This management company refuses to acknowledge resident concerns following a shooting incident on the property, during an outrageously overcrowded, officially sponsored party that took over the entire community. Note that the company hired to run the party on the PEP property is titled "No Crowd Control." Management at the property level is atrociously unprofessional and talks to residents like children. Management claims to be available "Monday through Friday," but when you go to talk to someone, it takes 30-45 minutes to "find" them in the back office, and then when you've waited nearly an hour, they inform you to leave and call back later. Every. Time. Additionally, throughout the year, next to nothing is done to solve or even show interest in assisting the upstanding residents that pay rent and take care of their units. Corporate does not appear to care as several requests for contact and follow up have gone ignored. Avoid Pierce Education Properties!

I have left 6 messages for corporate- specifically Sara Michaels. The first message left was on 01/07/2020. I have YET to receive a phone call back from her. The lack of concern and professionalism is completely unacceptable, especially from a CORPORATE OFFICE. My son and I are having a TERRIBLE EXPERIENCE with the Pavilion in Gainesville FL. I thought the whole purpose of having a Corporate office was to oversee, manage and assist in dealing with issues. I can now see why the local office is so unprofessional.... it comes from the top. I will be sure to share my experience on EVERY PLATFORM that I can. This includes my experience with the local office as well as corporate.

I love at the Pavilion on 62nd, managed pay PEP. I can get over the poorly constructed counters, loose screws, pre-damaged furniture, excessive overages, loose wires, broken appliances, filth, bugs, and everything else. I can clean and make it a suitable environment for me to reside. However, I cannot fix the staff, the security, the "cameras", management, and general treatment of the residents. I've had personal property stolen for the rack outside my unit, charges for pets I don't have, multiple arguments with the staff, and complaints that just go unaddressed all together. Let alone the 6 hour wait on move-in Day where residents were told we had to leave as the office was closed. I refused and they threatened to call the cops. I would heavily advise all students to avoid The Pavilion on 62nd and PEP in general. Our safety is not only at risk as security and camera are scarce to none but the lease states just how unprotected we are, the cameras aren't mean to catch crime, the security only monitors the front gate (which isn't the only entrance) and damaged or stolen property goes unaddressed. Have complaints for the office? Sure they provide a business card but the number goes straight to the office again, and the email is almost never addressed.

My niece currently stays in Cayce Cove and she is experiencing mold/mildew in the walls due to a leak from the AC unit. The property manager has only addressed the issue by having maintenance spray bleach in the walls and not fixing the issue behind the wall. Have contacted Corporate and they have neither addressed the issue. Big concern is the health of the student in the unit especially the one that had brain surgery recently. They have reported it in writing according to the lease and yet the conditions continue to worsen.

If I could give 0 stars then this would be it. These people charge fees that are not in the lease and attempt to evict. Can't wait to see these people in court! Word of advice from a lawyer, when a company like this tries to take advantage of students and charge fees as rent, take them to court and you WILL win. Do NOT pay any fees to this company upfront and try to fight later in court, let them sit and beg in court while the judge tosses it

This company is beyond great. I currently reside at the property located in Gainesville,Fl (The Pavilion on 62nd).
Communication between the residents, on site staff and upper management is always spot on. Moving forward I would recommend more involvement from upper management in terms of renovations and upgrades to appeal more toward the young college students that we are.
Besides that, I love it here :)
