They literally do not even deserve a star. They tried evicting me WHEN I WAS ALREADY MOVED OUT. Nicole the manager told me she ASSUMED because a key was on my counter I had abandoned my property in the unit. She told me she never even troed the key. They also do not give proper notice when they send maintenamce over to your property to do work. Law requires 24 hour notice, they didnt even give that respect to their tenants. Someone needs to sue this company for breaking almost every landlord tenant law. And every apartment is covered in mold on the inside and wont do a single thing about it except tell you to turn up your heaters.
Bring back the old manager from 6 years ago please.

They don t respond to calls or emails. They re flaky. Never in the office and then just close their office without notifying residents. They re accounting is questionable at best. I paid rent with a debit card and they emailed me that my check bounced and wanted me to pay a late fee even after they said it was paid on time. Felt like a scam. They notified they were going to do an inspection and when I got home my bedding was in a pile in the middle of my bed and they won t respond when I question them about it. They don t seem to have any consideration for their tenants. Completely all about the bottom line. Would not recommend.

Probably the most poorly run business ever. They constantly have errors in their rental accounting. They don't address ANY concerns or emergencies. They fail to show up to scheduled meetings. It's almost ironic that they call themselves a "management company".

EMC is the best management company I have ever ren...

EMC is the best management company I have ever rented from. Their office staff is always right there to help me when I need something done in my home. Their maintenance staff has always been very kind, professional and helpful when they have come to repair or replace something. They have even taught me how to do certain things myself. I always feel very taken care of and important and I appreciate that. Thank you EMC!!!

Just got my security deposit statement from Encomp...

Just got my security deposit statement from Encompass management and Consulting. These guys will rip you off do not rent from them! Nor will they fix issues with your house or apartment and then try to charge you after you move out it. I moved out June 28th 2018. They took all of the rent which was $1,575 out of my security deposit for July's rent when I wasn't even there. I moved into the house and had to have help from friend's cleaning it or it would not have been sanitary living conditions. They charged me $120 by saying the bathroom vanity was not clean. I cleaned it and sanitized it cleaner than when I had moved in. They charged me for broken blinds which when I moved in, all of the strings on the blinds were broken which thank God I took pictures of when I first moved in. The list goes on. communication was poor they never returned any of my calls. What I'm wondering is, what was the $1,400 deposit that I put down used for when the place was filthy when I moved in? And at the end of it all they say I owe them $780! There was one burnt out light bulb that I left that I could not reach and they charged me $15 for it! I admit, there was a scratch on the vinyl floor from a chair. Normal wear and tear? They charged me $500 for scratched vinyl that wasn't that bad. Maybe a $40 cost? There was replacement vinyl in the basement but I wasn't sure if I was allowed to replace it. Google Encompass reviews and there is much more! Also check Yelp. I will be taking them to court! These people are crooked!!

I have rented from this property management compan...

I have rented from this property management company for over 3 years, and I have had nothing but pleasant experiences. The on-site manager at Willamette Terrace, Ginger, is absolutely wonderful. Not only does she handle her job without flaw, but she actually cares about her tenants. It's great to know that she actually takes the time to listen to, and resolve issues in a highly professional manner. The owners of this company did the right thing by hiring her. I would recommend EMC to anyone looking for a HOME.

Everyone I've dealt with at Encompass is amazing! They have helped and worked with me through some tough time and have always been empathetic and understanding which is hard to find in a larger management company.

This company has a horrible screening process. They let anyone onto the property. After two months of nonsense I moved from the property with proper notice. Encompass delayed returning my deposit check past thirty days. I had to go to the office twice to get my check. When I received the check they deducted unreasonable charges from the deposit. I felt ripped off. Horrible company.

Trash company. I ve called so many times for a maintenance request and every time I do they always say they don t see that I put in a request. They raised the rent and won t do anything to fix up the property. The maintenance man even had the nerve to stop by when we weren t home, because he stopped by 2 days AFTER he said he would be here, and left the materials with a note that said I left this here so your husband can do it since you weren t home . Absolutely ridiculous.

Horrible company do not rent from them they will hide things from you and not give you full information on properties... was lied to about on site laundry and they never mentioned their properties don't have A/C... They tried to have me sign leases online with wrong information saying i didn't pay my deposit or changing the advertised rent amount... don't sign anything online from them and TRIPLE CHECK THEIR INFO!!!!

I had a terrible experience with this management c...

I had a terrible experience with this management company from the very beginning. I requested my property be rented for a short term and they did a one year lease. Almost a year later they made changes to my account statements that were back dated almost a year. Each time I contacted them about these issues I was ignored by the employees and the owner. My advice is don't be fooled by how attentive and professional they initially appear because it only lasts until you sign on the dotted line.

Should be 0 stars. Incompetent maintenance, many issues have been fixed while we were gone but nothing was ever done and they won t fix it. Windows and front door not sealed properly, cold as hell in the winter. Management rarely available during office hours. Manager Ginger took off for a month and there was no one to do any of the management whatsoever. Been at Willamette Terrace in Salem for almost 2 years, paid my rent never caused issues. Manager was on vacation when we gave notice of moving so now we have to pay for the whole month of May when we ll only be here 6 days. The main office told us we d only have to pay for 6 days and she thinks she can just take our money.

Our apartment complex is in terrible shape, it s a complete dump.

DO NOT RENT FROM THESE INCOMPETENT GREEDY JERKS

I would like to add, our apartment manager won t even tell us what we need to do to move out. She s literally making us to her job for her.

Rude as hell. Extremely unprofessional. They can't give u straight answers nor do they run their business in a manner to give u confidence in them as a management team IF YOU WERW UNLUCKY TO GET THE property To begin with. Management is very unclear and not able to communicate effectively. Essentially they invoke no confidence whatsoever as a company and certainly not as any property management place. They cannot keep records nor track of any interactions and therefore have no clue what the hell any of their fellow team members do on a daily basis. Which means inefficient to say the least.

Corrupt business practices. As the landlord, they would bill be for "services and maintenance" they did not do. I discovered this by talking with the tenants. They did not communicate with me, and kept shady book keeping. Several months where cash flow just happened to match their "services and maintenance" mysterious amounts. Also, they used my house as their promotional image on their flyers and promotional products without my permission. I ultimately had to fire them. Do not be fooled by this company

Dwayne Hollingsworth is an Encompass Management Company employee. He manages Trailer Park Village and Green Apple mobile park in Salem. Dwayne is very unprofessional, is often intoxicated during buisness hours, ignores landlord tenant law, disregards tenant rights, Is never available, never returns calls and complaints to EMC are repeatedly ignored. Known for their less then honest buisness practices so don't be surprised if your application gets denied because your $35 application fee always gets accepted. Not approved by the Better Buisness Bureau.

This is the worst management they are crooks...the duplexes out between kuebler and Skyline road south salem do not rent....they want $1200 a month for a 3 bedroom and they have the worst comunication they wont fix anything and try to bill u if u have a problem with the house that needs fixing because they are cheap skates and they bill u if they have to come out and help u with something...they are small for the price they want a month its robbery they aint $1200 a month quality...u can rent a house with better privacy and space and just everything better for 8-9 hundred a month..i found a 6 bedroom 3 story older house with 1 acre with a creek in the backyard for 1800 a month...WHAT THESE CROOKS ARE THINKING FOR CHARGING $1200 A MONTH FOR A PLACE THAT HAS NO FRONT YARD AND NO PERSONAL PARKING SPACE WITH A VIEW OF A DUMPSTER AND A BUSY ROAD IN THE FRONT HAS ME LAUGHING SO HARD....NOT TO MENTION THE MOLD PROBLEMS AND A BAD AREA...I HAD MY CAR BROKEN INTO 3 TIMES ALONG WITH OTHER NEIGHBORS...."Dont say i didnt warn ya"

EMC hires corrupt, unethical and ineffective onsite managers for the properties they manage. The office personel and owners continuously ignore legitimate and reasonable requests and complaints about the property and on site manager. The property manager at Trailer Park Village is often heard bragging about the owners of this company being his friends who ignore complaints about him and his management that are made by tenants. The park itself is over run with homeless drug addicts, some of whom the manager allows to live in the bathrooms and laundry room. In July all tenants here will be required to pay an additional $30 a month to cover rising costs in community areas, like the bathroom and laundry room. Why are we forced to pay more so people who shouldnt even be here can be allowed to run lights and hot water in the bathroom all night? Its a question I have heard from several neighbours now. Many people who pay rent here have to wait hours to use the bathroom. On site management ignores complaints and the targets those who complain with harassment. He even instagates the homeless to harass the people who complain. Complaints to EMC about the park and manager go largely ignored except to make the manager aware of the complaints and who made them.

I have lived at Trailer Park Village for 1 1/2 yrs. When we first moved in I was unsure of the area and how long we would actually stay at Trailer Park Village. I know whenever something is not working or there is any kind of problem with the homeless Dwayne takes care of the problem. I have seen him throw people off the property & kick them out of the bathroom. A huge change from when I first moved in is there are way more family's with kids moving in and I like that. I feel comfortable bringing my kids here. I like living here.

We requested our place be rented out on a month to month bases as we planned on moving into the property in 6 months, they did a one year lease. They would not respond to our inquiries and the manager in particular would not respond to our communication once they rented the out our home. They charged us for repairs & maintenance that were not completed, were done poorly, or they never did while using their own maintenance company. This was also the opinion of our tenant whom we started to communicate with directly so they knew early that the lease would not be renewed. The most questionable part was when they made retroactive changes to our owner accounting statements about 6 months later. When we bought the home there was tenant who had not paid so we hired them to manage the property and evict her and they said her check bounced 6 months later. Once our tenant moved out at the end of his lease, they were slow to return his deposit money to him despite our urging to give him the full balance back as we had no issues with the condition of the home. They tried to insist on doing the final inspection after the tenant moved out, which we refused as we had fired them at that point and informed them they were not to enter the property. After ignoring us for quite some time, the manager tried to retain us as clients even though we informed them we're moving into the home and would have no need for their services.
