CPM does not shovel the ground and if they've ever salted the ground I've never seen it. Every other apartment complex around has their property and sidewalks shoveled but not CPM and CPM has first floor apartments, they don't even get shoveled. I can always hear my neighbours, not too loudly, but if they have multiple people over, I can hear the conversations and I can hear the music when it's blasting. My other issue is when I took over on a sublease I asked for them to replace the screen as it was completely busted out; they said no. So if I open up my Glassdoor then I take a chance of a squirrel running into my apartment.

Please don't live with CPM. Please just don't do it because it will be the biggest regret of your life. The apartments are just in awful condition. Once you sign your lease they couldn't care less about any of your problems. Which is a real issue because everything keeps breaking. Save yourself the trouble and stay away from this horrible company.

I live off campus at Regency West in Champaign. CPM has both good and bad qualities, as with any other rental company. For example, maintenance does take quit awhile to respond to a request. However, if its an emergency such as no hot water or a broken front door lock, then they'll respond the same day or the next.

Nonetheless, the reason I renewed my lease with CPM is because of the affordable rent and my office management. Miguel, Candace & Maria (my current office manager) were all friendly and super helpful. Maria and myself have built a great relationship. I know that when I call or email her, she will always respond promptly. She's also very informative and one of the main reasons why I've decided to remain a tenant with CPM.

After moving into my new apartment, there were a few small maintenance related things that needed to be attended to -- including a microwave that was not functioning well. I reached out my property manager, Katie, and explained the problems we noticed. About one hour later, maintenance was at our apartment fixing the microwave. By Tuesday, all other maintenance requests were attended to.

Katie, specifically, is super responsive via email and phone which makes getting things fixed a breeze. (Thank you!) The maintenance staff are also super friendly, efficient, and thorough.

Jay came over today to fix my window because air was coming in. He was very nice and made sure he did everything to my liking. He also fixed my door as well because I was having a problem with it. Never have I had someone come do work and did more than was asked of him in the request. Thanks so much Jay

Jay did a great job on helping me get the A/C back...

Jay did a great job on helping me get the A/C back to work! He came in the morning and fixed it very quickly, so we do not need to suffer the high temp in the noon. Also he double checked to make sure the A/C is working well. Thanks a lot!

He showed us one apartment we were interested in more than four times by our request before we committing. He was also able to get us a really good deal for the apartment!

Don't use CPM, especially not to park at 905 Oregon. Last year, the entire garage flooded and most cars were totaled. They notified me of the flood the next day and did not even pay for the books that were ruined, let alone compensate me for the two months spent without a car/new car. I could not get out of the contract or reimbursed for the ginormous inconvenience. The garage was a wreck for months until I called the city. They do not disclose the flood to prospective customers, so BEWARE! Bad bad bad

Renting from CPM was a pleasant experience.
Any issues experienced with them were handled the way in which we requested.
Our property manager, Carol, proved she will go the extra mile for her tenants, with a smile upon her face. We had issues with our fireplace, and dishwasher that were fixed promptly and adequately.

Our apartment sprung a leak in the living room. When we thought there was no hope, the maintenance man Ben came to the rescue. He not only cleaned up the mess and fixed the leak, but he also warmed our hearts. He went above and beyond to make sure a leak will never spring up again. He even made sure that our apartment will not grow mold. He explained everything to us.
Ben is the man. When your apartment floods at 11 pm on a Tuesday, Ben is the man to call. Forever in our hearts, the ladies of apt 14.

The service is HORRIBLE! They lost our contract for a little, charged us extra at some point because their system was messed up. The garage at 301 is atrocious, steep and small. We had 3 different property managers in 3 months!!!! HORRIBLEEEEEEEEEEEEEEEEE!

I had an amazing experience working with Carol MacDonald. She was extremely helpful when I was interested in the apt and had to sign the lease for my apt while in a different country. After moving in she was available to answer any questions of concerns I had in person or via email and was always very warm and welcoming. The only negative about living there is when putting in a work order request, you wont be notified when the repair will occur. Moving out was also very smooth and she accommodated me while I was trying to find someone to move in so I could extend my stay (issues between the end of the lease and finishing my schooling at the UofI vet school).

This is our fifth year living at Michigan East. These are nice apartments very reasonably priced and located in a family friendly neighborhood close to the urbana public schools as well as the U of I campus.
Perfect for young grad or post doc families especially as there are several great parks, public tennis courts and an indoor aquatic center all within walking distance of the apartments. We have been very happy living here and while we have had the occasional maintenance issue (we live in one of the older apartments) we have always gotten them resolved in a timely manner. I cannot commend the property manager Carol Macdonald enough for this - she has always ensured that all issues are quickly taken care of and is a truly positive presence at the CPM apartments at East Michigan Ave!

So, our AC broke on Jun 9, and as of Jun 12, it's still not fixed. Originally this was a glowing review because that's how they pay their maintenance people, but right now I'm going to be real.

We've been living here for 3 years, so I have some experience.

CPM has good people in it. Carol, the property manager for Michigan East, is amazing. Ben, the maintenance guy that came out Jun 9 to loan us a portable AC (that makes one bedroom tolerable) was great as well.

But, CPM as an organization is fairly incompetent. Every single August, they completely forget how to do autopay, leading to week long fights with their Accounting department to figure out how to pay the rent. It should be easy, but it never is. Maintenance is very quick to bandage problems, but they take their time in actually fixing issues.

I still gave CPM a 4 star rating, because despite CPM's chronic understaffing, we still like the apartment. Usually things work, we love the location, and we have a great buffer in Carol.

At 606 E Stoughton. They're apartments only look nice when you tour them. Then you realize the quality of the apartment is all "refurbished" material that breaks after only a couple months of use. Management and maintenance do not help and need to be constantly reminded of your repair requests. Multiple cars were broken into (including my own) at this parking location at night. I have contacted property management more times than I've contacted Comcast about their internet service if that gives you an idea of how incompetent CPM is. I've even contacted CPM before about my concerns of safety at this property and how I don't feel like my car is safe and now my own car has been broken into. I would not even think about recommending CPM to anyone who is thinking about renting a property owned by them.

My roommates and I viewed 304 E. Daniel with one of the leasing agents Brendan. He was very helpful, personable, and knew a lot about the apartment layouts he showed us. He was able to answer all of our questions for us! We signed our lease and can't wait to live there!

They are absolutely terrible at responding to emails, and the maintenance team doesn t fix half of the requests that you put in. Once actually reading through the lease, you will figure out how ridiculous it is. Do not go through this company for housing. There are plenty of other good ones, this one is the bottom of the bottom.

Complained this morning around 11AM about a water leaking in the toilet and in less than 5 hours Mr. Jay came and fix the whole deal switching the parts and got it done in less than 10 min. Great Maintenance team!

My AC wasn t working. I appreciate Stephen Mills effort. He is smart and in a matter of second found out what was the problem. There was an extra capacitor is his backpack so in no time he fixed the problem. I hope we have all the worker as efficient as him in every work place.

Jeremy showed me a number of apartments and even went above and beyond to show me other nearby apartments that we didn't initially plan to see but he thought I might like. He answered all my questions and made sure we covered everything I might like to know. Even after the showing, he was available to ask questions to. Ultimately, he helped me find a perfect place and get a lease in order for next year!

DO NOT rent from this company if you can possibly ...

DO NOT rent from this company if you can possibly avoid it. My roommate and I live in the Cottage Grove apartments and will probably have to spend money working with the city or taking legal action, which is absolutely ridiculous and we don't want to waste time doing it, but the apartment is completely unsafe to live in. There is a list of issues that are completely unacceptable and unresolved.
1. We have BLACK MOLD in our apartment that makes the air unbreathable and can cause some serious illnesses. They are doing nothing about it. I reported a leak in the ceiling a month ago to which they responded "someone will be out immediately" and they never came. Myself and my roommate have since followed up on the phone, in person, and via email multiple times every week and NOBODY HAS EVER COME despite telling us that "someone will be there right away" or "someone will be there tomorrow". Now we have mold on the ceiling, in the carpet, in the walls, and a bathroom that is completely unusable and smells unbearably bad due to the mold. After trying to contact them so many times we were finally told "our maintenance crew is shorthanded and they are too busy". IT'S BEEN A MONTH and the ceiling is still leaking. Then they said a guy from PR (public relations I'm assuming) would come meet me. He never showed up. They would rather send someone to try and salvage their image before sending someone to work on the apartment.
2. We do not have access to our own mail and they are doing nothing to fix it. Again, same thing as the mold. Our keys don't work and even they can't get into our mailbox and they keep telling us "it will be fixed tomorrow" or "it will definitely be fixed by the end of the week" AND IT'S STILL NOT FIXED. We have meds sitting in our mailbox in the August heat that we don't have access to because they refuse to fix anything or help us get our mail. LUCKILY, all of our billing is online, but that doesn't change the fact that this isn't right.
3. They attempted to charge us twice the rent and a late fee for not paying this extra rent even though there is a paper trail stating that we paid EVERYTHING we were supposed to before we even moved in: the prorated rent for July, all of the rent for August, the sanitary fee for an entire year, our security deposit, and all utilities in our name (and the associated fees to turn them on). We paid all of this before moving in on July 22. Come August 1 we notice they say we didn't pay for August and they tacked on a late fee. I spoke to them on the phone and in person and they told me I was right and we shouldn't have to pay the second August rent like the online payment portal said we had to. But they "didn't know how to fix it", "didn't know who to call to get the charge removed" and it was on there for a while so we had to continue following up until it was resolved. That puts a ding on our credit score if it wasn't. If you live with them memorize your leasing agreement and check every single payment you have made or they will take money from you that you do not have to pay them.
3. Upon signing we were told that a list of things would be fixed and cleaned before we moved in. None of it was true. In fact, the apartment was DIRTIER when we moved in compared to when we toured it a month or two earlier. We cannot get rid of the cigarette smoke smell that pervades the apartment (smoking indoors is illegal in this building btw), there were wrappers and other various items scattered on the floor and in the dishwasher that made it look like someone had been squatting in the apartment, there was hair dye and personal products all over one of the bathrooms as if someone had just disguised themselves and were making a get away. The carpets were not cleaned, the walls were not painted, the bathroom fans were not fixed, etc... Additionally, one of the toilets didn't work and the sink in the same bathroom leaked water ALL OVER the place because the pipes were fitted with the COMPLETELY INCORRECT sizes.

There's more, but it exceeds character limits for review. DO NOT RENT FROM THEM.

I lived with CPM for a summer thanks to a sublease. The process to put my name on the lease was very easy and the security deposit reimbursement was also within the time frame they said it was gonna take. They also have now a chatting system service which is very useful when you are in class and cannot make a phone call. I have to say though that the new website is way to much user friendly than the crappy one they used to have before. I also like their newsletter a lot since I get to know first hand what are the events going on in the area. For the price and knowing what I exactly need as a college student I would stay again with them.

This is one of the nicest properties in Champaign-...

This is one of the nicest properties in Champaign-Urbana. We have a free gym membership with tons of amazing group fitness classes. A few months ago, we got all new stainless steel appliances and they are removing the carpets next because we have been here for 3 years. The staff are super friendly and our maintenance requests are always handled in a timely manner. The property we live at is great because it's enclosed and there is a security guard who patrols at night. We couldn't feel safer! I have lived in Chambana for 9+ years now and this is the longest I've lived in one place and my partner and I plan on staying for a while! They also have a cool Android VR app with the Oculus that allows you to see and experience available apartments.

I called maintenance regarding to a broken toilet and we had a quick response from Jay, the maintenance worker. He was very safe and wore a mask and participated in social distancing. He was able to fix the toilet within minutes and asked if there was anything else he could do and he fixed not only our kitchen light but our sink as well. He was very efficient and was very polite. Great service. Thank you for everything.

While they don't have particularly luxurious apartments, my landlord was extremely patient and helpful. If you're looking for a place to live with CPM, request to tour with Edward Rice, and request that he can be your landlord. You'll thank yourself later

We lived at 510 E Michigan for over 2yrs and the Property Manager Carol McDonald was wonderful! We really appreciated her attentiveness and general positive nature. She addressed every issue we had quickly and professionally. She also did so many little things beyond her job description that made the stay personal. We had to move on but have fond memories of our time in Urbana at CPM.

I would rather be homeless than ever living with CPM again. Their staff is rude and they are a mess. I ask 1 question and I get 5 different answers. You make 1 maintenance request and it takes 5 more to actually fix the problem. The things they charge on the security deposit are a joke and outrageous. CPM IS HORRIBLE.

We had requested for cabinets to be installed in our kitchen. CPM got the cabinet installed soon after our move in. Although it was lot of work, they finished it within a single day. CPM has been responsive to our maintenance requests, including this one, and helped make our stay comfortable.

Ive honestly enjoyed my 2yrs with CPM. they have the cheapest rent on campus and the staff is actually helpful, they've worked with us whenever we have an issue. The buildings are a little older but they offer free maintenance and for the amount you save living with them its worth it.

I have never written a review before so I hope this shows how much I hate CPM. Always hang up when you call in to ask a question relating to your apartment or account. Never come to do maintenance on the apartments when asked to do so. Terrible service. I hate you guys. CPM has worse service than a banana trying to answer the phone. I would rather ask a banana to help me with my account services or ask it questions about my apartment. I would rather have a banana pull up in the banana-mobile and come in with his tiny toolbox to fix our apartment. And last of all, I would rather you not pick CPM if you were given a choice.
