The management team here is the WORST I have ever ...

The management team here is the WORST I have ever seen. Do not live in their locations. I do. They will not help you, they will not keep you safe, and they will not ensure the safety of your property (cars, packages, etc). Worst.

I have a bug problem, on top of other things at the Villa Vicente Apartments. I called corporate to tell them about the horrible service in getting. Cynthia Spencer promised she was contacting them to get my bug problem fixed and possible repainting done. That was over two weeks ago, nothing has happened. No emails, no follow up, nothing. I hate where I live and I'll be heading out in couple months. I've documented phone calls and emails. I better get my full security deposit back.

This is a great company to work for also there communities are well maintained . It s really a great place in walking distance of some very delicious dinning places and less than a mile away from city shopping malls and fine dinning

Very upset with E&S Ring Management. Communication...

Very upset with E&S Ring Management. Communication from on site staff is severely lacking. My vehicle upon tons of other vehicles have been broken into. My mail parcel has been broken into and this is in a gated community. I get the run around about video surveillance even though there are cameras. On site staff has changed hands many times and the new Manager has the poorest communication of all. We were promised things upon moving in that were not delivered and after management changing hands so many times as mentioned before we are getting denied the things we were promised which sold us on moving in. We were promised camera which appear to either not be working or staff is to lazy to review footage. We were promised hardwood floors and told that everyone moving in from now is getting hardwood floors (laminate) as a request from the owner. We still have our old destroyed carpet that was there upon move in. We were told we could paint he unit and leave as is, new management is now saying we have to return it to original color. When we receive a package at the office we re never notified. We are only contacted and followed up with when there is an issue that concerns management or their priorities. I will never live in another unit managed by E&S, as many other residents feel the same way.

My husband and I recently moved in at Rancho Los Feliz, an E & S Ring property.

We've had issues with the water pressure and temperature control in the shower. The temperature fluctuates frequently. It is very loud and vibrates. We've been informed by maintenance this is a known water pressure issue affecting multiple units in our building. We reported it two months ago and it still has not been resolved, though it has been worked on twice. We followed up again with the property manager, Isis Fernandez, about it over a week ago, but we still haven't heard back.

We have had problems with the utilities. The fridge was leaking and caused several items to spoil prematurely. This went on for seven weeks before it was replaced.

Tenants are required to pay extra for parking, yet there are vehicles parked in the driveway every day, including in the fire lane near the fire hydrant. Sometimes it takes some maneuvering to get through when the vehicles are parked such that only one can pass at a time. We also reported this to Isis Fernandez but it has not been alleviated.

The walls are very thin and we have been woken up between 11pm-7am on numerous occasions.

Our worst experience occurred one day when we came in to pay the rent. We had already given one of the leasing office assistants our check, but instead of handing us the receipt, she sat down and started helping a tenant who came in after us with a request. When my husband asked if we could have our receipt so we could leave, she got angry and accused him of being aggressive with her. She continued to berate him with false accusations angrily and loudly in front of other customers for several minutes. We were both shocked and distressed by this behavior, which was completely unwarranted. We have discussed this with Isis Fernandez, and she apologized that we may have "felt disregarded" but did not address the issue of her employee's false accusations. Considering the gravity of having a female employee accuse a male tenant of aggressive behavior, particularly after he made a reasonable request, this was very troubling. The leasing office employee involved said she didn't care if we spoke to her manager about her conduct. Now we know why.

Apart from the excellent care of the grounds by maintenance staff, our experience at Rancho Los Feliz has been very unpleasant and uncomfortable, and we would not recommend it. I doubt that any other property managed by E & S Ring would be any better.
