I could not wait to leave Palisade apartments. Other than the first floor, the building is incredibly run down and always smells of pot. Furthermore, the elevators are constantly breaking. The staff in the front office are very nice and friendly but really have no sense of urgency to help fix recurring problems. This apartment building is not worth the money, it is overpriced for the small rooms and cheap amenities that you're actually paying for. There are far better options elsewhere in Madison.

I believe that Palisade Apartments is a great place to live as a student on campus. The rooms are pretty spacious and the free printing is a huge plus! The kitchen has up to date appliances and there s a ton of space around the apartment to store all sorts of items. Also the staff is super nice and they are always willing to help you with what you may need. Parking is a little expensive in my opinion but to be fair, everywhere on campus is!
I have had the pleasure of living at Palisade Property for 2 years now, and I absolutely LOVE it!! The location is amazing, only a 5 minute walk from campus and state street! The atmosphere is awesome!!! The managers are supper cool!! It's a very friendly and homie place! Everyone tries very hard to work with you as well as feed you breakfast on Friday mornings :)! This is definitely the spot to live at!!!
I have been living at palisade apartments for two years now, and I will be renewing for a third year. I love living here. The property management company really cares about its tenants and has taken steps toward making palisade an even more enjoyable place to live. In the two years that I have lived here, there has been a new gym, three new study rooms, a coffee machine added. In addition, Palisade has completely remodeled their office and the lobby. All of the staff are very knowledgeable and willing to help. Overall, living at the palisade has been a great experience. 5/5
The apartments are extremely spacious and very nice! I love the location!. It truly is in the heart of downtown and UW-Campus!! The ladies in the office are supper nice and very understanding. Although I have experienced a few inconveniences, they always make an effort to resolve them! They truly care about their tenants. I remember the maintenance man helped get my car unstuck from the snow during this horrible winter!! Supper nice people! Would definitely live here again!!
Not a very good place to live. Apartment is drafty, and heat is paid for by tenant. Put my rent check in their box on the 31st of the month prior, and still got charged a late fee. When I called about it, Jamie said it wasn't possible that it was in there on the 31st because she wouldn't make that mistake. Took them quite a while to get renting info out to the new place I am applying to. Friend's mom (who maybe weighs 140lbs?) put her foot through one of the stairs in our apartment just by stepping on it. Lights in hallway outside the apartments are almost always burnt out. This is the luxury that a $1500.00/mo plus all utilities 3-bedroom apartment gives you through Palisades. If you are going to rent through them make sure you get receipts, and everything signed. They also enter your apartment whenever they deem fit, without notification.
Lived here for a year. Kitchen appliances are dated and not in great shape, especially given the cost to live here. Apartment wasn't well insulated so it was very expensive to keep the AC running in summer. Rooftop gym is pretty nice. It's a small space but quality equipment and a good view. Rooftop patio is also very nice to have. Maintenance is pretty good about promptly fixing problems and Amanda in the office was really helpful throughout the year. My biggest complaint is the unnerving amount of spiders I found in my apartment and on the porch. I hate spiders. Also, one or both elevators weren't working many times which is inconvenient for those living on higher floors.

Palisade has been a wonderful experience! The staff is incredibly friendly, understanding and helpful. They have made a bunch of updates that are super convenient as well. I use the gym often and it has everything you could need! Would highly recommend.
The worst apartment company on campus. During the winter the heat in the apartment went out for 2 months. Yes they gave them a 50$ discount off rent for the inconvenience. However they conviently added a 70$ charge upon moving out. When challenged about this they said they would take care of it. By taking care of it they sent it to collections. Morally and ethically this is unacceptable business. I will be speaking to as many people as possible with regards to forwarnig everybody about the service this place offers. For 750$ a month this place is a joke. I have personally called several times with regards to the handling of this issue, shockingly they have yet to call back. The repulsive vomit smell in the lobby is tolerable but the service you get for spending money with them is awful. One of the very worst places. Strongly discourage anybody from living here. If I could give negative stars this would surely be one of those reviews. If only a few people can avoid this place the time spent writing this paragraph, I will consider community service.

I have had nothing but a great experience renting from Palisade. The property manager I deal with is beyond helpful and understanding. The apartment I had was amazing, and very well priced. I am sad to be leaving their property, but know if I need to rent again who I am going to look to first!
They need to figure out how to keep disgusting homeless people out of the lobby. They sit there for hours and sleep too. They smell so bad, worse than you can imagine and it seems like nothing is ever done.
I have been living at the Palisades for about a month and I absolutely love it! My apartment is extremely spacious and the walls were repainted before we moved in. The maintenance and office staff are great and respond to all inquires as soon as they can. In addition, there is a new gym in the PentHouse which is extremely convenient especially for Wisconsin winters when walking to another gym is a hassle.
The apartment space is a very spacious and nice physically, however there are frequent water shutoffs that aren't always convenient. The workout facility renovations are very much appreciated and the breakfast on Friday is always a nice touch. Overall it is a great space to live in but if maintenance issues were less it would be perfect
Make sure you have someone from the office check your apt before you move in and after you clean when you move out, and get a written letter that your apt will receive it's deposit back. The company that cleans just says it's not clean and you do not get your security deposit back. They tried this with us. The place was cleaner when we left then it was when we moved in. We complained and showed pictures on what it looked like when we moved out. They finally gave us the deposit back. They are known to do this because most college kids don't want to deal with it because it's their word against a business.
I am a current resident at Palisade, and I love living here! The rooms are very spacious, and I love the layouts of the apartments. I found this apartment only after looking at numerous other apartment complexes in Madison, and I feel that the Palisade Apartments definitely give me the most bang for my dollar. Not to mention, they always have free food on Fridays. Can it get much better than that?
I lived at the Waterfront, another property managed by them! I had such a great experience during my lease term. The managers are supper friendly and work extremely hard to solve any troubles you might have. Even though, I don't live at palisade, I have had the pleasure of enjoying many of their amenities (girlfriend lives there now). I have seen many improvements around the building! I really enjoy their new fitness center and study roomies!! If I wasn't graduating, I would live there.
Our apartment is spacious, enough room in the bedrooms to share, only issue is that the water gets shut off at least once a week with very little warning which is a little annoying.
The Palisade is an amazing place to live for the price and location. Amanda is always so helpful and quick to respond to any questions or issues that come up. Josh and the maintenance staff do a great job as well. The apartments are very spacious and it really feels like home here! There are also great amenities like a coffee lounge, study rooms, a rooftop gym, etc.
Thank you for everything have done at the Harper apartments. Your staff is great and will go to great lengths to help problems solve. We never feel like you stop caring. Tammy works over time to help us tenants out.
All they try to do is squeeze some money out of college kids by deducting all the security deposit when the place was spotless-clean and racking up electricity bills that were caused due to the malfunction of the AC. Throughout the summer, what was supposed to be "the luxurious apartment" did not have the full AC going, and we were extremely patient and cooperative when every morning an maintenance guy came in and tried to fix it. After the months of no AC, we got charged over 200 dollars in electricity because they had to keep the AC on all day and night in order to fix the AC. And we were responsible for the cost. The property treats us tenants with no respect or consideration, and all they are concerned is some extra money they can make. It is my honest and sincere hope that you search for other options because the amount of stress and anger this property management have caused on me and my roommates is un-reimburseable.
I have lived in Palisades for 2 years now and have really enjoyed my time here. They have made a lot of improvements in the past year (new study lounges, workout facility with a capitol view, and coffee break room) that have made Palisades an even more awesome place to live. The management is very friendly (Amanda and Elizabeth are amazing!) and there is 24/7 maintenance that will help out with anything you need. I would recommend anyone who wants a great location, quality of living, and at an affordable price to live at Palisades.
After being black balled by New Fountains (Mandel Group) in Fitchburg, I lost hope of being able to rent anywhere ever again... 5 months later, I got a call from Jamie telling me about a place for rent. I was skeptical and hesitant for fear of being turned down as 81 other properties had because of New Fountains. After explaining what had happened with New Fountains and providing proof, Palisades gave me the chance. Working with the staff has been nothing short of wonderful! I look forward to maintaining my tenancy with Palisades. I encourage those reading this review to give them the chance as they have with me. The staff are easy to talk to, very responsive, understanding, helpful and friendly. I am so grateful and thankful; I feel you will be as well.
The waterfront is by far the worst building I have ever lived in and was just an awful decision. They charge very high rent for appliances that break once a month, elevators that break down regularly with people inside, and unreliable management. They market this place as a paradise. Soooooo far off
WARNING DO NOT RENT THROUGH PALISADES. Rented a room at 549 Conklin last year. House was & still is in terrible condition, and was not prepared for us to move in. Mice problem for 3 months that they offered no assistance with. Gave over 20 tours of our house while we were living there, often times bursting in without advanced notice. Not to mention their unfair joint liability clause left my roommates & I liable when another one apparently did not pay rent, however they didn't notify us until after they had pulled our security deposits. DO NOT rent from Palisades Property. They will treat you terribly.
Palisades so great! Super affordable, very clean, and nice amenities. Convenient rooftop gym, coffee lounge, study lounge, and rooftop terrace great for tailgates. We get free coffee every morning, free breakfast every Friday, and awesome cookies and pizza.
The staff is super helpful in regards to maintenance, and they work super hard to ensure you are happy. Amanda and Elizabeth are great and will make sure you are happy here.
I cannot begin to describe the burdens I ve experienced living at Palisade. In short, I did not have heat (yes, heat) all winter (a Wisconsin winter), consistently had water dripping from the ceiling in multiple places, so much that the whole kitchen ceiling is currently nonexistent. The AC was broken when we moved in last summer and is broken again this summer. I live on the first floor and our patio door has been broken the whole year, anyone can walk it and it randomly flies open. Apartment was not move in ready , very dirty, many maintenance issues. In addition to the multitude of issues my apartment had, the management has taken no responsibility for anything we had to fight to get a 1/2 months rent off for living without heat for 3 months. Worst of all, these problems have existed for a while within my unit and Palisade wittingly rented it out to us, and scammed us saying they aren t liable for such. If you want absolutely anything from them, you re gonna have to bully them as they have taken advantage of young college students for years. For $730/mo NOT including utilities, living here is an absolute robbery.
Worst property management company in Madison. Do not rent from them. They make up terrible excuses for not fixing appliances and look for the cheapest way out of any solution. Took months for our windows to get fixed in the cold winter because "it was too cold outside to fix" when they were already broken from the house being so old. Continually blew off our emails and said that "maintenance requests will be put in". If you don't breathe down their neck every day, you won't get a thing from them.
Overall I have been very happy with my experience at the Palisades. The staff is very friendly, the location is great, and the rooms are spacious. I especially love the city view off our balcony.
Never rent from Palisade Property. The management was terrible to work with and the apartments are way overpriced. Upon move-in the apartment was filthy and the hallways were disgusting. When you move out they will not return the whole security deposit and lie about what they deducted for. They definitely do not hold up their end of the lease and take advantage of college students.
Palisades property is like fools gold; great appearances and affordable pricing, however, horrible for living. Overall, living here is a con and there are better options elsewhere.
I recently took a tour at Palisade Apartments. I was really impressed with how friendly everyone is there. Property was clean and appeared to be well maintained. At the top of our list for the 2016-2017 school year.

I would not recommend living here. The price you pay to live here for the quality of the apartment is not comparable. There is water damage on the walls along with chips on the drywall. In the bathrooms, drywall is peeling apart by the showers. The only benefit of living here is the location and the gym that they just added.
The apartments are spacious and the staff is friendly if you initiate contact with them! They are constantly working to better the building and make more study spaces and other improvements. Our apartment has pretty cheap appliances for such a high rent but neither are uncommon for apartments close to campus. Plus maintenance is friendly and helpful if things stop working. Overall it s been a pleasant experience living here.
I have been living in here for 2 years and this is the best place to stay on campus! Management is super friendly and they deliver packages upstairs if you forget to pick them up. Occasionally when I have a maintenance request they are able to fix things in the most efficient manner.
Rooms are spacious with nice windows and lighting. Each room comes with a full size bed with mattress, a cloth cabinet and a closet. The kitchen is also spacious with up to date kitchen appliances including dishwashers, microwave, oven, etc. The living room is nice and spacious, and it comes with two sets of sofa. You can easily invite your friends over. I would recommend this place to anyone who are looking for a nice place to live.
I can honestly say living at the Palisade was the worst living experience that I have had in over four years in Madison. Beginning with the tour, we were shown a newly renovated apartment, and were told that it was the model unit. We then signed for an apartment with the exact same floor plan one level higher. What they did not tell us was that the apartment we signed for, and that they did not show us, was not renovated like the model unit. Move in day was also a disaster, the apartment was a disaster. The blinds were broken, the floors were filthy, and the walls were torn to shreds. All of this was filled out in a maintenance report and over the course of the year no maintenance requests were fulfilled. We then selected the option of moving out one week before the lease expiration, under the assumption that we would save more on the security deposit (staff informed us of the options). Our security deposit was then deducted $1,810 for many of the things that were originally wrong with the apartment. Included in this $1,810 was $400 to repaint the entire apartment which was destroyed before we moved in, $400 for a new bed (the bed was $20 craigslist quality when we moved in), $400 for 7 bags of trash removal (zero chance this is true), and $100 for broken blinds which were already broken. The entire experience was absolutely absurd beginning with the backhanded tactics used to get us to sign the lease. DO NOT LIVE HERE.
They made new renovations to the lobby, study rooms, and penthouse; however, our apartment itself is horrible. Throughout the year, things have been breaking like our fridge's shelf, bottom of our doors, and our chairs. The balcony door cannot even lock and maintenance tried to fix it, but did nothing except make it harder to open. Our billing for heat and such is high because of the balcony door flying open during the night. It is not worth it for the price that you are paying to live here.
"Emergency water shutdown" more like monthly denial of water, that too during the most immaculate hours of the day. Live here if you wanna scool without takin a shower or cleanse in the morning
This apartment building is EXTREMELY overpriced. DO NOT LIVE HERE. I share a 2 bedroom 1 bathroom apartment with 3 girls. I pay $525 each month to share a room and the apartment isn't nice enough to warrant that high cost. The staff are unhelpful and the maintenance sucks. My bathtub constantly gets clogged, at least once each month. I noticed once the winter months came around that my window next to my bed was drafty. When I informed the staff, they had someone come look at it and then proceeded to do nothing. I spent the entire winter freezing in my bed to where I'd have to sleep on the couch in the living room and in turn paid extra for heat. Our garbage disposal doesn't work, the hallways are always smelly and dirty, and at one point there were two live wires hanging from the hallway ceiling which could've seriously injured someone! Do not waste your money here! I wish I would've taken more time to look harder around Madison and lived somewhere else.
UPDATE: I moved out of that horrendous apartment on August 14th and just got my security deposit a week ago. I was not surprised to find that Palisade tried to scam me out of even more money. We were charged for missing keys even though we personally handed them to manager Jamie L, my roommate was scammed out of 80 dollars for parking, AND they tried to keep my rent credit of almost $200 because they thought we wouldn't notice. They finally sent out a refund check yesterday for the keys and rent credit after my having contacted them multiple times. SAVE YOUR MONEY AND YOUR SANITY AND DO NOT RENT FROM PALISADE!!!
Have lived at Palisade for two years now and love it! The office staff is very friendly and always available, even on some Saturdays. Service issues are solved in a very timely manner as well. It's in a perfectl location in downtown Madison, close to stores and restaurants, and has a great view of the city
Although maintenance can take a while to respond/execute changes, Palisade is a very comfortable place to live in overall! A welcoming environment with little to no issues regarding neighbors or the living space itself! Love the study rooms!
Horrible experience. Our apartment was without heat for a month plus, in November. We did not have a working bathroom or toilet for a week. There was black mold and leaks in the wall they failed to inspect which resulted in a painstakingly slow repair of bathrooms. The maintenance people literally cut a huge hole in the wrong area of the wall and had to start over. For all of this trouble the compensated us all $50. Additionally, the staff is incapable of properly tracking finances and we always owe more than we should. Interns vape in the office. The maintenance man leaves our door wide open after doing repairs. The entire first floor flooded at one point. Our leaky wall ended up ruing the apartment below us as it leaked down. They try to help but they are awful at it and lack resources. Communications are easily lost and the will nickel and dime you. Not worth it!

Nicest place for the best price. Amanda in the office is always amazing; the perfect balance of personable and professional. Of course there are occasional hiccups but, Josh and the rest of maintenance are always quick to respond to our requests!
The pipes burst in our neighboring apart and flooded ours with at least a 1/2 inch of water throughout the apartment. Palisades gave us 1 night at a hotel, but with the amount of damage they won't be able to fix this by 11am (checkout time). They also said they need to replace the carpet, but they said it could take a week. So where are we supposed to go? This stuff happens in the cold weather, but they are being unapologetic and refusing to compensate us for all of the laundry that will need to be done. They are also refusing to compensate us for food ( we are unable to cook in our apartment). We have had issues with our floor leaking multiple times at the beginning of the semester, and they refused to deal with the underlying issues. For the amount of money it costs to live here, I would NEVER recommend living here.
Palisades has been a great experience. The apartments are comfortable and the staff are super friendly and helpful. I would have given it a 5 star but maintenance can be slow sometimes because they usually have one person who does all of it. Other than that, it has been a great place to live.
Would rate 0 stars but it made me put a star. Worst living experience I have ever been through in my 6 yrs of living in Madison and I have only been renting from them for a month! If you have children please do not rent from these ppl ! My children can not even play without noise complaints! Was called a moron by my neighbor the first day I moved in because he said my hammer was to loud when I was hanging up pictures! Management is horrible and not understanding! Please look else where it is not worth it!

Palasade properties is a horrible!!!! Wow, where do I even begin? I lived off of one of their locations off henry & langdon st in a 1 bedroom costing &1,000 per month The ONLY perk is the living on the lake. The apartments are incredibly rundown should honestly be condemned. The appliances are old from the 60's and are poo-green in color. Cabinets in the bathroom and kitchen are rotted and sunken in so basically useless. The management is so unorganized not to mention the properties sad excuse for maintenance men. My ceiling in the bathroom was leaking, and I could not get ahold of anyone for hours. By the time someone returned my call, my bathroom ceiling had completely COLLAPSED destroying everything in the bathroom and hall due to water damage. The water finally did stop but I did not see a single maintenance person or plumber for 2 weeks. My bathroom was completely unusable and I had to stay with a friend during that time. During the summer, there are constantly random people that do not live here and homeless folks on the property loitering on the pier and common area outside which is supposed to be 'private secured property.' Security is not that hard yet they use a bungee bike lock to 'secure' the entrances. We have a laundry mat on the 2nd floor, which has ONE washer & ONE dryer for the entire building. Say goodbye to privacy when signing your lease with palisade, myself and many others continue to question why they do monthly 'walk-through' inspections of all apartments. Even though they give a few days notice, it's still odd and unnecessary especially dealing with the quality and maintenance they provide. Bottom line, DO NOT RENT FROM PALISADE!!!!!
Moved into unit off Sauk Ridge Trail, managed by Palisade, approx 3 months ago...Love this large vaulted ceiling, corner unit and the clean, well kept up building and grounds! Many thanks to Palisade team members Dan, Jaime and Elizabeth for being so accommodating with personal requests to help me hang heavy pictures mirrors and curtain rods that most places would not bother to entertain, much less do for you... It is very quiet here and I truly enjoy the serenity. Plus, they allow cats AND dogs; Big BONUS!!! Nice underground, large individual / private garages as well. You don't find that very often anymore either...If you are looking for a great new place to live, this is definitely worth checking out, you won't be disappointed!
Apartment itself is very spacious. Breakfast on fridays is really nice. The newly renovated study rooms and workout areas are also very appreciated. However, water shut-offs are pretty common. Management is very friendly and open to suggestions, but communication is lacking. Overall, it s a decent place to live but inconvenient at times.
I have had nothing but an enjoyable experience living at Palisade! Just signed to live here for the second year and working with Amanda is so easy. She is quick to respond and always make sure any minor problems that come up are addressed. There is great living space in the apartments and enough space to double up on rooms. I would also like to note that Josh and the maintenance staff are great to work with as well! 10/10 experience, and unbeatable pricing for the location and amenities!
The Palisades apartments are a great place to live. Well furnished, affordable, and in an excellent location. My place came with black two black leather couches, and having a balcony is extremely nice too. The apartment is spacious and the counter tops are huge. The bedrooms are very sizable too. We invite friends over to our place all the time and they love it. A lot of them say they feel like they pay more for less size/quality where they stay compared to our apartment. As a current resident, I love the atmosphere too. Neighbors are friendly and Palisades sometimes has free bagels, flatbread, and cookies for residents. The people working here are friendly and always willing to help - we had a kitchen light go out and they had it fixed by the end of the day. Seeing some of the other reviews I feel like they must have had a bad day because my roommates and I have always been helped promptly and adequately. I bike to classes and having underground parking for my bike is a huge plus, especially now that it's getting cold. I've recommended the Palisades to some of my friends in Sellery and Witte right now looking for places to live and would recommend it to anyone else too.
