I wish there is a negative rating. The worst ever ever management I ever come through. Please if you are looking for property to Rent, DO NOT even try to check anything which is managed by Kay Management. I lived in an apartment for 2 years (London Park Towers which is managed by Kay Management) and I finally bought a house because they made me hate living in an apartment. And Finally the manager took my Deposit and while I ask why, guess what the answer way, 4 days you might have been in the apartment. I gave them a notice and I gave them everything they need. Oh God, the so called Manager of this apartment, She is the most hater person I ever met in my life. She do not even wanted to listen to you. About my deposit, She said "The probability of you getting the money we took for for the extra days Is Less probable, Because it is more than a month long", So it is a month long til you guys sent me an email? How can I come before this time? Again She said, "Sir, We will call you? and went back to her 'office' "! And I am planning to take them to court. Oh God, its so annoying. But make sure not to go through such a nightmare!!!

I regrettably lived at the Top of the Hill apartments in MD for about 3 years. I don't think there was a time I ever enjoyed living here, but I lived there for as long as I did because it was cheaper than most, and because I hate moving. Keep all of your paperwork, receipts, etc. because they will try to take advantage of you any opportunity they get. Kay Management is the worst. DO NOT MOVE TO ANY OF THEIR COMMUNITIES! Even if it's a last resort: DO NOT MOVE TO ANY PROPERTY OF KAY MANAGEMENT. Consider living under a bridge or in your car before moving here.

Look at my google review I left for Top of the Hill Apartments to get the whole picture of why I will always despise Kay Management.

This apartment is the worst apartment in Maryland, please think twice before you rent an apartment with them, because I used to leave at this apartment, Heritage apartment at RIVERDALE ROAD poor management and also the staff at the main office are so disrespectful, the apartment is really bad, bed bugs are all over the complex

My review for Kay Management is way long overdue!
Eorst company ever! Ehile we lived there the manger was Ms Copper if I remember correctly.
So our apartment in Northwest Park was roach infested when we moved in. The walls were covered in roaches!
We let them know same day and talked about it during our move in walk through.
They never ever fixed that problem - even with notices in writing.
Then that same month we moved in the basement flooded! My carpet squished it was sp wet! I notified them immediately. They came in & tried to say that our place was a mess with boxes everywhere. I have pictures of the condition - the 7 boxes were our wedding presents from our wedding that same month! I had the boxes neatly stacked under our kitchen table. I couldn't unpack because of the water & roach issue.
It was a nightmare.
Then all of yhe sudden neither my husband nor I could breathe! Literally. I ended up in the ER and was diagnosed with environmentally induced asthma from the black mold growing from the water damage and wet carpets.
I called the health inspector and they came within 34 hours to inspect. He CONDEMNED our apartment on the spot! (I still have the letter!)
We had to move immediately. ... While he was there!
I went to the office and requested they relocate us to another apartment - and THEY REFUSED!
They never refunded our deposit either even though we were forced to move because the apartment was CONDEMNED because of their negligence!
I see nothing has changed unfortunately!
Horrendous management company that needs to be put out of business!

I could have gave them minus 5 stars if there was such an option. Terrible company to give your money to. Nubia and Latoya who work at Barcrof Plaza Apartments (operated by this company) are absolutely incompetent ladies who should have a better attitude towards their customers. Every time I had a question or a problem their answer was "we explained it to you". Rude unprofessionals who never follow up with the issue. Never got my parking pass which I was lawfully entitled to, after months of waiting just gave up, cause they said their superwiser Susan, who was supposed to notify me on my parking issue had a flu. After months of waiting - nothing...Had some issues with another lease holder and left them my address, my phone, my email to contact me in case something went wrong. Called them, left voice mails - nobody ever replied. Then instead of contacting me they just send our info to collection agency to ruin our credits and rental history. So spiteful and unprofessional. Then tried to call and find out about a detailed invoice on where our security deposit went - got yelled at. Then called many times, left voice mails and wrote complaints to Susan - their superwiser - no answer till this day. it is been 4 weeks since i last called - nobody cares! Still have to clue where the security deposit went to, nobody would contact me or give me any info. Do not give your business to Kay Apartment Communities if you want to save you some trouble. Had to move, because couldn't deal anymore with that nightmare. DO NOT GO THERE IF YOU DONT WANT TO LIVE IN HELL.

They are awful, rude, and sometimes so disrespectful. DON'T GO THERE.

Consider living under a bridge instead of living in one of their "Communities"(mice, rat, mold, roaches, bad customer service in the Leasing office, & Corporate office), Bad property management company.

This company is really cheating with their tenets and worst services I ever seen.

The management at Gateway Square apartments are horrible. I been her for 2 years and I have caught at least five to six mice. Out of all maintenance one stand out and I give him credit because he takes his time and connect with the tenants.

Since I have been here, there has been three links in my apartment, water in the lamp and cracks in the wall, like the wall was shifting. In addition, the parking is horrible. There is no visitor parking and they will not give you visitor pass for your guest. Towing starts at 12 midnight. It's like a prison system. You can have visitors but they must park on the street and walk to your apartment or go home. Who want's to live like that? However, they can take your rent check and keep it moving. How about this, you pay for a water bill to the third party. If you don't pay your water bill they will charge last month and the next month bill to your rent. If you just give them a rent check, they will not take it. So, you will be charge a late fee for rent.

I would never recommend anybody to come live here. It would have to be the last apartment standing before I recommend this place.

let me be the first to tell you, It's landover! DO NOT MOVE HERE...... Drive by keep going. More car thefts/robberies/ etc taken place on property, while management does nothing to ensure resident safety/personal property. PG police responds to calls of service, not sit at your property by the entrance and secures nothing!

Besides that, management is subpar, apartments are okay for the price that is setforth. But honestly, save yourself the headache and move elsewhere. The amenities aren't great at all, and you never know who your neighbor is, it has took a change for the worst!

Bad property management company. Had issues at my property and upper management would not speak to me at all. They have the properties set up to where you can't speak to anyone above your leasing manager. I also noticed that they do not like to spend money on their properties. No security, old washers, old apt buildings, and below average maintenance workers. Mold and Plumbing issues in a lot of their properties as well.

I moved into a Kay management property chestnut hill they were so nice when we first came to c the apartment and pay deposits and so forth but when we got the keys all hell broke loose the staff became so rude it was pathetic u would think it was there property they just game black women a bad name one again smfh
Then there were mice non stop in the apartment and they offer very little resolution
Moving here was a night mare and u better think twice before coming here

Top of The Hill Apartments Are The Worse! Upon Moving In They Told Me And My Other Lease Holder That We Didn t Have To Pay Rent Until A Certain Period Of Time. Before That Time Came I Received A Letter Saying My Rent Was Late. When I Wanted To Speak To The Manager Of Course She Took Up For Her Employee By Saying She Been Here Long Enough Not To Make Any Mistakes I Had A Witness And It Still Didn t Matter. It s Almost October And They Sent Me A Letter Saying I Owe Rent For July. These People Are So Unprofessional, Somebody Is Scamming! The Worst Apartments Ever. I Cannot Wait Until My Lease Is Up. If I Could Get Out Of It Now I Would! This Management Is Sickening.

Don t bother filling a complaint no matter how serious it is because ANA will not respond and your complaint will fall on deaf ears. Sad how bad the management is at all their apartments and they refuse to do anything about it. It s okay because I m sure ANA has a boss too and that s who I will be speaking to next

These people are the worst! If you have a security deposit balance, they don't try to contact you regarding the balance, they simply forward it to a collection agency. Why try to ruin the credit of a past tenant for an insignificant amount of $50 ? When you call and ask them; they simply ignore you. Avoid them at all cost!

Shame on you for letting all those people die and lose everything at Flower Branch! May you suffer forever

The worst community ever.
I live in Heritage Square in New Carrollton, MD and I think I will never advice someone to come here. People at the office are awful. Never I've been there and they were nice. They are just not professional, can't explain something properly without arrogance. Horrible!!!!!
