Bunch of hacks. IRS should audit this place. Property manager Amy.. was and is a joke...always ready for a confration. She sent out the wrong budget to our complex....and could not care one bit. When we were selling our condo she sent the buyers a different set of a condo documents, for a different complex and to top it off she had our unit number wrong on a closing bill. They hire the same tree company to do work through out all the complexes they manager. I'm sure they get a little $ for doing so....then charge it to the condos they manage. Do your homework and don't hire this company!

Worst management company. Stay away from the property they manage. Worst management in general and specially during snow. They do not clean property properly and blame residents. They expect people to be home all day and move cars whenever the snow removal people come (which is very rare). No specific time assigned for this and also do not come to clean until snow is over, even if there is a foot of snow expected. The cleaning job is outsourced so they have no clue what happens and are never able to answer anything. They expect people to stay in the house and that they do not have to go to work or anywhere even if it is emergency. They have an emergency number which goes to a voicemail and you never get a call back. The person in charge of emergency number is a handy man, who has no idea on who to contact when something happens.

I have one star because lower option was not available. We have asked them to provide monthly updates or newsletters, but haven t received anything since we started with the management company. Project promised to be completed by management is not complete to the date. Also when asked for landscaping contract documents, I was not provided.

I have lived in a Salisbury Management managed pro...

I have lived in a Salisbury Management managed property for just under a month and have already experienced nothing but problems. 2 weeks after moving in, I was never contacted or given any information on my property or when the fees were due and how to pay them. I had to google who managed the property, find their address and drive over there. When I went there, the people in the office were rude and not helpful and told me the person who managed my property wasn't here and I needed to come back a different time. Okay? I have been emailing them for a week with no response. Terrible communication.

Edited to add that 6 months later nothing has changed. All responses to questions are short and have no real resolution. We have had a tree in our parking lot that could fall over and smash a whole row of cars need to be removed now for almost 3 weeks. I first contacted them a couple days after it started to fall asking if there were plans to remove it. Amy said they would try to get to it that week. Now, 16 days later, the tree is the same and when I sent a follow up email asking about it I was told "when they get around to it" and that it was "on their list to do." This might not be so annoying if we didn't pay a $432 HOA fee every month. For such a steep price I would expect problems to be resolved promptly.

I cannot say enough positive things about Ken H. a...

I cannot say enough positive things about Ken H. and his team at Salisbury Management. Our association has used their team for several years and they are always extremely professional and responsive.

We have fellow association members come to our annual meeting just to praise their experience and relationship with Ken.

Personally, I had some concerns and questions about my property and Ken worked with me directly. He answered all my questions in a timely manner and followed up during the process.

Salisbury Management took over the Management responsibilities for my Condo Association over a year ago. Every time I have needed to contact them, they have been very responsive and quick to take action. Justin Rooney who is the main contact for our property is a true professional and pleasure to work with.

In the 3 years that I lived in a Salisbury Managem...

In the 3 years that I lived in a Salisbury Management managed property my HOA fees rose 36%! In addition to the ridiculously high condo fees (the highest in the area, to my knowledge), any time that I contacted the management company they were rude and deflected responsibility.

Like one of the other posters here, Diana was my Property Manager , and I use that title loosely, as she did anything except manage the property.

In addition, the month after I sold my unit they charged me for another month of condo fees. I had contacted them by email in the weeks before my sale so confirm that my automatic payments were cancelled. I guess it's a good thing that I double checked. This "management" company is a joke.

This is the GREATEST property management company I...

This is the GREATEST property management company I have ever worked with. I highly recommend working with Bob and his team of skilled employees. Diane Grimsley is the nicest, most attentive manager I have ever had the pleasure of working with. I have dealt with this company for many years, and have never heard of anyone being displeased with their work.

Terrible. Honestly I am not sure how they are still in business. Diane is nothing but rude. If you currently have them, know you are not alone in your shame and distaste for this management company, and their lack of communication.

I will probably move so as not to have to deal with Salisbury Management again. I will never buy another condo without first doing some research and reading the reviews of the management company.

If you are buying something they manage- DON'T! Do your research first!

What could they do to improve: Diane Grimley needs to go! .

This company has 2 stars because one person had a good review. Read the rest, all others are one star, and there is no way to give less.

This is the least professional company I have had the "pleasure" of working with. They are rude, and wait until things go wrong before they take any action. The snow clearing team they work with is sub-par. The manager Diana is beyond impolite, and sometimes downright insulting.

If I had any say this would not be my management company.

Response to yours: my email is completely accurate and I am well informed. I'm also well aware of the accurate documents not received in a timely manner as we received invoices with the scope of work required to fix your unorganized file keeping.

Would you like me to forward several email correspondences and embarrass you further, showing your bias and incapability as a company. Ie. Email correspondences about black mold allowed to grow from a leak that was never fixed because your maintenance couldn't find it, and didn't even inform the board that it wasn't fixed and ignored for two years? The same dismissive and condescending attitude from you believing that your company hasn't done all of the things I mentioned, along with trying to promote my review as a lie is your problem. You decided to respond with excuses and inaccurate "facts" without doing what a company that promotes customer service would do, which is at least apologize for the owners email response. Let me guess, I made that up too? The only reason you are responding to these reviews is because I posted this email informing your out of date company that reviews exist online, and now you are jumping at reviews written years ago, going through documents to try prove all the negative reviews wrong. If you dedicated this much time to my association, we wouldn't have had the need to fire you. How much data was on your thumb drive? Five years with our association and it all fit on a thumb drive? Good one...

Please release all docs and checks to May Property Management. There have been numerous requests. If documents are not released in a timely manner we will seek further action. We have an active emergency that your company been negligent in resolving and currently, willfully preventing its resolution by delaying the transfer of documents and checks.

This might be the worst company on the planet. Ken...

This might be the worst company on the planet. Ken the Manager is rude. They own our apartment building and refused to get cameras when we have had 4 break-ins in the last 6 months. Many people living here do not feel safe and refuses to do nothing about it. The Police also recommended putting cameras in and he refused. He provides no support and does not care about the people that live in his buildings. I recommend to never live in a place if it is owns my the Salisbury Management, Inc

My husband was the listed unit owner and was on the Board. My communications were actually actively ignored by Nancy. I am not surprised that any communications from me are not able to be located now, as they were probably deleted and disregarded.

"As most experienced condominium owners know...." Yes, I am aware and I have also noted your condescending undertone. As most experience property management companies know, it is the responsibility of the management company to complete the research and do the due diligence of ensuring that upon request, the board can make informed decisions. However, your management company provided vendor recommendations that had both terrible reputations (and did terrible work) and/or benefited Salisbury directly (i.e. snow removal company: the board requested MULTIPLE times to get proposals from other companies and took a lot of pulling teeth to get these from Nancy and many of them were subpar at best. She also had a issue with needing to find these proposals). So while I understand that this is the board's decision - the board can only make as good a decision as the management company that leads them. The board of trustees is made of unit owners volunteering their time, not paid professionals.

"It is true that at times a decision is reached by a board of trustees ...." I want to be very clear to anyone reading this post - many boards have chosen to part with Salisbury, not the other way around. Salisbury will hold on for as long as possible to garner as much money as they can for as long as they without doing a majority of the work. The record is clearly showing that Salisbury has quite a few things to work on - not the boards who have had to historically manage your management company.

Every employee at Salisbury should actively read these reviews and working on corrective strategies to remedy this gross behavior. Until then, Salisbury should be at the very bottom of anyone's list, if they are even on the list at all.

If I could give this company zero stars I would because even one star is being too nice. I have read every review here and cannot agree more with the one star rated reviews. This company used to manage our condo building before we finally left them and their mismanagement. To start, when we purchased the property, Nancy the property manager sent us another condo's docs. Then she incorrectly told us that an issue we had on the outdoor wall was the responsibility of the condo, when in fact it turned out, it was our problem. In the months that we had the displeasure of her being the property manager, we had to endure subpar snow plowing - if it was even done at all, a broken door that her Salisbury owned "maintenance" crew broke in the first place and then charged a ton of money to come back and not fix (a unit owner ultimately fixed it himself after 3-4 visits of maintenance using the time to eat their lunch), and a hike in condo fees because she incorrectly told the board that we needed to fix a road that - get this - wasn't even part of our property line! The last straw came when a leak was discovered that Salisbury refused to take proper care of. All of this was topped off by Nancy's lack of responses to emails and escalation that went nowhere because the President of this company is no better. The condo's board of trustees took on a majority of the work that we paid Salisbury to do and all of the unit owners were VERY happy to rid of this company. Between Nancy's awful attitude, the President's unprofessional behavior, the lack of work done by the vendors of Salisbury management - STAY VERY FAR FROM THIS MANAGEMENT COMPANY. You will save yourself a lot of headaches and a lot of money.

Also, as a note, for a company so "dedicated to customer service and communication", it is unsurprising that it took them between 5 years to 3 months to even respond to any of these reviews. This is exactly the kind of communication timeline you will be on with this company.
