As a traveler I will give this hotel 2.5 and the reason why is that they got very uncomfortable air conditioning system. It's not doing what it should be at all there is no cool air coming out. Also, they have very few lights inside so around night time you will not have that much of lights. We moved to two different rooms during our stay just because of the AC.

Update: We moved to 3 diff rooms in one night because of the AC and the receptionist wasn't so helpful. She doesn't offer any thing to make up their mess.

Worst experience hands down!! During the 98 degree weather the hotel throughout had little to no AC. The room AC went off & on throughout the night. Room temp averaged 81 degrees. Hotel is outdated!! To top it off, checked out of the hotel 3 days early after only 1 nights stay because of the issues and I was still charged 2200 dollars on my Corp card. Now waiting for them to correct...had to speak to the director of sales to finally get a call back. Never again!!

My room has been very nice and clean. The whirlpool bathtub is nice. I especially appreciate things like the air purifier and fragrance free soaps and shampoos. I'm not really allergic to anything, but the room feels pleseantly clean and the soap doesn't feel like it's destroying my skin compared to most hotel soap.

I ve been to most of 2.5-4 star hotels in this area for business purpose and there is no way this hotel can be rated 4 star. Location is good and room was I will say to be fair not small but wasn t bigger than other hotel rooms we ve stayed but other than that amenities, room codition, everything was just a mess. I have never been to hotel that has cracks remaining on basin, giving my hard time to turn on hot water (kept cold & lukewarm back and forth), even hair dryer doesn t turn on instantly you need to try multiple times, and most importantly the room was so cold even when we set it to 83F. I am really surprised to read good reviews on this hotel because my husband got dinner here, we had breakfast here, and really we had hard time finding good thing about this hotel. I have never had these issues with any other 6 hotels I have stayed in past few months in herndon, sterling, reston,etc. I would stay somewhere else next time for sure because while I stay here a couple of hotels I ve stayed last time came up to my mind all the time. The only things they can be considered 4-star is 1. their breakfast is $20 and nothing was impressive. 2. They charge you for $6 for water bottles, which is complementary in most other places.

I was disappointed in this "four star" hotel. The Lobby is beautiful, and the restaurant (I only had the breakfast buffet) is very good, with attentive waitstaff and an above average food selection, including a made-to-order omelette bar. Quality of the food was excellent.

My main complaint is on the room side. In short, the decor is showing signs of age; I felt that I was being nickel-and-dimed; and the amenities we're not up to "four star" standards.

It started at check-in: it was 9 o'clock at night and there was a line six people deep. No big deal, I suppose, but the last thing I want to do after a long day of travel and meetings is wait to check in for 10 minutes.
Then the elevator - the people in the elevator are barely out when the doors slam shut, never to open again. The elevators themselves are worn and dingy, the buttons almost unreadable and layout confusing. No one mentioned that you have to validate your room key before you can push the floor button, making a weary traveler like me mad and confused the first time. There's a small sign that I didn't see. The hallways are showing signs of age, and were absolutely freezing the first two days I stayed.

Other Negatives: The room layout is odd, I felt cramped and penned in. There is a large "dresser" where the TV sits in the middle of the room that takes up a huge amount of space, and it was in rough shape, rather ugly. There were definite signs of age and water damage throughout, spots on lampshades and walls, etc. Fixtures were cheaper and older, towels are fine grit, amenities were OK (although I couldn't get the shampoo to lather no matter how much I used). Toilet is practically on the floor and shallow, making it difficult for taller people like me to get on and off, and not get your hands wet when wiping. Gross. The coffee maker was dirty and old school (what, no Keurig? Learn from Wyndham, guys) and the water bottles they put in the room? Three bucks each unless you're some higher rewards member, which I didn't notice until day two. Not what I call hospitality. There's a small shop in the lobby with stuff, but I really wanted a vending machine on my floor so I didn't have to take the elevator to hey a quick drink. That's annoying.

Other Positives: there are robes, though I don't use them, and the desk was spacious and (most of) the furniture was well appointed. Every one - even the guests - were very friendly and helpful, although I generally keep to myself. Hotel was easy to find (though the road there was torn to pieces) and parking was free and easy. The mini fridge actually refrigerated stuff, which is rare. My $6 of water was ice cold the next morning.

Free and premium WiFi options are available. Ample parking. Rooms are decent with PURE allergy friendly room option. Hotel restaurant is unremarkable. Bar has some nice mixed drink options. No outside hotel eateries or stores within walking distance.

Place was nice in general. The front lady however was very rude. She was about there parking policies and us having service dog. I understand that you guys just change parking policies but it's not my fault that it was mentioned in the web. I would expect a better customer service from Hyatt. She didn't say anything about our service dog. but felt like she just had a negative attitude towards us. I called the hotel one day ahead and clarified that we have a service dog. The lady who answered the phone said she will waive the parking charges and having a service dog is not an issue. However the front desk lady (upon checking), She did give us one of noisiest section of hotel. We did not realize till we were already settled in.

Unfortunately the pool and hot tub are closed all day on Monday through Thursday This wasn't stated when we booked the hotel and is very unexpected. Room was comfortable and the heat worked well. Close to highway but noise not a problem. Many of the rooms electrical outlets are covered up. This makes it strange when plugging the iron in as you can't place it where you would like. It must be close to a lamp with an outlet. No in-room safe. Location is close to airport, but there is nothing in walking distance like restaurants, cafes, bars, etc.

My boyfriend and I stayed from the 24th-27th (3 nights total). When we arrived at about 4:30pm on the 24th, we were told the hotel was undergoing some renovations on the 5th floor during the hours of 9-5. No big deal, hotels gotta renovate right? And we were on the 10th floor so neither of us minded.when we got to our room, we found the water was not on. They failed to mentioned their renovations included turning off the water. Whatever, we were going out for dinner anyways. But upon inspection of the room, we found hair in the shower, coins by the bed, and crusty yellow something on one of the towels by the sink. Lovely. A big red flag for us that we talked about frequently was the fact that all of the elevators had expired inspections. We even commented on it to another guest, who said they noticed it as well. After dinner we went to the hotel bar, which was very pricey. I asked for a Bahama Mama (my go to, since I don't drink that much). The bartender looked very confused and started asking me what was in it. Then when I got it, I noticed it was a little off color than most of the times I've had it. My boyfriend jokingly asked if it was the first time the bartender has made it. He said no and then started telling me why I was wrong about the ingredients. I did enjoy it, but did not enjoy the way he tried to defend himself. I went to the room afterwards. My boyfriend stayed at the bar, and he later told me that the bartender joked that I had abandoned my boyfriend, to which my boyfriend said "no she's up in my room." The bartender basically acted like I was some girl my boyfriend had picked up elsewhere and got excited that my boyfriend was going to get laid. First night, neither of us slept very well. While I found the pillows to be nice and plush, the bed was the exact opposite. It was hard and unmoving beneath us. Very uncomfortable. In the morning, my boyfriend went to get breakfast. Breakfast at the hotel bar was nothing but cheap motel food that costs $20/person! We opted to go out to breakfast since we were going into DC anyways. Another thing we noticed upon our return, our bed and room had been made up despite a notice in the desk stating they would only be by every 3 days to do this service. Not that we mind having a fresh bed and towels, it's just disconcerting that you tell me I'll be getting new stuff every 3 days but someone comes in every day. Al in all, we were not pleased. The shower took a solid 15 minutes to heat up, the room had not been thoroughly cleaned, the hotel staffed failed to mention important aspects of their renovations, and some members of the staff were generally rude. Not at all what I was expecting for the price and the name brand. Will stay elsewhere next time.

Nicest hotel I've ever been to! Attended a work conference hosted at this hotel. Amenities were awesome. First time I've seen a mirror with a clock in it. Room was nice. Common areas in the lobby were comfortable and plentiful. In-house restaurant also had good food. Great stay overall. Thanks! 10/10 would recommend.

Price is great, but any type of extended stay is less then steller, was there for 3 nights and housekeeping never showed to replace towls ot make beds, rumor has it they will be restructuring staff and remodeling, hope they get act together

I stayed at the Hyatt Regency Dulles for two nights to attend a conference in their Ballroom. Everything was very nicely done the food was very good the ballrooms were set up professionally. The hotel is kind of off on its own not in a very walkable location and the pool is apparently only open on weekends when there is a lifeguard available.

Room was okay, very dark and the couch was broken. Additionally I requested firm pillows, not sure if I got firm but they were cotton balls. Bathroom was clean, bed comfortable, and breakfast adequate. It's an okay hotel, no Embassy Suites but I wouldn't be upset if I had to stay there again.

Very cozy hotel. The staff are friendly and the breakfast buffet is delicious. There are few restaurants around, but you can also have a quick dinner at the bar below. There is a shuttle bus to the airport every 30 minutes. The bus was clean and the driver was kind. The only disappointment was that the additional blanket I brought was old and tattered. But overall it was a very good hotel. I was with 3 children, but I stayed comfortably. I would like to use it again if I have a chance.

I stayed at Hyatt for one night, and it was ok. The room didn't have a Safe which was surprising to me, as all hotels I've stayed in previously had in-room safe in which I can safely lock valuables when going out. I wouldn't stay here again just because of that reason.
Food at the restaurant was just 'ok', and not outstanding taste for the steak I had there.

Wish I could've stayed for more than a night! 5mins from Dulles and across the parking lot from my new office- perfect location! Lobby and social area are beautiful and very comfy and the staff is fabulous! Room is great and perfect for work and a good night's sleep. Hoping to stay longer next time and try out more of the amenities.

The hotel staff was welcoming, friendly and helpful. The room was clean, spacious and comfortable. The bed and pillows were great. There was a bit of noise not from outside, but hearing others inside the hotel. There was a nice set of ports allowing connection to the TV. However, no power outlet was exposed anywhere near the TV, making the connection ports oddly useless.
