We have lived at the Presidential Towers for about 6 months and we hate it and can't wait for our lease to be up.
*Our apartment reeks of cigarette smoke, some days the smell is so thick it's hard to breathe and we're forced to open windows in freezing temps. **I have never smoked a day in my life, so this is a real problem for me**
*Maintenance personnel is very nice but don't expect any fixes to last... My toliet still runs, the bathroom fan is still broken, and the kitchen sink sprayer still leaks water all over the place (these are items they "repaired"). *Retrieving packages is a nightmare.
The Asian woman who works the drycleaners also works the package area from time to time. She is the rudest person, often cutting customers off mid sentence and often half looking for packages. PT says no one else can pick up your packages other than you however they continue to send my notifications to another household member... And yes I am on The lease. This woman barely check IDs to verify that packages are given to the correct resident; just today my package was picked up by someone other than me (not okay).
*We've seen German roaches in the hallways and hallways often smell of garbage.

Trust me the list of Cons goes on and on. Other apartments in the area refer to PT as a ZOO and I'm starting to agree.

The only positive about living here is location... As a transplant it's easy to explore and navigate the city. But this can also be accessed from Jefferson Apts or K2...

I have been staying in Presidential Towers fro over 2 years. The management team in the building have their best intentions for us. A special mention to my friend Olalekan who is one of the head in the security team. Along with his jovial nature and spreading happiness with his smile to al the residents, he is dedicated to his work just like other people in the management here. I am grateful to meet Megan who takes care of Concierge and I am more than happy with her commitment to keep the apartment fun and interesting for all the residents. It makes it easy for residents like us to refer because we know they will like it too.

This place is terrible. Be prepared to have maintenance members accessing your apartment at all hours of the night even if you didn't call them. The elevators take a ridiculously long amount of time. The apartment amenities are overcrowded. I will definitely not be renewing my lease. Steer clear of here.

I have lived there over a year at this point and honestly I do not see why people hate on this building so much. Very good rates on rent for the area, easy access to the loop and the train stations, the lobby is always clean, the staff is always helpful, very good security. I just signed a renewed lease with them and will be there through 2018.

I've lived in PT for seven years and it has been a safe and friendly environment. What has made the my experiences the best is the friendly and very skilled staff. From the door personnel to maintenance staff, everyone is very friendly and helpful. Many of the staff have become not only a friendly familiar face, but also trusted friend.

Most noticeable is the maintenance staff member Fadi. He has help me many times with household issues, from lighting issues, plumbing and electrical problems. I can always rely on his friendly trusting nature and skills to help resolve any issues encountered.

Let me save you the trouble. Just don't do it. To shell out as much as you do to live here, you would expect to get a great living experience and it's not. Several repeat maintenance issues because things don't get fixed, dirty laundry rooms which have ruined several articles of my clothing, the security and people who work at the doors are useless - I've been walking up with arms completely full of groceries or suitcases, waving for help and they do nothing. People walk in and out of the building without so much as a nod from security, yet when you try and check a guest in or have them hold something for you for ONE HOUR, they can't seem to do it. I'll be taking my rent money elsewhere where I can get more bang for my buck.

To be honest, I was skeptical about moving here because of the reviews. They made this place sound like a hell hole. In reality, this place is really nice. Yes you pay a lot for rent, but these buildings have the cheapest rent in the West loop, so be thankful for that. The buildings are very clean and secure. I have never waited more than 5 minutes for an elevator. They revamped the whole package situation so now you don't have to wait. The staff is nice. They replaced those scary glass doors with nicer glass doors. Overall, they made a lot of improvements and I appreciate that. I like living here and I plan to renew my lease.

This building is great to live it. What makes it better is the warm and friendly security staff. The security guard Ola is extremely nice. He is a great person, thank you OLALEKAN!

Excellent place to live. Close to everything - Public Transport train, bus, highway. Excellent places to eat.
Wonderful Customer Service. In Security - folks like Joyce Petty and Rokiya Adams offer excellent help to residents during move-in process.
Dealing with Madeline during leasing process and subsequent renewals was great too.

I enjoy living at Presidential Towers. Staff members, such as Domingo, are always very nice and helpful. I love having a connection between the Towers and FFC, making it very easy to get to the gym. Also, it's quite nice to have a full laundry facility - haven't once in two years had to wait to do laundry. If you're working in West Loop, this is a great place to consider.

5 stars is for staff. Everyone is very helpful.

(Fadi, Ola, Zulma, Tony, Ismael, Mamoon) I know only few names. The issue is with the rent, I renewed my lease during covid and they did not reduce a single penny. Where people are paying $1300 for similar apartment in same building, I am paying much more than that.I have never been late on my payments. There are much bigger apartments with balcony in loop for lesser price. Stuck with the lease. Hope they understand that not only new but older renters are also important. The kitchen is extremely small.
Plus during somedays in fall and spring it gets really hot and you cannot turn on the A/c and the windows don't open and feels suffocating.
Again staff is awesome

1. They don't care about comforts of residents. Managment just care if you pay money or not.

I had situation when wokers started drill in my wall just from next apartment. My newborn baby was scared and screamed a lot because of crazy noise. I asked workes stop to drill just for 15 mins (it is time what I need for breastfeeding and leaving my apartment). Worker just said it is not his problem: "I will keep drilling. You can go and talk with managment of the buildings".

The problem is that noone send me email that workers will drill in my wall 30 mins. It was big surprise for me and for my baby. And when manager of workers came I asked him the same : 15 mins. He said ok and stopped drilling just for 5 mins. And after he lied that 15 mins left. I honestly was shocked that he can so easy lied in front of me.

And when I came to managment of buildings they told me that if I want breastfeeding I can do it in their office... For them it was the solution of this problem.

I was trying hard to explain them that solution for this problem is send email to residents of apartments with schedule when worker are planning to drill in my wall or ceiling 30 mins !!!! It is so easy !!!

2. And about elevators. They all the time broken and residents have to wait 10-30 mins (specially in the end of work day) to go up. The problem is so big that residents of Presidential Towers even created the petition (!) in FB asking the managment of the building to fix the elevators.

3. And in my floor our neighbors all the time smoking weed but managment of course can do nothing. I don't care what people smoke in their apartments but I do care if this smell comes to my apartment . Specially when you have baby.

Shame of managment of Presidential Towers. It was my worst experience in Chicago. I definitely will not recommend to live in PT.

I have been staying in this location for a long time now and love the community. Support staff Service is awesome, perfectly located close to all the amenities one needs. Would recommend this location for Couples / Singles and pets.

Very safe community which is one of the reason I have decided to move in when I moved to Chicago for the first time.

We have been having dog noise issue for about three months. And tower four has the worst tower manager ever on earth: Michael Matthews.
The dog upstairs would continue barking for hours nonstop, and that happens randomly at 1 am, 6 am to 11 pm. We have told the front desk and tower manager about this issue back in early May. And they did NOTHING.
Even after we wrote Michael a long email in July (yes, more than two months later with dog barks three hours a day!). He wrote back TEN DAYS LATER saying that he will talk to the resident upstairs. What kind of tower manager reply emails ten days late!!!!? What the hell is he managing!?
If there's an option to give zero stars, I will definitely give it to Michael Matthews! Do not choose tower 4!

I've been living here for almost 2 years. I've rented for 10 years and this has been by far my favorite apartment complex. Maintenance requests are completed by the time I get home from work if I submit them in the AM, they're constantly painting / maintaining common areas, I locked my key in my apartment once after hours and they waived the fee because it was a 1 time accident, they were understanding when I was accidentally late on a rent payment, etc. I've primarily been working with Jillian Gould in the office for my recent needs and she's been SO responsive. I've never had such an attentive office/maintenance team. Thankful for PT!

We were charged over 500USD for not residing after being told that 400USD so called "administrative fee" is refundable. Unclear policies combined with non-responsive sales manager, this is the worst apartment management we've ever faced. For the same price/rent/"administrative fee", you deserve better.

My thoughts after living here for 2 months:

Pros-
Location
Semi Affordable rent

Cons-
-Expect to wait about 15-20 min for an elevator during peak hours
- they control your AC so although we are still in winter it s currently 70 degrees outside and 80 inside my apartment and the only thing I can do is turn on my heater

My take:
I can t wait to move out when my lease ends in a year.

Very convenient place! The building hosts a number of restaurants , a great clips, a Walmart and a dry cleaners. doesn't get more convenient than this. And the management is very proactive in fixing problems and maintaining the place. Been living here 4 years and still counting.

We moved our daughter to Presidential Towers four years ago, so that she could attend college. As parents, we were comforted by the fact that she was in a safe and secure environment. The staff has always been courteous and professional. I would highly recommend Presidential Towers to people looking for an apartment.

Two weeks in and it has been horrible.

Two weeks in and it has been horrible.
Elevators are bad, wait time can be 5-15 mins depending on the time of the day you are trying to go up or down.
You are at management's mercy for cool/ hot air because the building temperature system can let out only hot or cool air. Having a thermostat in the apartment is useless.
The kitchen has an electrical stovetop and no microwave.

I loved living here at first, but I have to rate this place a one star because of their mail service. I signed up to amazon prime and payed extra to get my packages delivered on a specific day. Yet, since there is a mail room here, you can't receive a package unless they register it on the system first, even though the package is there. Every time I order a package, let's say to get it deliver in two days, I actually end up receiving it in 3 maybe 4 days. Presidential tower sucks when it comes to doing this on time. It pisses me off and it is one of the reasons why I can't wait to move out of here. I don't recommend it to anyone. On top of that, they allow a bunch of kids to run around on the hallways and it's pretty disturbing. Not that I hate kids but that's why they have a kids room where they can run around and be messy. If you're looking into moving here, make sure you read your whole contract and ask why prices on your rent vary from month to month. You'll start your first month paying one thing and then finding yourself paying more and more as the months progress.

Safe and secure but countless issues in my apt and takes many questions to get anything done. No one locally can help with anything since they are contracted with national group in Texas. Cannot wait for my lease to be up so I can move.

Update 4/18: Emailed the management office as seen in their response below. No response regarding my issues. Tower for still has recurrent elevator issues. Would not recommend living here.

I have been working with Jillian Gould trying to figure out my next steps to stay at Presidential Towers for this year. She was accommodating, friendly, resourceful, and helpful during my decision process. She sent me a large sheet of living options and answered any questions I had. She was a big factor in why I decided to renew my current lease and stay another year! Jillian, thank you so much for your help! It did not go unnoticed!

I live in PT about 4 years and I can say it s the Best place to live in downtown Chicago for the price. Amazing location. Fast response when you need help. Friendly staff ( Kenny , Ola , FADI , jolly, flamingo, ismael ,,, etc ) actually all of they are wonderful even the management office. Everybody here makes me feel I live with my family. I m not saying there s no miner issues that need to take care about it but they keeps improving. Highly recommended.

Staying in Presidential Towers, Chicago has been anything short of a horrifying experience. They have intermittent boiling hot water coming in the cold water tap in my Apartment and i have been complaining for over a year( i have emails as a proof if interested). Their Management team is a joke and they do not care, even the engineer they sent us told me he cannot resolve the issue. My toddler kid almost got burnt today as suddenly hot water started coming in the cold water tap. STAY AWAY !! Remember you have been warned ..

The front desk staff have always been amazingly helpful and friendly. It takes a lot to work a front desk and remain positive but the staff do a really good job. I have always found them to be approachable, in particular Olalekan- who always says hello, and listen to my daily rambling. Thank you to the front desk staff for doing a great job. My 5* are for you.

i lived here for a few months and bought out of my lease because of how horrible things were done there. Service was terrible. Two years later and the service is still horrible. Go spend your money somewhere else where and it should be worth it. So much potential but absolutely no management present. Two stars because of potential thats it.

This building would have potential if it was properly managed. Unfortunately the motto of the management is profit above all else. Management is not willing to take a short-term loss in order to secure future profits. Elevator systems do not last forever and eventually in the life of a building you have to replace the entire elevator. This is a costly endeavor and requires one elevator at a time to be closed for months at a time. Unfortunately this as well as other urgent projects will never be done in a timely manner because the current management values short-term profits. Make sure to read all of the reviews for this place before making any decision.

Worst place to live . Elevators never work , you have to wait 15-20 minutes to go to your floor . I have lived here for a year and from time to time elevator stop working . I live on 32 floor and have to walk all the way up . Concierge and front desk never pay attention who is coming in the building . Ceiling in hallway always leaks and you can see plastic covers and buckets . Cheapest place around but there is a reason for that

Excellent place to live. Recently extended our lease for another 15 month. Very convenient location, everything in a walking distance. Especially my office . Very helpful personnel and of course Olalekan. One the best and very nice persons in their staff.

I am seriously concerned that despite being charged $500+ for the application, I have been unable to receive a call/email back from the leasing office for over a week. My move-in date is in 3 days and the schedulers assured me they scheduled a virtual tour despite me receiving a blank email and I am now being told the earliest time I can speak with a leasing professional will be two weeks after my move-in date??

My application and fees have been submitted and the only two things I need are my move-in date being corrected to the 30th and my application being processed. I have called daily and am receiving no responses despite them having taken the money.

If I could so much as hear back from someone regarding my application it would be such a huge help, but after daily calls over a week going unanswered I am seriously concerned.

Great building, good amenities, love the security staff and maintenance guys! The location is super convenient too. Close to downtown Chicago, very close to public transport, several restaurants and the freeway. ALways has cabs outside. The one thing I did not like was the Tower 2 Manager - Chad Johnson, who tried to slap an unnecessary, unprofessional move out fee (despite that I only stayed 6 months and left a clean apt) He was also unavailable to talk by phone and answer questions about the move-out fee!
I would give this place 5 stars except for him!

For a year and a half, I have loved living at Presidential Towers. First of all, the staff is wonderful from the manager to the door staff and maintenance. The door staff and the maintenance are very friendly and accommodating. The maintenance staff responds to repairs in a timely manner and they keep the building in tip top shape. The manager of Presidential Towers is the best. Not only does she keep the building running efficiently, she also keeps all of the tenants well informed. For example, updates on the Covid-19 pandemic from the CDC. She is very personable, kind and friendly. She is definitely an asset to the community here at Presidential Towers. She is always there when you need her. The building is centrally located to the downtown area, transportation and grocery stores are right at your fingertips. Restaurants are located so close that in some cases you do not have to leave the building. If you are looking for a pleasant environment with a good location as well as a wonderful community vibe, then Presidential Towers is the home for you.

PT is a great place to live because the staff are very friendly and helpful. Every time I see Fadi he asks how things are going and if I need anything. He and his colleagues really go the extra mile for residents.

Don't choose presidential tower.
I recently need to move out due to my family issue. After half month, finally got a person who just arrived in US within three months. He provided all the documents needed but come back rejected because he does not have a credit history. How could a person just arrived within 3 months having credit history. The bank statement, employment letter, pay stubs could not support he could afford the unit? The most disgusting thing is that they talked to that person and said that he could sign the new lease instead of signing a sublease without letting me knowing about this.
Shame on PT and they do business in a dirty way!!

We have been living here for over 2.5 years and have enjoyed our stay so far. The staff is friendly and courteous. Fadi, one of our door staff has always gone beyond their assigned duties and has either directly helped us with our concern or pointed us to the right person. All my interactions with the entire management and support team here at Presidential Towers has been very pleasant.

Elevators are slow or broken all the time. If the elevator is full you have to wait for another one. That is if people who came after you don't push and shove. Yeah if someone has a baby stroller or cart, expect to wait 5 minutes for the next elevator and there is nothing you can do to change it. I've seen the same people sneak through the building without a key (wait until someone else goes in to get in) and probably lives there without a key. I paid extra on my lease and its unfair seeing posts on social media from residents to rent extra space for a few weeks or months without being on the lease. I will be ending my lease and looking for another place. Pay the extra money and move somewhere else.

well I really wanted to love living here. Cannot wait to move out! 2 star is for the location as it is so close to metra, but not close to blue or green line actually, 3 blocks walking. Another star for the responsive front desk people, most are friendly and every time I called at midnight to complain about my neighour's crazy party they came to knock on next door in 5 minutes. However, people in the leasing office are just arrogant. No respons from tower manager at all, worst ever! They just outsourced utilities to another vendor and charged 10 bucks on the bill for setting up the account without any notice! So disappointed, moving out soon!

Living at presidential towers is amazing. It has a great location you can walk almost everywhere. If you have a maintenance problem they solve it pretty quick and the Staff is pretty nice, especially Domingo, he always is smiling and greeting every time I come in and out. I am never one for reviews but I felt the need to express my happiness with the security desk at Presidential Towers. Olalekan is always kind and professional. Every time that I see him in passing his positive energy is enough to brighten any day. If ever I have a question he is always my go to, even for matters that do not pertain to security. Thank you Presidential Towers and thank you Olalekan. You have truly made this a positive experience for me.

I lived In PT for a year. I t was a good experience, the place was always clean, my neighbors never bother me. The wall-mart 24 hours, I can say is the best of all, always save me. I lived here for 18 months and loved my time here. Apartment are not luxurious but are comfortable and nice. It's near to union station and location is pretty safe.
Couple of reason to leave this place -
1) I didn't like their process of upgrading the apartment from studio to 1 bedroom wherein they asked me to pay 500$ for lease transfer. I don't think it's fair and when they waive this fee new renter, they should do this for existing people (what about loyalty).
2) Rates they've quoted for lease renewal. When my lease was about to expire they sent me a quote for 1320$ for studio and when I decided not to renew, they posted the same apartment for 1150$. Wow so they're charging me 170$ extra/month.

Their tower manager was not too helpful either and told me that this is their policy.

I don't think they really care if people go rather than tweaking the policies which could've make them stay.

Very worst community and making more money from the current resident. For Transfer from one unit to another with in the same community they are charging $1000. More Expensive community with less facility. Lift will always have issues. Very less number of lifts for 50 floors. Peak hours we have to wait for 30 minutes to get into the lifts.I am at all recommending this community and stay away. They will charge $150 for lease protect fee even for existing residents those who are staying even more than 5 years.

Secret shopped as veteran voucher holder, Presidential Towers failed as presenting Market Rate ONLY, purposely out pricing vouchers, after asking the voucher value over the phone and also over pricing what was posted on their website. After agent confirmed move time, agent stated a "dip in price" after requested move date. Presidential Towers does have many established voucher holding residents that are under the rents disclosed. Current reviews are confirmed true.
