They farmed to local Appraiser's in the State, where houses are be purchased. The Appraiser put the wrong address on the form. They told Wells Fargo, the real address is noted on some random page. Now they are stubbornly telling Wells Fargo its fine. Wells Fargo is trying to get them to get the Appraiser to fix, basically her mistake. The Appraiser says she can't fix unless PCV Murcor tells her too.

Steer clear of this failing company "PCV Murcor". We had a terrible experience with their very unprofessional, rude and hateful appraiser Bill Johnson. His appraisal was pure garbage. I treated him with respect only to find out that he went on to file flawed complaints against my property which of course were thrown out just as he should be thrown out of this business and find another hobby. He was clueless and compared my property to similar homes 15 miles away in remote areas with much lower sale prices. He overlooked close to half a million dollars in improvements and appraised the property LOWER than the department of taxation value. He was malicious and deliberate. It's too bad there is no minus rating because that's what they deserve. There is a special place in hell for people like Bill..

Terrible company - just sat on an appraisal, sent in by an independent appraiser, for 2+ weeks (way past due diligence) before sending it in to the bank, and the appraised value came in way lower than market price. Simply unacceptable to not get this sort of information out to the bank in a timely manner. Avoid at all costs.

PCV performed a desk review of an appraisal done for a refinance.

Per PCV, a 37 month old comp, where numerous more recent sales are available, with no adjustments for the increased market over 3 years, is acceptable and the most relevant comparable sale.

Per PCV, a 13 month old comp that is 10 miles away across two major highways is located within the described neighborhood (it isn't even close) and the most relevant comparable sale.

My lender's choice of PCV to review the appraisal (along with their choice of the original appraiser) is making me question their integrity and whether I want to complete the refinance.

The left hand doesn't know what the right hand is doing. Poor communication with the borrower (myself) and follow through w/ the lender Wells Fargo. Wells Fargo eventually filed a formal executive complaint for failure to release an appraisal to the new lender after the assignment letter was issued by the Wells Fargo Process Manager. Will not do business with them again.
