Louisiana Oaks Apartments Review

i have thoroughly enjoyed my time living at the Louisiana Oaks apartments. Its a great place to live , and most importantly Excellent management team. Marie (the Building Manager ) is the best . I recommend living here without any hesitation.

Louisiana Oaks is great. We have lived here for a number of years and have no complaints. Management is very friendly and accessible. Maintenance is also extremely quick to respond, which is highly appreciated. I would ignore some of the older negative reviews, as many of those relate to the previous management company.

Excellent and friendly management, ideal place to reside and safe neighborhood. When my AC was broken they came to my unit and fixed right away. I recommend.

I have lived here at Louisiana Oaks Apartments for several years. I love my apartment that is spacious and has a great view of Oak Park and this end of Louisiana Ave. New management has been a good thing and the attention to work orders and handling of packages has been very good. Recently the Luxer One Package System was installed in our residents' business office. It is net. Since I am a night person and sometime health problems make getting to the office before it closed hard to pull off. The new Luxer (Locker System for packages) works great for me. I am sure the manager can get more done without the interruptions of us coming and going to pick up packages. I don't want to even think about moving. As as senior I am here for a long haul to enjoy my great view.
OK, the bad stuff. My biggest complaint is the condition of the carpets and I understand that plans include replacing the hallway carpets that are dirt, stains and down right ugly, for my since of style. I hope the replacement carpet is durable, easy to clean and attraction.
It is been a long time it seems now ... I still miss the hot tub we had before the new owners took over.
I am encountering a number of dogs in this building. I do hope they have been screened for disease and temperament for the confinement of apartment living. So far, the owners has held good control of the dogs. I am mostly afraid of large dogs and fear one knocking me down. I would surely break some of my brittle bones if I hit the hard floor in the elevator area where I run into the dogs and their owners.
These negatives do not disguised me from enjoying this apartment complex and my comfortable place.

This place is a rip off, I moved in and the carpet was dirty the hot water does not work, I was moving in , I found one of the hand man in my new apartment naked with a girl book. I reported they did not do anything, they tell you that they pay for the water bill, but they added the water bill to your rent, the water is so hard, that it leave white item on your dished, and the water so hard that my skin so white on my skin when I get out the shower. i pay the gas bill, I still don't get hot water, but I get a cold water. with white stuff in it. the manager does not clean the building. it like living in the hood, at night they turn off all the nights, so no light in the parking lot ot in the hall ways, so if you a woman and leave by yourself you better carry mace. this is not a safe looking place to come home to at night. I moved in 2/15/2015

Great management team. Building is always kept clean and tidy. Safe. Snow removed on time. Neighbors aren't loud. Online rental pay is nice. Parcel pickup and computer/printer have come in handy at moments. Very nice public room. We really like it here.

My roommate and I have loved our time so far at Louisiana Oaks. Management is friendly, helpful & timely! All service requests that I have submitted are done within 24 hours. There are many perks of the location - close to the city, paths for running, you are a close drive or walk to shopping/grocery stores and you are right across the street from the Park Tavern.

Marie and Tamera in the office were FANTASTIC in helping us with a new apartment and the apartment is beautiful with in unit laundry and underground parking included! (A real plus in MN winters!) The managers live on site which makes a huge difference - and they are so good! Highly recommend this apartment complex!

I have lived here 2 weeks and I've never seen worse management. Our apartment came with dirty, stained, and ripped up carpet. Our dishwasher leaves white residue and chunks on our dishes. Our shower does not drain. Light bulbs are burned out. They still haven't given us our garage door openers or programmed our phones to open the doors. The hot tub is Luke warm at best.

We've reported our issues multiple times to multiple staff members and still no progress.

Louisiana Oaks management and building have been spectacular. I moved in a month ago. I was not able to see the unit in person prior to moving and they accommodated a virtual viewing. Every service request or question I have has been answered/fixed immediately. The communication with Marie and Llogan is exemplary! Both are very attentive and helpful. The apartment complex is extremely clean. I have been nothing but impressed thus far! Highly recommend.

I recently moved here, and I love it so far. The current management is friendly and professional.

Great place to stay. The management is very friendly and always quick to help. If an issue arises with the apartment then you can submit a ticket online and it gets addressed fairly quickly. Clean and without annoying odors. Close to the highway 100 with quick access. Free one car per apartment parking for the heated underground garage with an additional free parking above ground. Heating and cooling included with in unit washer, dryer and dishwasher.

We ve lived here very happily since 2011 in a top floor end unit with a terrific view of the park.

The current owners are far superior to those who owned the building when we moved in. They have spent huge amounts of money on building issues, most recently eliminating the leaks in the garage. Property Manager, Marie, is accessible and cheerful. Apartment maintenance matters are always handled promptly.

FRIENDLY AND EFFICIENT MANAGEMENT. Quick response to requests. Building relatively clean, but minor updates needed. Lots of traffic noise from Highway 7

I have loved living here! I haven't had many issues but when I do maintenance is here within 24 hours. Marie (our building manager) knows everyone and is super accommodating and great. I have worked nights while living here and they always remember that and come into my apartment on days off or are super quiet. I love that packages are stored in the office so you know it won't get stolen or misplaced. The building itself is nice too, has everything I was looking for: underground parking, balconies, in unit washer/dryer. I'll be sad to leave.

Louisiana Oaks is a wonderful place to live. There are several different apartment layouts and rooms/bathrooms options. I found a real gem with 2 bedrooms, 2 bathrooms, vaulted ceilings and an extra long patio overlooking Louisiana Oaks Park. They are slowly, but surly making updates to the property. The management is very attentive and helpful. The location is the best - Park Tavern, walking paths, Knollwood shopping, Hwy 100, uptown, and Hopkins are all nearby. It's unfortunate that some residents don't care for the common spaces, for example - chewing gum in the elevator or garbage near the mail boxes. But the building is cleaned regularly.

Been here almost 3 years and it s been awesome! Great location, updated apartments, fitness room, underground garage, great staff and maintenance. Highly recommend if you want to be close to downtown but not directly in all the busy city action!

My family has lived here for about 6months and it s the best place thus far. It s close to the city. Great amenities. QUICK maintenance response. Ample parking. Surrounded by park and trails.

Good place, Maintenance always responds in timely manner . Good amenities like underground parking, etc.

Edit: Was misled on move out charges. Watch out for billing errors, your deposit getting taken, and extra charges being applied and referred to a greasy collections agency when moving out.

Have lived here for over a year. Management is pretty good and responsive if there's ever a problem in the unit. Fortunately those are few and far between. Great location adjacent to Louisiana Oaks Park and the Park Tavern. Rent was great when we first moved in, but it got bumped up $100/month when we renewed our lease for another year. Gym downstairs is fine if you're into treadmills and stuff, but the weights are very limited. Packages almost all go to the front office, so you need to be back before 5 to pick up a package (there are some weekend hours too). Overall a good place to live!

management and staff go above and beyond. Customer service is great! I have lived 2 years now. Anytime time I have a request it is completed in a timely matter. Great amenities, love the residents. Great building. Exceptionally located.

Great, responsive management that shows they care about you as a person and not just a rental income. All maintenance orders were completed promptly. Felt very safe at all times! Perfect location in relation to the city for the price. Would definitely recommend to a close friend.

Friendly staff. Decent amenities (Heated garage, gym, package room, etc.). Very convenient location. The building is fairly new and looks/smells clean. I would (and already have) recommended this place to people looking to live in the SLP area.

I toured the site for a 2 bedroom apartment. I was transparent that there would be 3 occupants and one of the occupants would have a emotional support animal that would have the proper documentation to allow the emotional support animal in the building. After disclosing all of this, I was quoted for an apartment and told to reach back out for applications.

One of the other occupants wanted to take a tour on their own as well. After they toured, my other occupant mentioned the emotional support animal again as well as that we had 3 occupants. At this point the site manager Marie stated we had too many occupants and that we were unable to apply. The reasoning was that non-familial households would take up too much space for the limited parking, though we were guaranteed two spots with the lease and we only have two cars. Marie stated no exceptions to this policy can be made. The zoning laws of the area allow up to 4 people(two per bedroom). Below is a picture of the policy that the property has instituted. Under the Fair Housing Act they are discriminating based on age and that it is not a familial home.

I do not recommend visiting this location at all and will be interested to see how long they can uphold an illegal policy without receiving fines or backlash.

Spacious and beautiful apartment, super clean building, beautiful views, great gym room, and friendly, caring and efficient management. My son and I have been living here for almost 10 years and we still love it. It's a wonderful home for us!

I have lived in several apts and this complex is by far the best of all. It is a very safe and secure building in an ideal location. The management goes above and beyond to make you feel comfortable. Marie and Tamara are super caring and professional. They are always on top of things and excellent about keeping the residents informed with anything that may be going on. Whenever I have put in a maintenance request I get a response immediately. It's just a really friendly environment which is hard to find these days. I would highly recommend to anyone.

I love living in louisiana oaks. Such pleasant place to live. Property manager Marie is awesome and so are the other staff. They are very friendly. I love how quickly they take care of your maintenance orders. The best place I love in Minnesota since I moved here 9 years ago.
Property is very clean and management is very informative on things that are going around. I just love this place so much.

Loved the gym, the common areas and the underground garage. Maintenance issues were fixed - sometimes well, other times not. Very hit or miss. Management was unfriendly and combative at times. Not worth your money in my opinion.

On my second year living at Louisiana Oaks and am very happy. Very responsive management and maintenance. Well kept building and grounds. Great location!

When asked to fix something in apartment they are usually quick and efficient. It has been the most fast responding management system I have been with in the past.

We just moved in and it has been such an easy, great process. Maintenance response is so quick and the staff has been so helpful with all our questions.

Good complex, lots of amenities(nice workout area, underground parking, laundry in each unit). I liked the floor plan of our one bedroom, it felt bigger than it was. People in the complex are surprisingly friendly. We felt safe at all times. We enjoyed working with Marie the Manger.

Pros:
Management has been great to work with and they are very responsive.

Heated garage parking included. Lot parking for any additional cars is great.

In unit washer/dryer and appliances work well and are reliable.

Luxer box for packages is a great addition.

Convenient place to live (Target, Knollwood near by, gas station near by, pharmacy as well).

Apartments have no odors when you are moving in.

Sounds does not travel between apartments.

Cons:
Parking lot does flood. A lot. (see attached picture). It seems to be an issue with the city sewage but it is really inconvenient and cars do get stuck in the water.

Snow removal in the parking lot is slow. Usually it occurs 2-3 days after the snow has fallen. Cars do and will get stuck in the snow. It has happened to me and I have helped others get their cars out.

There is a long list of cleaning to be done when you are moving out. I moved from my first apartment to another within LO and I cleaned for about 5+ hours. I was still charged $150 from my deposit despite cleaning it extensively. The list is attached. I will be moving at the end of February so I will update this when that is done.

Bottom line: This has been a great place to live. I would continue living here as it is a great price and it has great amenities.

If I could give 0 stars I would. My apartment itself is nice and spacious and I am happy with the space. The location is great. The main issue with this place is management. Good luck trying to get ahold of them when you have issues (like when your vehicle gets trashed in the parking lot or when the elevator breaks down for a week straight). Side D of the apartment smells like cigarette smoke and it is disgusting. The parking lot also floods when we get heavy rain. I would advise for you to look elsewhere. I have lived here for a year and I cannot wait to move out.

Poor management lack of communication, please don't waste your money in this apartment. They deserve zero stars.

I have been living here since June 2019 and I love it. Any requests for maintenance are handled immediately. The common areas are clean and everything that you need is close by. Marie goes above and beyond to meet the residents' needs.
