Leo Vazquez is the most rude property manager I have ever met. He is an ignorant who has no clue of how to treat the residents, he feels he has the power for his position as a P.M. but he is an idiot bully and ignorant. His whole staff is pretty messed up, assistant manager, the silly boy who thinks that knows it all at the front desk of management office, OMG and the super idiot, rude, and most unhappy person in the world ANTHONY!!!!!Leasing office sucks, Karol never picks up the phone, she lies to you while you are filling the application and after you signed for everything she treats you like she never seen you before. If I could I would give this building a 0 star!!
Beware of the gangs, they make you a background check but there's a lot of drugs and dealers inside that building!!!!
Maintenance people are the worst dumb ever!!!! Jose Mata is a rude idiot and has not clue of what he is doing, then the will get in your apartment without notice and they will wonder around your things!!
They also are rude and are very disrespectful with ladies, sexual harassment. That being said, is a horrible building to live on with a bunch of ignorant people making your life miserable!!!! If you complain and they don't like you, they will raise your rent next year to push you out!
It may be two or three people who are nice, Bernardo, a guy from leasing and the girl that walks the apartment with you when you are moving out. the rest sucks!!

The building is a great central location but there...

The building is a great central location but there's a reason why the rent is so low. Elevators are constantly out of service, good luck finding parking when you get home at night, management has misplaced my rent checks in the past and immediately posted threatening notices on my door and when they found the check, did they apologize or at least say our bad? Of course not. When you are taken on the tour, you're dealing with the leasing office, and they are very nice. But once you move in, you deal with the property management office and that's a different story. If you have any major issues with your unit, like it rains inside your apartment when it rains outside (even though you're on a middle floor of a 30 story tower), the management is less than sympathetic. They acknowledge that it's an inconvenience...(umm...how about a health hazard and probably creating mold by the ton?), but their response is pretty much 'it will get fixed when it gets fixed'. They are painting the OUTSIDE of the building right now and told us to take patio furniture off the balcony (which I did) but found that the painters had pretty much torn thru the wall INSIDE under my bedroom window. What was management's response? "We can't fix anything until they are done." This, while a thunderstorm rages outside. So, is it worth it? Not in my opinion. Definitely will not be renewing my lease.

Disgusting building. Worst choice ever to move here. Front desk verbally hits on you calling you beautiful when their job is to keep their mouth shut! Gabriella the administrator is suuuuper rude and mal informed. Karol is the only good thing about the building.

I lived there 4 years. Best location in downtown for the price, no traffic, easy access to highway and everywhere. Maintenance resolves most issues on same day. Leo the Manager is very professional and his entire team rocks. Really no disappointment. Thumbs up!

Karoll, Suheily and Leo are very friendly and All other stuff are very nice employees. The building is very clean and I am very happy to be a tenant in park place by the bay.
I would recommend everybody to move in this building all in all it is a great location and a great amenity.

I live at Park Place for 9 years now and have seen a lot of changes.... good and bad!!!
At this moment I believe that the property manager learn know how to listen to his residents and be be reasonable about everyone's requests and ideas to be a manager you have to have a good sense of courtesy and this has been an issue lately. (past year)
For the management office yes employees should treat residents better as well but if it does not come from your manager what can you expect?

Maintenance guys are most really helpful, Leasing office is good and the building itself needs more surveillance.
The pool area has been very crowded with underage people partying and adults not respecting alcoholic rules.
By the east lobby there are cockroaches around year round because of the garbage disposal by it.

The building it is good just needs better management I believe.
I see some improvements being done like change of carpet in some floors, automatic light by the trash disposal in every floor, new laundry machines that were very much needed but still with the old system of using a card where you loose money all the time or time fighting with the company and some work done at the pool that actually does not show anything different that we have had before..... but you don't know how to maintain it it does will be wasted very soon....
Parking is terrible inside the building no visitors are allowed even if you don't have a car using your entitle parking space almost not even residents can get in because the parking is always full at night... parking is not assigned ...
At the other hand I love the location it is very easy to get around the city, their no need to drive public transportation is around the corner.
There are still good families that make out of this building a family good place to live.

Many of the reviews are exaggerated and ill-intentioned in the comments.
It is not a perfect place but it is a good place.
Maintenance is better than other places as is management.
There are problems because it is a large building with a certain time and among so many people who live there there will always be different opinions.

Leo is the manager at park place by the bay, he is really sneaky person . And the building has the worst service every . And the service manager had insulted my sister. And they will scam you left and right. and you will never get anything helpful from them. The building has mold everywhere plus parking it's never organize my cars been scratched few times the elevators never work so many people their life were in danger because of it . They had a girl drowned in the pool. And they get my car towed which it was registered in the building. Made me pay for it and never refunded the money. incidents where they insulted my guests and much more!!! this building is truly a -3 stars the worst building you were ever live-in I recommend never moving there and the worst possible management team on the planet . So for the sake of yourself and your family and the health of your family never moved a trashy place like that..

I have lived in here for a few years now, only due to its proximity to my job... that being said, ever since vicky left, this place has gone down hill, fast! Leo is the new manager, not a very good one at all. the employes in the management office are rude, at best. they will loose your packages. the elevators never work. the AC units break constantly. parking? no spaces! the washers and dryers are always broken. overtown is a cross the tracks and is a dump. there are always bums outside the building, harassing you for money. DO NOT LIVE HERE. i absolutely hate it. also I'm pretty sure leo is a racist... i keep getting NOV's for no reason... he is targeting me

The management staff is very helpful and responsiv...

The management staff is very helpful and responsive to any inquiry you have. If there is a maintenance issue, they fix it within a day or within the hour if urgent. Anytime there is an issue, they resolve the issue quickly. The building is conveniently located to everything and you are not near the traffic of events/games/etc. Great place to call home with great views!

Three years ago I have a rented apartment.

Three years ago I have a rented apartment.
I feel happy. It has very good energy
The employees make one feel good.
It's all very clean and very safe
Employees who work with security guard
They do their work very well, in my particular case they have been able to take care of me and protect me.
Leo the manager is super and makes everything work 100% good. And the maintenance guys do a good job quickly and efficiently.
And the girls in the office very professional
My only recommendation is to put new lifts.
I recommend this place if you want to live quietly.

This place sucks. Lot of crime around the building...

This place sucks. Lot of crime around the building. Not safe to walk anywhere. The management office is only open during weekdays Monday thru Friday 9 to 7. All the packages you get are delivered only to management office and if you can't get home to pick up the packages before 6 during weekdays, there is no way you can pick up the packages. The leasing office won't tell you that there is a management office when you sign leasing papers. It is tough to get additional parking even if you want to pay extra. They don't have parking spaces and it takes 3 to 4 years to get one extra parking for the apartment. The elevators keep breaking down all the time, sometimes you have to wait for 10 to 15 minutes.

It amazes me how people are quick to complain abou...

It amazes me how people are quick to complain about this building yet its the very tenants that are making a mess. You don t clean up after your dog, your inconsiderate with noise and with not taking care of where you live because its a rental and you don t own it. Let s be mindful that we all live here and take care of our home. Management may not respond as quickly as we would like, but overall they do. Angie is the best on clarifying any issues and Leo is doing his best. I LOVE living here. I m a New Yorker and have the best view of my now city. It s only getting better from here. So, less complaining and more pitching in to make home, HOME....

The worst Management company i have ever dealt wit...

The worst Management company i have ever dealt with. After they towed my car i went to the management to tell them that they missed a small step when they towed my car which was checking my license plate to see if my car was registered or not. For that simple comment. They treated me and my wife like trash, they even told us, and i quote "If you dont like it here just leave" all 3 staff members said that to us. When we were being so polite and just trying to communicate with them. We werent trying to get our money back or anything. Just informing them that me as a secutity manager noticed they missed a small step when towing a car which is check the license plate. If they would of checked they would of seen that my car was registered and not tow my car just because i forgot my pass on the dashboard. This Management lacks motivation, they lack sympathy and they lack improvement. And they are like this because their Manager allows them to be. You shouod never tell a resident "If you dont like it then get out". If this were a property with a board president and board members this company would be gone by now. They already have a 2.3 rating on google and apartment rentals rating, how much lower are they gona go until they get fired. They need a new manager with experience on training there employees on how to deal and communicate with people.

Try to call to schedule an apartment=nobody answered the phone. Show up to view an apartment=staff are leaving before the closing times they have posted online for the leasing office. The lady at the desk literally pointed all the models on the wall and gave us no information. Handed us a card with their number....the same number we called earlier in the day to make an appointment. Idk why people in Miami have such a laxidasical, nonchalance for their jobs. We visited Brickell View Terrace and was assured we would receive as equally good service at Park Place by the Bay since they are owned by the same company. THUS WAS DEFINJTELY NOT THE CASE.

Park Place by the Bay, is a great community rental. Location, Location, Location. I've been living here for almost 5 years and is very convenient. Staff is super friendly and diligent. Specially the leasing office with Suheily and Karol always receive you with a smile and welcoming. Very professional, also the maintenance crew is always on top of service requests. If you are looking to rent is a great option!

We've been living here for 12 years and the staff has always been amazing. Any issues that were brought up to their attention they always made sure to take care of it. A big thank you to all that were very sweet genuine and professional Carol from leasing, Angelica and Leo from management and Bernardo, Leo, Hector and the rest of maintenance team. Great staff!

Living here is not an issue at all. Conveniently located. Fairly priced. A fair amount of amenities. It is moving out that proves problematic. Make sure you keep a very strong paper trail as this management company seems to lose records and then charge tenants erroneously!

This place is great, especially for the location. They help me out when I really need it, for example, I was in their dog area, and I noticed that they were out of dog bags, and I let them know about it, not even 2 hours later all the bins were stocked and ready to go, might not seem like a big deal, but it is for a dog owner. The maintenance people and the concierges are friendly, Leo is great, besides getting my dog hooked on popcorn hahah (my dog's new favorite treat), and cheers to the front office staff, Angelica and Gabriella, they help me out almost every week trying to track my dang packages down without hesitation....Amazon Prime member :). I honestly just renewed my lease for a 3rd straight year bc i enjoy living there, the people are great, and Im close to the downtown area. I recommend giving this place a try!!

To start the location is probably the best thing about the place, along with the workers (maintenance, guards, leasing). HOWEVER, this place is super outdated and the elevators are ALWAYS, ALWAYS, ALWAYS OUT-OF-ORDER!!!! Imagine waiting for the elevator almost daily for 10-20 minutes and becoming so frustrated that you decide to go down 30 flights of stairs. Not to mention some serious pot smokers live here. I personally don t care if you smoke weed or not but at least have the decency to smoke on the balcony NOT in your apartment where the stench will steep into other people s apartments. I have not been able to get rid of that smell for months!

Serious improvements need to be made!

I always heard people in the elevator complaining about the parking spaces. I did not have any problem until my husband and I started working until midnight. It's being three month since we are experience this horrible situation. There are no spaces available for any of our two cars. The building is under construction, and guess what? They saved the few spaces available for the const. people. They also put a signs " Car will be towed ". We are paying $85 for the 2nd car and we don't even have space available. That's crazy. We went to management and they keep saying they are working on it.
We sent a letter now with some pictures to the main office so they can see these people in Park Place by the Bay are not doing their job right.
We really like the building. We love our view, the pool is really big and it is clean, but with the parking situation that we are experiencing we decided not to renew the lease.
Park Place by the Bay is not for people who work until late night. Dont move to this place because you will not find parking spaces.

My family has lived at Park Place for 2 yrs and we love it! We are very impressed with the mangement staff, Angelica and Leo make a great team and always go above and beyond. Maintenance staff is always very helpful. I would recommend Park Place.

Re: Willful neglect of property and tenant furniture

It is with great disappointment that I share my dissatisfaction with Professional Management and namely, the company s Regional Director, Anna Alvarado. I reside in Park Place by the Bay where Professional Management, Inc. and Anna Alvarado has been tasked with managing and maintaining the subject property.
After residing a Park Place by the Bay for over three years, I would absolutely not recommend anyone to consider renewing their lease or residing in Park Place by the Bay as Anna Alvarado has been derelict at her duties as the Reginal Director and she also has a negative attitude towards the residents.
During the last hurricane, the building experienced major damages to the patio awnings to the point where they had to be replaced. My apartment patio awning was damaged and removed and despite my numerous requests for a replacement installation, it fell on deaf ears. All my very expensive Carl s Patio furniture were ruined due the extended exposure to the elements for almost twelve months. Being on a lower floor unit, I was also unable to utilize my patio for almost an entire year due to the absence of my awning and potential projectile hazards falling from higher floor units.
As a paying tenant who has never been late on paying rent and never had an issue until now, I paid rent for a patio that I could not use for almost a year and now I am being told by Anna Alvarado that my Carl s Patio furniture is considered used and holds no value.
I contacted Anna and explained my damaged furniture situation and I was met with attitude and a $500 token consideration for the months of inconvenience. The total ruin of all my Carl s Patio furniture was never a consideration. Anna Alvarado was of no assistance and she questioned the replacement cost of my Carl s Patio furniture. The increased vacancy of Park Place by the Bay has increased, and I am certain that the current mismanagement by Anna Alvarado and Professional Management has played a major role. I refused Anna Alvarez s $500 token inconvenience consideration, and to date, my Carl s Patio furniture replacement matter has not been addressed any further.
In all my years residing at Park Place by the Bay, and being a licensed property manager myself, I have never seen Management Services this poor. I would not recommend any of my clients or anyone for that matter, to ever seek residency with Park Place by the Bay until Anna Alvarado is replaced and Professional Management implement better resident relations and follow-up practices.

I ve been living here for 3 years and I love it!! The management office is always very friendly and helpful, specially Angelica. If I need any maintenance done in the apartment, they are fast and considerate. Love the location!! Love my home!

I've been at Park Place 4 years now and have truly...

I've been at Park Place 4 years now and have truly enjoyed my time. From the Leasing Office to the Management office with Security and Maintenance in between, all the staff have been friendly, considerate, and professional. Leo has always held up the rules in a fair manner and his staff from Maria on down uphold those standards.

The building itself is older, but it's well taken care of. It has two gyms that are functional and provide you a space to work up a sweat if necessary. The pool area is pretty large and has BBQ areas as well for you to entertain family/guests.

So far in these 4 years, I haven't had any issues with my neighbors, as a matter of fact, I can't remember ever having an issue with anyone in the building. That says something about the screening process from the leasing office. Great job.

Lastly, the views are pretty awesome especially if you're on the north side of the building! add to that the enormous balcony and you've got a great personal outdoor space in the middle of the city.

If there was one negative about my experience is the fact that you're not allowed to purchase the apartment, because if I could, I would do it in a heartbeat.

I have almost 2 years living here ... At the beginning everything was great, now it is terrible !!!! Definitely the person in charge is Note that he has never managed a game of dominoes ... In addition, the staff is not trained to solve the problems of the tenants. The only ones that are saved and that do an excellent job are maintenance, they always smile and give you good morning ... The rest is negative! Seek to rent elsewhere.

I worked with Karoll on getting my apartment this spring. She was amazing, professional, friendly and so patient. I remember meeting her over a year ago when I first moved to Miami, but I decided to move to the beach first. Then I came back to her earlier this year and my daughter and I couldn't be happier with the service we received and our new home.

Live there for almost 10 years till new manager Leo start work there. Since he start work it got worst every month. He fired all old good stuff trying to pretend big boss but in reality hi is just POS driving his big redneck truck probably compensating something... And when I told him that he like cat find reasons to don t renew my lease lol.
Now looking back on it probably was best that can happen to me other ways I would probably still live there and dealing with that garbage...

Leo is a rude manager, he likes to bully the people that live here. I was going to move into the building but I saw the way he treated my friend, a tenant, he harassed them until they moved out of the building. Also the leasing office is very nice but they never answer the phone. People at the reception main office are rude. They don't even look at you when you talk. Too bad, very good prices but you can see it is not worth the headache

I have lived here for 1 year so far and it has been pretty good. I like the rent price, the pool, the convenience store and I the central location to downtown and the mover/metro. I don't have bad experience with anything there. I have good relationship with all offices, they have good services and maintenance. This is clean place with the nice people. When I had any doubts Leo or any other people of the team has helped me and the guys in office of leasing are amazing...

This is a perfect example why is worth to pay few bucks extra to live in normal place. In this community you not gonna find anything but trouble...
My latest problem is a scary looking homeless person, DOING DRUGS RIGHT ON MY STAIRS IN FRONT OF MY ENTRANCE DOOR. When I address the problem to the management they say call the Police, we can not do anything. I call the Police... They go to the management and simply leave.... so go figure... Is that kind of place you wanna live??

I moved into miami last year (2012) It was very nice until just recently...I have always paid my rent on time, and the same way (money order checks) There was a drawing going on to win a free ipad if you paid rent early, so i did. I put all three money order checks in an envelope, all filled out with my name and apartment number written on the front (like i always do) and personally handed the envelope to park place manager Pam. A weeks go by, and i have a notice on my door saying that i owe them 1300 (my rent 1138 and a late fee). I go down to the office to talk to pam, since there must have been a mistake. She tells my that they only received one money order check for $500. I tell her there was no way, all three where in envelope. Pam says they must have slipped out because SHE REMEMBERS ME HANDING HER THE ENVELOPE, she said she would look around the office. To prove i had gave them the checks i went back to publix (where i purchased the money order) and got an copy of the receipt and all three money order check numbers. Frazzled of the situation, i called my mom, (who is also on the lease) to give pam a call to make sure that the situation was being handled. Pam assured my mom that it was completely their fault and that we would not be accountable since they lost them. Two weeks go by, i get a call from pam saying that they looked around the office couldn't find them, and i had to pay them the $638 immedienly. I argued saying i had already presented the receipt and check numbers and there was no way they could make me pay for something they loss. Another week goes by the next months rent was due, so like always i bought three money orders and put them in an envelope and personally handed them to pam. She asks if this was all the money (the $638 they lost, and the new rent). I say no just the new months rent. She tells me she cant collect a new months rent when I STILL OWED MONEY FROM LAST MONTH! She then tells me the money has gone to collection and im in the process of being evicted! My lease is over this month, isn't that funny. STAY AWAY THEY JUST WANT TO STEAL YOUR MONEY!!!!!!!!!

I have lived here for 5 months so far and it has been pretty good. I like the rent price, the pool, the convenience store and I the central location to downtown and the mover/metro. I do not like that there are several homeless people around the area, and that I cannot get large boxes on my mail box directly and that I need to pick them up during the week.

Now, the homeless people is def. not their fault even though they could use a guard to go around the building to do checks. They do not open on the weekends but extended office hours on Tues, and Thur until 7pm to pick up packages. The leasing office is amazing, and I have had no problem with the office either. Maintenance has also been good as I requested for an AC filter change and it got done quickly.

Note that I live in the 3 story low rise, not the 30 floor building. It is the same place just another unit. Therefore, I do not have any problems with the elevators. However, they work fine for me when I go to the gyms in the building or to the free work out classes they provide.

Juan D Urdaneta, the leasing consultant at Park Place by the Bay, made our move in such a breeze! He took his time showing us all different apartment options and answered all of our questions by email immediately. He was so incredibly nice and made sure we had all the documentation to move in as soon as possible!

So far living at Park Place by the Bay has been awesome! We feel very safe here with security, love the amenities and everyone is very friendly! Our apartment had a few issues when we moved in (broken dishwasher/AC issues), but we contacted maintenance and they were so fast to fix the problem (within the same day)! I'm confused why there are a few bad reviews on here, because it seems that management is always trying to improve/care about their residents.

I moved my college aged daughter from Louisiana to Miami. The leasing office was amazing! Everyone was extra friendly and helpful! They went above and beyond to assist getting our lease done. I highly recommend Park Place!

I have lived here for about 5 years now and my experience has been great. Leo is a great manager and tries to do everything the best for the building and its residents. Maintenance team is amazing. They always get things done on a timely manner. Office staff is always nice and welcoming.

The most disgusting place in the downtown area. Stay away...move to another building. I wouldn't advice my worst enemy to live in that building. The leasing office does a great job indeed, but the management team is terrible; the worst humans you will come across. I have been living there for 6 years, carpet has never being changed, appliances are old out of shape, and my apartment is infested with roaches. I have placed several orders to get it fixed but management office kept postponing it. I will be moving out at the end of my lease in June. The hallway smell extremely bad, and people steal in that building. Save your money and move somewhere else please.

People complaining about this place lack perspective(or are racist, as seen by the one comment about the black guards). This place is priced at a point that it is because its two blocks west of Biscayne and its an older building. If you want perfect luxury, go pay 2000+ for a 1/1 in Brickell or on Biscayne. But you are paying 1200 for a 1/1, realize amenities aren't going to be akin to the Trump Plaza. But they are perfectly fine.

There are a couple reasons I wouldn't rate this place a 5. First, because not having a washer/dryer in unit is annoying and people in the washing rooms tend to take up ALL the machines at one time, which is rude. Also, the elevators sometimes don't work, and when you have a building of 30 or so floors, it can take time to leave if you leave on a higher floor. Lastly, there are definitely a lot of homeless people around the building asking for money. Is it annoying be solicited by smelly guys? Sure. Do you ever feel threatened? Absolutely not. They are harmless, and most certainly not dangerous criminals. FYI - I have been solicited by homeless people at the gas station on Biscayne as well, so it really doesn't matter where you go, you will find them.

I have had packages and made arrangements to get them despite the office not being open on weekends, they fully accommodated me. I moved from a 2/2 to a 1/1 when my roommate left, and they let me move sooner without charging me extra for it and keeping the same lease terms. I also think this place is the single most perfectly located apartment in Miami. You are very central, so whether you want to go to brickell, to midtown/wywood/, or over the bridge to the beach, its all easily accessible. You also have easy access to highways, with 2 entrances to I-95, as well as 395 and 836, making it very easy to get to places. You are also steps away from the metro rail, which can take you directly to South Miami in about 10 minutes, and the Grove in even less.

For anyone looking for a reasonably priced option in Miami that is still in the action, this is definitely the place. The Madison across the street is competitively priced, too but a bit more expensive. Plus, if you can get an east facing unit, on a high floor, the views are as good as any you will have in Miami. I would recommend this place and most definitely live here again.
