Very poor customer service. At best, uniformed staff, at worst, a scam.

When I went in to rent one of their storage units the office staff was very cold. No smiles, no have a nice day, etc. I had to ask how one goes about paying. When we went to the storage unit the following Saturday, the unit still had their lock on it. The manager did eventually come out and unlock the unit and he unlocked a second one just in case. We did need to use the second one, so the following Monday I came in and filled out the paperwork for the second unit. The person I worked with told me the payment process would be the same and if already I setup autopayment, I would not need to change anything. The units were not put together on my autopay account, so the payment was not made for the second unit and they tacked on a $10 late fee. To me, this was not my fault they did not put the units together, especially when they told me there was nothing else I needed to do. I called and the person I spoke to was very rude insinuating that I thought I would just get away with paying for one unit. A simple "I'm so sorry this happened, but unfortunately I can't take the late fee off" would have been a much better way to handle this.

I don't know if this is an issue with untrained staff or if they really just do not care to be nice to their customers and want to scam them out of their money. Either way I am sure that I will not be working with this company in the future. It's too bad there is a rental crisis in the area, because I'm sure there are people that have no choice but to deal with this company. Hopefully when this is over their poor customer service will start to affect their business and they will change how they treat their customers.

There should be an option for negative stars! This place will give you nothing but trouble & unnecessary stress among many other things! They are rude, unprofessional & will take your money regardless of any proof you have. With all the complaints they have had you would think that they would stop & think about how they are running this business. Their response to every bad review is basically they same just worded differently. They are never at fault for anything & all these people are liars? There is not another property management business in the valley as poorly rated as them. Take a step back QPM, the problem is your business not all the tenants that you screw over. Such an overwhelming majority of people are talking about our horrible experience with your business, step up & make it right, stop doing this to people! It's pretty sad that the owners / managers obviously have no morals & values, you should be ashamed if yourselves, how do you sleep at night? Start doing the right thing. If not the future of your business is a very bleak one.

We've used QPM for 9 years to manage our summer property in Grants Pass. We always received photos of the house to see that all was well and always received prompt answers whenever we had questions or wanted status updates.

These people are horrible! just like all the other complaints, there took almost are whole deposit. Out of about $1900 (pet and security) i think we got back about $350. The place was spotless! it looked better after we left then it did when we moved in! They do this because no one steps up and takes them to court- a lot of young adults rent from these people and they dont know how to fight them. Please dont rent from these guys. they are complete scammers!

We've rented from QPM since 2012. I have to say that the office team has gotten better through the years. They're very fast on maintenance requests, and during pandemic I had questions when the office was closed, and someone called me back immediately.. My daughter and I love our condo we're renting, and I think QPM is one of the best in Medford by far. Thanks QPM. No, I was not paid to say this. We've tried to pay online, but if you have late fees, it won't accept your payment. And, a 20 dollar convenient fee should be lower I think, but that's the only negative thing I can say tbh.

Staff was very unprofessional unCaring rude and not only did I lose 2 days of work at 130$ a pop The 1st day they blew a sap and the 2nd day because we were parked on the wrong side of the house they would and gave it to someone else. For a company to take a property rental and dangle it in front of 5 people and And schedule them all on the same day unprofessional

I've read through the reviews and think some of the complaints are absolutely ridiculous, of course you're going to get charged when you break a lease, or when there are damages, and as the staff does not have much emotion I wouldn't go so far as to say they are rude, I'm sure dealing with disrespectful people all day gets a little tiring. Onto a different note, I have previously rented from them for only a couple months and have no complaints, yes they took $70 from my deposit due to my failure to clean everything up to par due to moving out of state, and also when I moved back into the area and realized there was an outstanding power bill with them from months I hadn't even rented there, they called and fixed everything and got the charges taken care of. I am just beginning renting from them again and will definitely give an updated review, but as of now I think this company is doing a pretty good job.

Can I rate 0 stars? I waited an HOUR AND A HALF for a showing appointment and Everytime I called they said "someone was on their way". This property is 15 mins from town. You need to work on customer service. This is a new level of unprofessionalism.

AWFUL. We are professional people in the Rogue Valley and I cannot encourage you strongly enough NOT to use this company. We have been working with them for THREE MONTHS continually told that we were first on the list for a specific property, then not...then we were first on the list and then not. These horrible business practices will be reported to the Better Business Bureau and we will make sure that word of mouth keeps QUALITY renters from working with this company. No excuses - no response from Quality Property Management will remedy the situation now. LIES will not be tolerated.

Called about a house for rent, they are accepting applications with fees for background checks up front with no refund option if your not chosen. Then they leave the ad up for awhile collecting fees without renting, fee being more than you should have to pay. Then when you keep calling to check on your application you get attitude.

QPM is rated F and Not Accredited my BBB and QPM still uses their logo on website. QPM has more than 10 unanswered complaints at BBB. After being robbed in their residence I chose to move. The manager and her assistant came to the house and looked at the place and said I would receive all but $50 back from a $1000 deposit. When the check came they kept almost $300!! This company should not be licensed to run a dishonest business.

Poor customer service. Raised the rent then told us if washer and dryer broke the owner would not be replacing them. It was a nice neighborhood when CPM managed it and had an onsite person, but as soon as QPM took over they allowed anyone to move in. Not a good neighborhood any longer. Never could get reliable maintenance, worst property management company out there.

Worst property management business in the valley. Refuse to admit they are wrong and all they care about is money. Horrible service and the employees wont even get out of the chair to talk with you at the counter. Their office is dirty and cluttered and their employees are rude and inefficient. Their showings include several other applicants, then its a mad rush because the first ones to make it back to the company office with cash in hand get the rental, no matter who applied first. They charge ridiculous cleaning fees, so good luck getting any of your deposit back. They will tell you they will fix something then never do it. This company is the epitome of a slum lord and anyone who uses them to manage their property falls right in with them. Check the Better Business Bureau and past reviews then see for yourself all the complaint they have against their business. Fair warning.

If I could leave no stars I would. This property management is the worst BY FAR! They lie, they cheat. I asked to speak with a supervisor and I am told "I can't promise you one will call you" what kind of nonsense is that. Who allows these people with such poor customer service to operate. I am completely appalled with this company and will be writing the BBB and I mentioned that to "George" and instead of satisfying the customer he said "you can do what you need to do"

The Best Property Management company in Medford hands down. The others simply could care less. They are professional and friendly and care about tenants as well as the property owners. Trust me, I have dealt with the others, who simply do not care.

There should be a zero star rating. I would not use them at all if possible. They do not abide by the terms of their own contracts. When you call attention to that or any other problem they are dismissive. They do not clean their apartments, if you do sign with them, make sure you have them come on site and go over everything. They will tell you things have been done (such as cleaning) that clearly have not. They do not manage their properties, they just want the money and none of the issues. Do not do business with this company as a renter or property owner, unless you like unnecessary stress and incompetence.

I was hesitant to rent because of all the negative reviews, but I ve been a tenant for over a year now and I have no complaints. I pay online through an app they provide and I ve never had any issues. I recently submitted a maintenance request for a leaky faucet and they showed up within 24 hours to look at it and installed a brand new faucet the same day. I m pleased with their service, and the office staff is not rude, like other reviews imply. My application process was also seamless.

Taken SCAM ART to a whole new level. Like others if I could leave negative stars I would. These people are truly the worst. ( please note that many if not most of the positive reviews are left by generic Google accounts - they have 1 Star on Facebook) EDIT...... Facebook reviews have been taken down. My guess is that it is more difficult to pad Facebook reviews so they decided to not allow them. When you could leave Facebook reviews they are 1 star.

Bottom line - they illegally sold everything we owned. Over $100k (replacement value) of our stuff knowing full well we would pay more for an attorney then they would end up owing us. That does not include pain and suffering for stuff that can't be replaced (wedding pics, scrapbooks, the outfit we brought our daughter home in, etc.) THEY KNOW THIS IS A CIVIL MATTER NOT CRIMINAL AND THEY WILL ONLY HAVE TO PAY GARAGE SALE/EBAY VALUE - NO ATTORNEYS FEES, NO PAIN AND SUFFERING. For detail continue reading.....

I will try to make a very long story as short as possible. We were evicted. To my knowledge the eviction was handled above board. I was contracted out and the company I was working for closed didn't let me know and I was owed several thousand dollars. We didn't feel like dealing with QPM anymore so the eviction went through completely uncontested and we knew we were going to have to move.

After however is where the problems began. They withheld our stuff from us so I had to take them to court. BEFORE the court date they "moved" our stuff into three of their own storage units. The reason moved is in quotes is because they trashed our stuff (see pics below.) I've got a lot more pictures but you will see bent metal ripped plastic. By the time this damage is caused other delicate stuff is also ruined. Anyway the bottom line is that we had a mediation agreement which stated that we had until 12:00 a.m. on October 5th to move our stuff out or we would need to start paying them market value for storage units still being used. On October 4th I emailed the owner, Bob Rood (pronounced RUDE - no coincidence if you ask me) to let him know that we would not be out by the 5th and asked how to move forward. I never heard from him. THEY SOLD ALL OF OUR STUFF 11 DAYS LATER.

I tried to sue them but because of the laws this is considered a civil matter not criminal. The replacement value for what they got rid of was OVER $100K I still have the spreadsheet and I was very fair with the prices I never used the highest prices. Assuming we won all we would have been entitled to is replacement/ ebay value of our stuff, NO pain and suffering, NO attorney's fees. I would have probably spent more on the attorney than they would have ended up owing. I no longer have jewelry, my wedding pictures, wedding veil/ jewelry, the outfit I took my daughter home in, scrapbooks that are not replaceable, and all kinds of other both sentimental items and items of value.

THIS IS THE WORST COMPANY I HAVE EVER DEALT WITH IN MY LIFE - I can not over state that.

Horrible experience. I would highly suggest you do not rent from these people. They will not hold any properties will schedule showings and rent them out from underneath you. The folks that work in the office are lazy and do nothing unless you keep calling them. I would avoid this company at all costs and look elsewhere for a property. If I was a property owner I would be ashamed to have QPM representing my property. Do yourself a huge favor and avoid this place their business practices are disgusting. They work on collecting the rental application fee and doing nothing. QPM will rip you off. If you do business with them you will see exactly what I am talking about.

Trying to find out about a property for rent is a joke! Why are you all going to put up a sign, and when someone calls, you have NO idea what they are talking about. I get the "Let me do some investigating and call you back." ALL day, nothing! I even had to walk over to this residence to give them the house number. I mean, get it together over there. I call a little while ago, and get some snooty girl telling me they are busy. "It's rent day." Well guess what Quality Property Management, you certainly won't have me, or anyone I know renting from you anytime soon. Your customer service is appalling. Rude Rude Rude! Now, like the other reviews, let's see what excuse you all come up with for this one!

Good & Negative.. I Notice that there are a lot of Google Generated Reviews.. Alert #1 for me.. Second I noticed No replies to Negative Reviews(does that mean there accurate ??) Hum? And 3rd I see that Home Owners are Happy With This Company and QPM will Reply to their Happy Reviews.. As a Potential Homeowner Interested in this Company, for a minute, I would Expect some Negative Reviews, no biggie, but I am seeing a Consistency of Deposits possibly being with held & unhappy Tenants.. Three years ago when we were looking to find a place, Quality Property Management was the only company willing to work with us as we were new to the area, with no rental history and limited job history. That whole process was pretty painless and we got a house that we loved. I had read the reviews and I have to be honest, I worried about how we would be treated and what would happen when we moved out but honestly, outside of a couple of misunderstandings that were resolved, I never had any issues. I went to their office a handful of times and I always thought they were friendly enough (especially Malia), they were always timely with maintenance requests and no matter how ridiculous my questions or concerns (and they totally were) they always took the time to address them. We just moved out on 12/4/18 and again the reviews made me worry about our deposit which was $3000 but once more I did not have any issues. We got all but $122 of it, which was to rekey a lock that was missed when we did the others and an air filter. My advice to those reading the reviews, take them with a grain of salt as it is far more likely for someone who is unhappy to leave a review than it is for those of us who are happy. We took good care of our home while we were there and it was spotless when we left and that is despite 3 kids and a giant dog living there. Thanks again QPM!

I have been renting with Quality for just over 4 m...

I have been renting with Quality for just over 4 months. It was all very overwhelming at first, as we went from being homeowners to being renters again. Quality has been on top of their game from the very start! Every concern/need we have, has been addressed and in a very timely fashion! I am very pleased with our choice to rent through them :) Keep up the good work, QPM!

My husband and I took time off work to provide everything they needed. They claimed our landlord said we were evicted and that simply isnt true. I have proof. They also stated that they said they wouldn't rent to us again because we owed them money. We literally just received that bill last week. We have only been out since November. I received the bill the end of December. Its literally Jan 6. I have proof of that also. However, quality property obviously didn't take into account that we lived there for 10 years!! They never even bothered to ask. Just treated us like garbage. Yes the carpet was destroyed! They didn't change it for 10 years!!! You people do all this judging of people and you don't even have 3 stars! You should be lucky people choose you to rent from.

Poor - Fair is too generous. My family and I began renting a house through them over 5 years ago when we moved to the area. The process was painless, and the owner at the time, as well as the staff were courteous an professional. Throughout the years, the staff changed, their owner changed, and so did their location. In 2011, we decided to move to larger house because our family had grown. Once again, the process was painless, and the staff at the time were wonderful. Unfortunately, the larger house did not work out, but thankfully Tiffany (the office manager at QPM at the time) worked with us so that we could move right back in to the same house we were in before. Shortly after that, all the staff changed again (no idea if the owner did, but he doesn't seem to be the one making the calls anyway). In December of 2012, when it was time to sign the lease again, we received a month-to-month instead of our normal 6-month lease. We called and talked to them to express our concerns. We didn't want to have to move again, especially on short notice, so we were wondering why the month-to-month. They assured us that we had nothing to worry about. On February of this year, we received the 60-day notice to vacate. When I called to find out why, they told us that the owner wanted the property back. That was it. We were not financially prepared to move again so soon, and now we suspect they knew this was coming when we talked to them in December. Regardless, we did everything by the book. Did the exact same thing we did when we had to move from the house temporarily in 2011, but this time they decided to keep almost $600 of our security deposit. We received the statement after the 31 days because they decided to wait until the last possible minute to send it, and when I called to find out what exactly all the hours of "cleaning" they had to do entailed, I was told to leave a message and they would get back to me. When I called yet again that very same day, the office manager was reluctant to speak to me on the phone and simply relayed the message to me via one of the secretaries to "put it in writing". After explaining that I had questions about the statement, and much waiting, I was greeted by an office manager who acted like she had no time to deal with the likes of me. When I asked her about the charges, she responded very rudely, practically yelling at me, though I had kept my voice calm regardless of how angry I was. I was promised pictures of the so-called damages, so that I could compare them to the video we took of the state we left the house in when we turned in our keys. We never received the pictures, and the video clearly shows the house was absolutely clean when we left. We are debating whether to pursue this in court, or speaking to our state representative regarding making walk-throughs mandatory for all property management companies, so that way they can't keep taking advantage of honest, hard-working families. Don't waste your time with this one. I thought they were great in the beginning, but with a high employee turn over rate, no one there will care about you.

EDIT: Their response is laughable! Of course their "witnesses" are all people who are paid by them. It's funny how they take their time to explain things in detail here when they didn't even want to explain them to me over the phone. All they kept saying was "put your complaints on writing" when I wanted them to explain in details why they kept all that money. Also, our neighbors at that time can attest to how clean that property was. Those are real witnesses. All pinholes were patched up and touched up. All the repairs their "contractor" fixed were things that were wrong with the house when we moved in in 2007 (that WE even tried fixing for them). Don't bother with these people. As you can see from the other "responses" they have a script or standard response for everyone. You won't be treated fairly.
