It s great living here so I m giving it five stars. But I really want to know who designs the new floor patterns on the third floor - it is not at all pretty and not aesthetic, and I would prefer the old one. This new design looks very casually designed without putting more thoughts into it. I showed it to some of my friends and all of them are just laughing at how weird it looks (one of them is a visual designer lol). It s honestly a joke how much effort they put in trying to refurnish the whole building but didn t even put enough effort into the basic design.

Also they are giving new tenants extremely deep discounts while charging old tenants the same amount... It makes sense business wise but maybe also give old tenants some discounts too if they want to continue the lease for another year.

Living at the presidential towers has been a great experience. The location makes it a desirable location to live and the security is much appreciated. The doorman, Kenny is super nice and it s always a joy talking to him coming back from work. The staff is great and I have no complaints.

Pros: good views, friendly staff members. Cons: waiting for packages is a nightmare, hallways smell bad, hard to navigate, delivery people always get lost, parking is expensive. Make sure you factor in at least 10 minutes to your commute for the elevator alone. It seems like at least one elevator is always out of service which slows everything down tremendously. During rush hour, they get extremely crowded.

Definitely the best option for a comfortable living in the downtown area in Chicago. All of the workers, staff members are very kind, nice, and quickly responding to a call.
Also, the neighborhood environment is perfect. Safe and you can find anything you want near the place and the gym is on the first floor so you don't even need to walk out of the building in this hard time or even after this situation, the first place you can find it nearest is the gym.
Before moving in, I kind of worried about living here after reading some bad reviews but at least for me, living in tower 1, everything has been fine and I can easily say my good experience applies to living in the other towers as well.

The security is nice. With the level of crime in Chicago,I appreciate a security guard on duty recording the guests that enter the building. The lawn is always kempt. The lobbies are always clean. I give Presidential Towers a5star rating.

I was pleasantly surprised with the experience of professionalism, curtesy and genuine kindness. I work in the field of law enforcement and witnessing first hand the frustration the general public has displayed due to Covid and limited finances. It was refreshing to visit a friendly environment.

I was impressed with how neat & orderly things were as well as the units. My tour guide Jose took his time and explained every single detail about the expectations of each resident and didn t hesitate to go back over what was already discussed to ensure I completely understood.

I look forward to being a new resident at Presidential Towers however; I m still looking at other apartments as well as clearing up some loose ends personally before I make my final decision.

The convenience of living in the south loop would being perfect for me at this time and your location in particular is exactly what I m in search of.

A 10 minute wait for the elevator is a daily occur...

A 10 minute wait for the elevator is a daily occurrence due to all the maintenance issues, the dog park is always disgusting, there always seems to be dog pee in Tower 4 that will sit there for days, my apartment is constantly scorching hot - and they now turned off the A/C even though it's warm and sunny out, so my dog is laying out whimpering in front of the fridge he's so hot. I though with their recent renovations, the place would be nice to live in, however it seems that management is cheap and will do anything to save a penny at the cost of their residents. They need new elevator service, more staff (to clean and sort packages), and an updated HVAC system like the other buildings in the area. I've been here less than a month, and I'm already counting the days until I can get out of here.

I like this building close to everything and the view in my apartment is amazing, Also the door staffs are really nice and helpful specially Domingo, he is always nice and smiling and helpful.

Presidential Towers staff really makes this place ...

Presidential Towers staff really makes this place feel like home. Mr. Kenny and Mr. Olalekan are two of the many on staff that are always helpful and professional. They are the reason I gave a 5.

However, in order to stay in competition with the other apartments coming up around the West Loop area, I would recommend they find a replacement for the Walmart as well as the McDonald's that have been vacant for a couple years now.

This place has made so many great changes and improvements to the feel, look, & vibe of the buildings.... LOVE. And you can t beat the service and attention by the staff. From getting greeted to the extra care taken with work orders, help with things you need and just answering questions in a kind friendly manner... it s comforting. Thank you to FADI & JOYCE who are exceptionally helpful gems.

Avoid renting here. PT has the worst management company ever! I have auto debit set-up with my checking account to pay my rent. PT Management messed-up withdrawing the money from my account and then they sent me an eviction notice! The rent money is sitting in my checking account and they have permission to take it, yet they thought it better to send me an eviction notice instead! Horrible place!

Poor management. These guys claim they care about ...

Poor management. These guys claim they care about their residents, who are the priority for them. But indeed, all they care about is money and they do not compensate for any breaks or closures residents experience during their rent.
No flexibility at all.
The door (shown on photo) is not functioning for about 4-5 months and nobody fixes it.
No compensation was offered as well for closures of common areas and amenities during the COVID-19 pandemic.

Good and well contained apartments. Pros include in house small Walmart, car rental and many entities including play area. Cons include high price, no control on self unit temperature and no in unit washing machine.

Situation still exists with terrible elevators, a lobby that smells like trash and smoke filled hallways. This is a lawsuit waiting to happen if something should go wrong with the elevators. I would not recommend anyone live at this property unless they absolutely have to. Multiple residents and friends are leaving after their leases are up.
Although management has somewhat fixed the elevator issue...see earlier reviews on Yelp for how truly terrible a place this is to live.

The buliding is at prime location close to every attraction of chicago and rent is also economical compared to others apartment in downtown but they dont have proper management of anything , they are not willing to invest in improving there management.
Elevator is one the major concern that need to be change but nobody cares.
Every tower entrance is from main entrance only you have to walk a lot with your stuff if you live in tower 3and4

Very kind and professional. So far, they ve made sure everything is taken care of, despite being so busy. Someone even called after we applied and checked in to see if we needed a place. Thank you presidential towers.

Pro and con lists always seem to help me, so here'...

Pro and con lists always seem to help me, so here's what I've found out from living here for a month:

-- PROs --
1) My convertible on 41st of tower 3 has an amazing view and huge windows.. this was important to me being new to the city.
2) Staff really could not have been nicer and more helpfull from application to move in, especially with the big issue I ran into a few weeks into living here (see below). Fluid, friendly process to get moved in.
3) Lower income housing - these are not thugs. It's a bunch of college students and families and I for one like the diversity and high fiving little indian kids walking to my apartment randomly (plus it keeps the rent for me lower)
4) I walk/bike to work and almost anywhere I need to get to
5) Bike room right outside my tower that I use daily
6) Laundry room is new and has not been full, etc.
6) 24/7 access to the walmart grocery is nice when im working late and have no food. Stuff closes early here...

CONs
1) This was just ridiculously awful: The chain-smoker in the unit next to mine. He absolutely made being in my place unlivable. They tried to seal up his apt but didn't do anything at all. Laying in bed at night and having the stale smell of cigarette smoke filtered through outlets and sprinkler systems in the wall wafting into my apartment.. waking up coughing to the same smell when the guy needs to get his morning smoke on. After this I will never live in anything but a smoke-free building again. Luckily the tower manager was incredibly open to getting me in to another unit (which I'm a bit hesitant of running into the same issue but we'll see) and other options if necessary.
2) Not much personality to the street area around the building. Have to walk at least 4-5 blocks to get to some decent restaurants, etc.
(that's literally it)

Everything else is pretty minor/standard fare. Of course there's nicer places downtown, but you will pay much more. I'm sure in the past this place was worse than it is but it's incredibly obvious to me that they're taking the effort to make this a nice place to live right now and I would definitely recommend living here if you want to be central but can't afford some of the other high-rises. Even others that have low-income housing on the lower floors were much, much worse in a variety of ways than PT. Believe me that I checked them out.

I've lived in PT for 2 years and will move out next month in consideration of price. The overall experience here is pretty good though and I would recommend living here if the location is good for you.

Pro:
Great location. Walking Distance to a lot of restaurants in West Loop, as well as Metra & CTA station. I94 is right around the corner.

Maintanience request is fulfilled pretty quick. Usually I made a request in the morning, the work is done when I came back from company same day.

Package, mail & laundry rooms are maintained good. I never need to wait for anything.

Cons:
Price is increasing. I'm living in a studio and basically I need to pay $1500(rent) + $260(parking) + $60(utility) + $50(Internet) + $25(Electricity) + $90(gym) =around $2000 every month. Some of them may happen everywhere though but it's still a little bit pricey.

Elevators are frequentally broken. There are 4 elevators each tower but sometimes only 1~2 can be actully used during peak hours, and the waiting time could be around 10 mins.

Leasing term is not pretty flexible.

I lived for two years at Presidential Towers during which I always had good time with their service. I did face some issues like faucet leakage, toilet bowl clogging and once for bed bugs (trust me they will provide fast and long lasting treatment for these). Staffs are friendly and would recognize eliminating the need to show my ID in case if I didn't have my key fob for entry. Rent is quite expensive but is worth paying for a good view, security, bbq place and FFC Fitness Center.
