Reliable Property Management has been managing my rental home for a while now, and they have been fantastic. Barb has been amazing to deal with. She is always quick to respond to any questions or concerns that I have. Right away she gave me great confidence in renting out my home. I recommend her to everyone who asks me about renting out their homes.
Terrible company in every aspect! They deserve less than 1 star! The apartments were not cleaned or well maintained at all! Rude people working there they never answer their phones! And when they do they hang up on you. Charge you for bullcrap charges! BEWARE! I wish I would have listened to all the people that tried to warn me about them! They have ALL had bad experiences with them! I've never heard a single good thing about this company and now I know why!
Reliable Property Management in Idaho Falls are THIEFS! Don't rent from them. After saying they would return my deposit, they mailed me a check short $100. When I called and asked them they said they had to hire a cleaning agency because the light fixtures were dusty! Total bull-crap. They charge me for 4 hours cleaning because of dusty light fixtures? I called them and they said "there is nothing you can do about it......we are in our right to keep the money". They are supplementing their fees by stealing. Don't Rent From Them!!!!!
I really enjoy this rental company, they are straight forward, honest people. They do their absolute best to make sure a tenants problems are solved as soon as possible instead of just putting it on the back burned like others. I have had nothing but a positive experience working with Barb and Julie! Definitely recomend!
Absolutely horrible.Would not recommend to my worst enemy Do not work with them. We have a 4 foot by 4 foot hole in our ceiling from water damage since mid June and they have still not sent anyone to fix it after multiple phone calls and maintenance requests. They close out maintenance requests without any action or even a phone call. If you are thinking of renting with them do yourself a favor and don't.
At first I thought this was a wonderful company to rent through. They were always cheerful and upbeat when I would go in to pay the rent. They got things repaired in a timely manner. They got us into the house quickly, since time was of the essence, and we didn't complain when little things weren't perfect when we moved in because we understand. But when it came time to move out....THAT'S when they showed their true colors. We cleaned that place THOROUGHLY!!! But we got a bill for $200 for cleaning. We discovered that they had been accruing late fees for the full 20 months we had lived there and NEVER ONCE told us about them. NOT ONCE!!! But we got that bill after we moved out! And all those little things that weren't perfect when we moved in? You can be sure they fixed them all after we left and WE GOT THE BILL!
Think twice before renting from these people...and make sure you document the complete and total state of the house upon move in and upon vacating. And make sure you pay before the 5th of the month because they won't tell you about it but you'll get the bill when you leave.
Me and my husband and daughter stayed in their apartments for 2 years and loved them as tenants, Tracy was fabulous!! Everytime we had a problem with the apartment they sent someone out to fix it ASAP. They also let us make detailed notes of the apartments condition when we moved in so that we weren't responsible for previous owners damage and we thought they were very fair with how they handled our return of the down payment when me moved out when we bought our house. I definitely reccomend them!!
We have been renting a property here since July 2019. This site has on-site washers and dryers that we have to pay for each load. Ever since we moved in last July, one of the dyers didn t work and the other one only half-dries our clothes so we pay for a load that doesn't dry. I have been contacting the property since October 2019 (it is now May 2020) and still nothing has been done. I contacted Barb every week or 2 for a few months and she always replied that they will get it done. We ve lived in this complex for 10 months and the dryer still hasn t been fixed even after contacting them so many times. We now have been hang drying our clothes throughout our apartment for a while because it s just not worth paying the price for a working dryer to only half-dry our clothes. It is very tedious and a hassle that wouldn't be a problem if they just did their job and fixed the dryer. Reliable properties is a lie. I would not go with this company if you want a reliable and trustworthy company.
It's a wonderful local company, that genuinely cares about it's tenants and owners alike. Julie, in maintenance is wonderful and so sweet to help with anything she can.
Overall They are prompt about repairs. Fixes were done in a timely manner!
I rented a house from this company for one year going from 2011-2012. When moving out I took all needed steps. I also brought them the 30 day notice that they require. I did not know where I was moving to at the time I had given the 30 day notice. I informed them to send the deposit refund to my current address and that it would be forwarded to my new address since I did not know what it would be at the time. I never received anything from this company, no check, no letter explaining why I would receive no deposit back. Then out of the blue I receive a bill from a collection agency saying the debt is from Reliable Property Management. I have never received a bill or any notification from this company stating I owed any amount at all. In fact I was expecting a check for the deposit. I contacted the company and asked why I was sent to collections without them sending me a bill. He said they did send me one statment in march, however this is false because I have never received anything from them, or it would have been paid. I then asked what the charges were for, he had no answer for this. I was never late on any rent, and paid a total amount of $14,800 including deposit to rent this home. The fact that they would send me to collections for such a small amount without even sending me a single bill or explaining what the charges are for is very unprofessional. I was trying to work this out with the company however they would not assist in any resolution. In fact the man I spoke with was laughing at the matter like my personal credit is just some joke. I never received a bill from this company before they sent me to collections. After paying $14,800 in rent there would be no reason I would not pay such a small bill. Now they have damaged my credit due to them being too lazy to even send a bill. This is not acceptable. I have already spoke with my attorney and I will move forward to sue this company if no resolution is found.Don't ever rent from this company, they are the most unprofessional business I have seen. Complaint already filed with BBB.

My boyfriend and I applied to rent through here and they denied us due to his credit score being low even though my credit was over 700. The lady I talked too was rude, didn t ask if we could get a co-signer or anything like that. Super unprofessional when I talked to her on the phone, she cut me off and didn t let me ask questions. Super annoying.

Please don t rent from these slum lords! They don t do any maintenance, don t do background checks they don t do ANYTHING! You ll be dealing with horrible criminal neighbors and getting nothing fixed or resolved in your apartment. All the reviews are true. I figured all of the reviews came from bad tenants who didn t pay their rent or trashed their apartment but after experiencing it for myself I regret not listening to them. You ll notice the only good reviews are from employees of reliable property. They will rob you and charge you outrageous things that are NOT tenant responsibility because they keep getting away with it and stealing thousands of dollars. Even if you re the best tenant in the world for years, they will still screw you over in the end. You ll never see a dime of your deposit and will receive hundreds in charges. Please do your research and save yourself the headache of dealing with the worst property management company in Idaho Falls. Truthfully, you d be better off living ANYWHERE than one of their properties.
I have never left a review before, but I felt compelled to leave one for reliable. I have been renting for the last 8 years and dealt with most rental companies in Idaho falls. Never had any problems, until I signed on with reliable property.
First off the house was disgusting upon moving in. I spend the first 2 days deep cleaning the house. We shampooed the carpets, oh and scrubbed the mold out of the dishwasher to name a few.
Then needed a repair on the house, the garbage disposal was broken and the sink wasn't draining, called every day for a week before they finally sent someone out. The pumper asked no questions and went straight to work and didn't even fix the disposal. Then SENT ME THE BILL for unclogging the pipes, which wasn't even the problem, the broken disposal was.
Since it's so hard to get ahold of my property manager and to get taken seriously, this is my last resort.
I feel the employees I have dealt with have a terrible, "I don't give a crap" attitude.
By far the most horrible rentle company. You will not get your deposit back. Very rude people I can't express how miserable my 1 year was with this run down operation.

RPM was extremely professional and easy to work with. They met me onsite to show me a storage unit, and then had me signed up within minutes at their office. I was able to begin filling the unit that same day. Office staff was super helpful and friendly and I d certainly utilize their services again.
Reliable Property Managent is the most attentive to up keeping of properties and maintenance requests. As a contractor who works with many clients everyday, I can attest they are very organized and their office staff is very friendly and personable. They have plenty of experience and know what to with all types of situations. Definitely recommend.
RPMI has always managed my properties in a thorough and professional manner. Not a single complaint in 10 years. Do not rent from Reliable property management. After helping my friend move into her new apartment and hours of cleaning we had to preform to get it in good shape (noting that several things were broken and in run down condition) they still took entire deposit and charged hundreds more for things the landlords are responsible for. After visiting her multiple times a week over the years I noticed no maintenance was ever done on the apartments. The lawns would be trashed, there was no snow removal done at the complex, no working outdoor lighting, NOTHING. They let anyone move in and don t follow up on complaints of criminal activity going on. They don t care about their tenants and ultimately only care about stealing money from hard working individuals. Don t make the same mistake and stay away from reliable property management.
I lived at the anderson apartments for a few years and liked living there. No big maintenance issues when I lived there. When I had moved out I had a concern with my refund and TJ took the time to address my issue in a fair manner. Thanks to everyone at the Reliable Team.
We have had Reliable Property Management manage multiple 4-plex buildings for more than 10 years. They have provided exceptional service to our valued tenants. Reliable Property Management has been very diligent in locating new tenants, processing rental applications quickly and looking out for our best interests. Barb does a great job finding tenants, keeping up on the maintenance and repairs and gets the work done in a timely and efficient manner. Real bad about returning your calls about problems in your rental.
They were prompt about getting us into the apartment when we first moved in. They were good about checking us out in a timely manner. Make sure to talk to the power company about getting the utilities in your name though and then let the power company know when to shut it off. It's better to do it yourself. Otherwise we had a good experience with this company.
Ive been here 2 years and I couldn't ask for better renters . I had some issue but they always resolved with me . Had issues with a fridge and the maitence called regularly to check up on me and the issue . Free of charge I've dealt with some flat out trash company's but these guys are true to what they do. I saw that most these bad reviews were when they moved out so I guess we'll see but I truely have no issue . It's so nice haveing renters that actualy let you live your life with out interruptions I've had two calls in 2 years and nothing bad no surprise walk-ins where I'm just in a towel like other places they keep to your privacy and that's why I will give them a 5 all day everyday thank you reliable please keep doing what you do.
3 and a half months after my lease ended, Reliable Property Management charged me nearly $600 to return the apartment to how it was when I moved in. I cleaned it pretty well when I left, but when I first became a tenant, I was given a list of things to write down for them to fix and supposedly they'd pay for it. The water in the sink in both the bathroom and the kitchen barely worked, and not very well, the stove didn't work, the light in the living room didn't work, there were hard spots on the carpet, the tile was cracked, parts of the counter were chipped, the back door had trouble opening, and the back porch was covered in old and wet dead leaves and who knows what else, I wasn't able to use the back porch while I was there. This is the state of the apartment when I moved in. 6 months AFTER I moved in they replaced the stove with a new one, but they never fixed the other issues I wrote down. They also charged me for removing some things that were in the house when I moved in. All in all this company is horrible, charged me a hell of a lot of money to do what they should've done originally, and the best part, they never tried to get ahold of me to tell me they were going to charge me the money, instead they sent it straight to collections and I got a letter in the mail about it from the company they go through. I highly recommend everyone keep away from this business so they don't screw you over as well.
Incredibly high prices compared to other places in IF area. We moved, and now we are paying only $50 extra for an apartment almost 2x as big (we have an extra 500 square feet now) and it s a lot less ghetto and more worth our money. I always tell people now to NEVER rent from property managements, and instead rent from a landlord. It s harder to find landlords because they generally don t have websites, but you are more likely to find them on Craigslist and Facebook Market... or word of mouth. Renting from Reliable is my 3rd time renting from a property management, and all have charged extra because property managers are the middle man between a landlord and tenant... and property managers are useless. I HIGHLY recommend renting from solely landlords. The only 2 landlords I ve rented from have been significantly cheaper than all other property managements in the areas. Don t settle for this place because you re desperate to find a place. That s what we did and we regretted it.
Renter beware. These people keep deposits and make up misc. damages to try and scam even more money from you.
DO NOT IGNORE: I was a person just like you, reading reviews to see how this company is. With a 3.1 star rating you might think you are safe from scams and false charges when you leave but its not the case. They took over a property I was renting from, had no idea the condition of the apartments when we moved in and created false charges when we moved out. Most notably a $200 cleaning fee that they charge every tenant even if the apartment was clean. They will create charges for things that were never there in the first place. Make sure if you rent from this company you take ALL PRECAUTIONS and NOTE EVERYTHING THAT IS WRONG WITH YOUR APARTMENT BEFORE YOU MOVE IN, or you will be paying for it when you move out. Barb is very dishonest and is the one who creates these false charges. DO NOT RENT FROM THIS COMPANY. The only thing they are reliable for is stealing your deposit and making up fees. They also are VERY SLOW at doing repairs to things like stoves, electrical issues, and more. I guarantee they will reply to this denying what has been said, because thats what liars and crooks do. Again DO NOT RENT FROM THESE PEOPLE!
We were told we were being evicted because the upstairs neighbor claimed their apartment smelled of weed. We don't smoke for one, for two, TJ says he went upstairs and agreed it smelled extremely strong of said smoke, but never came to my door to verify it was from my apartment and waited 4 days to even contact me about the issue when he was upstairs! On top of all of that, if it had been us my kids would have been taken from us by now side I have social workers that come over 2-3 times every single week and I myself would be fired due to Working in the health care field and get drug tested often! I was very upset to be treated with this type of unprofessional work!
This is a terrible place to rent from.
My water heater needs to be fixed and it hasn't been fixed and I have mold in my apartment that they do not care about.

These guys are the best! I worked there for 3 years and saw the compassion they have for the tenants and the owners. I loved working there because they were truly honest good people. They responsive and do everything they can to keep the tenants happy. Anyone that is looking to rent will be pleased with Reliable Property.
Reliable goes above and beyond what is expected from a property management company. They develop relationships with both renters and property owners. Nice job reliable!
It's a SCAM! Do not expect a deposit back! My sister owns a cleaning company and they cleaned the apartment after my wife and I moved out. Reliable Property Management still charged $476 out of our $550 deposit. And the best part was that I asked to be notified when they did the walk through because I was still in the area and wanted to be there, but no phone call, text, or email, just a slap in the face $74 check in the mail 3 months later. I would reconsider if you are thinking about renting for these scam artists.
While they are polite and professional, their upkeep of the property I'm living at is lacking.
My boyfriend made multiple complaints concerning pigeons that were living above our windows. It took nearly 5 months for anything to be done. Frankly, it was a simple fix. All they had to do was board up the areas that the birds were nesting in. The largest problem was not the birds themselves, but the mess that they made. There is pigeon feces all down the building and in front of our windows. It congealed in one corner near the steps to the courtyard after the snow began to melt.
When the snow did melt, our apartment flooded (a small amount, but nonetheless). I called in days before to express my concerns of potential flooding. In response, we recieved four sand bags that were stacked in front of our stairs, a voicemail that said someone would be stopping by to look at the issue and no follow up call concerning what steps we, or they, would need to take.
When the flooding did happen, the WetVac'ed the water out of the corner of the kitchen and said they would seal the cracks in the concrete outside. They also removed a majority of the snow, ice, and water that was pooling outside our window, which was very nice to see. (Let it be noted that my boyfriend did attempt to removed the water and ice two separate times, but the water pouring off the roof combined with the melting snow was too much.) Our living room carpet also was damp behind the TV, but the bedroom got the worst of it. To my knowledge, they didn't attempt to dry the carpet out at all. My boyfriend and I have been trying to do that for the last three days or so. It's still not dry, and our whole apartment smells of molding carpet. I still have yet to call about the issue, but I have half a mind to shampoo the carpet myself, as I doubt much will be done.
With the water that flooded in through the foundation, I assume it was contaminated by all the pigeon feces that are sitting just outside out windows. It's a disgusting thought.
The patio area across from my apartment had some beams that broke. While they did have people who came to fix it the day after, they only repaired three if the main beams. There are at least two cross beams that are shattered, but were nailed into place. The sheet metal is also dented.
I'm not quite sure what else to do at this point. I will call concerning the carpets, but, as I said, I don't know if they will do anything.
In conclusion, I've never had issues with anyone at RPMI, but their maintenance and repairs are subpar. I completely understand finances and the potential costs it may take to repair these things, but if it was done WELL and the first time, less repairs would be needed. Just my input.
