We have used Premium Strata for a number of years now and my opinion of the company has greatly improved since Marulie and Shelly started managing our apartments. They are both extremely friendly, professional and super responsive to enquiries and requests that I have sent to them. No issue is too much hassle for them to jump in and manage and they have never opted for the easier route for them to resolve to save themselves time - they have always put the best interest of our owners first even if that has meant a more arduous amount of work for them. I really appreciate having them as part of our team and they make being part of the Strata Committee a much easier task. Thanks for your continued support ladies!

On 11st Mar we have received email from Reema that your accountant will charge the cost of replacing swipe on owner levy (email screenshot attached)
Finally on 3rd Apr we collect the replace swipe. However, IT DOES NOT WORK
On 16th May, your staff Vavessa emailed us that you issued an invocie but no payment.... (tell me why Reema email your accountant to add the cost on strata levy????)
We've replied to you that please send the invoice you've issued bcos we never receive it. We will pay it straight away, but until now nothing happened.
I cannot believe that for a simple swipe, it took 2 month for your staff who hasn't figured it out what was going on....
NEVER MIND about the swipe, but don't deny your staff's terrible work. Same email I have to sent on different occasions to remind them what happened.
We recently moved to Sienna apartment at Rockdale and we are just so impressed about how this place has been maintained . Very professional strata manager (Leanne Habib) and hardworking caretakers .

So easy to raise rates, and force tenants to pay more money to repair a 4 year old building. They know the builder but won t chase him. Conflict of interest. Send a dept collector to my place to serve me papers. But don t collect the rent from the builders apartments that he still owns. And their Dimond services is a joke like the business name . Marulie Dulay from Premium Strata has been the strata manager for our unit block in Parramatta over the last several years, and during this time she has done an outstanding job. Her efforts have included managing the budgets, routine maintenance, and other items needing attention. She is very responsive to any requests, and always professional in her approach with a "can do" attitude to solving problems. I have no hesitation in recommending Premium Strata for management of your building.
In an ocean of less than ethical strata managers and transparent trolling by competitors, Leanne Habib and Premium Strata are without a doubt a cut above these bottom feeders. Premium Strata, under Leanne's expert management, successfully assisted and advised our OC after it had become dysfunctional. This she achieved ethically, reasonably and with a tough fairness that took all stakeholders' interests into consideration. Wow!

One of the worst strata companies I have have ever had to deal with , no understanding of strata issues , and hold grudges and target owners . Worst experience I have had to endured
THESE GUYS ARE NATURAL SCAM ARTISTS, BE CAREFUL AND STEER CLEAR. This is by far the worst strata company I've ever experienced. They didn't supply invoices when I first moved in, then go on to charge exhuberant late fees. Another time even after giving an extension to pay a special levy they still charge more late fees. They ignore genuine requests and seem interested only in invoicing and arrogantly quoting legal phrases.
As an committed owner occupier and investor of a number of properties managed by the Premium team at strata and some at BMC levels for over 5 years I find their service to be exemplary. Premium have proved to be professional in every instance. At the fore is their sense of urgency, attention to matters raised by the strata committee in good time, high degree of integrity, respectful approach, conscientious attention to value on spend and supervision of contracts administered. Also important is their understanding of balance for both owner occupiers and investors who require their management not only to maintain but to improve the value of the properties entrusted to them.
Not the best experience dealing with Capri and Sandro in terms of accountability.
But the team at Premium strata may be excellent hence I'm biased in writing a negative feedback for the whole company.

Premium strata are the complete package. I have dealt with Leanne and Inger who are both professional, friendly and extremely responsive.
I have also dealt with their strata managers Sandro, Marulie and Jeremy. They all bring different strategies to managing properties. They are extremely professional and are very easy to liaise with. They are extremely knowledgeable in strata laws and regulations and will take control of any situation, and see every task through to completion, no matter how minor.
They are a professional outfit from their leadership through to their managers and right through to their accounts department.
I have the distinct pleasure of being a committee member and a builder who deals with both sides of the business.

As a property manager it is hard to find a strata manager that responds in a timely manager and arranges repairs efficiently. Marulie and Shelly have been amazing with responding to my emails same day and arranging repairs promptly. They are a pleasure to deal with and would highly recommend .
I would like to appreciate Jeremy Delaney from Premium Strata for your kind gesture to help us to resolve the water leaking damage in our office which happened on Monday at Shop 2/ 235 Anzac Parade. Kensington NSW 2033. When the matter happened he is not in the office therefore the lack and delay of response as the result. Other member of staff has not made a quick response as he normally did in the past.
When my office has flooding on Monday, of course we expected a quick act but delay of sending a plumber for 4 hours after first report make us frustrated.
After Jeremy back to the office on Wednesday, he came to check the office and straight away make a necessary action to fix the damage on carpet, furniture and ceiling too on the next day. He has ordered a work tradesman ASAP for fixing all those damages.
I should say that Jeremy has been a professional as always for his job. Premium Strata should be proud of him and lucky to have him as your team members.

Questions raised are always been attended to. Attend sites and building when required. Problems in building are resolved fairly quickly. Staff are friendly and communication is efficient.
The WORST Premium Strata ... Just don't trust them whatsoever!
When we first moved in, our strata levy was less than $900 for a 2 bed rooms and a media, this is why we agreed to buy the abode. Within a year our Strata levy is now $1000 to $1300 on average per quarter plus a couples of "Special Levy" of $575.25 added also. Honestly, we don't know how they calculate and base on what system for the outcome of the increased fee. There was no clear explanation nor the calculate system shown. This calculation of Strata fee must be more transparent. They never send us the invoice once our levy is paid ,they are absolutely not for the owner or investor benefit... Our Friends were planning to invest on another property at the Foundry but because of the Premium Strata so they've invested elsewhere. So sorry that we got involved with Premium Strata. We had been warned 2 years ago .... but we didn't know how bad this was until we came to The Paper Mill then it got from bad to worst with Premium Strata. The excuse of Levy deficit ... the loops hole in the Strata system has allows Premium Strata legally charging our fee rocketing almost 50% increase within a year !!! This is at The Paper Mill - Liverpool. When we call to complain, the manager at the Mascot office always busy, always in the meeting, then we were told to refer to the general meeting minutes !!! At the General Annual meeting, it seems they already planned their plots and motions, it's so obvious all for the purpose of charging more on Levy !!
These people are gold digger... Just simply don't trust them at all. better look elsewhere if you can. Can't trust the Manager at the Mascot office either, could never talk to her !!! we are not sure of what she is doing, certainly she is not helping us. We feel being manipulated and currently seeking further advises from the Department of Fair Trading !!! we are extremely angry and p#ss with their performance and attitude. STOP INCREASE AND ABUSING OUR HARD-EARN MONEY. We work and sweat for our safe dream home not to be destroyed by Strata fee. The Levy must be fair not to FATTEN the cows.
Last but not least- The Coronation Developer at The Paper Mill is excellence, Their designs and building teams are top notch, unfortunately they had engaged the Premium Strata which currently driven so many investor, home owners away. Our friends, 2 investors were interesting in buying the property at the Foundry, but as soon as they've learned that Premium Strata may looking after the Strata .... They've said " Thanks but no Thanks " Everyone LOST !!! PREMIUM STRATA is NOT the best solution !

The all inclusive fees are reasonable and ensure that strata receives no nasty, hidden charges with which we ve previously been stung by other operators.

I will give zero star if there is !!! They are really crap and not flexible at all. I missed to pay my strata levy because I did not receive the bill. They did not send any reminder at all and charged the interest including the debt recovery stage fee. I asked to waive based on my payment history but there is not consideration at all from them.
Overpriced!!! Initially I was told that my strata was $800 before I bought the apartment. 1st week when I moved in got a letter for $1100 for a one bedroom plus a study nook!

Our building changed a bad strata company to the other worst strata company. Premium strata has our building now , and I can't see any good change so far, the floor and the wall are still dirty! The airbnb never stoped! very disappointed!
Absolutely the worst strata company I have ever dealt with. They quote cheap then charge you fee after fee after fee and you are lucky to get a call back within a week. Can t wait for the contract to end to end this nightmare. Be careful of Leanne s charm . She is so fake and all she cares about is money. Terrible service. We are going back to our old company who we regret leaving now. She promises the world and delivered the inside of a donut.
If you are after a premium service for your strata scheme then look no further. Our building was in a terrible mess due to our previous managers. Now that we have moved over to Premium Strata they have turned our scheme around in a very quick and professional manner. I can't thank them enough for the time and dedication they have given our strata scheme. We now have a green light from all owners to fix our defects as well as securing Premium Strata to become our building management team. Already our building is looking clean, fresh and we finally have some great systems in place for visitor car parking and general waste that were becoming a problem within our building. I would recommend Premium Strata to anyone.
Was meant to rent an apartment called West Village in Parramatta managed by premium strata. The building is clean and modern. We submitted application right after the inspection. Then we walked to the building management officer and wanted to ask a few questions like car spot, loading area and facilities. The building manager called Zaldy was very rude, inpatient and unprofessional. Non of our questions were answered in a proper way. This whole experience was totally unacceptable. We spoke to the agent, withdrawn our application.

I really satisfy with the fast response and dedication of manager name Jeremy Delaney at Mascot office. He is so friendly and always act quick to resolve the problems.
