Kohner Properties is going downhill fast for a reason. I got all signed up and registered for one reason. to warn people if they see this. I have never written a review before but the apartment i moved into was infested with bed bugs only to find out this is a problem in their building. Not only that but they have refused to have a professional come in and do the job. They are making me wait 10 days until their normal guy comes to save a couple dollars. I would absolutely never rent a property from them again.

THEY NEVER RETURN YOUR PHONE CALLS THEY ARE A TRUE DEFINITION OF SLUM LORD'S THEY COLLECT YOUR REAL QUICK AND REPLY TO YOUR COMPLAINTS REAL SLOW THIS IS HORRIBLE DO NOT EVER SIGN A LEASE HERE! FROM THE GHETTO MANAGER AT THE WOODLANDS MELISSA TO CORPORATE WITH JAN AND CAROL THEY ARE TERRIBLE BEWARE!!!

First, the people who put the 5 star reviews are employees or people they told to do so, as they try to offset all the honest negative reviews. Their apartments are old and run down. I can feel the cold air from outside (with the door shut) blowing across my feet as I type this. I believe my unit has water damage, but they swear it does not, since I moved in it has always had a musty moldy smell. They don't keep up with the grounds, after the recent snow they plowed at about 3pm, after most people had to call in for work that day.

As far as the office and business side of things, they don't care about their tenants or anything other than money. I was recently told on the phone by the office "we are in business to make money, not help people" that was Jan FYI. Also, read the lease very carefully, once you sign it there is no way to break the lease without paying rent for that entire year. Most places offer a buy out, they offer nothing. You will owe them rent for that entire year, weather you live there for 2 months and have to move, or you stay the entire time, I believe they did this because many people, once they move in and see how poorly the complex is ran, want to move out immediately. They will get their money no matter what. And don't even think of asking them to not charge you the late fee, even if you are putting 90% of the total down, they will still charge you the $85 late fee.

I will never live at another Kohner property again, and I hope you heed this warning to do the same.

Alternatively, Mills properties is a much better company, speaking from personal experience.

Lived in one of their buildings in Detroit years ago. They did not disclose the building was infested with bed bugs. The place was disgusting. It was a completely different place at night. Felt very unsafe. They scam you after you leave the apartment for bills that are made up. They are trying to get all the money they can from anyone before going out of business and filing for bankruptcy. Do not live at any of their properties. You will regret it.

I had mold in my apartment but they sued me for remainder of lease then someone broker into my place and they barely fixed the door. I had garnishment and after paid they let it stay on my credit. I been calling for weeks and no one answered the phone

they are a very very horrible company to work for and live there theyre apartments at windham chase are screwed up they all have leaks in them non of the washer and dryers work in the building the pool not open wont be open they cant pass inspections they not updated the only thing good is that they redid the parking lot thats it carol and jen are unprofessional they want they rent but take 5 and 6 months to fix a work order tanya the property manger all over the place they just one screwed up company all together they owe everybody and tehy been on the news stay away

Under managed, not well kept up and they are known in the industry as being very poor and unhelpful landlords. Do not give their tenants any sort of lease ending notice, paperwork or even return phone calls to remind people that their lease is ending and then charges them an extra month's rent if they do not receive 30 day notice in WRITING. I left a voicemail with my moving intentions and was informed about 4 weeks later (once it was too late) that the moving notice had to be in writing. DO NOT LIVE HERE

My friend had mold in her apartment and Kohner refused to fix it, even after several requests. Then when she moved out they sued her for the remaining months rent. They will lie, cheat and steal the money right out of your pocket. Be very careful of the lease you sign. Get all of your communications in writing and have them sign off or send communications via registered - proof of delivery mail. But..why would you want to live under their thumb anyway? My advice, go find another more personable rental company.
