I found their projects to be unique and thoughtful. Visited Tokyo Bay and Puranik City Reserva which had completely different offerings than others that I saw. Was impressed with the construction quality. Helpful sales people who guided me through the entire process.

There is no minus(-) rating, otherwise we will give minus rating to this project, don't buy a flat or book a flat, they are like cheater, they cheat the person, this is the worst project in Pune, lots of issue are in this project, we did mistake to purchased the flat, they are completely fake, they cheat me in parking, now they are not ready to give me parking.
It's the corporate head office of Puranik Builders Ltd. So please don't mistake it for a customer care centre or a site office. This building houses all the back-end working departments that help in building Puraniks' projects and providing legal and marketing assistance to site offices

My dear Friends, after going through the experiences of many flat buyers group of various real estate developers, I think to start self help line to educate and informed the buyers about their rights rather than to suffer agony and atrocity of promoters.
If you want to register complaint against builder, for not giving apartment as per agreement of sale or not adhering with possession date, than you can file complaint simply by going online.
After enforcement of RERA Act, all ongoing or new upcoming projects has been covered by RERA Guidelines. Promoter has to given a declaration supported by affidavit, indicating the time period within which he undertake to complete the project.
If promoter fails to abide by the time schedule for completing the project and handing over the apartment to the Allottee, who does not intend to withdraw from the project, interest as specified in the Rule Section 18(1)(b) {at present SBI MCLR rate 8.25%+2%} means 10.25% on all amount paid by the Alottee for every month of delay, till the possession with OC.
But at the same time promoter has the option to apply for extension of possession date of project registered under the MahaRera act for a maximum period of 1 year, but only when promoter has valid and genuine reason for extension.
Promoters take advantage of this clause, delay the project till the declared date of possession came and on last date of possession he apply for extension and by this way they save themselves from litigation and use buyers money without any interest and sell remaining flats at premium.
But for the convenience of buyers Rera draw rule, in which you can challenge promoter and get interest from original date of possession that is given In RERA. It does not matte that promoter get extension.
So Now Come To The Main Point, How To File Complaint.
On MahaRera website click at ONLINE APPLICATION Tab from where you will reach at New User Registration Page. Here you will registered yourself as complainant and fill all information related with the project.
Now you will get two options, 1st is solving the matters by conciliation means by mutual understanding and 2nd option is filing your case before Rera Court.
If you choose 1st option than a request is raised and sent to promoter, if he accept your request then you have to pay online Rs.1000/- and a date is allotted on which case is hear by adjudicating officer and settlement done before him.
If promoter does not want to settle matter by conciliation then he will ignore your request, in that case no need to deposit Rs.1000/-
Now you can file case before RERA Court by paying Rs. 5000/- and write the grievance and remedy you want. Now load first two pages of Agreement of Sale and that page on which date of possession is written (Max 1MB permitted) in PDF form. In 15 days you will get acknowledgement mail with date of hearing. Before hearing prepare two set of documents as per given in guidelines and send one set to promoter by register acknowledgement mail (Regd. A.D) through Indian Post and deposit second set at dispatch counter on 2nd floor at MahaRERA HO. At allotted date both parties present themselves before Rera Court and case is heared. In most cases buyers get favorable judgement. Whole process take 2 months , its mandatory. NO need to hire an advocate.

Absolute frauds. One of their employees Ms. Bindiya has essentially duped us of our money by making false promises and not delivering on them even 6 months after the transaction. Request everyone to AVOID the mess that is this place especially their Thane office.

I am a first time home buyer so I had many questions and doubts over which project and more importantly which builder I should purchase from. After visiting projects by a lot of other reputed real estate companies I was very disappointed with the offerings and the experience. However Puraniks was a different case, when I visited their sales office in vartak nagar for Grand Central project I was pleasantly surprised by how the sales team were so patient and helpful. I am thankful to them for helping me through the process.

On a call the rate for puranik city neral 1bhk, was 17.80 lakhs and the nxt day when u go for a site visit it automatically changes to 20.04 lakhs!

Fraud. We were asked to pay 5000/- to book a room number at Tokyo bay and if we decide not to go ahead with paying booking amount the amount will be refunded in 4-5 working days. we paid them on july 26 and after 2 months we are still chasing them for refund.
Wish we could rate them zero stars... Editing to add we have still received no responses to our emails. Please do not deal with these guys at all...

Hopeless service after sales. I am extremely unhappy with the kind of service the CRM department provides.. no one responds to mail on time.. when you want to contact them on phone everytime you meet a new person so you have to repeat your entire story.
I have been following up for nearly two months just to get simple thing as demand letter.. twice i got incorrect letter. They don't even check how much money is received by them from us and bank before sending us remaining demand. I had to visit the CRM office twice to get it corrected.

I have purchased top floor flat in purniks Aarambh three years back and facing water leakage problem since first year. Purniks is promising me to get the problem resolved every year but problem is not resolved till date..is this the quality of purniks?

They offering the flat at 36.5 lakh. We also paid 11000/- as a token amount. But when we revisited, then they suddenly offering same flat at 39.6 lakh. So we didn't buy a flat from them. It has been more than 25 days still not received the token amount. We are trying to reach out to them but they didn't replied our messages and calls.

Ur head office should be ur best creation if you are a developer its should not be a very average building thats what i feel. A client should feel he has done the best investment as your head office and sales office should scream luxury while visiting. For visitors have some one to serve water tea and coffee it will improve ur reputation.

If v aren't going get Loan who can a Lower Income tax will buy the house in your project . Not even ready to return the money 54000/- Paperwork was done on 31/1/19 chq was issued on 14/2/19. Please first take confirmation from Bankers then invest money.

This builder is a fraud. I should not recommend anyone to buy flat with Puraniks. Bought a flat in 2017. Got delayed possession in 2018. Still the parking lot is not allotted. Paid money for covered parking and now they are forcing me to take the tin shade parking. If you have any concern and send email then no one will respond to your email. Only they will call you when they need money. I made a mistake that I bought a flat in Puraniks and suggest you not to do the same mistake.

I recently visited Puraniks - Home Town, it was a marvelous construction right in the heart of Thane. The houses were aesthetically designed and roomy as compared to other buildings which are usually cramped and compact. I believe its a great investment will surely appreciate in value. Soon I will be the proud owner of a new Puraniks home :)
We have flat at Abitante, Bavdhan. Overall service & response is good but in certain areas, there is scope for improvement. CRM must be attentive to the calls from flat owners & quick services shall be delivered through FMS.
