When i was buying this property i was promised excellent value to my money, which i still don t see. My experience in the building so far has been nothing but unsatisfying to say the least.
Please find below a list of issues i have faced
i have an internal water leakage since a month and a half which damaged the outside wall of the bathroom which i have informed the management about. Out of nowhere i wake up and i see a crack in the living room wall from top to end. Which is physically impossible to be cause by a person incase you would want to blame me for it. Ive reported a couple of times how my balcony glass door is unstable which causes noises when there is a small breeze of wine and outside noise to be all in the house. My parking is not yet ready due to constructions, which caused me to park randomly in other parkings and then i have to deal with complaints from neighbors to the security The walls are very thing to an extend where i can hear my neighbors talking and i believe they hear me back in return. The house door is also very thing where i can hear everyone passing in the hallways. It takes forever to get an elevator since the W wing is still used by construction workers and one of the elevators is out of service. The hallways smells like food every single day. The gym was described to be something amazing. There are barely any machines to workout. The ground parking has a very strong smell of sewerage which is disgusting.

Best value amongst the few luxury projects in JVC. By far the best looking hotel-grade pool. Best equipped gym in JVC as well. Lobby looks amazing with coffee shop. Very bright units with all glass windows. Higher floors have some downtown/Marina views.
Studios here are much larger than average and the building has 3 bhk units which seem harder to find in the area. Besides there are some floors which have high ceiling, which is usually not available.
Zaya is not a professional company, they don't honor their commitments, they do not respect promises even the binding contracts they don't commit to it managers refuse to meet and are avoiding confrontation
Although the building is incomplete, still needs a few month's work, been living here for 2 months and absolutely love it. The building management is always ontop of things and the potential in the building and space is amazing. I have the 1 bedroom garden apartment, and I dont ever need to leave my house.
I ve been living here for a few months. The building looks and feels fresh. Amazing lighting in the apartments. Huge outdoor terraces. The pool is a 5 star hotel pool. The gym is very well equipped. 5 stars.
For the bad reviews you see, it is understandable as the developer did not deliver the project on time. However, in terms of finished product, the building is great.
The guys in reception izatullah and Jamal sneezing all the time I am not sure either they have corona tests or not there is water outside the building and worst of all they have 0 % precaution from corona. Dubai authorities should consider to take action against these activities. Nobody is checking temperature there.
Very bad layouts, I wonder what kind of architect designed this. You simply can't have bathroom and bedroom doors directly from living room without any lobby!!!
This is a scam real estate company, their model room is very perfect, the house delayed for 2 years without any compensation, took over the apartment very bad, the kitchen stone broken, bathtub damage, The whole house in addition to large space, other work is very rough, they do not have morals....
This was the worst investment decision of my entire life. I own several properties in the UAE and all of them were purchased through various developers. None of them have lied as much as Zaya has.
Not only was the completion of this building delayed by several years, the developer has not kept its promises. Just pick up their sales catalogue and compare the promised amenities against what has actually been delivered. The swimming pool presented in the brochure looks nothing like the actual pool. In the brochure, it's a nice larger rectangular pool while in reality, it's a tiny, circular children's pool. I understand that developers have a tendency to exaggerate or perhaps even over-beautify their 3D renders on sales and marketing material but Zaya has taken it to a whole new level. The pool is incredibly small for a tower that consists of about 500 units!
For a project that was marketed as a luxury apartment building, the gym (which was only completed a couple of weeks ago), is undoubtedly the ugliest gym I've seen in a new building. The flooring is made of some type of recycled/repurposed wood from the 70s (vs the usual rubber or vinyl tiles you see at normal gyms). The brand and the quality of the equipment (Salter - unheard of) is subpar. After I moved in earlier in the year, I was told they were going to use Techno Gym which is a much more reliable brand but hey guess what, they lied again. No special/unique finishing on the walls besides regular roller paint and the TVs don't run. But the shocker for me was the storage cabinet they have on the right hand side as you enter the gym. It was roller painted! Who approved that?! They've used the same light green emulsion paint that was used to paint the walls in the hallway to paint the entire cabinet as well. To say that the finishing is poor would be a severe understatement. And lastly, the gym is way too small for a tower this large.
Last but definitely not least, my apartment cannot be considered luxurious whatsoever. Zaya had over 6 months to fix the snags that were recorded during my snagging appointment but upon handover, I discovered that about 90 percent of the snags were not fixed. The wooden veneers they've used in the kitchen area have countless imperfections (not the natural kind) and the spray painted kitchen cabinet doors have all been damaged in some form. In some instances, the off white spray paints don't even match across certain surfaces! I know more than 10 other owners who have all had similar experiences. These poor quality and finishing issues are widespread in the building. It starts from the lifts where you'll see cracked mirrors, chipped tiles on the flooring etc. Just visit any unit on a weekday morning or afternoon when many doors will be open (the ones that aren't handed over yet) as sub-contractors will be walking in and out fixing/replacing items. If you speak to an agent and ask to view a unit, you'll obviously be showed one of the few units that has actually been rectified so don't fall for that.
In summary, I'd say that what made Hameni attractive was the unique apartment layouts (especially for the two bedroom units) and the amenities they had promised. The 2 bedroom show apartment they had was also fitted out nicely but many aspects of it were misleading especially the in-built corian sink on the kitchen counter. In reality, everyone has the cheapest stainless steel sink you can find in the market. Anyone who thinks otherwise must be deluded.
What I can't wrap my head around is how any sane person could possibly rate this building 5 stars. The only explanation I can come up with is that these are owners themselves who want to see the value of their property go up or perhaps stabilise in the long term. A very strange method to try and achieve that seeing as how I don't know anyone who reads Google reviews of apartment buildings before making a purchasing decision.

I've been living in Hameni for the past 4 months and overall, my experience has been terrible. When I moved in, I wasn't able to get a Du connection for over a month due to some unresolved technicalities within the building. My AC wasn't cooling to below 27 degrees for over 3 months even after the FM team had come to flush out the pipes and do "maintenance". The suspiciously small swimming pool wasn't ready till about a month ago. The gym wasn't ready till about two weeks ago. Half the snags in my apartment haven't been resolved. And to top things off, there's always some sort of leak in my apartment which no one has been able to resolve.
After looking through some of these other comments, I've got no idea why anyone would rate this a 5 star building. On paper, yes, perhaps. But in reality, absolutely not. Someone said this is the best building they've lived in for the past 17 years of being in Dubai?! I feel really sorry for this person as he must have lived in very poor conditions in the past. "State of the art amenities"?! Does he even know what that phrase means? It's one thing to describe amenities as being great or excellent but "State of the Art" is laughable. No wonder no one has actually posted a photo of what the Hameni gym looks like. Someone could fairly comment that it's relatively well equipped but it's nowhere near a 5 star gym.
Also, why would anyone care some much about a cafe in the lobby? It's not like residents get free breakfast every morning do they? Besides, certain amenities such as the kids club and spa haven't event been constructed yet. It's currently just a pile of stinking rubble next to the swimming pool.
This was definitely a poor investment decision on my part. Despite the incredible delay from the developer, I was optimistic that the building would turn out to be what Zaya had promised from the start. Sadly, it isn't. They've cut corners so blatantly especially with regards to finishing that is incredibly sad.
And to top it all off, no one from the developer actually responds to emails. One can only wonder why they have email addresses to begin with. A complete and utter disregard to after sales customer service.
The building is finished now with a super premium outlook. It has an excellent location, there's park in front and the back, so no building will come up, and one always will have a view . Studios are gigantic with 605 Sq ft area which is big from Dubai standards. There's sizeable balconies in all the apartments. I would highly recommend for living as well as investment now. There's a bus stop right next to the building. The parks both in front and back are well maintained. There's a chill out place called "Five Hotel" which is 5 mins walk away.
Frankly speaking, the best building I've ever lived in Dubai for the past 17 years. Luxury building with state of art amenities, from Pool to Gym and coffee shop in the lobby, feels like living in 5 stars hotel. I live on a high floor with unobstructed views of Downtown and Marina with a lot of light into the apartment. Best building in the area from my experience so far.
Great building from a satisfied owner, useful to have good quality to maintain prices in this gloomy market - despite developer was late and unresponsive and unfair in dealing with delays.
Although construction was delayed but it was worth waiting for.
The quality of this building's interior is superb even compared to other high-end towers. Location-wise it is central and there is easy access from/to JVC.
I believe this tower once fully finalized would hold a very high bar that is difficult for others to match.
