My roommates and I have lived at Eclipse for about 2 years now and have loved it! Great location, walking distance to class and downtown, and great management. Very spacious units for a very reasonable price, would definitely recommend to anyone looking for an apartment!

The "new management" guy named Nick is a JOKE. We moved in & our apartment was disgusting- other people's hair, body hair in bathroom, dirt, paint completely scraped off the walls, the vacuum had so much disgustingness in it, etc. This Nick character said he'd have a crew come up in the next week to clean it. Well...... THREE MONTHS LATER he came up with a bucket of paint and a broom himself. Like????? Can't my $735 a month pay for a legit cleaning crew for my tiny apartment? Secondly he towed my friend's car, boyfriends car, and my PARENTS car. These all had notes on them saying I lived here yet he completely told them to tow the cars...... I would have had them park in my assigned space however someone was illegally parked in my space that I PAY FOR every month!!!!! Get ready for lots of noise by the busy street and construction across the street all from the Mark. Also you'll hear lots of drunk people each night coming home from downtown like you can hear every single conversation they have those walls are so thin :) Even better you can hear your roommates conversations, showers, morning alarms, and tvs through their walls. Our freezer ice machine broke and they NEVER fixed it so we had no ice all year. Bugs infested our dishwasher and would come out at night time. We had overages every month with power but Nick provided us with no proof of what we went over on. Get ready for a fun year of eclipse's total BS!!!! WORST APARTMENT COMPLEX EVER.
My roommates and I have loved living at Eclipse! It's walking distance to downtown and campus. We've had things that needed repairing and the management has been timely in answering the work orders. The townhouse has super spacious bedrooms as well as a large living room and kitchen, bigger than most apartments I've seen in Athens. The garage being so close is also a bonus. Would highly recommend!
These are nice apartments in a great location. Everyone has been very nice. I am taking away 1 star because management allows residents who are not paying for a parking spot to park in the handicapped spots. It is inconsiderate to anyone who is handicapped may needs those spots. Why should inconsiderate residents get free parking, while the rest of us are paying? Other than that, we love it here and so do all of my friends.
God this place was the absolute WORST!!!! Might look pretty and nice on the outside but BOY is it cheap AF!!!! My room was completely dirty when I moved in, I filed multiple work orders to have certain things fixed like a crack in my bedroom wall and it was NEVER fixed. This place will literally charge you for damages and then just pocket the money rather than actually doing something about it. And whoever paints the doors is an absolute idiot. My friend's door has a handprint on it and she asked if they would fix it but they never did. Everything about this place is overpriced, cheap, and so not worth it. Parking is the absolute worst too. If you can stay away from living here, I highly recommend it. Management sucks and Amber (the woman who works in the office) is the worst human being in the world.
The management at this establishment is pitiful. All of our packages are left for multiple days in a non-secure area in the lobby of the building that is able to be accessed by the public. There is a storage locker but the complex, but the packages are still not moved into the location for days. Residents like to make excessive noise at unreasonable hours and there is no way to file a noise compliant. The access to the gym has been locked for nearly the entire year and nothing has been done about it. Additionally, for months at the beginning of this academic year, the door would not secure shut and the complex could be accessed by anyone.
I would suggest to anyone thinking about living at the Eclipse on Broad to reconsider their options and choose a better complex within the same vicinity.
I have jumped around from apartment to apartment during my time in college, and I can 100% say that I have had a great experience at Eclipse on Broad. Management is GREAT. During the first few years, I had a friend that lived here and I know he talked about the management being horrible, but now, Amber and Nick do a great job of making sure all of the tenants are taken care of. They even deliver packages MWF! There are snacks in the leasing office, along with a printer and tanning bed. While the apartment does not have many amenities, it is still very well kept and the kitchens are beautiful and spacious. My only complaint is the parking situation, but there is not really much that can be done about that. Just ensure that you secure a parking spot earlier rather than later and it will not be a problem. Eclipse is a short walk to the bars and all major downtown hotspots. Not to mention, the University Village bus stop is about 250 feet away, making it simple to get to and from class (the bus leaves every 15 minutes). Overall, I would recommend this apartment to anyone, and I have recommended it to a lot of people. The management is great and the actual apartments are fantastic and I could ask for nothing more. Really consider living here, you will not regret it!
My first year living here was slightly below average, simply because of the old management. Thankfully, this year brought a change in management, and it's been significantly better. The new staff is so friendly and clearly wants to improve our living arrangements in all possible ways. I now love living here! Great location - close to downtown, close to campus, and right next to a UGA bus stop. Spacey living area and good quality appliances. It really is a great deal too, especially when comparing it to other downtown living options. If you're looking for a downtown apartment, definitely check out Eclipse.
Management issues. Don't live here. You'll move into a dirty room and you'll wait weeks for things to get fixed. The manager is a joke and talking to Premier Properties about any issues won't get you anywhere (you'll talk to a rude and disrespectful representative). There are better downtown Athens housing options for sure. Save yourself the headache and don't move in here!
Love the location of Eclipse... super close to downtown, campus, and the multimodal center bus stop. Huge walk-in bedroom closets and spacious kitchen/living room. Overall great apartment choice if you are looking for something affordable, but still nice and conveniently located!
My first year living here, management was horrible, as seen by the bad review below. However, last summer they switched to a new company and the new management is wonderful. I do not have enough great things to say about Nick and Amber. They are kind, friendly and would go out of their way to help you in any way they can. If you put in a maintenance request at 12, Nick will come up before the end of the day to check on it and get the other guy to come out or fix it himself, we have never had any maintenance issue that has lasted more than a week (so they could order the part).
The rent is a little on the expensive side, but the location makes it worth it, and it is a smaller community which is a huge plus to me. And the rent includes utilities(power, water, cable) and our overages are never more then $5-$7. I have lived here for 2 years and in my opinion, it is the best of the downtown apartments. We also had horrible parking problems with the old management (she would tow any and everyone) but now it is much more relaxed and there are way less issues with guests parking in random places, and the towing is up to the tenants (you can tow someone from your specific parking spot) which I think is a plus.
COLLEGE TOWN PROPERTY IS THE WORST... DO NOT LEASE WITH THEM. my daughter rented at Eclipse on Broad before they were purchased by College town Property. Once college town property took over everything went downhill. Their apartment had a hole in the floor the size of a bowling ball where the wood had rotted near the sliding glass door which brought in hot/cold air from outside. It took over 7 months for it to be repaired. Expressed concern that the electric bill was much higher because of the hot air (in warm mos) and cold air (in winter)coming in but College town property did nothing to resolve or took responsibility for increased utility bill. On several occasions my daughter or one of her roommates would walk out of their bedroom and their would be some random worker in their apartment. Not a very safe feeling. The first year she lived there once in a while they would get a couple dollars overage on electricity but when College town Property took over everyone in the building complained that they had huge bills for overages. When questioned they would not produce a bill from the electric company. Now that she has moved out they billed each person $90 for cleaning/painting and now just got a new second bill for move out painting and cleaning for over $200. There is no management on site and no phone number to reach anyone. The only way is to call main number and get someone who just answers phone but can't help and if you leave a message good luck ever getting a return call. Since college town took over nothing has been done to the building the hallways and elevators are not kept clean. College Town Property bad news there are so many other options in Athens stay away.
