I also wish I could leave zero stars. I just completed a two-and-a-half-year rental lease on a Fountain Hills home owned by Lynn Saturno and managed by Lisa Kern of Kern Realty. The house was a mixture of positives and negatives, but I believe Lynn and Lisa acted deceptively and unfairly. As soon as I left town on an extended six-month trip, they made unjustified and unsupported deductions from my security deposit. I recommend you avoid Kern Realty if possible. What you are told one day may be ignored the next.

Phyliss, Lisa, and Meredith are true professionals and I am a long distance owner. They have managed my rentals for nearly ten years now. In that time, I've had no problems with tenants, due to their careful screening. They have helped me extensively rehab two of my units. When repairs are necessary they have all the trades on hand for prompt service at a reasonable cost. Good customer service becomes evident when things go wrong. Although frustrating circumstances have arisen over the years, Kern has been the solution to the problem repeatedly. They have made it possible for me to be an absentee owner.

Respectfully we were not satisfied with Kern Realty. David and Carol were not good property managers and purposely didn t give us a cleaning deposit back after David said he was going to because he d never seen a cleaner house. Carol then interrupted and said no we aren t giving them the cleaning deposit back. Mind you the house was cleaner when we moved out then when we moved in. I was still finding dog hair around the house from previous renters. They pocketed the money and didn t even hire cleaners for the next people who moved in. Carol and David were only contacted 2 times from the 7 years we lived there and they still wouldn t help when an issue would come up. We rented two properties through them always paying on time and were quiet tenants. Anytime we had a question or concern we were always greeted with a bad attitude. Customer service and help was lacking.

I wish I could leave zero stars.

I wish I could leave zero stars.

I have been looking for a new apartment in Fountain Hills and recently came across a 2 bedroom 2 bathroom, less than 1000 sq ft, apartment on Emerald Dr for $975 a month which is within the price range I was looking for. There would be 3 applicants, and we are all over 18, with full-time jobs making over minimum wage, in Fountain Hills.

Upon viewing the rental criteria through Kern Realty, I came to find that the base monthly income requirement PER applicant is 3 times the rent, meaning my boyfriend, my roommate and I would need to bring in $8,775 a month combined (or $2,925 each) to qualify for this shabby apartment.

I have never heard of this in my life or anywhere else in town.

I understand having an income requirement, but to require NINE times the rent because there are multiple applicants?? For an upstairs apartment that looks like it hasn't been redone since the 80's?

Come on. That is incredibly unrealistic.

I don't know of many young people in Fountain Hills that make $2,925 a month, including myself! I work 2 jobs, both paying OVER minimum wage + monthly recurring commission and I STILL don't make $2,925 a month.

Poor management, and unrealistic qualifying requirements.

The realtor who was managing my town home retired and recommended Kern Realty. After researching the business and talking to Lisa over the phone, I believed, given her experience with other rental properties, and, in particular, experience serving interested renters from outside the area, Kern Realty may be a good match. I reviewed the firm's rental programs and short term lease agreements and decided to meet with Lisa on my next trip to Arizona. We discussed all aspects of her management services, her knowledge of my particular golf community development, her firm's many relationships with area contractors and vendors, her ability to attract and select mature, longer term renters, and recommendations for my property. I was convinced this was the right management company and signed an agreement. After 1 1/2 rental seasons, I am completely satisfied. i communicate with Meredith Springer and Lisa, and they handle all issues large and small, routine and pressing. Being many miles away, I know my property is in good hands and is cared for and managed properly.
