2 stars only for location. Rooms do not have air condition and bathroom are shared. Noise level was too much for me. I stayed there end of september, and room was really too hot. Also note that they clean up the room only once a week and on specific days depending on which floor you are. Depending on your luck, your room and bed sheets might never be changed and clean up. They also charge you the fist day upfront for all the nights plus a deposit. For the price paid per night, I find it too expensive for the service offered.
Wouldn't even give them 1 star .. charged me 400$ for smoking fee (knew we was from out of town) and all I did was sleep .. stealing people money smh ... then say there's nothing they can do bout it no bathroom in in the closet sized room .. No a/c don't let these other reviews fool you Worst place in San Fran..could of slept in my rental and saved 600$ and sleep in the same size space
Good place cheap, clean and well located, has coffee, tea or water 24/7 thing that is appreciated, take into account that there is no staff that speaks Spanish and the bathrooms are shared, yes in my experience I always had baths and showers impeccable As a Mexican, I advise that if you pay with a card, request a personalized card with your name printed before you check-in. Due to hotel policy, they don't accept the generic cards that some banks offer, which made it a bit complicated to register, however the staff kindly helped me to solve it.
very good location and great variety of restaurants around. room is a bit small but fair enough for this budget range. would recommend to my friends.

I booked this trip last minute and decided to try out the Urban to save some money. What a mistake. Of the 8 hours of sleep I attempted to get, I actually slept about 50% of the time.
The walls, floors, and ceilings are so thin that if someone is normally walking around above you or talking at above a whisper you can hear everything. And I mean EVERYTHING. Unfortunately I had a loud, drunk group directly above me. Called management multiple times over the course of the 2 hours (2-4am) they were making noise, keeping in mind quiet hours start at 10pm, and management didn't do anything. Eventually the group passed out and I was able to continue sleeping...for a little bit.
Further interruptions included doors slamming (all the doors automatically slam shut, loudly) and my snoring neighbor (yes, walls are that thin), and even my white noise app and ear plugs couldn't drown this out.
It also got pretty hot because, surprise, I couldn't open the window because of all the courtyard and street noise.
Lastly, keycard stopped working post-shower, so got to go to reception in my towel. Great way to close out my stay.
Long story short, this is the worst hotel or hostel I've ever stayed at in my life, and I hope they go out of business very quickly so others can avoid similar nightmares.
Clean room and bathroom, small bed but we didn t spend any time at the hotel, free coffee and water 24/7 popcorn at night and juice in the morning, easy check in, location is excellent, affordable place to sleep and storage your stuff, nobody spends time at the hotel in SF, right in front of China town, next door to Starbucks.

Gave 3/5 previously but deducted 1 star because the check out staff on 3rd dec morning (7.26am) was very rude. Was inquiring on deposit in a polite way, but she raised her voice in a very rude manner ;(.
the bathrooms are not so clean sometimes, so go in the morning if you dont want a surprise there... and the rooms are so tiny. beds make a lot of noise.

A little hard to find (in the starbucks building) because there is no outdoor sign, but from the inside is great. If you are by yourself and don't want to pay abusive price and also stay in a nice and cool place, The urban is the exactly place that you need.

A good hotel, been here for a week, and it has everything nearby, if you aren't lazy, you can walk to catch anything you want to visit. ;)
Bit late writing review stayed here 6 mths ago Great spot. Close to everything. Clean comfy friendly and helpful staff on 24/7. Easy to miss the entrance door I walked straight past. It is just over Grant and a single door no signage except on door. Shared facilities clean and not busy, Has a laundry, I had a reasonably priced room on the 1st floor small but everything I needed. It faced the street and it was a bit noisy but that was because the harmless, but noisy loonies were out and about shouting and ranting in the middle of the night Think that is a problem everywhere in SFO but bed comfortable and could get back to sleep. Safe area and easy access with bus and cable car. Free coffee tea and popcorn. A short walk up the hill to Uncle Vido's for good and reasonable Italian. But had to go to ferry terminal, Blue Bottle for a decent coffee.Highly recommend for a very reasonable price
Clean and functional, but quite charmless, and pretty expensive ($150) for a toilet-less and shower-less room. It is however extremely well located, just by Chinatown, and a few blocks away from the action. There's free (mediocre) tea, coffee and juice in the morning, as well as free pop-corn. You can leave your bag for the day onc you've checked out.

Wonderful Hotel. I stayed for one day at the Urban. Rooms are small but clean and fresh. The shared bathrooms are also clean and i didn't have any problem with it. Overall the atmosphere of the Urban is Realy pleasant and Oh not to forget the prime location.
I paid $310 A NIGHT for a 12x12 "cell"... Shared bathrooms, shared showers, rock hard mattress, street noise...
The free coffee and free popcorn amenities were never available when I was in the common area.

For what is the place was great. We could not find a place at all in San Fran this weekend because of fleet week. It was like living in the dorms. The room was tiny, but everything was clean and the staff was great.

I had one day stay in this hotel and it was good experience. It is in the center of SF downtown right in front of China Town. They provide morning coffee and fruit juices of free. Hotel is clean and tidy. Affordable.
Tiny rooms and standard length beds. Don't stay here if you are over 6 feet tall. My street level room had a broken lock on the window which the hotel fixed as soon as possible, but they never fixed the TV which only got the local CBS station. You get what you pay for. I would stay here again if other options were booked.

These hotel is fraud. I wanted to cancel my reservation for more than 10 days. And they want me to pay the full amount. Unbelievable, I haven't dealt with business like that before in my life.

On the whole this is a good budget hotel in a convenient location near San Francisco's civic center. Our room was small but modern. We stayed for 7 nights but unfortunately our room was not cleaned during that time - we were out all day on Tuesday (our designated once weekly cleaning day) but the cleaners only got round to checking on our room in the evening when we had come back from our day out so we declined their offer to clean it as we wanted to chill in the room. The showers and toilets are kept clean so it's not a real problem to not have these facilities in your own room. I did have some toiletries stolen from one of the showers though and the staff couldn't help me get them back so make sure you don't leave anything in the communal facilities by mistake as it might go walkies. We slept soundly and noise at night doesn't seem a big problem. Free popcorn and coffee in reception was another plus. Bit worrying that reception staff couldn't explain how we would be billed when we checked in - if you are spending $700 you are entitled to know how and when your card will be charged. All seemed OK on the receipt when we left but the staff should make sure they can tell customers from other countries their policies when asked.
Hostel feels little bit outdated, but everything is clean and well maintained. Restrooms and showers are shared. My corner room had two windows, and was a little bit cold because of the lack of isolation. It's also noisy in the morning. Considering the price (below 100$ a night) and location, this is a pretty good place to stay if you come with the right expectations. Free coffee in lounge!
Very good hotel, super clean, the reception is not very helpful, they tell you they don't know anything (I asked about a laundry room) is 4 blocks away by the way

I'd say this little place is geared much more for the cost conscious millennial traveler, hipster or hostel type audience. The rooms are clean but very dormitory. No daylight or windows. I was in a room on the main floor that's in a bad position so if someone came and talked too loud you hear everything and it's near their little lounge. Even so the floor was quiet thru the night. Also, if you're not into shared bathrooms and showers, this isn't for you. Bare bones but efficient for the budget traveller. NOT what I would call a hotel in the traditional sense.
Zero stars. Never coming back to this hotel. The water pump was emitting a disturbing noise throughout the night. Front desk person "couldn't find another room, couldn't reach the maintenance staff" and did not even feel sorry that the guests in the hotel are uncomfortable.

This may be my fault for not reading reviews, but I did check out the rating and website - which was deceptive, to say the least.
I came to SF for a week-long business trip and had to book a hotel last minute, The Urban Hotel looked perfect - great food, bars, sightseeing all around, and open rooms! However, this is absolutely not a hotel.
I went to my room to find a window facing a cement wall and no bathroom, ran around the hall to discover community bathrooms & showers - realized this is a hostel - and a clean one at that, but it would not meet my needs. My low rating is not for the quality of the HOSTEL, but for the way my needing to cancel was handled.
Despite having a full house the night before, they allowed me to check in early (before 3). After 20 minutes in my room and trying to figure out my options, I cancelled my reservation for that night and the rest of the week just after 3 - where I was told I would need to pay for that night (ugh, but understandable and I did not argue) and I needed to wait until 4 for the manager. At 4, the manager is nowhere to be found, but the woman at the front desks calls her and hands me the phone, over the counter, with a line of guests waiting. The manager tells me I have to pay for 2 nights because they have a 24 hour cancellation policy. I explained my reasoning and the time I cancelled (since I had to wait for an hour) to be interrupted consistently and met with absolutely no understanding, I don't even think the woman heard a word out of my mouth. I'm not one to cause a scene, especially when people are trying to check in and enjoy their stay, I just had a different situation and had to leave. Rather than meeting me with the same sensibility, the manager eventually ended with "I hope you understand' - and a 10% discount, and hung up - leaving me and the woman working the front desk confused.
So, I was charged $637 (that's with my discount), $300 is rough enough, but I could understand that. Again, the hostel wasn't bad, the manager was just INCREDIBLY unprofessional and offered no understanding. I could add on I had been travelling for 4+ hours with no food and I came down with a cold the day before - so I was not feeling well - maybe I'm overreacting - but $637 is no joke, especially when having to find somewhere else to stay because this place claims to be a hotel.
Proper advertising and a 50% refund would be appreciated, Urban.
Great location downtown. Very affordable and better than expected for the price. They have roomy showers and tubs. Never had to wait for anything.
Very poor service, rude staff, over priced box rooms, it barely fitted the double bed we had. But what shocked me was the fact they demanded a 200$ US bond in case we damage the room. ( I understand the reasons for this ). When we checked out, they assured us we would be re enburssed within 2-5 business days. 2-5 days passed, no refund. I contacted them, they rudely said it wasn t their problem and it was my banks. The bank said they had not released the funds. I rang the urban back to tell them this. They refused to provide evidence they had refunded my US 200$ and aimply said they had. It has been over two months now and this company has blantantly stolen 200$ off my family. Shocking scam they have going on. Has to be the number 1 worst place I have ever stayed and I have been all over the world. Take my advice do not stay here, you will regret it. And if u don t pay the maid tips, despite the over priced rooms, your room won t be made.
Value for money not adequate, price too high but it is due to the fact that you are in San Francisco and that you are in a very convenient central area to visit on foot the various main districts of the city! The hotel overlooks the famous arch / entrance gate of china town. Rooms NOT soundproofed you hear the noises of the street and of the people in the hotel, clean but very small, not having the bathroom in the room and very comfortable the sink in the room even if there are more bathrooms per floor (very clean) so in the end it is like make the hallway of your own home to reach the bathroom! Friendly and kind staff! There is no parking for the hotel car but shortly after the entrance of the hotel there is a paid parking for 25/30 dollars for about 24 hours ... anyway inexpensive compared to the others in the city.

For a cheap hostel is pretty good. Restroom are always clean, it does smell like pot inside the hotel from time to time but well... So does most of SF from time to time. Calm at night, ok bed.

Before leave room check your key is working. At 6 AM went to restroom came back to find out it does not. Had to go downstairs get it reactivated.

It very reasonably prices for the location, and the small rooms are clean enough. However, there was something wrong with the heating system because it was very warm and had to sleep with windows wide open.
Stayed here for over 2.5 weeks. House keeping claims to come once every other day but in reality they never come unless you request it. And even when you do they still sometimes fail to do so.
Seems clean but I was surprised how small my room was. Not even a toilet or shower in the room. But it was all I could afford based on my cheap a@# company per diem they give us.
If you just want to crash a night. Note on the closet says sheets are washed only on Tuesday save water. What? It is crashing in a college dorm. Front desk guy not supposed to work there. May be he don't speak English. But his attitude is not good.
The staff were friendly and polite and could stay at ease. Although baths and toilets are shared, they are acceptable considering the price. A little wi-fi was not stable. But I want to use it again.
