paid all at the same time a week later they called saying they needed payment from another person when clearly we all paid. They never gave us a receipt or anything! We got robbed.
Have worked with reliable property management for about six months. Have always been willing to explain the criteria for renting. Have a friendly front office lady.
They don't care about their tenants they not only took my security deposit but are trying to charge a extra 134 for cleaning and repairs after i hired a professional cleaner. They also waited 6 months and are trying to charge me 70 for a clogged sink back in sept. I had asked for pictures of all cleaning and repairs they fixed and haven't got them yet.
Not recommended. After renting a house for 3 years, we spent almost 2500$ on Fixing the property. When we moved out they treated us like scum. They are ignorant, rude, stingy, and corrupt. They won't return phone calls, but will keep sending you bills and threaten collections on you. They charged us 80$ for a "lawn mow" after the lease expired, they billed us for damages we had written on the move in check list before we lived there. They wouldn't pay back the 200$ for fixing the garage door, " wasn't pre approved," they expected us to not use it for 3 weeks. Selfish business ran by children who don't care. Never again will I ever rent from them, buy from them, or recommend them.
First, let me begin by saying that I have now dealt with three different Third Party rental agencies in the last 3 years, through 2 different apartments. Of those three, Reliable Property Management has been, by far, the most reasonable and straight forward of the three. I won t bore you with the details of the other two agencies but it was an absolute nightmare between lease changes and deposits being with held through the transitions from one to the next.
I also won t get into the details of how Reliable Property Management helped me. Simply because that is business that was conducted between them and me. However, at every turn through the last year and a half, when I asked for help it was given to me. They were more than generous to me in ways that my family and I very much appreciate.
Also, I took a minute to read some of the reviews that people have given this company and I am surprised at the lack of positive reviews. It seems that most of the negativity comes from not receiving a final deposit in full. If I may be so bold, let s take a moment to consider two very important things. It is not criminal to use the deposit to ensure that the space being rented is ready and acceptable for the next tenant. If fact, it s the whole point of the deposit. It is not a guaranteed thing, especially the longer you live at the property and the bigger the property is. Also, it s important to remember that these agencies are only a Third Party. They represent the owners of the properties. Most of their actions are directly influenced by those owners and what THEY expect. In the state of Idaho, there are very few laws governing property owners/and tenants. Those that do exist are lightly enforced simply because it falls on the tenant s shoulders to hold the owners accountable. The saying buyer beware comes to mind.
In closing I want to say that it is our job as the tenants to be well informed and prepared in the renting/owning world. Read your lease. Understand your lease. Realize that the deposit is not something to be expected at move out. Understand the laws that govern the landlords In this state and all others. These agencies are a middle man for the owners of the properties. Understanding these things will allow us to give informed and educated reviews to others. I had nothing but a good experience with this company and that s saying something, considering what I went through with the last two before them. Communication is key. Keep them informed of all things pertaining to the lease agreement that could effect either you or them. If you have made it this far, then your efforts and attention span are commendable.
One last tidbit... I don t do reviews. This is the first one I have ever done. That being said, I did it because it was worth my time and I felt it was the right thing to do. Give this company a chance. I was straight forward with them and they have always returned the favor. They simply deserve my five star rating because they earned it. I have been out of the apartment 4 days, I have no idea what my deposit return will be and quite frankly, my wife, daughter, dog and I were not kind to the carpet. If I get none of it back I won t be surprised, nor will I be offended. It s a deposit for a reason.
We started using Reliable Property Management about a year ago after having them recommended to us and I have to say that I've been impressed with their service. This was our first time having a rental property and Barb has made it a great experience. She's been quick to answer any and all questions that we've had along the way. She has definitely made this whole experience a positive one, I would highly recommend them to anyone looking for a property management company.

It would REALLY be appreciated if MORE payment options were MORE user-friendly and NOT laden with FEES!!! You CAN'T submit a personal check (though I can see why this could be a huge problem); you CAN'T submit cash; you CAN pay with a debit card or credit card for an added FEE of 3% and only IF you know your account number with Reliable Property Management, which you initially have to call and ask for (unless it is provided somewhere in the contract you have with them) so that you can set up access to the client portal; you CAN pay using EFT via your bank's routing number and your account number, but once again, there is a $2.95 FEE (FOR WHAT?!?!?! EFT is SUPPOSED TO BE FREE!!!!), and you must know your Reliable Property Management account number for the portal set-up; you CAN submit a money order for the FEE of the money order; you CAN pay with a cashier's check, which most banks charge you a FEE for; you CAN have your bank (like my bank) send a check via a bill-pay service at no cost to you, but Reliable Property Management makes no attempt (outside of their website portal, which was a NIGHTMARE for me to set up, and at the time of this review has been unsuccessfully completed) to let YOU know they have received it, and they DON'T cash it right away, so you have no idea if the check actually arrived on time, so you HOPE that everyone is timely (no one "drops the ball") and honest when your check actually arrives and you don't accrue late fees (admittedly this hasn't happened to me.....yet). The client portal may send you an email when a payment is submitted; however, just having updated my email address, I don t know if this is something that happens or not time will tell. Not to mention the expenditure of gas and time to go here or there to obtain said money orders or cashier's checks, unless you don't mind the extra fee for a stamp (currently $0.55). Unless you succumb to a FEE, there is no CONVENIENT way to make your payment without wondering if the money order that you mailed, or a check that was sent by your bank, has even arrived!! Now, if this is the standard among ALL rental agencies, I do not know, but this is ABSOLUTELY RIDICULOUS! Every month it's either a guessing game as to whether your money order or check from your bank actually arrives on time, or it's a circus where you have to jump through hoops and pay fees to a third party so you can have a form of payment that Reliable Property Management will actually accept. So, "guessing game" or "circus". You DO get to choose those options, and I suppose having a choice is great! THE FOLLOWING IS STRICTLY OPINION AND PHILOSOPHICAL CONSIDERATION FOR DEBATE! I don't know anyone personally that enjoys paying bills, and more and more companies find it acceptable to "kick 'em while they're down" by passing the fees to those whom they rely upon for their profit without allowing for other options (plural) that do not have the fees. SURELY the objective of ANY business SHOULD be to make a PROFIT there's no argument there; but I wholeheartedly dismiss the notion that these fees need to be passed on to the consumer or the company would suffer massive losses and go out of business. In my humble opinion, this is VERY much robbing the poor to feed the rich , as it were. There are perfectly acceptable methods of payment that do not require fees from either party such as Venmo, Square Cash, Facebook Messenger Cash, (not to mention EFT which SHOULD be free it is for me with EVERY OTHER company I pay that way Internet, Gas Company, Cell Phone ), etc. Is it because it is inconvenient for Reliable Property Management to set up such methods? I have personally found it quite simple to set up; and after utilizing these methods with other transactions, I have found it quite efficient. Because society at large chooses to just conform instead of rocking the boat, this nonsense continues, and the economy rolls on.
My boyfriend and I have been renting with Reliable for two years now, and have NEVER had a problem! They have always been so fantastic and easy to work with, and whenever we have had an issue, they take care of us immediately! The employees are honest and kind, the monthly rent is affordable and not over priced, and I would recommend them to everyone looking for a great, honest rental agency in Idaho Falls! Also, to add on to everything, we got a good portion of our deposit back on our first unit when we had two emotional support animals. They are very reasonable to work with, and we love them!
Absolutely horrific expierence finding an elderly gentleman friend of mine an apartment. Completely rude, unhelpful, and very very unprofessional. As a landlord myself, I would never consider letting them manage my property whatsoever.
The staff are kind and helpful when it comes to basics and giving you general information concerning their properties. But their posting on various websites can differ and the staffs' absentminded but sweet demeanor can be the opposite of helpful. The right hand doesnt in now what the left is doing sometimes and that is a little frustrating. But over all, fine office staff albeit prone to say "I dont know".
I would never recommend this company to anyone horrible customer service refuses to take care of maintaining property never came to clear snow in the winter dryer machine broken for over 2 years charged exuberant rent prices my rent was raised by $160.00 a month in less than 1 year also refused to return security deposit for issues that were there from the beginning of my tenancy very poor company steer clear
I have lived in one of Reliable's apartment for about 10 years. Having been a property manager myself, I can see issues from both sides. I communicate with Barb most of the time. I trust her to handle maintenance problems in a timely manner, and she always does. If she can't it is something out of her control.
They were awful to us when we had a house fire. (Accidental). No sympathy what so ever. We had a service dog die in the fire. They evicted us. And wanted to charge us a cleaning fee. We don t know how to clean soot and they had to hire a cleaning and restoration company anyways. There Insurance should have covered that.
Dissatisfied !! I gave my notice and the end of the month was on a Sunday .. I was given a cleaning list and nothing more ... I cleaned and left the keys on the counter because the office was closed on a Sunday and I was charged a $35 fee for their staff to "break in" because they didn't have a key ... which was weird because they gave me notice on two occasions that they were showing the place and were going to enter even if I wasn't there (with their key) .... I work property management and they should have their own key ... also getting repairs done took a LONG time !!!
We have been using Reliable Porperty for about 5 years. We have nothing but great things to say about them. Being in the military makes it impossible for us to be able to manage our property without them. The entire staff has been wonderful to work with. Any issues are addressed with us in a timely manner. We've been impressed with all of the outside contractors they work with i.e. painters, flooring, landscaping, realtors. Maintenance is quick to resolve any issues that might occur. The turn around to get new tenants moved in has been outstanding. We would recommend this company to anyone looking for a property manager. We have plans to stay with them for years to come.
I ve been renting from reliable for a couple years now and I ve had a couple things go wrong with my place so I called them they had people come in and fix them in a timely manner all while I was at work, very friendly professional and great customer service!
I lived in a higher-end home that rope Reliable Property Management manages. My deposit was $1,400. I paid a professional cleaning service to come in and clean the house. Their inspector walked through gave me a clean report, I asked him if there was anything else that needed to be done so I can receive my full deposit he said no. This was in April 2017, in June of 2017 I received a letter saying I was not going to forget my reposit back. I called and talked to the manager he told me that they had to pay someone $800 to come in and clean blinds, and clean the fridge both of which I took pictures of to make sure they met their standard. After that he failed to return my phone calls. Then a year later I received a bill from a collection agency for $184.25 this company is very crooked and dishonest and I wouldn't recommend doing business with them on any level.
Worst property management place ever! They didn't clean it before i moved i. Most of the light bulbs were burnt out there was holes in the walls. I patched painted and replaced lights and i had to shampoo pat hair out of the carpets. I also had to repair the oven in the kitchen. I was in contact with them and told them.. they had some one come by and said they couldnt fix it.. Then when I moved out they never even gave me my deposit back. Claiming three bulbs were out and the carpet was dirty!!
I called Kylie at Reliable Property Management yesterday to explain to her that my situation is complicated and see what their rental criteria is. I told her I barely relocated to Idaho Falls and started a new job at an Insurance agency and that I just had a bankruptcy close. She told me that should be fine and that I should apply. Today she calls and leaves a short and sweet message I m sorry we were unable to accept your application due to job time, have a good day, bye bye
So naturally I called and I asked why she wouldn t have told me job time while I was on the phone with her yesterday. She stated that they require 6 months of job time. I asked then why wouldn t you tell me that yesterday and she had nothing left to say.
They will belligerently lie to prospects just to get you to pay their $30 application fee. It seems harder to rent a house than to buy one nowadays. They d rather see you homeless. I wouldn t waste my time and money on this property management.
I worked for Reliable Property Management for years. Great company. When I retired, I had no doubt that they would be my property management company for my rentals. These are hard working, honest people. You can trust them to take the best care of your properties. I highly recommend this company. To prospective tenants, I would say, give them a try. They will treat you fairly. Over the years I learned that the ratio of satisfied tenants is much, much, larger than unsatisfied tenants.
My husband and I rented from Rentmaster for the majority of our 7 years in this house in the last few months our lease was switched over to reliable. When we purchased a house and decided to move we put in the required 30 day notice it was more like a 35 day notice. We received the checklist of what was required to be cleaned. We moved out within 2 weeks and the final few days of our notice a friend and I went in and cleaned from top to bottom..walls, cupboards, drawers, mirrors, windows, floors, doors you named it we cleaned it. We even spackled the nail holes and painted over. I swept, mopped and vacuumed the floors 3 different times during this cleaning process the last time on my way out after leaving the keys. In total we spent 24 hours cleaning this place, even things that were not required on the list. Thirty days later we received a bill from them for cleaning over $500. Listing everything we had already cleaned. Even things that were not on the required list like sweeping the garage, or polishing the kitchen floor. I do not recommend renting from this company!!!
We put in an application and because my son who is a dissabled vet, who had no problem going to war for our country, but also his credit is shot, we cant even rent. I will never understand a company who does this, no wonder 22 Vets a day, commit suicide, we clearly meet their income levels and this is just sad. Good job reliable, your rent would have been on time, like clock work
They will look for every opportunity to take as much out of you as they can. Memorize the lease if you re going here because they will hold you to every detail but will lie if you ask them. Follow everything on paper and not what they say because they are looking to screw you over. I can t think of a time they haven t been rude to me.
The people are nice, even if you don't always pay on time. Not sure why these other people have had problems. Payment arrangements were always really easy for me.
I rented an apartment from them for a year. They are by far the number one best rental company I have EVER rented from. They didn t try to scam me out of my deposit, they worked with me when I had questions about anything, and they were always so kind and understanding. They also didn t give me any troubles at all with my service animal living with me. If I were to go back to renting I would absolutely look into renting from them again. I am more than happy with their business and would recommend them to anyone.
