Earlier this September, I began my efforts working towards a new location in the neighborhood.

I reached out with a list of particular requirements, everything from location to access to shape and size all the way down to wall color. Less than 24 hours later, got back to me with a heap of listings in the area. I made a point of selecting a particular few that interested me to view. We only needed to do a viewing tour once to find some excellent options.

More than just all the work done beforehand, they proved to be absolute master negotiators at the table and in so doing brought down the monthly rate. What more can I ask for?! It has been positively great working alongside the team from Imperial. I truly do feel comfortable with the decisions that we have made, showing both historical data and cogent evidence as background for each point. As well, they proved to be effective intermediaries.

Beware of this company. They will not speak with you and try to litigate instead of having a conversation. The owner contacted me and was foaming at the mouth screaming belligerently as well as being condescending to me. I made all payments on time and did not deserve this. I am in litigation and they are not looking to settle. Beware. Don't go for the cheap rent!

Big thanks to Wayne with Imperial who toured us through a bunch of different properties with different owners. We eventually settled on a building managed by Imperial as the building was close to the train and had abundant parking along with the lowest rent of all the buildings we saw. The building engineer and property manager introduced themselves to our staff and clearly know how to run an office building well. Since then, absolutely any time that I ve had an issue they promptly resolve it between sending contractors out to fix a busted (frozen) pipe this past January's freeze or just through communicating clearly and quickly.. I d been at a building in Northbrook prior to this and always had issues in the winter with the snow not being shoveled. It s nice having a building with covered parking and low rent.

We have been a tenant of Imperial now for about 3 years in Park Ridge in a building that they purchased. I mention that because the previous owner had allowed the building to fall into pretty notable disrepair. Once Imperial Realty took over, they sent additional building engineers and maintenance staff to the property. Thinking back to how much of the office looked previously, it feels like an entirely new building.

The hallways have new carpet, elevator finally works, and, importantly, the lights are always on outside at night. That means a lot for my staff's sense of security. I'm grateful. Imperial is a professional company.

Starting out, I met Ryan with Imperial Realty and worked with him on our business relocation in Deerfield. We looked at a bunch of different options from single-story flex buildings to retail and ultimately settled in a building managed by Imperial. The space needed only minor updates (which they did for us) and got it complete prior to when they said. Their construction department is prompt and professional and I d happily recommend to others.

Big thanks to Adrienne and Julia who helped move my business into our new office in Skokie. We signed a lease with Imperial Realty deciding to move due to the generous incentive package they offered. We originally got in contact with Imperial to price check our current rent and discovered we were way over market. Great group of people and well run properties!
