Save your sanity and don't live here.
It seemed great leasing with them at first, but it has slowly gotten worse. I have not lived in this apartment for 6 months, but somehow last month my utilities were $40 and this month they are $84. One month I paid $550 on a $469 unit, another month I paid $500. Being a college student, consistency is important and they did/do not deliver.
Also, maintenance comes and goes as they please without notifying you. Its a huge breach of security; I felt violated coming home and my bedroom door was open without my knowing. Then I found out that maintenance had been in there to fix something I did not request.
Then, I moved units with a friend. The day we were told to move into the new unit, my friend had to work overtime to clean the entire new apartment because it had not been cleaned by the staff. While I was moving all of our stuff, the office started moving a new person into our old apartment THE SAME DAY.
It is affordable to live here, but it is poorly managed and maintained. They take full advantage of students/people who have not rented before and they throw fee after fee at you until your pockets are rung dry.

I ve been living at the village for almost 5 months now. Oh he service I ve received from the leasing office has been exceptional. I love my apartment and would highly recommend The Village at Chandler Crossings!

I moved in recently and have enjoyed my experience thus far. The apartments are nice, maybe a bit beat up, but for the most part they look good. They have plenty of parking so you don t have to worry about that and the staff is pretty cool (especially Shelby).

The work out rooms are actually a good size for being able to work out and somewhat of a good selection of weights and weight machines to work out and there are three different workout rooms to work out in with different stuff in everyone, so you actually save on a gym membership.

I lived at The Village from November 2015-April of...

I lived at The Village from November 2015-April of 2016 and was more than happy to leave. The Village was a complete s**t show from day one. Poorly trained individuals that exercised extreme confusion throughout the entire lease signing experience. One of them was even the assistant manager.

They promised a $250 credit toward your first month rent for referring someone (my roommate) - when I called they said kept telling me "next month, etc". In the dead of winter, our water heater was broken for 2 weeks and after calling and making service requests six times, it was finally fixed. Not to mention, when the repair men walked in, they left the floors muddy w/ foot tracks throughout the place.

Be prepared to have boots up to your thighs, because they don't plow the sidewalks or parking lots until about 9am - when everyone is already at work or class. The walls are paper thin and I could hear conversations my neighbors were having as if I was in the same room as them.

From the 5 months I lived there one of the Landings buildings caught on fire and ruined like 5 apartments, there was an armed robbery (two men w/ guns) in the leasing center parking lot at 6pm, a car was stolen from the Club, and numerous break-in attempts.

Sure, the rent is decently priced and there are a lot of amenities. However, the management is just god awful (even the new management). Just be prepared for all of the crap you have to deal with when living there (sketchy people, poor up-keep, sloppy maintenance, rude/unorganized leasing staff).

This is my third year leasing with The Village at ...

This is my third year leasing with The Village at Chandler Crossings and the quality has decreased significantly in my time living here. I have stayed in a 3 bed/3 bath apartment all 3 years, with various roommates known prior. Initially, poor experiences with The Village appeared as minor inconveniences souring my previously positive experiences, but they have quickly come to a head.

After experiencing a damaging flood originating on the third floor while living in a 3 bed/3 bath unit on the second floor this past Summer, the management and leasing staff at the office has been incredibly difficult to work with and increasingly frustrating, despite their best efforts to feign helpfulness. Occurring during what was the hottest week of the summer (sometime mid-July), the flood affected our unit (among several others). Emergency maintenance crews brought in large-scale dehumidifiers and fans. This forced a move into either a new 4 bed unit in the same building (read: just barely finished renovating since a different flood earlier in the same year with a stranger already living there) or a unit in a different building with an identical floor plan to our previous accommodations.

Not wanting to risk an unknown roommate and different apartment, we opted for the familiarity of the 3 bed/3 bath unit, despite the difficulty of moving personal objects halfway across the apartment complex.



Once the move was settled, I hoped that the unfortunate experience would be over. However, it returned when the utility bill from that period of time was provided about a month and a half later. The electric bill was unreasonably high (around 8 times greater than the average usage of all other months) due to being charged on the flooded unit during which we were required to keep the industrial flood recovery equipment plugged into our electric outlets at all times during the week-long process of our move.

The unreasonable utility bill was released a week before the first of September, upon which we repeatedly went to the leasing office in person to inquire about the bill and sort things out. Leasing staff was incredibly unhelpful, repeatedly passing along the issue to a manager or supervisor that was, conveniently enough for them, never available at the time. We were told on two different occasions by two different leasing office staff that a manager would call us to accommodate. The call never came, despite checking in with the office for follow-up. On the first of the month, I was left with no choice but to pay rent with the utility issue unresolved. I went into the office and asked, for a third time that week, if an explanation would be provided and what amount of payment was due. I was told by the office staff present to pay only the rent, and that I would receive a call with more information later.

A week later, with no call to date, I received an unpaid Balance Due email with an added late fee, despite doing what I was informed to do. Entirely disorganized.

Thank you Brandon Odell for going the extra mile to get her squared away with her new lease. The leasing staff has been great in answering any and all questions I have, and responded quickly.

Worst place to live in East Lansing. Maintenance really doesn't do their job. My roommate had her bathroom being fixed for about 3-4months. Not to mention they usually try to charge you for extra things you didn't damage after you leave the premises. It didn't just happen to me I have heard it from different people and it's the same story. Also there management really doesn't do much to solve issues regarding neighbors. If you can avoid this place I'd recommend it, you'll save money and some headaches.

This apartment complex is great. They have lots of amenities to offer. I love my apartment so much! The office staff is amazing. Shoutout to Marcus K. for always going above and beyond my expectations. He always has the answers to my questions and if he doesn t have them he makes sure he gets me the answers. You can tell the staff genuinely loves interacting with the residents. The theater room is something I really love about these apartments Definitely recommending these apartments to my friends. I hope the rest of my time here is just as nice as it has been so far if it even better! Keep up the good work guys!

By far the best management I've ever lived with! Everyone in the leasing office is so nice, I literally go in there just to hang out sometimes. My apartment is perfect, it comes with TV and cable and all the amenities I want. I can choose from three different gyms I want to workout at and I the pools are LIT when it's warm outside. I'd advise getting the upgraded apartment, it's the best deal for the price.

I literally cannot say enough about how truly horrible this place is. THE FIVE STAR REVIEWS ARE ONLY ON HERE SO RESIDENTS CAN BE PUT IN RAFFLES FOR THINGS LIKE TVS AND KAYAKS. They are not real reviews. When I first moved in the place had like 2.5 stars but they worked hard to make the rating go up with gifts and incentives. ANYWAY....I've lived here for two years. The place is always dirty, our building had never been cleaned ONCE. Puke stains, salt, garbage, etc. all over the hallways. Doors were rarely locked and could easily be accessed by people not living in our complex. The staff would plow the snow right up against the back of cars in the winter so people were completely trapped into their parking space IF they even decided to plow that day, and it wouldn't be done until mid morning-afternoonish. There was once a car stuck in the MIDDLE of the parking lot for 3 days without being moved. All they did was put a sticker on the window letting the owner know it needed to be moved. They did not tow it or anything, even though it was blocking traffic. Also, we put in maintenance request to have our water heater fixed for 3 weeks straight with no response. Our water heater ended up flooding our apartment with boiling water that also caused the sprinklers to go off. The maintenance staff came and turned off the water and then pretty much told us "hey pack everything you own up so an offsite service can come over and take care of the water damage" In 1 hour. I had no boxes, no bags, nothing. Not even a golf cart or moving truck or anything they pretty much just shrugged their shoulders and had us figure it out. I had to take off work to finish this. They told us it would take a MAX of two weeks until our apartment was ready when it really took a month. The offsite team told us that this happens SO OFTEN THEY BUILT A NEW OFFICE NEXT TO CHANDLER VILLAGE BECAUSE THEY ARE CONSTANTLY DOING WORK ON THIS PLACE. A few other things: maintenance will come in without knocking, the treadmills in the workout room have been broken for months, literally none of them work, there are many times people who don't even live at the complex are at the pool, huge fights break out between these people who aren't even residents, I HAVE BEEN TRYING TO GET AHOLD OF SOMEONE IN THE FRONT OFFICE FOR 3!!!! DAYS!!!! because they are trying to have me pay for another month of rent when I moved out last month. This place is a scam. You move in at the END OF AUGUST your first month and they try to get you to pay rent for the entire month. Then they say its "installments" and not "monthly rent" even though its advertised EVERYWHERE as monthly rent. Seriously I hate this place. I can't say enough bad things about it. Please avoid at all costs.

90% of the things that I hear about this place is in fact bad. They are going to charge you for anything that they can ... they will borderline HARASS you and fine you for near anything. I have hear numerous stories from friends who live in the apartments that they moved in and their rooms smelled of animal urine ... as if the first three weeks in August is not ENOUGH time to mend at least a QUARTER of the things wrong with this place and at least fake clean it and spray some air freshener (the same three weeks that you pay for ... yet you can't move in until later august...). It honestly just goes to show how LITTLE they care about their residents.
Not to mention the hallways that we all share... I should NOT have to dodge pieces of CEILING while attempting to get into my HOME.
I should NOT have to worry if it is in fact BLACK MOLD growing on the hallway ceiling.
I should NOT have to worry about numerous flat tires because of the glass and garbage that liters the parking lots.
I should NOT have to worry about being charged for couches with rips and what not on them (this is the way all of their LOW BUDGETED furniture was like... it made it VERY UNCOMFORTABLE).
I should NOT have to deal with the apartments incredibly rude staff. The amount of times that I have been hung up on when trying to explain an issue or ask a question by the employees working in the office ... is just straight up unprofessional. Even going into the office is an uncomfortable environment ... matched with UNfriendly faces.
I have a lot that I wish that I had done different ... and I have learned from my mistakes. Please take the time to actually drive around this place and don't just believe the apartment that they have on showcase for you to see... of course that is going to be up to the inspector's exceptions.
Please, fellow students and their parents (ANYONE REALLY), look at other apartments before committing and signing to live at this one!

I can t say much positive about when I first moved in last year, but in the past year I ve seen a huge improvement in all areas. Mariya is consistently positive and helpful when I go to the office. Plus they all treat my puppy with love every time I bring him in, which is underrated. The only downsides lately have been noise and trash, which are due to the people that live around me more than the management.

I love living here at The Village. I moved in August and it s been great ever since. They have tons of amenities! Three pools, three gyms, a theatre. It s awesome. MARCUS KNIGHT IS AMAZING!! He always goes above and beyond to make sure all of my problems are handled and taken care of. He always provides exceptional customer service. They always put on nice events for the residents here. The village is awesome.

They just love jerking you around. I have been living here for 1.5 years and here is my experience. The apartments are pretty shitty, but they are affordable so I wasn't expecting anything special. So many small things are broken (bathroom fan, windows won't stay open, etc) but I just live with them. I was all fine with that. Then they switched to Conservice for billing and my utilities bills have doubled. My roommate and I used to split our $80 gas and electric bill and be fine. Now, with Conservice, gas is $50 and electric is $45. I can't help but laugh when the employees in the office ask if I'm planning on renewing my lease - I'm getting out of here as soon as possible.

I m in a four bedroom two bathroom. This is my first time living off campus too. We really like it here, the rent is the cheapest we could find, the apartment is good sized and was all clean and everything when we moved in. The only complaints we have aren t really the fault of the apartments, like the fridge really isn t big enough for four people and our neighbors are kinda loud. But within the apartment, the walls are pretty sound proof and the maintenance contacts us and fixes things quickly. The staff are kind and helpful, although they only hold packages for a couple days which can be inconvenient if you have a busy schedule. I would definitely recommend chandler to my friends

I sincerely wish there was a way to give them a 0. They do not care about their residents and forgets about their complains just to turn around and charge them after move out date. They are very greedy and I regret ever living here. I wished I'd known better. The move out charges are horrible and they find every way to take any penny you have. But I will be taking them to court if they refuse to take the false charges off my bill.

There was an issue with my first floor apartment and my room having black spiders the size of a quarter in the shower, tub, by the window in the room, in the main area, they are everywhere. Maintenance has been called 3 times now, the first time, they put one sticky trap behind the toilet. The second time there were two more traps added. This will now be the third time maintenance is called.. If nothing more is done, I m considering breaking my lease.. 10/10 would NOT recommend

- The issue is still occurring. I have had many issues with spiders and it seems nothing is being done about them. Also I ve put in a few maintenance requests and they haven t been tended to.. The dryer in the apartment takes forever and many times to dry, running up the electric bill.

Amazing place to stay at! Very affordable and comfortable, super friendly staff. Great ammenties included in the apartment and the rent. The apartment complex has gym, volleyball court and it's own pool! It's a great place to stay.

I am a Grad School Student and out of all the apartments i have ever dealt with, this New Management team is by far the worst one. I have NEVER experienced a group of individuals be so successful at disrupting one s inner peace the way this new management team has. The village at chandler crossing team has been consistent in their lack of professionalism, organization, ability to roommate match and remedies for complaints whether severe or slight, and financial tracking of payments made and owed. I have lived here for a Year with old management and 5 days with new management and i cannot bare to be in their presence for another second. Living here is not worth the stress and my sanity and inner peace is priceless.

Also, i am convinced that the OWNER in these responses are one of the managers at the various properties which means unfortunately, the concerns in the many disturbing reviews are not likely to be resolved. They take nothing serious here.

Walls are very thin. Security doesn't answer calls. But management is TERRIBLE, they continuously raise our rent and make changes to our lease without us signing anything. Staff is incompetent and unhelpful. Don't live here. Seriously. They lure you in with all of the amenities and then screw you over.

I moved into The Village at Chandler Crossings this August, and I absolutely love it here!! The apartments are at a great price and come fully furnished! The amenities, like the pool, hot tub, and gym are also great to have, especially in the summer. Also, the office staff is friendly and very helpful! I had a problem with my key fab before and the receptionist Gracie was so patient! She made sure I didn t leave until my problem get resolved. I will definitely live here next year! :)

Overall my experience has been good. I enjoy the space and like the furnished option and apartment location. It is far enough away from campus that the craziness of undergrad life feels somewhat removed. Amenities are also very nice, and I have had positive experiences with the leasing staff in-person. On the downside, when issues arise solutions often take longer than I would like, especially anything over email. As a graduate student, I sometimes am frustrated by the more on campus-style arrangements (i.e. the package pick up system, quarterly apartment checks, move-in day). Big picture though, I am happy with my decision to live here.

Ive been in a 4-bed 2-bath for over a year and I must say that the apartment itself is great. I've had great roommates, the amenities are Perfect, and the price is good.
That being said, even though I've had great service from the office staff especially Paige, I've had annoying and frustrating experience with the higher management.

I love Chandler so much. The amenities are great and the floor plans fit literally any need. Maintenance also works so quick and will help you with almost anything (I had one come to clean our vent and it took a day for one to come, super happy about that!) the safety here is top notch, the fobs work well! Also the walls are THICK and it s so nice! I ve really enjoyed living at chandler and will for sure live here again!

The property manager does not care at all about the quality in which he maintains the interior or exterior of the apartment complex. Thank God for my parents and Michigan State law who saved me from fulfilling my lease at this apartment complex. The apartment unit that the complex attempted to have me stay in was completely inhabitable. The unit's bed had items from the previous owner and was stained. There was no frame or blinds on my window. The unit itself was completely filthy and the bathroom was destroyed. The sink in the bathroom was brown, broken, and unsanitary. The outside of the property not maintained either, and there were several complaints by current tenants that this is normal day living at the Village. Please, before you sign your lease, do your research. Read the reviews across all sites (not just google) and beware of the fake reviews. Before signing here, make sure you check out the other apartments near this complex , not owned by this property managment company who often reduce their prices right before the summer and the start of school. If you are a resident who is facing an inhabitable space please contact the management company, review your lease and inquire about the buyout option. They will try to tell you that you are stuck in your lease but you are not, please cite Michigan state law when you speak with them.

DO NOT MOVE HERE ! I moved in at the end of August and I have experienced nothing but poor service. Like it is terrible living here and I regret it so much. They lose your packages , charge you for things that are inaccurate and maintenance team is lazy as ever. I would not suggest living here. It is beyond unprofessional is makes no sense. Also , the outside of the buildings looks like the projects and the hallways are super dirty.

I toured here with my best friend almost two weeks ago. The staff were really nice, made us feel welcomed and were open to answer all the questions we had. The amenities they offered were unbeatable in my opinion. We loved the complex so much we signed right then and there! I m excited to move into this awesome facility in August!!

If you didn't sign yet don't. They are unorganized and unprofessional. Right when I moved in they didn't even have my keys which is what I'm paying for and they don't even have it ready. They unlocked the door for me and told me just to leave it unlocked till they got me my key! Then they said they would get me my key that day which they never did and it took over 5 days till I finally got my key. Then they left the bathroom all dirty and didn't even have the furniture in my room they were supposed to have. Then later they tried to charge me another months rent saying I never paid which I did and I had the receipt. They said I needed to get a lawyer cause they lost my money and they said if they can't find it I need to either pay another months rent and the late fee or go to court. They ended up finding my money 19 day later and they never took the late fee off till I said something about it. I had to explain it to them 5 times. I never got an apology or anything and this is the 3rd time they tried charging me a late fee when I paid on time. Then the hot water was not working and we sent in a service request and they said they fixed it but never did. We didn't have hot water for over a week and had to send in 4 service requests. They give prizes out for people to give false reviews and don't ever own up to their mistakes. The printer never works and the wifi will randomly go out which is bad cause us students need wifi to turn in homework and do school work. In short I would not stay here. Find a different place while you still got the chance.

The worst place to live in east lansing. I thought my issues were done when I moved out, but I am now getting charges for things that were not my or my roommates fault. The staff ignores complaints, everything was broken and dirty upon move in, and there was food in the couch crevices. Paint was chipped on every wall/cupboard, stains everywhere, just awful. And then we were charged for those things that have been there since we moved in. The relatively inexpensive price (compared to being closer to downtown EL) is not worth the issues you get with living here. The only positive thing I have to say is that maintenance is nice and helpful.

I lived here for over a year. During that time numerous things broke (water heater, air, stove, fridge) and each time it took numerous days and multiple calls to get them to come fix things.
They billed us for things that we weren't supposed to be billed for.
They put random people in our apartment.
They told me my security deposit could be used towards a lease takeover fee and the rest would be mailed back to me, then didn't respond to any of my calls for 2 months.When I finally went in they recanted what they said and told me I owed them $200.
Their pools, indoor and outdoor, were disgusting.
We constantly had issues with them.

Amenities are excellent. Maintenance is for the most part pretty knowledgeable and quick. Some of the office workers are way better than others. All in all its a wonderful place to live and it's super affordable. Fun summers. Great people. Nice housing.

TL;DR: This place is good if you just need a short...

TL;DR: This place is good if you just need a short 6 months place to stop, but long term its going to cost you more for a lot less than what you would get else where.

The price is usually reasonable. However, the extra fees the constantly find to charge there residents makes it unreasonable. They cancel reoccurring payments without notifying the resident, and if you are more than a day late (which you would be if you thought you had reoccurring payments scheduled) then you get charged with a $75 fee.

The utilities are split for you, which would be nice, but they hold on to the bills for months and then hit you with a large amount all at once. The apartments are TERRIBLE for holding heat in the winter, so the heat is constantly running.

It is nearly impossible to actually talk to a manager. Emailing, calling, stopping in, they are always too busy right now or not in. They do not respond to emails or call back request. The associates can almost never help with issues.

The workout center is a joke. Some weights are missing, so actually training requires one to make jumps in weight by 10lbs or more. The treadmills rarely work.

Last year I moved to East Lansing, from out of state for school. I stayed in a 3 bed 3 bath at The Village. While having a fully furnished apartment with certain utilities provided was nice, the property management, both West Pac and now Peak Campus, have not been communicating with residents properly.

In my situation, I lived in a 3 bed 3 bath with one roommate. I paid a $250 lockout fee for the third bedroom because I did not want an additional roommate and neither did my roommate at that time. We originally thought that we would be staying in a 2 bed 2 bath at Chandler Crossings, leased through West Pac Management, but we were misled and ended up with a 3 bed 3 bath instead.

There was a change in management towards the end of last school year and Peak Campus Management took over.

After moving out in May I was able to find a subleaser who would stay for the remainder of the leased term. My lease was assigned to the subleaser and I paid the additional requested fees to transfer the lease from myself to the subleaser. Now the lease agreement itself says that The Village will only accommodate assignments of leases and not subleases themselves, the difference being that an assignment of a lease is one in which rights and responsibilities under the assignment of a lease transfer to the person being assigned the apartment (aka the subleaser). However, like I said before, my roommate and I agreed to a 3 bed 3 bath, after West Pac told us they no longer had any 2 bed 2 bath apartments (by the time we found out that information it was too late to find another place to live for the school year).

With that being said, Peak Campus charged a cleaning fee" associated with the common area of the apartment after all tenants left. This bill was sent to me the beginning of September because my email address was on the account according to one of the staff members at the property. When I asked my former roommate if she received a bill specifically about her unit in the apartment pertaining to the common area cleaning fee, she said she had not.

The cleaning fee ($8.33) was attached only to the one unit no one ever occupied, but was sent to me, because although I assigned my rights to a subleaser, I was still responsible for the 3rd bedroom's fee associated with cleaning the common area since that particular unit was not assigned to my subleaser. I found myself questioning why only the one unit no one stayed in was actually charged for the common area cleaning if all three units are supposed to be responsible for taking care of the common area, per the lease agreement?

I say all this to give a very transparent review about this property and the management company involved.

Not everything about the village is bad, the bus stop to school was pretty close to my apartment which was a convenience that I appreciated.

I just want to make sure others are aware, especially those from out of state like me.

Also, it would be better if management told tenants upfront that there is a possibility of being charged in these situations even after your assign your lease to someone else.

Wherever you stay always read through your lease and get things in writing to make sure you have a full understanding of what you are and are not responsible for.

In addition, I asked for a receipt after sending a check for the cleaning fee. I was assured that an email would be sent to me with a receipt confirming my payment. The check was cashed on September 16th. It is now September 20th and I have not received a receipt. I have contacted them to follow up and a staff member told me that I would receive an email from the account manager. I have yet to receive this email which I specifically requested when I first went to settle the account more than a week ago.

This last year I stayed in the Village at Chandler Crossings, for the most part I was ok with the apartment I got. It was cheaper and i expected it not to be perfect. when I arrived many things were already broken in the apartment, which I mentioned in the move in form, and I put in requests for many of them to be fixed throughout the year. Some of these pushed me near my breaking point when in the first month the fridge broke and food my roomates left in it rotted. this caused a stench to permeate the apartment for months. I put up with waiting weeks for a new fridge. The AC was also broken and was not fixed the first three times they sent people out to fix it. it would work for a day maybe then break again. Then the dishwasher went. after many "fixes" I gave up on asking them to fix it and decided never to open it because it reeked of sulfur. I put up with all of this because I thought it was ok and I could live with it. Then I moved out. I cleaned everything out of my room and bathroom. left no sheets, personal items, or even trash besides a box of tissues and wall hook on the desk. i cleaned most of the rest of the apartment to beyond what i received it in and then after the lease expired I received a huge "cleaning" bill. Over $600 and that was already split 4 ways so I can assume they somehow priced cleaning the common room at over $2000. THIS IS INSANE AND YOU SHOULD NOT STAY HERE UNDER ANY CIRCUMSTANCE.

My property was taken by the maintenance people and the manager Samantha Brady has not emailed me back after a month regarding the situation.

The front office staff especially Dominic has been very helpful throughout the year.

I m highly disappointed with The Village at Chandl...

I m highly disappointed with The Village at Chandler Crossing. I was out visiting my daughter, whom attends MSU, and imagine my surprise when I show up to the apartment to find out her refrigerator is broken and it will take 4 days for parts. (I m not sure how they knew it would take that long for parts to come in since no one even came out to look at it.) It is truly sad and disrespectful that not one person was willing to help or return a call. We had to throw away 2 garbage bags of groceries and that doesn t even take into account what her roommates will need to throw away. This lack of help seems par for the course when it comes to issues at this complex.
AVOID THIS PLACE AT ALL COSTS!!! Don t believe the fake reviews they write themselves.
FYI...this has been going on since late last week and I have not had a return call from anyone yet and neither has my daughter or her roommates. As a signer on the lease it s the least we deserve!

Every time I m in the leasing office, either Jordan or Austin is always there to help me out with my packages! I feel like I am picking something up every week, so it s nice to see familiar faces and be greeted with kind smiles every time I m there. The apartments are also nice since each room has their own bathrooms! There are SO many parking spots, so you never have to worry about parking too far from your building. Overall, these apartments are cheap for what you get and have wonderful staff at the leasing office!
