moved out of the Sherman Pines complex (16750 Sherman Way, Van Nuys, CA 91406), recently, and LBPM kept almost a third of my security deposit ($1,000). They asked for two months deposit and was very naive to pay that amount. I lived in the unit for almost 5 years and never missed a rent payment, even during the pandemic. It was an old unit, and they came up with all these ridiculous charges to chop off my security deposit. My mistake was to trust the onsite managers (husband and wife). I feel betrayed by them and ripped off by this company. Be extremely careful with this company. If you are looking for an apartment to rent and see the LBPM sign at the front, keep driving and find a different place. If you are already with them and have no choice because they manage many buildings in the city, be extremely careful before you give them a security deposit and before you move out. DO NOT trust the onsite managers and review meticulously the final inspection. DO NOT sign anything you are not okay with. They will rip you off. My score review is zero for LBPM.

I think the company overall is alright, they seem ontop of repairs which are mostly plumbing related in our building. However for anything they don't want to deal with they just ignore you. Been blown off by our building manager for 6 MONTHS now to just get a building key replacement.

Wish I could leave a negative star review. This company is a joke. They have decent properties that have been redone well but property management nope. I don t even know where to start. They ignore maintenance requests. Cameras in the buildings are fake. Don t follow up on anything in a timely fashion. If you can avoid them, I would recommend it at all costs.

I managed my properties myself for about 30 years but because of my age I decided to have them managed by LBPM. My project manager is Lamice Sabbagh. I could not be happier with her service. She is professional, honest, knowledgeable and dedicated to her work. She takes her work very serious and is responsive to all requests. All in all she does excellent work. Any landlord should be happy to work with her and any tenant should appreciate what she does for them.

Just moved out of11616 burbank Company works really quick to get all maintenance completed units are brand new! Manager emails you back really quickly stayed in contact letting me know when my mail comes and holds packages for me. Apartments are huge. I appreciate the swiftness in handling issues I don t have that with the company I moved to the only negative is some residents don t clean up after themselves since they think luxury means concierge we had no manager for a long time so this took some time to get addressed but now that there is everything gets taken care of immediately. Building is super quiet neighbors are so kind. You won t regret moving here

I saw a rental property on Zillow with Jordan Polon as the LBPM contact. I submitted the "request a tour" form on Saturday hoping I could include the property in the open houses I was touring Sunday. When I didn't hear back I filled in the form again on Sunday. When I didn't hear back, I contacted the phone number listed and got a answering service. I left a detailed message but again, did not hear back. On Monday morning, I went to the website for LBPM and could not locate any contact info so filled in their contact form asking for a reply. Many hours later, I got an email from Michelle asking if I had emailed Jordan. I replied that his email wasn't on the Zillow listing, the LBPM site, or in her reply so I asked her if she could just let him know to call me. She emailed me back, again, late in the day, with no reply other than Jordan's email address. So, I sent him an email saying I would like to set up a tour asap before I decide on a place. I then found him on Facebook and sent him a message there. I finally got an email from him on Tuesday 9am where he stated he got my email Monday night at 7pm. Unsure why 10 hours later I got reply? I asked him to phone me as it would be easier to communicate. He did so at 1pm and said that he could show the property at 2:30. I explained that with the little notice, I wasn't sure I could make it and I had a meeting at 3:30 so didn't want to rush through the property. Ultimately we set up a showing for Wednesday at 3pm. At 2:45, as I was in route to the property, I got a text (not even a phone call) saying someone had signed a lease and the property was no longer available. If he had any interest in me as a client, or any professional experience as an agent, he would have made an attempt to discuss other properties with me or set up a meeting to go over my needs. I am floored by this unprofessional behavior and will be contacting the owner of LBPM. There are so many quality Realtor agencies in LA, I advise you to beware of this one.

Our HOA has used this company now for several years. The property has detreated since LBPM has taken over we are on our third property manager and let me tell you none of the 3 have been any good. I truly believe this company moto is take for all they have and give nothing in returned. They do not responded to request, they do not return your calls, they do not do anything but take the HOA money and if you get a response they give you a cheeky response and hide be hide the "THE BOARD HAS SPOKEN" I have already caught and called them out several lies, because if they do not return my call I am seeking out board members. Still nothing is done and trying to remove them is as our property management company is next to impossible. If you are HOA looking for a company to help you manage your HOA goes find someone else, if you have this company as your HOA management company get out when you can. They will only bankrupt you and do next to little to nothing to improve your property experience.

Do not rent from this company. The property manager Lamice is dishonest and manipulative. She lied to me for months causing me to lose thousands of dollars in rent money. She also frequently ignores emails and calls. I have yet to receive property back from her that I've been requesting since I moved out in December. Now I see that she is using said property to advertise for my old apartment. Ask yourself if that's the kind of person you want involved in your living situation for the next year. Oh, also the alarm system goes off randomly in the middle of the night sometimes for hours, and it's the whole apartment complex. When I asked for my shower door to be repaired they responded by removing the door leaving exposed rust and screw holes. They will also try everything in the book to keep your security deposit.

My HOA moved over to use LBPM as the HOA administrator and the service for our HOA has gone downhill since then. The portal they use has lost my login information twice and I can't get back in. Whenever I call during business hours I always get voicemail - never a live person who can help me. I use my bank's billpay to send my payment for the HOA so it arrives on time on the 1st of the month and they reliably are 2 weeks late in depositing this payment, so I never know if it's credited or not.

Worse company ever. If there is 0 star this company deserve it. They do not have customer service and you will never get any service from this company. I don't even know how this company is not yet in trouble with all types of violations they have. Also one more thing, even if you have proof of payments and records even then you cannot get anything proven to this agency. They overcharge for everything, they lie to their customers, and this company should be reported. If you are thinking to purchase any property that has HOA management service LBPM PLEASE STAY AWAY. WORSE COMPANY EVER. THEY WILL MAKE YOUR LIFE miserable.
