Awful! This property management group defines
American Greed, Landmark properties are the recipient of corporate bailout for COVID19 AND unethical practice of holding tenants to full collection payouts for tenants residing in the state of Colorado. Understandable if they weren't bailed out however this property management took full advantage of PPP, EIDL and other government funding, in essence double/triple dipping. I have filed a formal grievance complaint with the state of Georgia and the state of Colorado; Attorney general's office in order to request a full review and audit of Landmark properities unethical and potentially fraudulent financial records. How dare they take advantage of students who have no choices in the matter of government mandated shutdowns/school closures.

Experience was decent until they pinned power bill charges on me from when I was moved out and literally laughed at me when I tried to get them to cover the charges. Also gave me around $30 of my $500 deposit back and the reasons were a joke. Won t be recommending to anyone.

An incredibly unprofessional company! Never return calls or emails or help resolve problems. The highlight of residence at their property, The Standard Tallahassee, was getting BLOCKED by Landmark's customer service email, my property's email, and my specific property manager's email. I have picture proof ready for when they try to deny it and ask me to pay rent again. It's clear why their individual property managements think it's okay to do nothing and make resident's lives a nightmare!

This company is fantastic! They build the finest student housing around. They are ranked #1.

During the process of finding a new residence my husband and I ran across an ad for a townhome through Landmark properties of Athens. We thought the place was just what we needed. We inquired about the property an were told how to apply for it. In order to apply we had to pay a security deposit and other fees up front and fill out the application. The consultant made if seems as if you are approved for place. We asked to schedule a tour of the place and they oblidged. Reaching the residence we noticed that this is not the condition that they advertised at all on the outside. We were shown floor plans of a place with a balcony and a picture of a pool outside. None of which the actual place had. They described nice hardwood flooring through the unit but it barley had any. We were hesitant to go with the place but the young lady by the name if Ashlyn assured us that it would look much better once they cleaned the place. We decided to proceed with the process. Soon after our meeting communication started to slow down. I would reach out to them and it would take hours for a response. I was told one day that their system was down and they would reach back out, but nothing the whole day so I decided to call I called and the was told that the manager is on it we will call you back in a few minutes, but no call. I sent a message the next day just checking on things, but was completely ignored. The next day we got a message saying send my husbands ID and nothing more for the rest of the day. We later got an email saying we where approved with conditions. My husband sent a message and there was no response until the following day and it was he did not meet the screening requirements. Mind you we had recieved a email stating other wise. I decided to call amd I spoke with Derrick whom was not pleasant at all. I explained to him the situation and also let him know that we did not have a good experience with the consultant helping us. His response was "oh ok". I then told him that it seems like he could careless and asked for a refund of everything we had paid and would look else where. I was told that it would take few weeks. I became furious because it only to a few seconds to remove it from my account. I asked for corporate and called them. I spoke with Josh who promised to call back with some type of resolution. I had to call josh only to be given the run around. I even sent our Corrospondance with the consultantand a screenshot of the ad and the fees withdrawn from our bank account. This place is the most unprofessional place of business I have ever had to deal with.

The Retreat South is an awesome and cheap place to live! The management is great and the maintenance is always quick and helpful!

The Lodge at Allendale would not give me back my security deposit after > 140 days since moving out. They informed me that transition of management has been the issue. Several weeks later, they started lying and contradicting their sayings about the status of my security deposit.

Then, Landmark Properties (previous management) told me they did not issue any check for me because they re negotiating with the Lodge over who should be paying back my security deposit. This management is miserable in providing with consistent info and super late with any updates. They always push you off and lie to your face.

The worst living experience I have ever had. Would not recommend living at any of their properties.

I m staying in one of their properties in TN. They ve pushed me off multiple times for weeks now with no solution. I ve been living in mold since August. Office says their going to call you back, email you, etc. all ways to push you off.

They will keep at least part your deposit no matter how clean it is. Bed rub =$75.

Laura Leigh Levy the Area Community Manager is extremely rude, unprofessional, and immature. I have had her as a manager at Villas and now at the Nine West Campus. She does not know how to conduct business in a professional way as you can see by my attached screenshots. She threatened to EVICT me on the basis of my room not being clean after move out. She explained I could get out of my lease by "marking me as a skip and accelerate all charges", meaning I would have to pay a full years rent and then she'd let me get out of the lease. The email she sent to me was rude and unjustified. IN PARTICULAR DO NOT LIVE ANYWHERE with LAURA LEIGH LEVY as the manager.

Christopher did a great job. Very nice guy with professional manners.
