Crystal is the bomb dot com, I have lived here since the place was built and whenever mistakes are made they have always taken care of me and worked hard to make things right. It's that personal touch you just don't get anymore.

If you're looking at leasing a unit facing the south or in the courtyard, good luck. The co-op next door LOVES to throw extremely loud parties until 3 am, even on weekdays. And make sure your unit is not right next to the garbage chute. My unit smelled like garbage all the time and the problem was never solved during my two years there. Upon move-out, you HAVE to have your place professionally cleaned, per the lease agreement, but they will still more-than-likely charge you a large fee for a "touch-up" of any random little "unclean" things they can find. Staff in the office was friendly.

Staff have terrible response time. It takes them days or over a week to respond to simple issues. When discussing issues with them they give me attitude and get angry with me. I will never ever sign a lease at house that Lee properties manages. Worst experience with a rental agency.

They re the worst. They don t answer the phone and they don t know anything about the measurements of the apartments. They also have it in the lease that the realty companies only have to give you one hour notice before going to show your apartment. It s my fault for signing the lease and missing that detail but only one hour is a little ridiculous. I spoke to Lisa to ask if I could have at least a 24 hour but was told no. The sink in the kitchen has had the worst water pressure and hasn t been able to be fixed even after having maintenance come to replace it. Also, the maintenance that was sent was pretty creepy around my roommate, who was completely alone in the place with them. SO thankful to be done with them next year.

This is absolutely the worst apartment complex you could ever live in. There frequently isn t hot water and I have put in 4 maintenance request to fix it with out the hot water being fixed yet. The homeless people in the surrounding area harass you on a daily and the management office is terribly incompetent and inconsiderate. DO NOT LIVE HERE

Leasing with Lee Properties has been the worst experience I ve ever had renting an apartment. The leasing agents are completely unprofessional, Lisa in particular. They don t answer their phone, don t respond to emails, and ignore any maintenance requests. Then, when you finally get ahold of them, they blame you for the issues. I m not sure how it s my fault that my AC unit stopped working, but okay. I will never lease with them again, and if you are considering living at one of their properties please take the reviews seriously. Worst company ever.

I've lived at 21 Pearl for almost 3 years now (and love it) ever since it was completed in 2013. The apartment itself is new and clean and well maintained.The management team is incredibly helpful, polite, and professional. They genuinely care about the residents and do small things for us like providing breakfast during finals week and ACL ticket giveaways. Emails are returned promptly and maintenance always fixes things within a couple of hours in my experience. It's honestly been a great experience these past years living here. Thanks for all your hard work Crystal, Lisa, Donna, Duffy and Co.!

I currently live in one of their properties and they have been great this whole year I have lived here. I recently went through a rough situation and they were so understandable and worked with me. The staff is so friendly and makes dropping off my rent check every month bearable. I am glad that they manage the property I am renting and I would recommend renting one of their properties if you are looking for a down to earth management company. Thanks Lee Properties!

I ve been living here two months and they still haven t fixed the hot water. Or the water pressure in the kitchen sink. My apartment has had Luke warm water since I moved in and when I called to get it fixed they were very rude on the phone & acted as if I was an inconvenience to them. Also charged a late fee after they said they would wave the early move in fee. Not very helpful or friendly. Apartment complex laundry is filthy. The one bathroom in the apartment has NO outlets and the only air vents in both of the bedrooms are on the floor where your bed SHOULD go. Horrible design planning

To say the least, this management company was abusive, unlawful, rude, negligent, and greedy. They do not seem to care about their properties (which they will let crumble if it means saving money), or their tenants (which they will ignore until they deem absolutely necessary, and then rudely respond to with little actual assistance). In my one year lease with a property of theirs in Hyde Park (which I broke early by researching my tenant's rights and reluctantly threatening them with a lawsuit), I dealt with a multitude of issues. These included, but were not limited to almost two months of no air conditioning, six months of fleas (we had no pets, unless you include the raccoons, squirrels, rats, mice, and skunks living in our floor, ceilings, walls and closets), and three weeks with a foot or so diameter hole in our ceiling. To all of these issues and more, our requests were met with untimely, rude, defensive, unprofessional and reluctant responses. I write this review, not because I want to relive the nightmare of leasing with this company, but to warn my fellow students that management companies like this will abuse you, if you are unwilling to research and read up on your tenant's rights. Do not lease with Lee Properties, please, if you value your sanity, and be aware as a young adult that greedy companies like this are out there, hoping that you will pay overpriced rent for their sloppy and unprofessional service and not complain. I would give no stars if I could.

worst management company i have ever dealt with. There is an attempt to cheat tenants all while giving horrible customer service both over the phone, in person, and via email. If you do call, you have to email for a phone appointment rather than being able to talk to the person straight up or to leave a message. If you finally persuade them to take a message, it is most likely faked as I have never had a phone call returned. But I wouldn't recommend ever calling, as anything said over the phone doesn't matter. Unless it's in writing, nothing will be followed through on or adhered to. I guess I have been lucky with management companies, even in austin where there is a higher demand than supply, but they are truly the worst and most disrespectful organization. They constantly treat me as thought I am incompetent and will just bend to their orders. i have also been accused of cheating and lying to them. Unless you want the biggest headache and stress, and many hours making appointments with lawyers and legal services, stay away. If you have to work with them, like I did when they took over my complex, don't talk to the head manager. You would think she would be the one to talk to, but in all honesty, she's a bully. Full of threats and accusations to make you do what she wants you to. So much for management companies wanting happy tenants.

My family and I have been with Lee Properties for almost a year now and we love them. We just renewed for another year. I have no idea what the other people writing these reviews are talking about but we haven't had one single problem with Lee. They are all very friendly, if we need to talk to them they are there for us, and the couple of times we had a problem they fixed them very quickly. Thank you.

This useless garbage company charges insane fees when their shoddy houses break which are undisclosed in the leases and aren t communicated until rental payment. We were charged almost $250 for when their pipes didn t work and someone had to come in and fix them recently. It may seem like a cheap option, but they ll nickel and dime you for everything under the sun and they don t even have a phone number where you can reach them. The only time they re responsive is when it comes to payment. The lack of transparency and communication is shocking. Additionally, when we moved in none of our appliances worked (especially the AC, which in July is not only dangerous but illegal in Texas), and they tried to pretend like it was standard practice to have it turned on about a week into the rental period.

The management office seems really sloppy in their day-to-day functions. During lease-signing, they voided the lease and asked me and my roommates to sign again about 3 times. They've repeatedly spelled my name wrong on EVERYTHING (utility bill, electricity bill, email) and make/made little to no attempt to correct it. There were also a few times where I received emails about late rent. I'd have to email back SEVERAL times with a screenshot of the cashed check, using my bank account (online). Very unprofessional and disorganized.

I agree with the negative reviews that state they try to overcharge on utilities. They try to dupe college students out of money through overcharges. They refuse to call or email and only want to communicate through texts. I asked through email for the realtor to call me because the documentation they were asking for me to sign included a lot of personal information. it seemed suspect to me receiving an email out of the blue demanding this information without the curtesy of a call. I asked them to call me to discuss the document and they emailed back the question, Why? They agreed to call the following week but instead sent the document to me again to sign and sent a text saying I needed to sign the document. No professional communication. Love the rental property wish realtor was more professional.

Overlooking all the BS we had to deal with in renting this property because we had to rent it through our insurance because we had just had a fire and lost everything. After we jumped through there hoops 4 months later they kicked us out. Then they told our incurance that we didn't even clean the house before we left that way they wouldn't have to give the deposit back.

I wouldn't mind too many of the old reviews. It seems to me like some parts of management have changed based on my conversations with the office before I moved in. Specifically when I inquired about the reviews I was told they have a new manager of maintenance and I believe that is true as every time I had an issue it was fixed within no more than 3 days. Any emergency problems I had were fixed in at most 2 hours but I always consider the travel time and potential other jobs the maintenance worker might be doing. Anyways the staff at the office had always been friendly, I have always been informed if someone was coming to inspect my apartment and they have always been professional in their communication. For me I wish their star rating would be higher as they definitely deserve it.

Honestly just a horrific experience start to finish. When I first moved in they gave us mailbox keys that didn't work then rudely informed us it's USPS responsibility to give us new keys not Lee Properties. Our apartment was "newly renovated" with the sink drain not secured in, my door knob was on backwards so you could push open my door, my bathroom rod wasn't even secured to the wall, and I could go on. Maintenance was a nice guy but he didn't know how to do his job right the first time, ever. Fast forward a year of living there. I'm 7 1/2 months pregnant and my roommates boyfriend, who I informed the company should not live there, moves in and starts harassing me. I showed proof of harassment and texts stating my roommates acknowledgement of the harassment and him living there and that I was scared for and myself and my baby's safety, the company refused to release me from the lease. I find multiple replacements and my old roommate was being stubborn on allowing anyone else to move in.. after i would negotiate with one supervisor another would contradict the previous and we're incredibly rude to me throughout the process. During our entire lease we constantly allowed people to view our apartment come take pictures and payed rent on time. I do not recommend leasingg with this company.

Beware leasing/renting through LEE PROPERTIES ! To all people that are on the market and looking to rent/lease an apartment/condo/house, be advise to stay as far away from LEE PROPERTIES as you can. While the following is my recent experience with this company it is far from a unique and mutually exclusive experience as I have heard this is common when dealing with this property management company. LEE PROPERTIES has a dismal record of addressing their customers basic needs, specifically as it relates to service calls. We have submitted numerous requests to get a refrigerator that leaked like a sieve fixed only to have it fall on deaf ears. For two years we had to deal with a literal river flowing from the fridge as well as mold build up due to the excessive water issue. Also, we requested the cheap vinyl floors repaired as they were cracking and they never completed the molding around the baseboards. Again, nothing. We asked they repair the back door and floor area because insects were coming inside from that location in droves, again nothing. We requested they fix the toilets due to excessive scale build up and it wasn't filling with water. While they fixed the water flow they did nothing on the scale build up. When it came time to end the lease (thank god!) they charged us for a "deep clean" of the house which I can agree with. Most places do that so all well and good but they decided to charge us 25% for the cost of replacing the toilets due to the massive scale build up as well as charging us for the chemicals from their failed attempt to clean the massive scale build up first of course. Not like we didn't complain about it for 2 years. They also tacked on gold plated air filters (2 standard size filters for $44, they must be affiliated with the Federal Government). To add insult to injury they also decided to throw on a $35 fee to dispose of a tire rim that was thrown into the car port after we left. Awful nice of them to do that. Keep in mind that this house was occupied by three female college students so not really sure where/why/how they would get their hands on an auto tire rim... Anyways, do yourself a favor and avoid getting involved with any property that is managed by LEE PROPERTIES , you will be glad that you did.

When we moved out, we fulfilled all of their requirements for move out and were still charged a ridiculous amount out of our security deposit. The staff is generally rude and condescending. It is a huge mistake to sign a lease with this leasing agency, trust me.

I like this place. I have a studio, very spacious. They do have free printing and fax. They would even deliver it in your mail box if you are unable to get them during office hours.The staff is very nice. I had cases when I am was unable to get a package, they will deliver to your door. But I dont like how the residents owning pets foul play with their pets and sometimes, you will have your doors banged now and then. At times, I even woke up cuz someone hit the ball for their dog to catch. I feel like the management is lenient towards pet owners. I wish this could be stopped. One star minus-I guess this was something out of control. It gets very loud on the weekends, from the frat house nearby. You will have some crap music played all day over the weekend and overnight. So unless you are a contemporary music fan, this would be a problem.Also, the elevators and exit doors get crazy on the weekends. Every now and then, i had seen vomits and urine on elevators (Of course,I am sober on the weekends as well!)

WORST APT. EXPERIENCE EVER! When we moved out, they charged us ridiculous amounts for cleaning fees and asked us to pay for those fees. The cleaning fees were over $1200. The deposit was $1000 and they asked us to pay $200 after move-out. THEY DON'T CARE ABOUT YOU, ONLY CARE ABOUT YOUR MONEY!! If issues arise in your apartment that need fixing, they will charge you at least $50 for minimal work, even after responding to the issue several weeks later. I want to help you avoid what my roommates and I went through. Please don't lease with them. It is for your benefit. I cannot emphasize it enough. They might be nice when you sign the lease. As soon as you sign the dotted line, you will regret it. I can guarantee that.

I lived at a Lee Properties apartment for 3 years. I've rented my whole life and this is one of the best situations I've had. Responsive to maintenance requests, returned my full deposit, negotiated with me on price, reasonable increases in rent - half or less than what I saw going on everywhere else in my neighborhood. They made security improvements to the property multiple times while I lived there and took resident feedback seriously. Never acted like an overprotective HOA sending people nasty notes about nothing. Online portal was easy to use and a surprisingly user-friendly experience. I don't leave a lot of reviews and nobody requested me to leave this one. I was just astounded that there is any local property management doing their job. A true rarity.

They are just a bunch of rude people who steal your money. They treated all of my room mates and I with so much disrespect. Then, they charged us for labor that really didn't happen. When we were moving out, we had to use a cleaning company that was waaaay too expensive and ended up doing horrible work for a lot of cash. They do not even have an emergency line, so when we almost had a gas leak we couldn't get in contact with anyone. They just talk to you to get your money. And don't be fooled. They act nice to you at first, and once you purchase from them they will walk all over you. NEVER go to Lee Properties......ever

Absolutely terrible communication to their residents. Someone vandalized their keypad to a laundry room and instead of alerting the residents and giving them hours until it was fixed they just dead locked the laundry facility with no notice at certain hours and then when confronted claimed they did notice residents but none knew about it. Do not use them to manage your property they rent to any one and the people will damage it and they don't alert the residents who are doing their best to respect it than blantaly lie to you about it. Update: property manager lisa has no idea why residents weren't aware of the hour of laundry room since vandalism. Again another sign of terrible communication.

The reviews here seem to be negatively skewed. I do not understand why, 21 Pearl and Lee Properties has made my off-campus living experience more pleasant than I could possibly imagine. The leasing staff has always been courteous and helpful about EVERYTHING. This even expands to subjects outside what a normal leasing office should do. Breakfast was always provided to us before final exams and when I was buying a car last April, Crystal helped me get all the information I needed to give the dealer (water bill and lease) while I was still at the dealership. This type of customer service is seen very rarely these days and the fact that Crystal went above and beyond the call of duty in helping me get paperwork together (that the dealership never warned me I needed) really proves the office's commitment to its residents. Some other positive points I should mention: 1) Awesome maintenance team: every time I emailed that I had some sort of issue, it was sorted out THE SAME DAY (where else does that happen?) 2) Package delivery was handled through the office which insured the safety of our packages. 3) Facebook group specifically for our complex, this assisted in parking issues and other misc things that popped up. 4) Virtual lease signing 5) Pleasant staff consistently on property from 9-6 pm M-F. 6) ZERO bug problems, ever, and I was on the ground floor. In the end, this was an outstanding complex. I am a real estate agent and I will be bringing my clients here to lease because I had such a wonderful experience.

Worst management company ever I had to live with rats for about three months before I decided to leave a month before the lease was up, cleaned the apartment and now they are trying to charge me for cleaning fees and maintenence issues that they never completed. Avoid their properties like the plague, they conniving and dishonest and really don't care about handling anything in a timely fashion.

They do not communicate well with their tenants. They post charges randomly (e.g. two water bills in one month and none the next) and the charges are always marked as the day they are posted, leading to an endless cycle of late charges and their subsequent removal. DO NOT use this leasing company!

worst company i have ever had to rent a property from. we were consistently connected with different employees that had no idea what their coworkers had already talked to us about. Ex. 1 requests pictures and videos of the property, sent videos, 2 weeks later a different employee asks for the same thing and doesnt know where the other videos are. after finally moving out we get our security deposit back which has $170 deducted for carpet clean. we asked for their recommendation for a carpet cleaning company (which they didnt supply) and then we told them we were getting them professionally cleaned and emailed them the receipt. deposit also had another $450 deducted for "clean". the last deduction was for "air filters" which is insane because we left 2 EXTRA filters for the next renters to use AT THE INSTRUCTION of Lee properties. Actually insane how poorly my rental was managed.

It is next to impossible to get any response about anything (other than maintenance requests really). Even after moving out, there have still been issues in which we've had to reach out to the company and have received no response, for instance, despite asking the forwarding address of the tennants, they still sent the security deposit to only one of my roommates, even though we don't live togwther anymore. And that's beside the fact that the way they made the check out has made it extremely difficult for us to get it cashed

I have only good words for Lee properties. Management is helpful, friendly, and available whenever I need them. They go out of their way to make the lives of the residents easier and comfortable.The maintenance staff is especially hardworking and competent. They have kept the complex clean and have been helpful throughout the entire year! 5/5

I wish I could give negative stars. This is the worst property managing company I've ever had the misfortune of dealing with. If you ever come across a property managed by these people, run. Run and never look back. Although the hours may be doable for students, if you have a normal 9-5 job, forget trying to step foot into their office. I was never provided with info regarding online payment and had to nag them for it. The maintenance policy is essentially a 'you-break-it-you-fix-it' attitude. Pests? Yeah deal with it yourself. The staff? Oh lord. They leave you up in the air and don't want to waste their time with you. If you try to call to resolve or answer any question you have their response will be: send an email. Their receptionist takes the cake. If you ask her any question AT ALL, her response is "IDK". Unacceptable response from anyone working anywhere. You don't know? You'd better find out or find someone who knows. Giving a frustrated customer and IDK response is adding fuel to the fire. I tried not to lay blame on anyone for my experience initially. "Maybe she's new," I thought. But after an excruciating 365 days of this bullsh*t?! Nope. No that's lazy staff. I thank the gods that horrific experience is over.

21 Pearl was a great place to live. Units were comfortable and still looked nice and modern. The staff on site were great. They were always there to help and extremely friendly. Location was super convenient also. Close to campus and downtown and there are plenty of restaurants and stores near by. I would definitely recommend this to anyone looking to live in West Campus.

When I first moved in to my place it wasn't move in ready. Management was different at the time and did the least amount needed to make my place move in ready after I'd already moved in and explained that I worked in the business prior to moving here. Joe was amassing and did a great job but some things we needed vendors for still stayed in queue. The moment Alisha called me to introduce herself into the position all of that changed. She has managed to send out the right people with least amount of stress for every situation that had yet to be taken care of. I went from thinking, "I'd never manage like that," upon move in, to, "Wow! Amazing service! She really goes above and beyond!" Alicia is fantastic! She alone will make your experience great!

The apartment units themselves are fine and maintenance is fast, but the management is what makes this place a 2 star complex. It's so incredibly hard to get in contact with them via email and phone (they refuse to pick it up) because they never respond and you have to post on the Facebook page to actually get them to respond to you. The worst thing that ever happened here though was the incident that hit the news where there was a sulfur smell and they literally posted on the Facebook group to evacuate the building... No fire alarms were triggered or texts. Also, they close the office at weird hours so package pickup was quite a terrible experience living there for 3 years. They always increase the rent price so don't expect for it to be the same year after year. Again its not a horrible place, but I wouldn't recommend it to any of my friends.

Scam artists, they charge you unsubstantiated fees reminder fees / late fees / late fees about late fees / backcharge fees / notice to evict (even when they don t evict you) fees and when you try to contact them about it you will only get radio silence. If you do get Lisa to magically email you and raise issue with the fees she will claim they will stop them and then just keep them going and add new ones on top of them. They will LIE TO YOU about discontinuing reoccurring fees, and then charge you more fees. They say things like we re not in the business of ruining or harming people but check the other 50 one star reviews here, you will see a running theme. They ARE CLEARLY in the business of ruining and harming people (most anyone that has to say they aren t bad usually are) and they will try to make your situation feel isolated or unique (a tenant that doesn t pay their rent on time ; it s a lot like living with Trump as your landlord, I showed them the bill ledger -THAT THEY SENT ME- showing where I paid their $50 fee, fake news, you have to pay this new $50 fee because we said so ) Apparently they are doing this to ALL their tenants. They will find insane ways to charge you hundreds of dollars in fees and ignore your calls and messages about them and then charge you more. So whatever they say your rent is expect that to double on occasion because of their disreputable and shady fee policies. They prey on their tenants, knowing that no one wants to move and how hard it is to find housing in Austin, and exploit them out of hundreds and hundreds of dollars every month and make it sound like it s the tenant s fault. You ve been warned.

DON'T EVER THINK OF LEASING WITH THIS HORRIBLE COMPANY. Living at a Lee Properties house has honestly been a horrible experience. The office staff have been at best condescending and opaque with the reasoning behind certain maintenance fees and at worst in a screaming match with my roommate claiming that their job is hard and explaining that an executive decision had been made by their director, whose job it is to direct. We were told our house was ready to move into by the appropriate date. When we moved in the air conditioner was broken, the microwave was broken, and the fridge broke within three weeks. Placing those maintenance requests was also a fight. When we told them that our air conditioner was broken (it was 110 degrees in the house in late July), the office staff asked us if we knew how the auto function on the air conditioner works. We have paid over 600 dollars in plumbing fees due to backed up pipes that were from before our time. There are roaches in the house (but we don't want to pay the inevitable hundreds of dollars that the leasing company will charge us to get rid of them). Every maintenance issue (of which there are many) end up falling on the tenant after a screaming match to get someone out here to fix it. In one instance we were told explicitly we would be charged ONLY if the plumbers had to return. Without returning to our home, we were charged an 80 dollar fee. This company takes advantage of young people and students and working with them to keep our house in working condition has been horrible.

Great, New place with no mold. Close to campus defiantly within walking distance. Regular replacements of propane in the grills is a good thing. Awesome kitchen with stainless appliances and think granite countertops. Great place to live.

I am completely dissatisfied with this leasing company, and I would never, ever sign a lease with them ever again. We've lived on this properties for almost 3 years now. The first 2 years were mostly fine, but the past 7 months have not been great. The water bill for the previous month is always posted on the 1st of the month, and shows to be due the very same day. In the entire time we've lived here, we were told to ignore that the bill was shown late, as it was due with the next months rent. This made sense, as it made the bill due one month after it was posted instead of same day. A few times they charged us a late fee due to this "late" water bill. Every time we contacted them, they apologized and removed the late charge. Until this month, we were contacted that our water bill was late and needed to be paid immediately. We replied explaining everything above, and were met with a response that said it's always been this way and it needs to be paid the same day it is posted (they claimed that the water bill and rent is actually due on the 3rd while online it definitely says the 1st, so their argument was that we actually had 2 days to pay it). This is an absolutely ridiculous expectation after our previous experiences with this very same issue. Pay the bill the same day it is due? We are all in-debt college students in most of these rental properties and are not always prepared to be demanded payment for a bill that was always previously due much later. We had just paid the previous water bill only a few days before, with no word from them at all that it had been late. This matter is quite annoying, but not the biggest deal. The next issue is what really irks me. Lee Properties only requires agents to give us a minimum of 1 hour notice before bringing prospective tenants into our home to lease the property for next year. This began in October and has continued at least until the end of March. Sometimes multiple groups a day would be coming into our home. We dealt with this for many months without a fuss, but you can imagine this gets quite annoying after a while. They are given a key and allowed to enter our house when we're not home without our approval. Because we are given such short notice, we don't always see the message by time they show up and enter the house, or they give such wide time frames that it's impossible to be ready for them. This has caused several uncomfortable situations, including but not limited to waking up to strangers in my bedroom during a nap (this was absolutely terrifying), strangers nearly walking into my bathroom while I was in the shower, and rude comments from even the agents. This is unacceptable and a complete invasion of privacy. No wonder they have 2.5 stars.

Do not lease with this company !!!!! Did not have working air conditioning at move in AUGUST. They do not reply to emails and are slow at getting maintenance requests fixed. When they do reply they are vague and unapologetic.At move in I reported that the bathroom sink was unattached from the wall and it still has NOT been fixed.(it has been a month since move in) This is the WORST management company I have ever expierenced!!

First thing is first: they do not answer their phone. If you go in to the office, they will tell you they do not answer their phone, and that it takes 4 people 24 hours to return a phone call. As my problem could have easily been fixed with a 5 minute *or less* phone call, I found this incredibly odd as it was 2016. They then told me to email them, as this was apparently the only way to contact them. You would think there would be an email on their website for ease, but you would be wrong! I am still searching in hopes that I am incorrect, but alas! If you submit a contact form, this is not a form of email, apparently, as they had not received an email from me. The only way I could reach them in time was to go into the office, which was already inconvenient enough as it was. The management was short and annoyed that they had to do their job, and I left even more frustrated and angry than I entered. I didn't inhabit my apartment for the first month. When I first went to unveil my apartment for the first time, my key didn't turn. The key fit in the lock, but it wouldn't turn. Odd. Maybe I thought I had the wrong apartment, but I didn't, of course. I could feel AC coming from the apartment through the door gap (which I would later found out I paid $88 in electricity and $33 in water for the first month when I wasn't even there?). The manager took care of my lock by having it re-keyed over the weekend, thankfully. When I entered my apartment for the first time, it reeked of cigarette smoke and body odor, and I'm being generous. The apartment was absolutely disgusting! When we went to wipe off the walls, they were covered in yellow tar. The walls literally bled yellow slime! We scrubbed for an hour, gave up, and requested cleaning for the apartment (which definitely should have been done before I ever arrived). They have yet to clean the apartment. The light fixture in the bathroom was broken, which they later fixed. They clearly did not do a sweep of the apartment prior to my arrival. I have been with this company for not even three months. I have not even been living in my apartment, and I have had all of these issues. The very fact that they do not answer their phone sums up how lazy and inefficient they are. Also, to the potential reply I will receive, you should have answered the phone instead.

Do you like the property you live in managed by a staff that cuts of your utilities, only to put down $200 more with the COA? Do you like - as read in another review - their issues? Is a less than mediocre review mean that there is actual leadership? Property owners....are you happy with the leadership? More than 70 - most saying to stay away - make you feel good about management or taking up residency? I don t have to say anything, I just ask if you want to do business with this company read the reviews.

An Open Letter on Lee Properties' handling of their leasing office's move: The communication with residents has been abysmal. Rachel's emails are greatly appreciated, though the first notification was little more than "We've Moved!". This was woefully inadequate considering the labyrinthine layout of the complex which now houses the office headquarters. Her follow-up email, more than a month after the first and following significant confusion and frustration with residents, provides the much needed details sought by residents. However, signage at the old location expressly forbids payment from being delivered there but signage at the new location directs after hours payments be delivered ONLY to the old location. This is obviously contrary and confusing. Rachel's emails do state that the dropbox at the old location is still the functioning dropoff point for after hours payments. However, it is unfortunate I do not trust the competency of the management to timely collect and enter these payments. I have had trouble with being charged late fees for on time payments in the past. (In all fairness Lee Properties has been very good about correcting these errors once brought to their attention by me.) It's nice they have the option to pay the rent online now. However, I find it repugnant to be charged for this service. It is an admittedly nominal $2 service fee, and I am not required to use the online service. However, they seem to be doing everything in their power to discourage any other type of payment method. So I have the option of paying a voluntary $2 fee for the assurance that they do not screw up my payment receipt date, or roll the dice and risk paying an involuntary $50 late charge. Rarely do I run into a business that seems to take such implied umbrage at the thought of me giving them money in exchange for services. As a landlord in general, I don't have any real complaints. They are very responsive to maintenance requests, and hire good people who can (almost) always fix the problem with one visit.

management is TERRIBLE at 21 pearl. My roommate and I got routinely overcharged for utilities. two people in one apartment getting $200 water bills (!!!!!) with NO documentation on where that number came from. it started with the paper bill in the mail being lower (~70) than what they charged me (~90). when i contacted them, they stated that we actually owed $192 (with NO documentation on how that number came to be) which they arbitrarily adjusted with the water company to $70. they said i should not have received that bill in the mail (??) but we had to pay them the higher price anyways. after receiving a $100 bill the next month i tried to contact them to read the meter (10/27/17), they said they would read the meter again. I moved out in july and they never actually read the meter. the water bill for november went up to 150, even though my roommate and i do laundry every two weeks, we took 5-10 minutes showers, and we never ran the dishwasher. everyone was getting higher water fees, which indicates there was a leak somewhere, but they didn't do anything besides overcharging all the residents. leasing company also tried SEVERAL times to overcharge on other fees. i should not have to email the management to tell them they overcharged us for rent (AGAIN). the web portal would put up charges and make the date earlier so we would have to scramble to pay late fees on something that had gone up yesterday. for example, the water bill i got in the mail for december was due (on paper) on january 1, the water bill on the portal went online between dec. 24 and 26, but was due on the 19th. The apartment is nice and has good amenities (not included in rent), but expect to have many administrative "errors", management that does not want to help, and many vague fees.

I absolutely loved 21 Pearl! I lived there for 2 years and only left because I left Austin after I graduated. The management team really cares about their residents and give out a ton of freebies during the year. They value feedback, positive and negative, and they try to fix everything that they can. Maintenance is great and super friendly if you ever have an issue. The courtyard is a great place to hang out. It is very close to campus and downtown. Also if you like to work out there is an onsite fitness center. Also, I had a dog and they loved whenever we would visit the office to say hi.

One of the best places to live in West Campus. Staff and Management were very quick and professional when resolving issues. It's one of the few places in West Campus where they seem to actually care about your experience living in their units and not just your money. Very clean, units are very nice, and it is not in a very noisy area of West Campus, great place to live!
