Guenther Management had been doing a very good job renovating the grounds of our apartment building. Everything is always clean and the new bark in the gardens looks spectacular! Their staff is friendly and very easy to work with. We appreciate the attentiveness to all issues we may have and the overall effort they put in.

My boyfriend and I live in an apartment complex that is managed by Guenther. Sense we have lived here they have been nothing but great! Anything that has came across as needing fixed they are promt with fixing it. Any questions or concerns that we have had have been handled as soon as we had them with professional support from the management group. The grounds are kept picked up and the laundry room and walkways are always being cleaned.
Guenther Management changed my mind about property management companies. The staff is helpful and courteous and went out of their way to make my family feel welcome and at home. Maintenance requests are filled right away. The grounds are clean and well maintained. Everything has been great! I have been a renter with them for over a year now. DO NOT RENT FROM THIS COMPANY. They will lie about what repairs/improvements that have been made so they can gouge you in rent. When asked dozens of times to resolve a situation, they only do what will "get by" not fix they problem! Find another agency...this one will leave you frustrated and likely without a place to live!
Guenther Property Management kicks out a survey in your first thirty days, the following is what I had to say: I am not pleased with the level of customer experience I have experienced while working with Gina at Guenther Property Management. She was kind and gracious before I signed the lease. On the Monday following the lease signing I visited the Guenther Property Management Office (GPMO) . The receptionist at the front desk was professional and spoke quickly with Gina. The receptionist then attempted to talk me away; suggesting that thats just the way the carpet is or some such non-sense. I firmly stood my ground, shook my head, smiled and said I m sorry but that just won t do. I need to speak to Gina. Please. After another short exchange the receptionist ushered me into Gina s office. Gina continued to listen to voicemails on her cell and return calls while I sat in front of her. "Hello this is Gina from Guenther Properties, sorry I missed your call, call back if you have any questions." I was patiently waiting for her attention, but I never really had it as her cell phone stayed in her hand during my visit to her office. Gina appeared openly hostile when I made my request. I thought I was being blown-off so I went out and had the carpets cleaned myself. According to the service the carpets are beyond repair and subject to carpet filtration which means that they are overloaded with particulate matter. Dust and fur and dirt, the previous tenants had dogs and dog hair lingers everywhere. I did not see this during my late afternoon viewing of the apartment. In the morning sun the carpet is revolting. I have severe asthma, pet and dust allergies. I moved into the unit on 9/15/19. I hope this can be resolved. I like the apartment, neighbors and area. Thank you.
****If the problem is resolved I will gladly update this post. I am also a professional and I am writing this post to warn new renters to Spokane to find a different Property Manager. I have lived in Reno, Seattle, Tacoma and South Lake Tahoe; I pay my rent and I'm a good neighbor.

Guenther Management were the perfect landlords. They were prompt on responding to tenant requests, and they kept our complex in such great shape, even during the awful winter weather. I would give zero stars if I could. These people have broken into my disabled, blind mother's home without her permission multiple times, have needlessly charged her for various expenses under duress that weren't included in the lease, and have continually tried to take advantage of her, thinking she has no one to help her. Recently they picked her locks to do a repair she did not need, knowing she has just had surgery and can't see. Guenther, I'm lawyering up and coming for you. I've watched you needlessly evict almost all of your low income tenants in one of your buildings, you must have forgotten breaking & entering is illegal when you've been paid in full. Your workers have terrified and harrassed my mother, and the charges you've tried to impose are actually illegal under tenant laws. Taking advantage of vulnerable adults is called abuse and I am going to prosecute you to the fullest extent of the law.
I loved working with the women here. They were very flexible and friendly. They took a lot of time to make me happy. I am applying to an apartment they manage and I feel secure and comfortable in my decision. Thank you Guenther for the sublime service I have received.
My husband and I moved from Birmingham, AL to Spokane, WA and were nervous about finding a good leasing company that would work with us in renting from out of state. Guenther property management has been so helpful and accommodating to make our move as stress free as possible and in assisting us in finding our perfect new home.
We rented from them for a year. Over that year there were quite a few things we had issues with. When we first moved in, part of our lease stated that garbage was included in the rent price. We spent three weeks (maybe more) playing phone tag with the property manager, they were extremely unresponsive or just didn t know what we needed to do to get garbage services set up at our unit. We would have to send them our garbage bill invoice for them to give us a credit for it to count as part of rent. In the fall, my car and my brothers car was broken into and I called to ask if we or the owners could install a motion sensor light for in front of the garage and was told they would look into it and then never heard back. In the winter they sent someone into our unit to look at pipes and check for leaks, they asked us if anything was wrong with the unit and we told them our mounted microwave stopped working and nothing was done for that. Their main way of communicating with us was through text, mostly from Gina, who almost always came off rude or passive aggressive whether that was through text or on the phone. And lastly, when we were in the final month of our lease, Gina happened to call me because a buyer wanted to come look at the unit, I told her that we were in the middle of packing to move since our lease was ending and she said oh well you have to do that 21 days in advance or you will get put on a month to month lease . It was 20 days before the end of our lease, so she played us notifying her then, but it was really irritating that there was not prior communication of that. No notices sent out to us asking if we were moving or staying. Nothing. She said it s in your lease as if tenants are supposed to just remember that. Seems scammy to me. Overall, their management needs some work on their professionalism and responsiveness. Just wanted to share my experience with them.
Guenther started managing my rental properties in Spokane this year and I have been very pleased. They're very good about communicating and have kept the vacancy rates much lower than in the past. They've also found ways to find better deals on repairs. I've worked with over five property management companies and Guenther has been the best...
A responsible and attentive management company, Guenther Management takes prompt action when there are issues at my residence. They are kind and understanding when it comes to concerns, and they provide a wonderful way to pay my bill online. I'd recommend Guenther Management to anyone.
Beside the fact that you'll spend $50 a month on coin-op washer/dryers that don't work, the apartments constantly smell like weed from the other tenants of these slumtowns, the walls are a single layer of paint with no primer, you'll be pulling dog hair out of your rug as soon as you move in (even though you're forced to pay $120 for carpet cleaning that they obviously don't use), there's dog feces EVERYWHERE outside, you'll email Management sometimes and they'll suddenly stop replying like an awkward acquaintance on Facebook Messenger, and that you can sometimes be suprised by a person you've never met in your home upon entering (that you better not shoot) because they were let in by your landlord (or may just be your landlord dropping in for a suprise visit)... Not so bad-

I would totally give this place a -1 star if I could. Better than Afghanistan, but just not better than most apartments in Afghanistan.
Oh, and PS: All of this one bedroom/studio magic can be yours for ONLY as much as you'd pay for a TWO bedroom in a GOOD part of town (plus garbage/power utilities and probably your security deposit regardless of how, "wear and tear" the damages are). Thanks Guenther! You're the best!
They have maintenance or questions answered within the same day or the next and I ve only ever had Andre but he s kind, professional and gets anything done ya need and if he can t at the moment is there the very next day to swap out, fix or check on whatever was needed.
Guenther management is AMAZING, they helped make my moving process so much easier by helping me with the paper work and any questions I had. They are also super responsive, when my boyfriend first moved into one of their apartment building the downstairs door was broken. We called them that night and first thing the next morning they were already fixing it.
Great management company! Always stick to their lease. Respond to maintenance requests in a very timely manner and are always respectful of entering the apartment. Lawn care and parking lot maintenance happens every week! Very friendly, reasonably priced and accomodating to individual needs.
I've lived here for several years & have seen 2 property management company's handle this location. I can say guenther management has been the best by far!! I love how much work they have put into the property. Its absolutely stunning! All my maintenance request are handled promptly & professionally. The office staff is absolutely amazing & are always here to help & always return my calls in a timely manner. Being in the industry myself I appreciate the dedication this management company has shown.
First management I've had experience with and it's been a great experience. I had a problem with the hot water not lasting for more than 10 minutes, have them a call and they were able to fix it for me in less than 24 hours. Easy to communicate with, ready to help when I need it and fast to get a solution.
This management is very unprofessional. I had tried to call them over and over again trying to explain that the website had something wrong with it and wouldn t let me pay rent. But no one had ever got back to me after all the voicemails and calls I would leave. So after a couple days of me calling I had finally gotten ahold of someone and the lady at the front desk was not really able to explain what was going on and also told me to check with my bank when I had already call my bank and they said nothing was wrong. She was putting me off in a way and when I had try to ask to speak to Gina she would always tell me she was busy and wasn t able to get ahold of me. Then I would tell them to leave her a note to call me back as soon as possible, I had left more calls and voicemails and STILL no one has gotten back to me... it gets very irritating when a management can even answer a simple phone call or get back to people. Very unprofessional, unorganized and their customer service isn t that great. I would never recommend this company to anyone.
If I could give Guenther ten stars, I would. I've rented from over a half-dozen management companies in the Spokane area, and Guenther mangagment is (far and away) the most positive rental experience I've ever had. Guenther carefully cleaned and landscaped the common areas on a very regular basis, was incredibly responsive to maintenance requests (i.e. it every problem was fixed by 9am the next day), and was prompt, professional, and proactive to my other problems (like the neighbor who was smoking cigarettes in the building.) Guenther also (to my amazement) returned almost my entire security deposit, and only deducted a small amount for very reasonable and needed repairs.
Any local long-time renter knows that basically every management company in Spokane makes a practice of dodging maintenance requests and making up any excuse possible to keep your entire deposit. Guenther doesn't do that.
After my rental experience, I will recommend renting a Guenther-managed apartment to literally everyone I know that is looking for an apartment. And I don't generally recommend things. They're just that good.
I have rented from numerous agencies over the years, and Guenther is hands down the BEST company I have ever come across. They are honest, fair, compassionate, and all around great people. Olga in the office makes you feel like family and Tim the maintenance man was always quick and curtious. I highly recommend this company to anyone looking for a new home!
This company has been managing my duplex for a few month, all the maintenance requests are done right away so far. I like that you can pay your rent online instead of sending a check each month.
My experience there was fair. I eventually had to have a lease take over because of personal reasons and I m about to leave on a trip to take care of my Nanny whom is sick. I was first told that I would get my deposit back since he would have his deposit switched over to mine. Therefore, having me receive the money back from that lease. I was told I would get a email that following week or roughly the next. I didn t receive any email. I left 3 voice messages and 3 emails wondering what s going on. I didn t get any reply. I finally tried again and I got through. The lady told me he had to pay me the deposit. I went to talk to him. He called the management explaining that he already paid the deposit and I should have received my money back. He handed me the phone to talk to them. The boss of the management pulls up and tells me to hang up the phone with Makenna. That she would mail me the deposit to my new place that I m staying in currently. I honestly found this whole thing unprofessional and I felt bad I even had to go talk to the guy whom took over my lease when it wasn t even his deal anymore. On the flip side I m just glad I m getting my deposit back.
Also Makenna you are such a pleasant person to talk to and you are hands down my favorite person in management there. You helped me in many ways and I m thankful for you.
I moved in January of 2020 and I must say I love the maintenance team. I have had a very quick response to the 3 maintenance requests I have submitted. The team is polite, and clean up after themselves
We've lived in our apartment for almost eight months now and Guenther has been wonderful throughout the whole process. They are friendly, incredibly quick to respond to maintenance requests--seriously, we put in a request one night at 1am and they were there the next morning at 8--always willing to answer any questions, and the grounds are well-maintained (especially during the winter when we were very thankful for regular de-icing of the stairs).
We've been hard pressed to find any reason to be displeased, which is rare. In a world with a lot of shady property management, Guenther is one of the good ones.
Moved in about 2 months ago, and so far have had only positive experiences. I put in a maintenance request on Thursday night and had someone fix my sink on Friday morning!
Guenther is awesome ! My apartment was priced reasonably with tons of amenities and they were super quick responding to everything. I needed maintenance once and it was a breeze and even terminating my lease early they have been very accomodating!
Absolutely fantastic and workable management lived with them for just over a year now, and anytime we had issues with something in the apartment, they were super fast to respond to maintainence requests (sometimes within 3 hours of me sending the request), and did a great and professional job of fixing it, we're currently moving into a new unit but staying with this company. They've never tried to nickel and dime us over anything and have always been very, very up front about everything they do with us. The grounds are very well kept and the snow is almost always well plowed. Also a very kind staff in general. On top of it all the apartments are very nice and very affordable! Overall my roommate and I have been extremely happy with the experience living here with Guenther Management. 10/10 would recommend!
They do not fully repair issues. The garage door openers have not worked properly for over 2 years. Some staff are friendy and professional..While others are not. Rent increases , but the laundry room is not maintained and machines do not work properly
I lived in one of Guenther Management's apartments for 4 years and found them to be excellent to work with. Very rarely did I ever have any problems while living in that apartment, but if something did go wrong, they were very prompt to help me fix things. For example, while I was out of town in Seattle for 4 weeks for work, there was a flood in my apartment. It was a freak accident, and nobody's fault. One of my neighbors noticed the problem and alerted management who came over right away and rescued all of my belongings. Much of the flooring needed to be replaced and they made sure that I had a comfortable place to stay while they did the repair work. When I returned to my apartment, All of my belongings were safe and sound, and they had even put my furniture, nicely arranged, back in place. I would definitely recommend Guenther Management to friends and family in Spokane.
I have lived at an apartment complex maintained by Guenther Management for over a year now. In that time, they have been promot with all maintenance issues I've had. They have also taken action when residents have had issues with other residents. I absolutely LOVE my apartment, apartment owners, maintenance team, and that this complex is animal friendly!! I will be staying in my apartment due to my love for it and the location, as well as due to the team at Guenther for always being available to help when needed. Thanks Guenther!
I was only a tenant with Guenther for a short time. The apartment I lived in had been bought by them about 6 months into my lease. Back in August they tried to ILLEGALLY evict me , so they could "remodel" my unit. I asked them if they knew that it was illegal to evict me for that when I am on a lease , and they said "they didn't know I was in a lease" then started badgering me about the window they fixed months before that, instead of taking responsibility for having ILLEGAL practices. I was ALWAYS paying rent on time with no issues .They had never even seen my apartment before I was living there . Long story short I paid a 1200$ deposit for a 600$ apartment .My ex boyfriend was abusive and put my head through a window . Guenther fixed it in the cheapest way possible but charger me over 1200$ to fix the smallest window. Then proceeded to charge me another $200 for light bulbs and drip bowls . I did no damage to the apartment ,and the damage that happened wasn't my fault. They are the definition of " slum lords" and will do anything to get money that doesn't belong to them. I will not be paying them extra money after my deposit . Take your L, Guenther.
I just moved into a house rented by Guenther Management and the entire process was extremely easy and they went out of their way to work with us even though we were out of state. They showed us the home through a Face-time chat and answered all our questions and concerns and walked us through the application process. The tenant portal that they have set up its super convenient to pay rent and deposits, make maintenance requests, and view our lease contract. They always answer phone calls and texts or get back to you quickly and communicate with their tenants regularly. I have never rented from a management company that responds to maintenance requests so quickly and there is someone that will actually respond and take care of after hours maintenance emergency's, which is not always the case in my experience. By far the best management company I have rented from and I hope the positive experience continues. The only issue was that the house we rented was not cleaned super well prior to us moving in.
On July 10, 2019, I received a reply from one of the owners who Guenther managed property for in concerns with a wheelchair lift. The request for a wheelchair ramp was denied. Within 3 hrs of receiving the notice from the owner via Guenther, I find a 20-day termination of tenancy from the owner on my door. Knowing my rights as a disabled Veteran, I contacted not only Northwest Fair Housing, but Jane McCarthy of KREM-2 News. Within a week, I had an extension on the notice. The extension was extended to August 31st. Through Ms. McCarthy's investigation, Guenther knew of my needs as a disabled person and jumped into action. They promised Ms. McCarthy they would help me find a place that not only was wheelchair accessible, but within my VA Supportive Housing voucher. Sure enough, they delivered a week before I had to be moved from the old place. I would not recommend any other property management company. If you do not go to Guenther Property Management, whether as tenant or owner, then you will be losing out on a great opportunity to work and experience what a great & fantastic company they really are. For me, they were my angels who came to my rescue in a depressing time. If 10 stars was an option, they would receive 11.
