Numerous fees and prorated rent to move in on the 15th into a home with massive damage to front doors, gutters, walls, wood etc. We were informed the day before, a professional crew addressed all cleaning issues prior to the move-in day yet we found rat droppings behind the refrigerator, cobwebs in every window, interior water damage, broken gutters, filthy appliances and a permeating smell of mildew all over the house. We understood this is an older home, but these issues are not merely cosmetic. This place is a disaster and we hope we will be able to work with Dodson properties to meet the conditions we expected, upon which I will be happy to amend this review.
I was referred to Dodson Property Management by a close friend and I m so happy to say that they helped me find a home to rent . I worked with Mackenzie and she is the BEST at her job . She was very professional, responded to any questions or concerns in a timely manner and made the process so easy ! I found out I was approved 4 hours after touring the home and that was the best part of my whole experience. I would highly recommend this company to anyone looking for trustworthy employees!
Absolute worst experience I've ever had in dealing with a property management company.
I paid $60 to apply for a unit. About 5-6 phone calls later, I finally got someone to tell me that 1) applications are not considered unless the unit is viewed 2) the property went to someone else and my application was not processed.
So their website allows you to apply for $60, yet they do not even process the application. If their policy is you cannot apply until you view the property, then make it so you can't actually apply until you view the property. $60 for nothing, not to even be considered. I spoke with Laura, the manager, explaining how I paid $60 and they provided me zero service for this. If they actually processed the application I could maybe understand why they can't refund the $ because they would have used resources to do so, but they didn't When I asked how many applications they got that they did not process she refused to answer. Because the answer is dozens and dozens of applications that were unprocessed. Hundreds, maybe thousands of dollars, for absolutely nothing.
She then said she would transfer my application to a unit similar to the one I applied for. I said great, which units are similar? (they are none, I looked all over the site). She then just said I would have to look. She clearly did not even take the time to look and see that there were no similar units in the area.
Collectively I spent about 2 hours of phone time dealing with unprofessional people. The two names I remember are Garrett and Laura. Garrett was extremely hard to get in touch with and spoke very unprofessionally. Laura was at least polite, but she had the power to refund me but refused to do so because "then I would have to refund everyone." Well 1) no you don't and 2) you probably should refund everyone who donated $60 to your scam of a company.
I will never consider renting from this company again. I can't even imagine how hard they must be to deal with when actually renting from them. I've dealt with a lot of bad landlords but they take the cake. Do yourself a favor and look elsewhere. And please do not donate $60 to them.
My husband and I recently leased a property with Dodson. Our Property Manager, Gina Hill has been beyond wonderful. She is very responsive, friendly,answers all of our questions, and is most professional. It has been a smooth transition to our new home. We could not have asked for a better person to work with. All the other staff we have interacted with has been awesome as well including Mackenzie Gibson. Thank you Dodson Property Management!
I couldn't say enough about how special Shay and the staff are. Nothing but polite, respectful people. Overall Shay is amazing. Which is why I enjoy living in my house. Keep up the good work!...
STAY AWAY from Dodson properties!!! They re completely incompetent, unreliable and don t care about their residents. For example: Our trash situation is out of control and disgusting....I attached a few pictures of our most recent trash issues. It s impossible to even walk to the dumpster to throw something away because of all the trash around it. Not to mention the smell and bugs everywhere. Dodsons brilliant solution is to send one of their employees over here once a month to shovel the trash into the dumpster. In the mean time everyone living here has to deal with the smell of hot garbage in the air and ripped trash bags all over the parking lot. In case your wondering, the trash bags are ripped from raccoons and other animals breaking into them and pulling old food out. They refuse to fix the issue and instead have blamed it on the Trash Fairies service we had. They canceled that service and expected the problem to go away. It hasn t and it s gross. My girlfriend and I moved in when Fulton Hill was managing this property. We had two dumpsters here and not one trash issue. Dodson removed one dumpster when they bought the property and now the smell of hot garbage seems to be the norm and they don t care.
Also, good luck getting anything fixed. We had to wait about a month to have our broken toilet and faucet replaced. It seems the only way to get anyone over here is to complain to the property managers. I m not the only one angry about these issues. I ve spoken to other residents who aren t happy about it and haven t had any luck getting Dodson to fix these issues.
The sad part is my girlfriend and I love this apartment but Dodson has made this community unlivable. Many other long term residents have also moved away. There s many more issues I can complain about but I think this is enough for now.

I hold this company in very low regard. They took over the property management in the middle of my lease, and despite the fact that I clearly notified the previous management company that I would be departing, they refused to accept the notice and attempted to bill me an additional 5 weeks of rent. Then, they increased my rent over $700 per month AFTER MY LEASE HAD ENDED. Then, they withheld my security deposit. I sued them in court and won. Now, they are appealing. I will add to this review when the case is finally adjudicated. I would avoid renting any property from Dodson.
