I've been here 9 years and I'm giving it four star...

I've been here 9 years and I'm giving it four stars, but I was prepared to give it three. When I first came here, there was a McDonald's, a dry cleaners, and a Walmart in the basement. Waterton took over, McDonald's left, Waterton remodeled, and now there's an a remodeled, empty commercial space. Then, Walmart unexpectedly left. Now, the cleaners are going to leave because the building won't give rent concessions during a pandemic. Anytime that there is construction or remodeling, which seems to occur endlessly, it's done in a manner that is an inconvenience to the residents. The elevators are constantly an issue, whether they're getting remodeled or not, and you're stuck waiting for sometimes a half hour. That said, the package room team is top notch, never lost a package. The maintenance is quick and easy to get their attention. Finally, the security staff, especially Kenny Grier, is great. Overall, it's been an okay place to live, otherwise I wouldn't be here 9 years, but the company really needs to consider the residents more. I feel that, because we are renters, it's just a game of "deal with whatever inconvenience we throw at you, because we don't expect you here next year anyways." I get it that I'm a renter, but, every time I feel some sort of attachment to this place, they rip it right away. The staff tries hard to make us feel welcome, but it feels like a losing battle against the property management company. Give the residents some sort of input.

It's across the street and a block away from 2 metra stations, the views are spectacular, and the staff is always friendly, knowledgable & willing to help - shout out to Olalekan for consistently being there to boost my mood after a long day.

Very poor management. Its a pain if you rent an apartment here. Just to get into your apartment when you bring stuff or packages from outside, you will have to walk all the way from main entrance to tower 3 or 4, and when asked for dock entrance access they firmly denied the request even though you live in the same building. I have seen many residents been given access but the management plays unfair to the people you actually need access. and i never got a proper response from them regarding this.

Nice apartments to live in. Have 24 hours reception desk. Very safe community. CTA and Union stations are nearby, so has good connectivity from travel perspective. Also grocery stores like Mariano's, Whole foods are nearby.
Staff is very efficient including the tower managers. receptions and support staff. Any Maintenance/Service request is promptly attended to. Regarding some Maintenance/Service requests, I had dealt with one of the tower managers, Mr. Stole Mitev, who had provided good advise and helped me get the issues resolved quickly and in best possible manner.
Downsides I see are, one is high rent (even parking rent is quite high) but being in downtown, rent overall is higher in the area, so nothing out of ordinary, Other is no gym owned by the apartment complex (though there is FFC in the Presidential Towers and has some concessions for apartment residents, its not free for the residents).

Great location, great living here. The staff is always helpful, especially Fadi, who is so helpful, nice, and always goes above and beyond to make you feel welcome! Ask anyone here, he s gone out of his way to get to know most of the residents here. Wouldn t be the same without him!

I have been staying in Presidential Towers from over 4 years. The management team in the building have their best intentions for us. A special mention to my friend Olalekan who is one of the head in the security team. Along with his jovial nature and spreading happiness with his smile to al the residents, he is dedicated to his work just like other people in the management here. I am more than happy with his commitment to keep the apartment fun and interesting for all.

Cons:
!!! Loud 24/7 humming noise from the AT&T/Bell Telephone building across street with Tower1. See the attached picture of noisy fans I took from my 20s floor apt when I got woken up by the noise at 6 am.

I can't say enough about the staff at PT- especially Joyce P who greeted me on the day I moved in, in 2012, and always has a great attitude! Everyone is a pleasure to interact with- that says something about their selection process.

Might come off as cheap for the area, but totally not worth it. I had a leaky pipe for months that took 3 maintenance requests to get actually fixed. The management office charged me for MONTHS an administrative fee on my electric that I was never made aware of. The amenities are by far inferior to surrounding buildings that may cost you just a bit more per month.

Enjoyed the pleasant and friendly environment in PT community with people, staff and management. Immediate response of maintenance is remarkable. Especially Tower Manager Stole Mitev is so humble, respectful and reachable whenever needed to make sure things get done. Really worth staying at PT.

I currently still live here. Love my apartment, love the renovation they did in the lobby. BUT THE ELEVATORS. Today I waited 30 minutes because there was only one working elevator for the whole building. It s literally the only thing that bothers me about this apartment. But it s so inconvenient and bothersome I wouldn t recommend these apartments for anyone who pushes their luck with trying to leave on time For anything

Edit: also people just let their children scream and run around in the public area it s so annoying

The front desk staff are really friendly specially Olalekan who always has a smile on his face and greets you with the warmest Hello and is always eager to help you. The most convenient location in the entire city, you re right by the northbound Metra lines as well as the highway, so it s easy to get everywhere. Compared to West Loop proper and River North, rent is affordable. I love my unit in Tower 1 (renovated in 2016 I think?) and have a fantastic East facing view.

Moving in was a little complicated / the staff could ve been more helpful that day, but in general they re all great, shout out to Domingo and the others for helping me at the door on numerous occasions!

Having FCC attached is great, and they offer PT residents a small discount (there s no free communal gym in PT).

Only negative is that the elevators can take awhile during peak hours, especially if you live on a higher floor. During off hours it s quick though.

I ve also heard that Tower 3 & 4 are difficult to access (especially 4) so advice would be to aim for Towers 1 & 2.

I ve been living here for about two years and will be leaving at the end of my lease term. Below is my list of pros and cons about this place.
Pros:
- the location is great, the apartment building is near several train stations which makes commuting easy
- I live in a studio apartment and there is a surprising amount of space, I have way more closet space than I know what to do with
- just a 10 minute walk from Marianos and Whole Foods
- maintenance is great and responds right away
- the tower 1 manager is great too, I had an issue where my stove burner was emitting sparks and he called me personally and left a voicemail to make sure the problem had been resolved
- rent is great for the area
Cons:
- management sucks. I called three times wanting to tour 1 bedrooms and was sent to voicemail each time despite calling at different times of the day. Today I tried to call the tower manager and was sent to voicemail even though the office is open.
- the bathrooms don t have fans which means you aren t able to vent the steam after a shower. I ve noticed a wax-like substance on my walls after a shower which I m sure is caused by this.
- no fan in the living area either, so if you re cooking anything you can t vent the smell unless you open a window.
- you will also be able to smell anything from your neighbors apartments too. My neighbor across the hall frequently smokes weed and you would think he was in the room with me it s so strong.
- they will do construction/renovations without informing you. The apartment above mine is being renovated and there has been drilling at all hours of the day. I work from home because of covid and this is annoying when I am on work calls.
- the staff can be rude sometimes. I recently had a delivery come and was scolded by the doorman for not coming down fast enough when I left as soon as the delivery person called me. This same person once chased down a girl who went into the elevator area without swiping her key when there were five of us walking in.
- laundry is expensive and the dryers often don t work

I have lived here for a year and have recently resigned to stay another year. It has been a great experience with an updated unit, amazing location within the West Loop neighborhood, and friendly staff. Specifically Joyce P. who ALWAYS has a smile, a hello, and a "Have a great day" for me and all of my neighbors! It's the little things like her warmth that makes living in PT so great.

We have been living here for almost 9 months. We have nothing to complain about. The staffs are very kind, friendly and helpful. Especially: the doorman Domingo who is very hardworking and helpful, always opens the door for me when I am with the stroller. The doorman Ismael also helped us a lot on the first day we moved in. And the package room guy Roberto is very kind and never makes mistake about the packages.

This is coming from a resident who has stayed here for 6 years. I loved this place and I never forget the experience here. Only reason for giving 4 stars is lease policy which was not convinient. Otherwise would have rated 5 stars. Major plus staying here is the convenience and the Maintenance staff who are awesome.

Has its ups and downs. Great place to live if you are new to Chicago, but plan on getting out within one year of your stay, Pathetic management, bed bugs, noisy neighbors and poorly maintained. On the plus side its closer to public transportation, grocery and pretty much everything. If you love nightlife you will be disappointed because everything in the West Loop closes at 9PM and weekends too. Lived there for 2 long years.

I have been staying in the apartment for more than 10 months. Past few months I'm getting cigarette/weed smell within the apartment at midnight creating suffocation. I complained at the service desk and mailed PT managers 5-6 times. Today I went to leasing office to get a permanent solution but I was informed that neither they evict anyone for smoking nor provide me a permanent solution!!! Basically, I should continue to bare the suffocation when this happen again and inform the service desk. they'll continue to keep the logs and send "Non smoking policy" notification again and again. I was totally disappointed with their response.

Edit: As per the below comment from PT, I have mailed to the team On May 5th and still no response. I'm still getting the smoke smell and no action from PT management.

Please do something about the elevators!!!
1) unpredictable and long elevator rides, I had to wait 18 minutes to go down 40 floors this morning and missed my train. Sometimes it takes 1 minute but at rush hour much much longer, both going up as going down. Expect to wait 10-20 minutes per day if you take the elevator during rush hours.
2) No amenities. The grill deck is depressing, I think prison is more hospitable.
3) The number of times you need your key or identify yourself to enter your own home... From the Walmart to my house I need to swipe a key 5 times. If you have a guest for 5 minutes it's worse. Again feels like prison.
Please do something about the elevators!!!

OMG!!! I remember when these towers were built and were planning to move there soon. I can't believe that management is asking people to phone them. Evidently these people did contact management with no avail or resolution of issues. The majority of ratings are 1s. Everybody can't be lying. A few positives that must not live in tower 4. I am disappointed. Wow. I got to look to move elsewhere now. I hope you all get it together. I rated one because that the only way that my concern could be posted. I wish everyone well and a turn around SOON.

They do have a great location and competitive rent but once you move in, you are on your own. The management really has no time for your requests once you have signed the lease.

Update: I called the management office a couple times after below response, no one answered the call. Management does have my phone number on file if you are really interested in discussing.

Smelly! These buildings are poorly designed and lack any sort of ventilation for the trash chute, garbage rooms and hallways. My company is paying for the apartment and set me up with a lease and unfortunately I got stuck with a unit next to the trash room. The result- MY APARTMENT WREAKS! Not too mention the cigarette smoke from neighbor's apartment finds its way into my unit as well. It is pretty incredible that someone signed off to construct not just one but four terribly designed buildings with inadequate ventilation and as others have mentioned ridiculously slow elevators. Basically, if I had to choose an apartment to live in full time this would not be it. For the amount my company is paying per day for me to live here I could be in a hotel with fresh air!

Don't move here! Elevators are always out of service. Walmart is no longer in the building. Staff is friendly and helpful. However your package will never be delivered on time the dry cleaners is always backed up. Holiday package delivery is a complete joke.

Other apartments close by have more updated appliances and floor plans, gym access, and pools with no additional charge. Again, don't make the same mistake I did!

I've had friends who lived here and it seems WAY over-hyped. It's massive and feels very much like a hotel instead of a place that you would want to live. If you would like a guest to join you at the pool, it costs $30. I get that there are already a lot of people living there, but it's ridiculous that I would have to pay to join my friends at their pool when it's an amenity they pay for. The security is mostly good, but I've walked in behind people tons of times and there was a crazy homeless lady in the elevator bank one time and my friend said that lady comes around a lot. The rent here is insane and doesn't seem worth it a all. You can get a great view of the city, but the apartment interiors aren't that nice. They are carpet and cheap materials in the bathrooms and kitchens (which are super tiny).

Pros - convenient to Metra, clean, safe, great closet space, responsive maintenance
Cons - no real amenities (pool belongs to gym), deck closes at 10pm, stringent leasing policies and fees for everything, long lines for elevators.

Biggest reason I'm moving after 2 years is the rent went up $100/month each year for the last two years and the apartment was never updated. They bring you in cheaply and keep raising the rent. You don't get anything other than a good location.

If you are from Chicago, don't live here. If you are new to the city, it's an ok starting point. If you are from India or China this is the perfect building for you!

I do not recommend this tower because it has many faults, for example, water cuts from 9 am to 6 pm for three days, as is the case now.

These towers are extremely old! I have been leaving here for 2 years.It is a hell. To be on upper floors, is not a good idea. Usually only 2 or 1 elevators work here. In the mornings, I can wait for the elevator 12-15 minutes. And then when you are going down, it stops at least 12-18 times. Therefore it takes like 10-20 mins. The hall on our floor smells like garbage, because it is old building, and garbage room, smells horrible and you can even smell it within your apartment. Especially when you open windows cuz of draught in an apartment. Escalator gets broken time after time, and no one can fix it properly, so it could last for as long as possible. Apartments do not have kitchen fan, therefore when you cook, all your clothes and apartment smell as a food. The sink on the kitchen is getting clogged all the time. Therefore why should I pay $1800+utilities for this unfair accommodation. I do not care if I have a contract, I just look for a new place. And say bye, bye! Because when I signed up, I even could not imagine, how it feels to be here.

I love living here. I'm sad to see all these low ratings. Especially the complaint about Michael! I love Michael Matthews, whenever I go to the office he's always so friendly and remembers me from my tour over a year ago. I have a dog and live in tower 4 and I have no complaints. I'm sorry that some people are having issues with dogs but... you can't control a dog to stop barking and management definitely can't do anything about it either. You can't just evict someone for that because one person has complained. But I digress... I love the amenities. I haven't had any issues with packages, Kevin in packages is amazing! And the laundry lady is so sweet. The security people are nice and so are all the maintenance! The BBQ deck is excellent and the concierge has such great deals. I do think it sucks that Walmart is no longer an amenity but that's not PT's fault.
Listen, it's expensive here but you get what you pay for. It's a great great great location, beautiful apartments, such nice people that work here that really just want to make sure that you are comfortable and that your living experience is great quality. We have moved from a small one bedroom unit to a big one bedroom unit and are now looking into a two bedroom unit. I recommend this place definitely.

I've been here for over 3 and a half years and I love living here! The amenities are good, the apartments are spacious, and the prices are not bad in comparison to other places on Chicago's West Side. Fadi, one of the security guys here, is one of the best people here. I thoroughly enjoy talking to him because he always makes me laugh. Also, he looks out for me and my mother whenever we are in his presence. Lastly, he works maintenance and always does a superb job whenever I need something for my apartment. Presidential Towers made a great choice when they decided to hire Fadi!

I would also like to add another security guy, Domingo. He consistently delivers good service every time my mother or I see him. I particularly love how he can intuitively tell whether or not I need a taxi. He is always on top of his work in making sure the residents feel safe and have a speedy way in getting to their destinations. I also remember one time whereas I came back from the airport tired and he offered to take my bags and help me carry them. Domingo is a sweet man and deserves all his accolades!

PT is a terrible place to stay. I have a ton of issues with them. I will get to the details later. Please don't stay there. We stayed for 9 out of 13 months. Note that we did not complete our lease because of the issues. After moving they continue to harass us because they do not take responsibility for the electric charges. These guys are terrible. Please save yourself the trouble and avoid them. The walmart is closed too, so they have no advantage. We stayed from July 2016 to March 2017.
My wife was pregnant during that time and there was a serious sewage problem. We were in tower 4 where they allow animals. The neighbors dog wouldn't stop barking and woke our baby up when she was just a few months old. The dog would run like mad against the door and slam it really hard, scaring our friends and family.

I ended up not signing the lease for PT, but I still wanted to write this review. I worked with Thomas and had a very pleasant experience. He was accommodating, flexible, and very easy to get in contact with. The unit that was shown to me was beautiful and seemed to be very fairly priced. When I informed PT that I wasn't going to move forward with signing the lease, they refunded my admin fee...good job PT!

Called the Management office between different times. They picked up the phone and hung up right away on a Tuesday. The Leasing Specialists weren't even in the office at 1 PM. Hard to contact management.

It was a great tour. Carlos was very thorough. He pointed out all of the important things about the space. He showed all of the closet space which I was impressed with. The size and view from the apartment was impressive. It had great natural light and modern finishes which were also impressive. We applied for the unit 2 days later.

I lived in the presidential towers for 1 year. I rented a two bedroom apartment. I liked this place because there is a walmart in the lobby and its close to work.
This place is "OK" but has issues with BASIC stuff.
Problems I had with this place are:
elevators: there are time when I have to wait for 5,10,15,20 mins. Once I wait for 25min and had to go down the stairs from the 39floor. My friend got stuck in an elevator 3 times.
A/C & Heat: generally there fine. But not for the two bedroom apartments. They are insufficient. In hot summer days you will be sweating in your sleep, and in the very cold winter days you will be wearing a jacket in your apartment, even if both heaters are on "high". I called maintenance on the issue and said 2 bedroom apartment have weak climate control system. Nothing they can do about it.

I should not have to look for an apartment that has functioning elevators and heating system. Its basic emenities that should be avalable without asking.

too much increase in rent. 150$ increase
utility is a seperate bill which, in my case, varied from 65$ in the summer and 133$ in the winter.
streets are dead around it. Have to take a bus or walk several blockes to get to a nice restuarant.
I dont like the fact that I have to get a gym membership so I have access to a swimming pool and gym.

The maintenance team handles mantainence request efficiently and nicely. I submitted a request as my toilet is not flushing. Fadi from the maintenance team was very friendly and very professional - he not only fixed it but also explained to me the reason that caused this issue to help me understand and be more cognizant if the same problem occurs next time. Gald to have Fadi helped with resolving my toilet issue and would recommend presidential towers to my friends!

They will show you elevators that work when you are getting a tour but, in reality, they are down or experiencing long delays and bizarre mechanical problems more than half of the time. I wish I never moved here and I hope you see this and it turns you away. If you choose to ignore this warning, you will seriously regret renting at Presidential Towers.

HORRIBLE customer service and communication. Very very very hard to work with. I called and had email from my tower manager about my intend to vacate way before the the at least 60-day notice period and back then I was NEVER informed & no one sent me the form that I need to fill out.(if I have the form I would for sure fill it out) Now my lease is automatically extended for an extra month with an extra charge. I guess I will just have to keep paying for this empty room. Good way to make money PT!!! My first time writing any reviews on google, this whole thing is just ridiculous......I will keep trying to communicate with them and will post the updates here.

I live in this community for almost two years and ...

I live in this community for almost two years and have nothing but a pleasant experience. I lived in tower 2 and now downsized in tower 4. All the transfer would have not been as easy as it was, if not for the Assistant Manager Stole Mitev.
He is a very kind and responsive and helped me throughout the whole process. I thank him for that wholeheartedly.

Positives: Beautiful views of the city, many restaurants and shops within walking distance, attached gym with a pool (that requires membership), the package room is efficient.

Negatives: PREPARE TO MELT! This building can only turn on the heat OR the A/C all at once. They do not hesitate to turn the heat on as soon as it gets even the slightest bit chilly, but they are VERY hesitant to turn on the A/C. This is the reason I am moving. We've had almost two weeks of near 70 degree weather outside (with predictions of warm weather maintaining) and they still refuse to turn on the air conditioning. Fans do not help, opening the windows do not help, the "neutral air" they turn on does not help. There are so many days in the Fall and in the Spring that I am sweltering in my apartment due to this major inconvenience. The areas under my windowsills would be absolutely SOAKED after it rained. I made upwards of 5 maintenance requests for them to come in, strip away the sopping and water-stained wall areas, and repaint (all to prevent mold and it was very unsightly), and the water came back every single time. I ended up giving up on asking them to fix it, as their repair attempts weren't the least bit permanent. Also: no in-unit washers/dryers, and laundry is $1.90 per wash, $1.80 per dry. They also raise the rent $100 every year, so get ready to pay! SPEAKING of paying, they charge you for all of your amenities by averaging the total cost of EVERYONE'S usage and making you pay according to your apartment size, not by how much YOU used. So, essentially, you pay for other people's utilities. They will charge you every thing they possibly can. When I moved out, my utility bill was twice as much for the 17 days of that month than it was for any other previous month. So excited to leave this hell hole! Oh, and their "access to grocery" is no more. The 24-hour walmart is permanently closed.

Anytime he sees me in the hall or struggling carrying something, he has always helped me out. If I could have him come work at my new building I would! Fadi is truly the best!

Superb, unbeatable location. Aesthetically pleasing common areas. Those individuals of the maintenance and security staff who have longevity at this particular location are friendly, helpful and supportive, especially the doorman Domingo and maintenance Abdulaye. Finally, Kevin the tower 4 manager is a real asset.

Elevators are terrible. It feels that you have to ...

Elevators are terrible. It feels that you have to wait 10 minutes and if your elevator fills up, you have to wait for the next one for another 5 minutes. Why do you have your elevators programmed for up to 10 floors when about 6 people can fit in it? I keep seeing dogs in tower 1 and 2 when they are not allowed. Also kids ride their scooters and bikes in the building and elevator. The parents think it's cute and do nothing while they are running into other people.

edit: Also, you have people who are renting out their rooms on facebook groups when I paid 300 bucks for a background check? No wonder this place is a mess.

I will say maintenance and desk services have been great. Ive always felt safe and it is cheaper. I just don't understand who thought the building design was a good idea. I can take the stairs but I wish the elevators were better for large groups.

Great location to live in. Public transportation via Metra or CTA is literally a minute away. The lounges make a great place to study while in school and the FFC and many restaurants attached are extremely convenient as well. The staff is extremely welcoming and helpful, especially Olalekan who has truly made living here a wonderful experience!
