They chase good renters away with their condescending manner and aggressive tactic of weeding people out!! But please, pay your application fee before we reject it!! Thankfully, we never applied because we could smell her BS from a mile away!! Stay away from this company!!!

As an owner of hundreds of apartments in another city I know about managing rentals. I trust my carlsbad rental to Chamberlain property management. They are first class. There monthly reports and great, my units are occupied and they keep my residents HAPPY. I totally recommend them for management.

Forced to move during the covid pandemic under the...

Forced to move during the covid pandemic under the guise that the owner wanted to move back into the house, only to find out it was a lie. This was the only way the owner could raise the rent by over 20%. We paid our rent on time every month for 3.5 years and our ability to pay was not compromised during any time. What a scam!

Backpedaling out of this situation will not cover up the lies which cause so much stress and unnecessary large expenses that were incurred because of greed in both your part and the owner. If the owner was truly occupying the home, there would be furniture in the house where she is living . It is clear that she never had intention to move in and you helped her use a loophole to raise the rent during Covid.

I've had a great experience with Chamberlain. They have managed the place I live in for a few years without any problems. They are responsive to maintenance requests and the property is maintained well. I like that I can pay rent online instead of using checks and our manager Nicole is always super nice. They are so much easier to work with than the previous company that managed the property, I'm really glad they took it over.

Set up an appointment at 2pm on 6/20.... received a confirmation text confirming and nobody showed to tour the house. Called the property management and got a run around. No supervisor was availible to speak to.

We had a bad experience specifically with Martin Flores, we applied for a unit on Monday, they completed the screening process on Wednesday, I talked to this person the same day via phone, we scheduled a property visit for next week on Tuesday (cause we were out of town) and he explained some details about the unit i.e. repairs, leasing, timeline etc; all good so far. I called him on Friday to see if we can reschedule our visit for Monday, he didn't respond, I left a VM and I sent him an email and a couple hours later he said: "Sorry to inform you, but I've just made an offer to another applicant" Whaaat?? I would have expected that he could've communicated to us other people were interested and If I did not visit the unit inmediatly, I wouldn't have any chance to rent it, at least hey: "you have a low chance since you are not here, I reccommend to look or apply for another unit until you are here". All of this it was by email, not even a phone call. I know early bird gets the worm, but I'm so dissapointed of this individual in not being transparent and professional with us as prospects.

RENTER BEWARE! This company has no problem spending your application fee money, pulling your PERFECT credit report and references, and then allowing several more applicants to waste their money and time applying just to see if they can manipulate an 18 month instead of 12 month lease out of you. Forcing applicants to bid against each other like that is totally unethical when the first applicant had perfect credit/references. NO lease terms stated in advertisement, should have been! Essentially they switch the rules on applicants AFTER applying and PAYING! "Well we're not a first-come-first-served kind of a place..." were Chris s EXACT words. After reading other reviews on this property management company, I can see this is just a taste of what else is to come. Gut says NO! on any property managed by this company! Every other property management company I have ever dealt with works on first-come-first-served for QUALIFIED applicants; what company wouldn't want to get the apartment rented as quickly as possible to a fantastic tenant who applied to listing FIRST? This one apparently! They obviously look at 'renters' as second class citizens. People need to KNOW where they are going to live, not wait around for some shmoe poor-management company to jerk them around because they have the 'power' to do so. So off-putting, a very, very poorly handled transaction. Do your online research reviews are BAD. The good reviews look totally staged.

We've been working with the Chamberlain team for nearly 10 years and have been very pleased with their work year in and year out. I doubt you could find a better property management team in the San Diego area. Every one we work with at Chamberlain has been customer service oriented. Their maintenance team and contractors have always done great work. Their property managers are prompt to answer our questions and eagerly and effectively solve issues to our satisfaction. They know the market and have provided great advice through the years (home repair, home improvement, lease and tenant issues, etc.).

Poor communication. Only received notification via text from Greg Gorsuch. And even during this communication the man belittled my concerns and broke contract by allowing new tenants to move in early. Greg stated it wasn't his problem if they violated my lease agreement with the company. He wasn't going to take any action.

Chamberlain Property, St. Cloud in Ivey ranch is POORLY MANAGED don't be fooled, the amenities are NOT spa like, the POOL IS NOT HEATED and the hot tub is out of service most of the time and usually stinks. Disgusting.

Chamberlain Property Management manages the St Cloud Development on Mesa Drive at Old Grove in Oceanside. One good thing about Chamberlain is that they have the power to get things done when they have to. The problem is that you have to complain bitterly in order to get them to act. . It usually requires several calls and or e mails.

Kadie Puccio has been a pleasure to work with as we have been out of the contiguous United States for the past few years. She had called several places with no reply, then she came across Chamberlain and spoke with a gentleman named Greg. He met her at the property on time and made her feel very comfortable. She is now in her own house a week later. Kudos to Chamberlain!

I use Chamberlain Property Management for tenant placement for my home, and to oversee the move-out process. I manage the property myself. This is the second time I've used them, and I had worked with Vickie both times. Each time she has exceeded expectations! She is balanced and fair, for both owner and tenant. It's great when you have absolute trust and confidence in your agent. I've worked with numerous property managers over the years for two homes I own, and Chamberlain has by far been the most professional and capable company.

This place is a scam! My husband and I applied for a property in Carlsbad. Two days later I called to check the status as no one ever got back to us, Erika who is representing the property said she was waiting to hear back from the owner regarding our small
Dog. I called the next day (3 days later), still no response. They are closed on sunday. I ve called 2x on Monday and haven t been able to reach anyone. We were supposed to view this property too but when no one returns your phone calls how is a person supposed to even know if they have been approved before they waste everyone s time showing the place!?? Do NOT do business with this company as they take your money for processing fees , yet you never hear back from them again.

was extremely disappointed with the experience I had while living in Carlsbad renting from Chamberlain Property Management. Particularly relating to when I was planning on moving out and I was provided contradicting information.

I stayed at one of the properties in the Carlsbad Village Area and lived there for about 8 months and after 6 months we had a price increase..which is pretty sad that they increase your rent when you have only been a tenant for 6 months and they never fixed the heater or hot water pressure within that time frame.

But it gets worse, much worse. So what they fail to make you aware of when you move in is the face that when you move out you need to have your carpets professionally cleaned by a company or they will charge you regardless of how they look or how new they were. They were brand new when we moved in but we still had to shell out $120 to get them "professionally cleaned" for a place that was 750 square feet and only had carpet in the bedrooms. I lived in a place that was 950sq ft and had carpet throughout the apartment in Carlsbad village and they only charged you $60 to get them cleaned through the company they used. Clearly with the monopoly that chamberlain property management has going on in North County you'd think they'd be able to get a better rate. Which also means they were probably being quite greedy and pocketing half of the cost.

Furthermore, the main reason for me writing this review is because of the fact that Cynthia told me initially that there would be touch up work done on the walls and we wouldn't have to worry about being charged anything for it. We had hung up normal items like pictures and art. We would've been happy to fill those in but they ASSURED us that we would not be charged as it is normal for them to touch up the walls with paint when anyone moves out which is customary for all property management companies. So once we get our deposit back we get charged a $120 dollars for the TOUCH up on the walls that literally would've taken us no more than 10 minutes to do ourselves. I talk with Joanie and she acts like she is clueless about this, but she has no say as Cynthia is her boss.

From the beginning Cynthia was very cold and always had a combative attitude, just the type of person you did not want to associate with because she was not pleasant to be around. So when I called her she again wasn't willing to admit her guilt and said I can speak with her boss Vikki...being passed onto another person because you can't handle the situation when in a position of power yourself shows even more this companies true colors, especially the people I had to deal with. So I talk with Vikki and she tried to take on a position of manipulating instead of respecting my side of the story as you should do when you are providing a service. She went on to try and make me feel guilt for bringing up this issue.

I HAVE NEVER DEALT WITH A MORE UN-PROFESSIONAL AND DELUSIONAL STAFF IN MY life. The approach that vikki took as to attack me instead of listen to her colleagues wrongdoing was despicable.

EVERYONE WHO Enters into a contract with this company please beware of manipulation and outright disregard for their tenants.

Make sure you know upfront about the charges they will deduct from your security deposit which, they will tell you that you'll be able to recoup all of your money if you take the necessary steps, but as you can see from my experience is inaccurate.

I hope that Chamberlain Property Management learns to treat their tenant with the respect and honesty they deserve so this does not continue to happen to tenants in the future.

They are good at collecting rent and definitely great at taking their fees!

3 Negative stars for communication and overall property management. Their staff seems overworked (or they don't seem to care). Emails and calls are never returned promptly. If the situation they are managing takes too much work (like an emergency flood damage), don't expect them to do too much. You will need to all the work yourself.

The only reason I stuck with them is that they good at collecting rent and keeping the place filled.

They only want to rent to white people/ white couples.
We paid $40 dollars each for the application fees ....They kept our applications, the $80 total fees and gave us the run around. Go elsewhere if you want true fair housing. This place will only take your money.

We rented a property managed by Chamberlain for 7 years and had a wonderful experience. Our property manager Ashley was always responsive, ensured all maintenance requests were followed-up & completed in a timely manner, and always kept us aware with planned annual inspections, lease renewals, and other matters that required entry into the house. The Chamberlain office staff was also professional and courteous; and their website tenant portal is easy to navigate and made auto-pay & lease renewals a breeze.

An extremely unprofessional organization. They give potential renters erroneous information and do not follow up emails or repeated phone calls. After two days of trying to reach the agent (Ashley Rosas) in charge of the property we wanted to rent, she was very condescending and proceeded to insult our intelligence.

If this is how an agent is supposed to represent a home owner, you should beware. Of the employees we spoke with: Nicole and Kathy were helpful, beyond that, the office staff were short, rude and unhelpful. They repeatedly tried to push a property at us that we perpetually declined, instead of assisting us with closing on the property we preferred. If you find yourself in a bind and you're going with Ashley or this company, let me save you the trouble. Don't.

I would definitely recommend Chamberlain property ...

I would definitely recommend Chamberlain property management for your properties care. Both the staff and mike are very professional, efficient and truly care about their clients. All the managers I have spoken with have all been delightful and very sweet.
