Stayed in room 301, it feels like a converted janitor's closet. The bed was clean and nice made and the room was tidy, that's the good. The bad, the layout is weird because of the maintenance closet in the middle of the room, the bed does not face the TV (there is no seating that does), cable tv recrecepn is fuzzy the toilet has no cover, the bathroom wallpaper is interesting, the shower curtain had a stain on the back, one of the lamp shades is warped, the window that looks out to the river has streaks on it. Not sure if this is the worst room here, but it has to be close. 2 stars, because is clean at least.

They gave me the wrong room didn't inform me just booked me ... I went too go see the room and it was not the room i paid for in advance I wanted the king suite with the river view front and instead got a 2 queen double bed very unacceptable... I go to the desk to inform them.. he insist that that's what i paid for so i pulled up the itinerary from Priceline.
and showed him i paid for A day in advance I'm supposed to have a king suite says they gave my room away smh. I wanted a refund and my night was ruined currently waiting on my refund.

Nice place on the River Walk, great view of Windsor Canada. Clean, smells really good, TV channel selection and wifi is standard for a hotel. Gym on site. Parking is good, lots of places to order food however be mindful of delivery fees one place charged 10 bucks. Lots of places nearby also. Will add more if anything changes.

If I could give this Hotel below a one star they do not deserve it! Horrible customer service!! IF I COULD PURCHASE THIS HOTEL, I'll FIRE THE ENTIRE STAFF THEN SHOW YOU HOW TO RUN A 5 STAR HOTEL

Bedbugs 4th floor!! Bedbugs are literally through this nasty Place and the housekeepers know it!!Place is dirty, rooms, sheets, covers, towels. House keeping manager is rude and unorganized, unprofessional. Hotel and rooms smell. Hotel is Old and run down. Check-in wait is for hours!! Bar/food area is never open. They still rent out the rooms to guests infested with bedbugs!! Ceilings leaking in our room! (Pool area is nice because its on the riverwalk, but its never cleaned!) Staff is rude!! Me and my friends over heard staff talking about how the company messes over them with their money(checks)& that they never go into the rooms that are infested to clean them... They had us going into a dirty room then had to switch us to two different rooms. Heating/cooling systems do not work!!! STAY AWAY FROM HERE! Go else where!!

We spent one night and was a nightmare: dirty room and NO HEATING, the room was frozen. After several complaints and promises to receive an heater (never received) a guy at the front desk proposed some blankets and a 50% reduction. Guess what: we paid full and nobody reply to my email and call (I'm still waiting for a call from the manager). Congratulations. Stay far from this place, specially in winter!

Worst hotel i have ever stayed at. Dirty, disgusting, scared to walk in the bathroom without shoes on. Beds are not comfortable, have that plastic underneath the sheets feel. Stayed on the first floor with scary alley view if you open your window you are at risk of someone just crawling in, no screens on windows. This hotel is Nowhere near city center or anything cool in detroit... You will also pay a $18 resort fee that they don't tell you about and I would be okay with that if it at all felt like a resort. Spend your money elsewhere this place is 1 star. No idea how they faked their way up to 3 stars... must have been every employee writing fake reviews.

Room was good - all amenities of a normal hotel room. A fridge would have been nice (available for an upcharge, though). Service was fine. The river view was great, but you have to request that and pay an upcharge for a river view room. Proximity to downtown was great for the price - this was the main selling point for me. An uber from the hotel to downtown was around $7.

This hotel is so horrible!!! My room didn t have any heat it was cold. I asked them to fix or change my room they agreed to fix the problem but never did. Room was 40 degrees & I got sick. I also left a pair of Jordan there called the same today to get my shoes sent to me. They said they were gonna send my shoes it s been 3 weeks I been calling up there & they really seem like they don t want to help. I FEEL AS IF THEY WANTED TO KEEP MY SHOES. moral of the story it s a 0 for me. Don t book here. They are thief s & poor customer service.

Our experience was dreadful. Our reservation wasn't honored. Was given a room that had already been assigned to someone else.. thankfully we didn't walk in on anyone in a compromising situation. The front desk seemed totally incompetent. We ended up driving back home..a three hour trip.

On the plus side: our room and its bathroom were large and clean. The riverside area was beautiful and the location was handy for the places we needed to go. BUT....there seemed to be a LOT of inconveniences. Like the street leading to the hotel - narrow, full of potholes and badly patched pavement that was rough on the tires and undercarriage of our car.
It was inconvenient that there was NO signage indicating the handicap accessible ramp at the main entrance. We found out it existed only after dragging my husband's walker UP the stairway to the front desk. When we mentioned it to a staff member, we got a shrug of the shoulders and the remark, "Well, you must've walked right by it."
It was also inconvenient that the staff member didn't bother to mention that the entry at the ramp is LOCKED at night. (with no key card apparatus to let ourselves in) So, when we came back late that night, we went down the ramp to the terrace level only to find out that we were locked out and had to backtrack to the main entrance and AGAIN drag the walker up the stairs. Exhausting for someone with mobility problems.
Inconvenient that the only electrical outlet in the bathroom didn't work. The large shower head was terrific but it's placed at shoulder height. (I'm 5'6") Beautiful mirrors in the bathroom too but no switch to turn a fan on to clear out the steam.
Inconvenient that the ONE accessible outlet in the room worked only if the light switch was on (so forget plugging in a little night light for those middle of the night bathroom trips). Also, if you wanted to use the mirror over the desk to fix your hair, the outlet was too far away so the cord for the blow dryer (furnished) wouldn't reach.
Inconvenient to be given only the sheet and one thin blanket on the bed. No bedspread or comforter to pull up when we got chilly in the night.
Inconvenient that the front desk button on the bedside phone didn't work when I tried to call to ask for extra pillows. When I mentioned the request to a lady from housekeeping, she must have forgotten about it. We made do with what we had.
Finally, at checkout time, we were told that we couldn't get a printed receipt for our stay.
Lovely looking place but, unless the service improves, I doubt we'll be back.

I worked there for a 2 weeks and I gotta say the management and the owners are not the great people to work with. They paid me after 2 months and I had to go thru state labor to get my money. Still didn t get the full amount for hours I put in. This place is creepy especially if you re working night shift. Lots of complain from the guest there s always something wrong with the rooms. I felt bad for the people who spent their money because of the river view location but always leave here dissatisfied. They have over 105 rooms but only 10-15 of them are in good shape. They re cheap they try to fix everything themselves to save money and make the guests suffer.

I was charged for a King Riverview room, but I had a queen bed. Because they had system issues we couldn t get a key card we had to wait till someone was at the front desk to 10 minutes or longer every time. The view was nice but for the amount of money paid the bath tub could have been resurfaced with better soap.

This hotel is a JOKE! We paid $272 for a 2 day stay ... also, if you book through a 3rd party company ( Hotels.com, Priceline.com and / or Booking.com ) they do not tell you about the $103 deposit... when my mom and I arrived the drive way is filled with potholes ... walking in and up the stairs to your right is this (photo attached) before walking to the front desk the ceiling is out as well so if a wire was lose it would fall directly on you ... check in isn t until 4pm which is inconvenient if you are driving from Texas or any other state that s 10 hours plus... I explained to the front desk that we had been driving for 16 hours and just wanted to shower before meeting family ... one of the rude employees said he was going to check the room to see if it s clean ( IF CHECK IN IS AT 4PM ) shouldn t it be clean by now? That was just the start of the BS that comes with the staff and the rooms... after waiting another 25 mins for the young guy to check the room he finally gives me the room key... I asked how to get to the room and it bothered him as well ... when I got to the room I was very disappointed that the room looked haunted ... it was very dark in the room with the wall lamps... the chair that s in the room was filthy... and the bed appeared sketchy... I go to tell Priceline about my experience... the gentleman called the office (over 5 times) to get my money back free of charge... since he couldn t get it from the front desk men we needed a supervisors to handle the situation ... the hotel manager/ CEO sent another front desk agent and told me that I either take the room or that the L and lose my money for the days and the deposit... the guy that management sent to talk to us was friendly but he was literally selling us this garbage of an hotel ... he showed us 3 different rooms and they all looked horrible... one of the bathrooms has mildew on the way and a fix it yourself hole in the wall ... so it wasn t pleasant at all ... they lied and said the place was being renovated but no signs are up explaining that ... we didn t stay at the hotel at all BC we were afraid to find out if they had bed bugs or roaches ... ppl spend your money somewhere else ... stay away from here... we checked out the next day but did not use the room at all ! I ve attached the other pics below as well because it s nothing like the pics and I give this hotel a negative rating ... and btw I didn t get my money back and was told I had to pay $175 to get my money make it make sense...

DO NOT BOOK - INFESTED WITH BUGS AND WASPS

Stayed here for 2 nights and found 4 wasps within the first day, only to find an actual WASPS NEST IN THE CURTAIN OF MY ROOM. Then, when we went to the front desk they said "they cannot guarantee there won't be wasps in any other rooms". They provided us with a second room that had a different WASPS NEST in the curtains. Staff is extraordinarily unhelpful, we still have not heard from the manager after 2 weeks and they WILL NOT GIVE US A REFUND OR DISCOUNT. Terrible experience. Awful customer service. The worst hotel I've ever been in. Please, stay at a national chain and book with someone else instead. Cannot believe the utter disregard for guest safety and cleanliness at this hotel.

This place was a very bad experience got there to check in around 11:am on 3/16/2018,our first room had mold all over the shower curtain and the tub and floor were dirty, checked under my mattress found a skittle package, went to manager, put us in another room, the door didn't lock and it,was dark in there curtain falling off the window, third room it was freezing cold no heat,we checked out, went to comfort inn suites, our guest came checked in had to leave there room freezing...The Drive away should have been our first thing to say keep going(raggedy) You can do better take my word for it...hope this helps you...

When we arrived we were a little taken back by the location, as it's in a run down area off a side street and there are signs in the parking lot saying to park at your own risk. But the hotel is really cool looking and the inside is nice. The rooms could use a deep cleaning, but the sheets and mattress were clean and the bed was comfortable. Our room had really cool high ceilings and a view of the riverfront which was awesome. I was a little taken aback that my card was actually charged the safety deposit instead of being held on file and now I have to wait several business days to get that back which is a little frustrating. Staff was friendly enough, the girl who checked us in had no idea where our room was when we asked.

This was the worst hotel experience I ve ever had. The first room we had was not rentable. There was wires showing in the bathroom. An air mover in the bedroom. No TV. The lamps weren t put together. They had no other double room with queen beds. Gave us a standard king with one bed. We had 4 people. , no rollaway. No extra pillows. They didn t even offer to do anything for it. No refund of difference. If we hadn t already drove 2.5 hours we would have not stayed.

The hotel is in an amazing location and should easily demand 5 stars. I found the staff to be one of its best assets as the are extremely helpful and more than willing to try and make you stay enjoyable, however they seem to be understaffed making it neatly impossible for them provide that truly amazing service.
The rooms were large but dated. The carpet needs to be cleaned or replace, the toilet would rock back and forth as you tried to use it, the toiletries where not replenished and the windows needed to be cleaned both in and out.
The hotel has a restaurant with excellent food but not enough help to provide good service and was not open until after 8:00 in the morning during the week.

First impression upon walking in was a guest yelling at the manager in the entryway for being double charged for their room & saying they had been trying to speak to a manager for their entire stay. Went up to the lobby and there was a printed sign at the desk stating check-in at 3:00pm, it was 2:00 pm and 6 people in line and 1 agent working the desk. Decided to wait to check-in later, left and called from our car to ask about parking.

Upon trying to check-in later, the guests in front of us were given a total price of $127, but we were told our total for the same room would be $197 and they "don't do refunds" so I would need to speak to a manager before check-in if there was an issue with the price. They also tried to hide the fact there is a "resort" fee attached to the total.

Based on the terrible experience ahead of check-in, we decided to go elsewhere and not prolong our time at this hotel.

The most disgusting place I've ever stayed at. Here's why. 1) Stains on bed sheets when we arrived. 2) No duvet cover. 3) No fitted sheet. 4) A massive stain on the bed skirt of what appeared to be semen. 5) Telephone didn't work in the room. 6) AC didn't work the entire trip, it was 90+ degrees while we were staying there, our room was 85+ degrees inside. 7) Bugs everywhere in the room.

The location is ok and the view is beautiful but do yourself a favor and save yourself from the headache of bug bites, heat stroke, and feeling nasty.

I just returned from an awful visit from this hotel. First the drive to the hotel is extremely rough due to all the potholes and the parking lot is small and does not appear to be lit well. The hotel itself sits in a great location on the river and is a beautiful repurposed building, however the hotel lacks the detail to make it a great stay. First, I was called by the hotel two days prior to confirm my reservation, if there was a problem, I would assume I would have told about it then. Walking up to the hotel, I really liked the old building feel, but the overflowing trash can should have been my first sign of what was to come.
The lobby was inviting with a nice sitting area with a working fireplace. There were several people in line in front of me, with only one person working the front desk on a Friday. Each person was having difficulty checking in, and I was no different. I was told they did not have the room I reserved, but were upgrading our room to a penthouse suite with only one bed and a pull out bed. Traveling with another male friend, sharing a bed was out of the question, so we decided we would see what the room had to offer.
Walking in the room, one of the two bathrooms had zero toilet paper and the other bathroom only had one roll. The room smelled terribly of burnt marijuana. There were no sheets or blankets for the pull out bed, and the closet containing an extra pillow would not fully open due to furniture in the way. Trying to operate the phone with unlabeled buttons was confusing only to hear the front desk tell us that we had to come downstairs to get the items.
The pullout bed had springs that poked through the mattress actually causing a small cut on my friend, so we requested a roll out bed. Taking a shower, the soap dish fell off the wall. The appliances in the room were not maintained well as the small refrigerator was dented and coffee pot was not put together.

The hotel charged a resort fee, but the resort didn t have a restaurant or bar. When asked what made it a resort, the worker stated the hotel sat on the water.
The room itself was huge with clean newer carpet and updated countertops and shower tile. The shower had hair in it. I didn t mind the older look of the room due to the building itself being older.
The second day both keys to the room failed to work, and even with a needs service sign on the door, the room was never cleaned by hotel staff or stocked with fresh towels. Throughout the night, the entire floor as well as the elevator would smell like burnt marijuana.
The staff was extremely friendly, and the location of the hotel is great. If attention were made to all the small details, it could have been a great experience. If you are looking for a hotel close to do downtown that is affordable and don t high standards, this might be the place for you. If you want to get away for a romantic or family get away, stay far far away from this place.

0 STARS!!
This place is a joke! Staff is untrained, they have no idea that they're doing. Double booking rooms, no a/c. DIRTY.....left over food on the floor, there was about 20 yrs dust and dirt on the return vent. Pee and poop left in the toilet. No shampoo or conditioner in the room but we did have 3 bottles of lotion and 1 tube of sunscreen. DO NOT WASTE YOUR TIME OR MONEY!!!!

The room was orginised nicely, but it was not perfect. I called and requested blankets and sheets for the pull out bed, and the service was very slow. In fact, one section of the pull out bed was missing.

Broken A/C was the least of my problems. They say the security deposit is supposed to be refunded after 2-3 business days. It s been over a week and I still have yet to receive the money. I called and someone told me that it had already been sent to me, but considering my bank has no record of that money being sent, it s obvious that this hotel employs thieves and liars. I just want my damn money because this hotel is barely worth $60 a night and after that deposit I paid over $200 total for one night.

My family and I visited Detroit because my son participated in the Quick Lane Bowl on 12/28th. I chose this hotel because of its location to downtown Detroit and its old vintage style. I requested an early check-in but was told it was not available but my room should be ready at 3pm. We arrived at hotel approximately 2:30pm in hopes of the possibility of room being ready. When we arrived, it was at least four other families waiting to check-in. At 3pm, we were told our room still was not ready. I was told I had to wait until housekeeping completed room. Approximately, 3:15pm other guests rooms begin to be change to accommodate them. I was told again I had to wait because I reserved a double queen room. It is now approximately 3:30pm, my son game begins at 5pm. and we still needed to drive to stadium, check-in and stand in line to get tickets, so therefore we were running late. I shared with staff and stressed the importance of this game. Soon all other families were accommodated. No one seem to know how to handle this situation. We eventually were placed in a king suite room temporarily to be moved when we returned per my suggestion at approximately 3:45pm. I requested a discount. A breakfast discount was suggested but needed approval. Approval was not given and discount was not provided.

The hotel needed major updating and repairs. The furniture was worn and not clean. Our room had broken ceiling tile and missing covers on outlets. I spent the entire night struggling to keep the sheet on mattress because the elastic on sheets were worn. The staff were not understanding. I would not recommend this hotel to anyone.

Hidden gem. Clean rooms and excellent view on the river. Could use modern renovations without loosing its historical integrity; but I'm sure it's in the scope of their long term plans. Access to all of downtown Detroit!

The reservation was for July 23, 19. At check in our credit card was charged a service fee of $103 and we were told it would be refunded in 2-5 business days after check out the following day. We checked our account 7 days later and no refund was even pending yet! Both of us called multiple times per week, some days multiple times per day, and no one could help us except the elusive General Manager. We were told one week she was in and would get it taken care of, only to see no results. We were informed that the General Manager is normally only at the hotel 1 week per month! Finally, over a month after check out and me personally driving back down to the hotel was I able to get the amount refunded. That hassle completely ruined the experience. Obviously we won't be back!

THIS PLACE IS A SCAM TRAP! They will charge ridiculous fees on you card. The staff is shady, unprofessional and refused to identify themselves. They stole $250 from me then threatened to call the police because I wanted the managers name. This is a sad waste of a good location. Horrible people -RUN!!!!

I sit in the room very disappointed. The people who checked in before me left because there was no air conditioning in the room. Our room was a nice size and had ac working, but the bed was not changed nor property made (did they think we were the guests from the previous night or what?). The furniture is old and scratched. The tub could use a coat of glaze. The carpet is dirty and spots and/or burns are very noticeable. Luckily I'm here for the Earth Wind and Fire concert at Chene Park which gives me some consolation. Otherwise I would leave.. despite the no cancellation.

Worst hotel. The front desk guy was really trying but one man can t do the job of 10. Everyone on the 3rd floor was smoking weed and yelling till 3 in the morning. Room key didn t work for 10mins, had to wait till the morning for toilet paper. No towels what so ever.

Out dated hotel. Roaches in room. Saw at least 3 roaches come out of the dresser, I pulled it back and I saw roach eggs and roach poop against the wall. Yo the room was so dusty, when I slapped the bed with my newspaper the dust came up. I turned the tv on, and the cable went in and out, it had blurry lines going across the screen, and tv faded in and out. I called the front desk to ask for a room change, he said don t even bother, all the TVs is like this. The room was FREEZING!!! The only good thing I could say was they loaned me a heater but it was so old that it only heated within 3 feet of it. The toilet had waste stains around the seat and the toilet bowl already had urine in it when I first checked in. The garbage had 2 used condoms. I felt so disgusted that I laid my face on my own clothes to make sure I wouldn t have contact with the sheets. I even had to sleep with a sweater on cause that s how cold it was. Luckily I had my own wash cloths cause their wash cloths had brown stains on it, the towels did too. I stayed here for 2 nights, no lie, I saw only 1 other family the whole time I was there and they said some of the same things about their room. DO NOT STAY HERE!!! you get what you pay for, it s not worth your health, take my word for it. The only reason I stayed was cause it was $74 a night and now I see why. Big mistake!!!!

Two hours to check-in! We arrived at 3:30pm- there was only one employee working at the front desk until 4:15pm. Each person had to be taken to their rooms before they could check-in as the a/c was not working in the rooms and needed confirmation from the guest the room was acceptable. When we were finally taken to our room it was on the first floor and close to the front door. Safety and noise were going to be an issue as our room has no a/c and we would need to open the windows. We requested another room and Michael (who was nice but you could tell he was overwhelmed) told us they were booked full and in order to MAYBE get a different room we would have to cancel ours then we would have to call reservations to hopefully get another room. We had already waited TWO HOURS to check-on and needed to get to the baseball game so we kept the room. All other hotels in Detroit were booked solid and we drove an hour. There was no a/c, remote for the television or any Wifi! Not to mention the used condom that was found behind a night stand while looking for the tv remote. Horrible experience. No management was to be found. They threw their employees to the wolves! It s pretty pathetic when the employee mentions he knew all these problems would arise weeks before as he looked ahead on the schedule and saw the hotel was booked up.

Horrible!! If I could give this place negative stars, I would. There is absolutely no air conditioning in this building. We couldn't find a working ice machine and the building has a funny smell to it. The staff is not attentive with the exception of one older lady in housekeeping.

Terrible! I stayed here almost 2 weeks ago and have been requesting a call from a manager since the night I checked in and have heard nothing! Our room was dirty, we had no heat and the tv didn t work! When I talked to the front desk person he asked me if I had troubleshot the heat to which I responded I didn t pay to play around with the heat. When I complained about the tv not working I was told none of the TVs on the 2nd floor did and when I complained about the filth I was told they were short staffed.. after freezing in my room for a few hours we finally got another room but my concerns still haven t been addressed. I feel I am due a refund because of false advertising (my room looked nothing like the online advertisement) and the substandard service I received. In addition they know they have a problem with break ins and have done nothing to mitigate it. When I went out to my car Saturday morning there were at least 5 cars with broken windows. They should have hired security by now, to at least cover the parking lot, if they cared about their customers. I will never stay here again and do not recommend them to anyone.

Step 1: reset your expectations that you'll receive immediate service and accept Roberts for what it is - a clean and inexpensive hotel located on the water just minutes from downtown. Step 2: repeat step 1, as most of the reviewers here are snowflakes who seem to feel that their needs come first, everyone else be damned. Step 3: enjoy Detroit then come back to a clean room where the shower is ok and the AC may not be working, but it's clean and safe. I'll definitely be coming back to the Roberts, and will be asking for a water view the next time.

I wish I could give zero stars I worked at this place for maybe a month first of all the manager Sandy Bishop doesn t even want to be known as the manager around guest that want questions answered what type of sh**t is that .. secondly the events coordinator isn t on site and never gets back with people . Thirdly my son had a head concussion and I called off due to that and even showed discharge papers and they responded they will Call Me back so unprofessional and rude . Fourthly Supervisor Mike is Lazy ASF doesn t want to do his damn job and calls people even on their OFF days to come to work. Only about 10 rooms are decent the rest have no A/C or something wrong with them. They never go a day without some complaints only good thing is the location . Housekeeping supervisor is rude ASF thinks because she s older she can talk to people anyway somebody should have been put her in her place . They never keep employees went through about 35 within a years time that says something about this place .will have about 80 check ins and only have one front desk agent need to upgrade rooms, hire new management and events coordinator, and maybe this place would be great but until then this place sucks A$$!!!!!!!

This is not a four star hotel. The staff was unprofessional & They are short staffed. They charged an extra 100 deposit once we got there, which it never said on the website. There were bugs in the room as well. Will not be ever returning .

This hotel once was a grand place, however she has a lots of ware and is in need of a well deserved remodel. The hotel is sitting on a prime river front location that any company in it right mind would make the crown jewel of it's company.
