I'd give 10 stars if I could. Starting in 2016 their customer service and attention really began to excel. They are by far superior where Merix has really made my mortgage simple, requests are easy to turnaround, everything is transparent and easy to understand unlike the other banks. For someone who is not financial savvy, they break it down in simple speak, and as a whole I ask them for their best possible recommendation and their best interest to make my life easy. You'll get through to a personal mortgage broker who has history of your file and can speak directly to your account; unlike TD who I've dealt with who have been horrible unable to answer why my mortgage or payment amounts change and you end up calling a call centre of unknowledgeable representatives who don't have an answer for anything, and then send you to a branch. Merix will send you regular communications on interest rate cuts, or FYI if things go up. TD Bank didn't do that for me and left me overpaying on a variable rate almost 35% more than I needed at a cash strapped time (Covid) when I asked for flexible options to reduce or defer payments. Merix can hands down turnaround things where TD can't; such as my requests for payment history and amortization schedules. Merix rates are competitive, mortgage renewal specialists are very good to me in the 10 years of my account and on the ball to the last hour before renewal date to see what best rate they can get for you. Phone calls to customer service is super easy and even a direct number to your own mortgage renewal specialist you can call at anytime with questions. I'd port over any mortgage I had to Merix anyday and in my case away from TD Bank who could not even confirm the most basic of needs of my interest rate details and principle interest payments. Merix customer service agents get it like you're talking to a real person and will escalate your suggestions. TD simply is a scripted call centre who will simply nod and say they're sorry they can't help you then send you into a branch - as if anyone even goes into a branch anymore. A little thick with the compliments, but being able to compare two mortgage companies/banks I notice a huge difference and test both to see how their abilities to respond - Merix can action a task in one call less than three minutes and emailed me the complex schedule of documents immediately, where TD had to send me to different departments and into the branch to get an answer and they still have never been able to get what I want. If I were an employee of TD Bank in mortgages or call centre customer service I would be embarressed by the inability and lack of resources to do my job. Do yourself a favour - if you're close to the end of your mortgage anywhere else, in the last year, or even now, check out immediately the possibility of switching over and applying with Merix. Don't tolerate bad and incompetent service elsewhere. If you work for TD Bank, leave. I'm that impassioned over the ordeal. Thank you Merix for making me so happy over and above. If I could rate zero stars I will... As a mortgage broker I will never deal with Paradigm Quest or any of their affiliate companies again (Manulife, Merix, etc.) Everyone there is incompetent and unable to grasp simple concepts. Mortgage brokers BEWARE AND STAY AWAY FROM PARADIGM QUEST!!!!!
1 star is generous. 6 months prior to my renewal date, Lendwise told me they would happily transfer my mortgage to their company upon renewal. I provided all of the paper work and two weeks later I was refused for an $80K mortgage. Other banks approved me for $400K investment income mortgage so the Lendwise/Paradigm formula does not make sense or they are confused. Fortunately I had another option in my back pocket as my renewal data is around the corner. Poor, unreliable, and slow service. Best to borrow elsewhere.

I have bought and sold real estate for years and have been so impressed with how Merix/Paradigm has handled my requests. I very happily continued to renew through Sarah Cleghorn and have found their rates and service to be excellent. In particular, I found that they were the most "nimble" and motivated when it comes to working through the options to do with rates, prepayments, etc. In contrast, I am dealing with two other "Big" Canadian banks that have been horrible.
I had to deal with this organization on a grandfathered mortgage and attempted to work with them on an additional transaction. The sales reps no-show'd for multiple meetings and did not follow-up on my request. Their ambivalent requirements & process changed and ultimately wasted my time as I had to track them down and follow up just to be told the information they gave me from the start was completely incorrect. The rates may seem attractive, but if you can, go elsewhere. This company is also co-branded as Canadiana Financial - watch out for either.

Merix might be the worst organized company I've ever dealt with. My mortgage hasn't even funded yet, and this organization can't manage to do the simple tasks it takes to have mortgage instructions sent to my lawyers. I, as a client, have spent hours on the phone with them trying to get them to do what they promised to do days ago. Long story short - This company is a nightmare. Take this warning and sign your mortgage commitment with anyone else.

I have been calling Paradigm Quest, every single day, for 11 days. Their voicemail is full, they are not responding to emails, and as a result, we are in limbo with respect to our mortgage during this critical time. My peers and family members bank at TD, RBC, Scotia, and Vancity and are all reporting that they were able to get thru to their bank just fine. I cannot believe how bad the service is here, my wife and I have been a customer for 9 years.
Worst underwriting department in face of planet. Forget to send instruction to solicitor, reviewing documents couple of days, issuing commitment 7 days. They have serious issues.
I spoke with a customer services agent named Ismat Gondal. I had previously emailed this company an inquiry in the spring, never receiving any response. So with that experience I wasn't feeling valued as a customer. But after calling for the first time today and speaking with Ismat I feel reassured I am doing business with the right company. She not only fixed my current issue but also advised me how to proceed with a further request I had.
Not the best, stay away if you can. I was asking for important documentation of the mortgage due to urgent issues and after telling me it's put on escalation, it's been over a month and nothing. I work in HR and I've never seen an escalated matter be so casually taken. I requested for Carolines manager Dennis of which she provided the number, after calling and leaving two voice messages a week apart, the calls are not returned. They're quick to reply initially, but all talk and very slow in action and then take forever to respond or get anything done. One exception of Cassie was nice. She understood and apologized because she could tell my frustration. OVER A MONTH SUPPOSEDLY ESCALATED MATTER! Their internal process needs review, turtles have moved faster. I wouldn't even give one star if I could but I had to in order to write a review.
Worse experience in my life !! 3 months to refinance, wrong documents sent to my lawyer twice. Danielle is very hard to connect with doesn t answer emails for weeks, doesn t return phone calls . Gives wrong information in emails, constantly gets dollar numbers wrong . She blames everyone for her delays , credit team, email issues, lender, lawyer . She doesn t take responsibility for her mess. She is a disaster and very unorganized. Will never use again .

The underwriter did not send instructions to my lawyer when I wanted to port my mortgage to a new property. I had given them weeks in advance to do this and followed up with them every 2 days. On my closing day, I asked them to expedite the request and they said it would take another 5-10 business days to do so. Really horrible service.

Great Company and love speaking with their customer service persons. They really take the time to listen, resolve any concerns, provide in-depth services, advise and alternatively other options. The Service adviser was patient. attentive, and it felt as though I was speaking to a family member who cares.
Small junior company with friendly staff in customer service but incompetent loans. do business with them at your own risk. I have done business with this company through Multipret. Everything was fine for 6 years until refinancing. It is at this point that I realize too late that their loan officer "Melissa B" does not have the basic experience to make a mortgage. Result at my appointment at the notary for signature the lender is aware of an error (Mr Cerro de SimpliciT) and simply asks us to resubmit the request. So I have to pay the notary and I have no excuse from Melina or her superior. I am understanding when employees have little experience but there was no effort to fix their mistake. No compensation or rate discounts are offered. So I transferred to another bank which by the way gave me a better rate.
We have been dealing with this company for 6+ years and recently refinanced our mortgage. It was such an awesome experience. Thanks to Johnny Tella who made it happen without any hiccups. It was a pleasure dealing with him. He's the man!!! Thanks for making it all happen.

Did not pass mortgage details to lawyer until too late to close on closing day, even though they had all of the information from myself and the broker weeks in advance. When I called to find out where the shortcoming is in this process I was told that its standard practice to wait until closing day to provide the lawyer with mortgage details. They have charged me for a bridge loan I am not using as I won't be able to get into my new house until at least two days after close. Fortunately I allowed 3 days to move or my family would be homeless right now. Avoid Dominion Lending and Paradigm Quest unless you want months of careful planing thrown out the window by these corporate hacks.
I'm dealing with them right now and can already tell it's going to end up as a nightmare. Underwriter cannot read and clarifying every part of our application!

We've been with Merix for over 10 years now, and have never been disappointed with their service. Competitive rates. And most recently, Selena provided top notch service as we renewed - always prompt in response to inquiries.
I don't know how I ended up with them ... in either case I bought a house 6 months ago and like any other house purchase I had to provide a fire/home insurance policy before signing which I did. After 6 months they called me to ask for a copy of this fire/home insurance policy because they don't have it otherwise they'd charge $150 a month. In other words, customers have to pay for Merix's mistakes. They simply could've asked me for a copy of this document without threatening clients with charging money.
I work for a law firm and I would NEVER recommend this company! The run around you get will be unbelievable and you as the client are not their priority!
I had never gone through a mortgage renewal before and was a bit nervous about how the process would go. Turns out, the process was easy, quick and PQ offered me an incredibly competitive rate, far better than what any of the big banks would do. Selena Sherstone was my renewal contact and she was simply wonderful. She was very flexible, patient and responsive with all my questions - and easy to reach via email or telephone. So if you're shopping around for a mortgage, remember there are lots of options beyond the big banks. You will likely get better rates, more flexibility, and better/more attentive customer service from mortgage companies like Paradigm Quest. Coincidentally Sarah C. phoned me on the same week I was shopping for a renewal given the unprecedented fixed rates in June 2020. Having done my market research, she was able to sway me away from HSBC and requote me a competitive rate. I was also confident with Sarah's handling as she was knowledgeable and responsive to my emails and during the call she listened to my concerns about Canadiana Financial lack of communication. I'd say do your homework, get a knowledgeable renewal agent and if your incumbent mortgagor has competitive rates stick with them as the process and fees are much easier to stay than switch.

Sanae was an absolute pleasure to work with. When I was told I could not be approved for a mortgage from one employee, Sanae went the extra steps and got me approved. Great follow up and went the extra mile. Hope to stay with Paradigm/Lendwise for the remaining term. (2018) Update (2020), when it was time to renew my mortgage I ask if I could refinance to pay off some debt. And the mortgage specialist assigned to my file actually told me it was a waste of time. Said they would not pay for the appraisal. Or tryed helping me in any way. So, I took my mortgage over to Cambrian credit union. They paid my appraisal fee. Found out my house was valued $32,000 over what paradigm valued it at 5 years ago and gave me the funds I needed to get out of debt.
I'll refer to her as super Sarah Cleghorn. I wasn't even looking to do anything about my mortgage. A situation cropped up and my phone inquiry, turned into a significant number of e-mail threads, over a two week period. Also notable, this challenging time. Sarah is knowledgeable, thorough, efficient, and patient. No question I asked or information I needed confirmed, seemed to be too trivial and was responded to in a very timely manner, detailed with humility and humour. I would absolutely recommend Sarah. I have been a client of Paradigm Quest for almost three years. A couple of years ago a friend of mine mentioned Lendwise Mortgages and I was weary to go with this financial institution. My credit was slightly bruised. Paradigm gave me an excellent rate for my mortgage - better than what my friends had at the major banks!! Paradigm was able to close my deal quickly and completely hassle free. They followed up with me to see if I had any questions or concerns about my mortgage. Over the past couple of years I have had to call in to inquire about my mortgage or understand the product as well as change the date for my mortgage to be withdrawn. The customer service representatives have been very polite and professional. You can move your mortgage date at any time without any hassle or penalty. There are no long wait times to speak to a representative. Recently, I sold my home and I had the major banks begging for my business. It was tempting to leave but I decided to stay with Paradigm. This summer with the huge change in the market, I had trouble selling and buying. I committed myself to a home without selling mine first. The market dropped and I lost 100K on both homes. The home I purchased had dropped in value and Paradigm, under rare circumstances, ordered a second appraisal. Thankfully, it came in higher and they were able to provide me with a mortgage. It took them basically just over a week to get the loan funded. I have never been happier! Paradigm has made my dreams come true. I am in my dream home!!! I hope to build a long lasting relationship with them. I am an extremely proud client and I personally recommend this financial institution to anyone who is looking for a personal and intimate experience - something you may not get with the bigger banks. I am not sure if this is the right place to Voice my gratitude or not but just wanted to give a shout out to the customer service that I received. What started out as an awful experience quickly turned into an experience much better than I could of expected. from the first moment Adam Mawji called me, he was excellent at explaining to me the situation that had transpired. After that phone call I was ok. He did not have to call me back the next day nor was he supposed to. But he did and had a solution for my family and I to better our mortgage situation and asked if I would be interested. Of course I was!! For that I am extremely thankful. Your customer service responses from Anthea and Amy were always in a timely manner and a pleasure to deal with. Mortgage is renewed and our payments are lower than expected. All is good. Had a great experience with Kassandra Felix at Paradigm Quest. She informed me of my up coming mortgage renewal in advance and gave me options as to what would be the best choice for me to renew my mortgage. Once signed she kept me inform of the changing interest rates and in the we adjusted the mortgage rate 3 times and got locked in at a crazy good rate. If I can give this Mortgage Company a ZERO star rating I would. This Private mortgage company is a complete joke. In a nutshell my Mortgage was set up through a broker (I have perfect credit rating) and I guess he sent my application to WealthLine because he gets paid a higher referral fee. I did proceed by getting a Mortgage through WealthLine and after reviewing their contracts, I have noticed that there are HARSH Penalties for paying off the mortgage early. We are talking THOUSANDS of dollars. I still decided to continue with them because I was not planning of paying it off early and was not planning on moving anytime soon. So 4.5 years later which is now I get an email from Kassandra from WealthLine mentioning that they can offer me a renewal rate of 2.69% which is not really the rate because I was looking to Refinance. I clearly mentioned that I am just inquiring about rates and refinancing. Kassandra insisted I set up an appointment to talk to Karen. What Kassandra forgot to mention is that WealthLine Mortgage is pulling your credit bureau for the appointment. I was just inquiring about rates and not applying..... Why is WealthLine pulling by credit bureau again when I clearly mentioned I am inquiring about a few things. So now I have an unnecessary credit inquiry from this company on my credit bureau. I complained to Denis which is management and his response is that their Legal team looked into this and that WealthLine Mortgage can run my credit anytime they want because its in the original contract I signed with them. What a Joke...... Stay Clear from this company. Walk into a regular bank and get qualified with a transparent Mortgage company and stay away from this one.
