Having worked at The Lawson Companies for over a year, I can truly say that there is a team attitude towards working together to accomplish our goal, which is to provide clean, safe housing for our residents. The future of Lawson is bright, evidenced by all of the new development projects and strong hires that have been made company wide!

This company is unprofessional. The assistant Property manager is rude and her ineptitude to do her job has made this experience terrible. I've been here since nov.and my rent has been raised 3 separate times with only 15 day notice. Absolutely terrible service dont move into 2028 freeney ave suffolk va October villa

So if a rent increase is made tenants are supposed to be given a 30 day notice by law. Evidently in Green Lake apartments that's not taken very seriously. Tenants are notified by a paper on the door, which if you get home later in the day could of blown off the door, dog are it, etc. No emails phone calls, or any other efforts are made. Not the worst management, but not the best either.

If I could, I would give this company zero stars. Contacted them directly about pest control issues with my apartment and was told that it wasn t my place to directly contact them. I explained to them that the flea problem in my building was consistent and has only been an issue since a neighbor with a dog moved in. I asked if they would be requiring the new tenant to treat their apartment and home to relieve all of us of our problems as myself and 2 other tenants in the 8 apartment building had been having flea problems. The representative, Ms. Henry, told me that it was at the apartment s management s discretion to contact them if the issue was not resolved. Needless to say , I won t be renewing my lease with Harpers Square. Nor will I ever lease from another Lawson Company s property.

The only thing about these apartments in Forest Cove Apartments in Chesapeake is that I love is the space of my apartment that s it. The people(tenants), new rental people, maintenance workers are soo bad now... I m stuck here until my job comes back and I have more income. My ceiling is splitting in half literally and all that was done was a stick to hold it up. Freaking ridiculous and horrible handling of us tenants.

I moved in four days ago.
Refrigerator makes loud noise, has mold, doesn't close all the way and is clearly OLD. Fire hydrant is obviously old maybe expired, it has no date but does have dust and grease caked on it. The kitchen cabinet came off when I opened it, and behind another set of cabinet doors there are some droppings left behind by some small creature. The back porch light flashed like a lighthouse, and the front door gets stuck when trying to open and isn't easy to shut. The stair rail was loose and there are over ONE HUNDRED AND FIVE nails that can be felt on the stairs. I have a one year old child and I was seriously offered this horrible unit, that needs more than a touch up! And there is something wrong with the wood of the stairs, but its just hidden under carpet. Plus my upstairs toilet leaked twice, once to the kitchen floor below.
If zero stars were an option, as an entire company that's what is deserved. The grounds are clean & very well maintained. And offices' staff have always been great so kudos on those two things ONLY!!

I currently reside in 1 out of the 6 Lawson Realty Company properties in Virginia Beach, Summer Haven apartments, in which the treatment of the residents reflect the negative stigma associated with income restricted apartment complex. As we share rental office/ management with Baker Woods apartments it seems as though we are only included with Baker Woods when it is time to pay rent or when we are informed the rent is increasing. We are not allowed to use their amenities, we have not received assigned parking in which we were told was going to happen, and most recently Baker Woods entire property was power wash, while I m walking through trash and what appears to be mold everyday due to the lack of proper care for Summer Haven Apartments. Since residing at Summer Haven apartments, there has been multiple changes with staff , from management down to maintenance. While I do understand this will happen as a part of business, the transition of staff is not smooth at all and the properties themselves reflect that. This also leads me to believe property staff is not appropriately supported by the regional manager to ensure everyone is all on the same page. I have went through the appropriate chains of command before leaving this review and will continue to go next level as needed if concerns are not addressed appropriately. I have spoken to management respectfully on several occasions about my concerns but the advice is to police my own neighborhood. While the property does have cameras that can be reviewed for crime and the trash issue, I was told it would take all day to review the cameras, and while we do have a grounds keeper I was told maintenance does not get paid to clean anything other than the bottom floor. I have called and left a voicemail respectfully on Tami s phone last Thursday, needless to say, no response yet. I have went in person to speak with Tami and was she had not be in the office for the past 2 days. Tamis lack of concern as a Regional is a clear reflection of the lack of concern for the property displayed by her staff. This company seems to have individuals who work in corporate that attempt to capitalize on their position. Linda (corporate operator) , specifically, was very rude over the phone and when asked for her name because she was informed I would be leaving a review she stated You don t need my last name, they will know who I am. I have also noticed that with every bad review from actual RESIDENTS, follows a good review from an EMPLOYEE of Lawson Realty, how ironic but strategic to balance out the stars because it is very evident Lawson's residents do not feel cared for and appreciated. As this month marks my second year at Summer Havens, I feel it is important to not only advocate for myself but other residents as well (as they express the same concerns and given the same responses). I am aware that rent has increased twice within a year due to marketing and business aspects of things but what value is that to your residents if the actual property itself is only worsening? Initially I was so excited to move into this brand new affordable property and felt it would be a great home for my son and I. But it has truly been a nightmare at this point as my building alone has suffered very traumatic experiences including but not limited to, a homicide, robbery, and shooting all over a 2 years time span. It's sad because it has gotten to the point where certain residents take advantage of the fact knowing management does not care and will not thoroughly look into things (Do their job) it allows them to just do as they please on the property. With a little more effort and harder work from Lawson Realty staff I believe this property can be ran more smoothly and improved!!! Mr. Keith was a great worker as he clean and enforced property rules, fining those who went against them to ensure the cleanliness of the property. I hope to hear back from you all with a respectful, realistic solution that can actually contribute to some changes being made. Attached are pictures of what I walk through everyday.

As a new resident of Crosswinds Apts I would like to complement Julia the manager and the maintenance man Cornell for addressing my problem so quickly. While moving in I discovered my dishwasher was not working properly. I called the office and Cornell was here in a flash. After his inspection Cornell said I needed a new one. I thought oh no thinking I would be without for at least a few weeks.Well in just about fifteen minutes there was Cornell at the door with a brand new dishwasher. Thank You Julia and Cornell

How is that your company cancelled "National Night Out" which is a national event. This shows that your company does not care about something that is an important event nationwide and to the residents of Belle Summit Apartments located in Richmond Va. Can anyone in your educate staff tell residents of Belle Summit Apartments why this decision was made, and how this event can be rescheduled and only rescheduled as it pertains to Belle Summit Apartments and not the rest of the nation. I was not aware that Congress or the President of the United States has an office at Lawson Properties?

Another thing that's crazy is This "Amy Harris" works for Lawson Companies and is posting all 5 star reviews under each property. Now isn't that fraudulent. IJS!

I know a older tenant that was living on one of the property s for three years had a on going problem were the property manger would missed place money orders when the tenant try to discuss the situation with the property manager it would end very hostile and remain unresolved.so the tenant started sending the regional property manager pictures of the money order and the regional property manager would reply with ok thank you. so when it occur again the tenant was concern the property manager stated I didn t receive it so the tenant contact the regional property manager to check the account at the time the regional property manager stated I don t see anything apply to the account but found it two days later. The property manager response to the tenant you call my supervisor on me. The tenant notice late fees apply for money orders that dated 4th or5th of the month when inform the regional property manager with concern the regional property manager stated to the tenant I think you are confused and the property manager wasn t doing anything wrong . The property manager had a habit of holding the money orders until the 9th of the month the property manager was harassing accuse the tenant of etc. the tenant had a bill that need to be paid to stop eviction the tenant paid it in full shortly after the tenant was inform over the phone by regional property manager Megan if the tenant want to remain in the unit need to pay the balance the tenant ask to make payment arrangement was deny and was given false information concerning the balance and force vacate two weeks after the tenant was contact by regional property manager Megan inform the tenant that the property manager mess up the tenant whole account gave her three days to fix and refund all money back to the tenant

This is the second time I've tried to inquire about any available properties through the contact form on their website and yet again they fail to reach back out to me. The people that work here are lazy and unprofessional with zero communication or follow up skills. I'm honestly amazed at how many people have gotten an apartment through this company because I've never been able to get in touch with them.

A lot to say, however SUMMERHAVEN in Virginia Beach is just over three years old AND Baker Woods (a little older - sister property up the road) - where the property Mgr (plus one other) occupy the rental office. This idea does not work when minimal resources are used between these two properties. I have been here from day one. I am very disappointed on how this complex (income restricted) has been managed. If their CEO lived here, we all know I would not be writing a negative review.

Two maintenance staff for two properties is ludicrous. How can anyone expect them to keep the grounds tidy AND stay on top of ever growing work orders? There is no one in an office on site. We have no amenities here, no incentives, nothing that would encourage residents to have even a greater sense of pride. An ongoing problem regarding the trash area has not been resolved. How is it that the outside vents for the dryers have NEVER been cleaned. Clearly this is a fire hazard. The apartments at SUMMERHAVEN are great BUT whatever this management company has been doing here is NOT working. Sweeping changes need to be made. Too much LIP SERVICE. No sense of urgency. Why keep building new properties if you don t provide the staff and the budget to maintain an environment whereby residents are happy to be here. MEDIOCRITY it seems is Lawson s goal (based on the number of negative comments across the board). Pretty pictures of a property on a website does not make a great community. The complex is new and a driving force for many being here.

Many here are not impressed with the way management (corporate) is handling this property to the point where they have little to no faith in voicing concerns so they don t bother any more. Residents are being made to feel less than . It seems like the bare minimum approach is the mindset, however:

The time is NOW to invest TIME, BUDGET AND EFFORT, residents would be much happier AND have greater respect for the aforementioned Lawson s corporate statement. Does Lawson TRULY CARE? Prove it. Keep residents informed; I understand about the restrictions the pandemic caused. My concerns were voiced MONTHS - a YEAR or more prior to it. Perhaps those who hold the purse strings should stroll through our property and SEE what needs to be addressed and ACT on it.

Complaint after complaint with their apartments. They have roach and fly infestation. I contacted property manager and they send the same BS exterminator that never does anything yet they raise the rent. This is ridiculous . I had to hire outside company out of my expenses.

Complaints after complaints have been reported to the rental office (Summer Haven). Everyday my family walk through a dirty staircase. When complaints are made the rental office basically say nothing can be made. Crimes after crimes have been conducted and cameras are not utilized. Our residents/ family and friends safety are at risk and the minimal that was said would be done and still have not. I am a month away from reframing from this complex and moving. Sadly, the complex have potential but apparently management does not care enough... We are just redirected to contact corporate and dismissed.
