This company is horrible. I've been waiting on a refund for my holding deposit for over a month. No one returns my phone calls, you call the 800 number and get a run around.

My roof has been leaking for 3 months I've made 16 service requests and spoke to 4 managers they always apologize and say it will be taken care of but no one calls back or fixes anything but yet every year they up my rent witch I will not be paying until repairs are made

This company is all about taking your money and not helping at all for any maintenance request unless you throw a fit. It takes forever to get an issue fixed. They charge for EVERYTHING THEY CAN THINK OF. Do not sign up with them!!!!

They never answer phone calls or emails they say they will call back and never do

I just got off the phone with "Corporate" I'm trying to find out where I need to send my 30 day notice to terminate this lease. The lady said to wait I should be receiving an email. This needs to be done before nov 1st. She said just wait. I explained to her I want to do it in a productive time frame. She was extremely rude and talking over me and then hung up. This is unbelievable. I had a major water leak and took them a week to repair it. I was without a fridge for 18 days until they finally replaced it. My AC went out and they sent someone a week and a half later. I really pray the elderly are not in their hands. That's exactly what I told them!!

Took over our lease from another management company, does not perform timely maintenance and so far refuses to schedule a walk-through/move out inspection. Rude people who work for them if you can get a hold of them at all through their 3rd party vendor. Do not rent from these people, if you do, photograph EVERYTHING on move in and move out, keep all your receipts, copy of your lease, move in/out check list, and records of maintenance requests you put in. Sounds like a lot of work but this shady business is modeled to take your money and never return it.

I have rented from havenbrook for over 5 years. I have had issue after issue. I still have roof leaks, I had a plumbing leak which caused a major mold issue, I have had a septic back up, my a/c go out more than 4 times, my pool has had so many issues from lack of maintenance,,,,their contractors they send to fix things are probably not even licensed and never know what they re doing. I had to remediate my own mold, I called for my own people to drain the septic,,,,, it s been a nightmare. I m about to turn them in to the BBB. I have to fix every damage in this home. I am certified in mold remediation and this guy knew nothing. They send handymen to perform work they re not licensed to do. I m furious and am considering taking them to court. I know that will win this case and honestly all I want is for them to make the necessary repairs or just sell me the house they don t want to maintain. I have done all of the repairs myself anyways.

They are thieves. They are taking applications on houses that are not even available and then purposefully rejecting the applications to collect the application fees. I am having them investigated by law enforcement.

I can say i am not happy with this company by any means... Sunday we got home to no A/C in our house. I filled out a ticket like we are told to due to only find out that they are doing emergency calls right now. I have 2 little kids at home my house was reading 86 degrees. I had to hire someone the next morning to come take a look and fix what they could to get me by until Havenbrook could come out. I finally got a call around noon on Monday from the A/C company they use which by the way that lady was not nice... They finally had someone show up at my home around 7-730 that Monday night. The other down fall about this company is property managers never getting back with you in a timely manner and them switching property managers and not even telling you. To be honest it is not worth renting with them any longer and i have only been with them for 9 months. We are so ready to move... One last thing when we picked the home we wanted to rent they did not bother about telling us we were moving into a POA which is a no go because we got in trouble for having an above ground kiddie pool....

Have to put in several requests/follow-up on maintenance requests! Took over a month to address a snake inside home and never got direct answer on removing snake! Their contractor stated they don't remove snake unless it's in plain sight! Called, emailed, and text property manager SEVERAL times over a year and a half AND NEVER GOT A RESPONSE until I started calling everyday trying to reach someone above the property manager!!! It's been very difficult for us to reach a management person!!!
