I ve been a market rate resident since 2012. Boulder Housing Partner s priority is curb appeal. Landscape, pesticide, snow removal doesn't skip a beat. They want these units to *look* good and stay occupied. Their attention and care for the people here is next to nothing. Maintenance requests are often ignored. You re lucky if someone comes out, even after several attempts. Management is unfriendly. It s pretty lonely here.

12/17/2020: in response to BHP's reply here - this is in typical fashion whereby they offer support but fall short of providing it. Don't be fooled into thinking I might be an exception. Read other reviews. Speak with tenants about their experiences before you sign a lease. Management needs an overhaul.

We rented from Boulder Housing Partners in the Bridgewalk complex. Here's our experience:

PROS: beautiful apartment, nice upgrades, overall well maintained (the apartment and the grounds), great & convenient location, quiet neighbors, proximity to open space

CONS: The management! Maintenance requests were addressed about 50% of the time, and sometimes not even acknowledged at all. Our frustrations with the office staff were particularly high around the time of our move-out. Our designated point person was S. B. I attempted to contact her several times with questions/concerns pertaining to our move-out, however if I received a reply at all, it would take several days or over a week. I left countless voicemails and sent innumerable emails with various other staff members, hoping to get some answers, but only once did I receive a response -- and that was about 3 weeks later. After a while, I began to think all my voicemails and emails (no matter the question or concern) went into this black hole, never to be addressed. Sometimes persistence pays off, but that is unfortunately not the case here. Besides our interactions with staff/management, our experience here was great.

Been here at Walnut Place Apartments since 2012. Been gang-stalked for over a year and assulted on the patio. All these people still live here. Management has NOT allowed me to file a formal complaint and she has sided with these people. They DO NOT care about individual safety and most of the management are just PAYCHECK collectors. In other words no passion for the work they do and listen to 'hear-say' from evil-doers. They would be good to fire most of them and start over. BHP is a JOKE!!!

Where do I even begin... My experience dealing with the folks at Boulder Housing Partners was so abysmal that I decided not to rent from them. I had been put off by the multiple overwhelmingly negative reviews of Boulder Housing Partners that one can find with a simple Google search, but I was eager to move and chose to overlook them at first. Every attempt to make contact with BHP resulted in voicemails that were never returned, emails that were never responded to, and, finally, with me having to physically go into the office to get in contact with someone. More than once, the leasing agent would ignore my calls from the parking lot, only for me to go inside the office and ask her colleague to contact her, at which point she'd immediately answer his calls. Pulling teeth would've been a relatively facile experience compared to trying to rent from Boulder Housing Partners. I assume because they are an income limited/section 8 housing provider that the agents don't make commission off the leasing of properties. This is the only rational explanation I can think of as to why everyone in the office is so inept and unmotivated. The property I viewed at 2037 Walnut St. was decent; recently renovated and in a great location. I came <this> close to moving in despite the obvious red flags, but my final viewing of the property sealed the (no) deal for me. Upon arriving at 2037 Walnut, I waited for five or so minutes while the agent responsible for showing me the unit spoke with the property's handyman. During this time, a seemingly mentally ill man threatened me from the stairwell as he berated his partner. I did my best to ignore him, but was unsettled nonetheless having read about similar situations consistently occurring at all of BHP's properties. After too much time, the BHP agent asked me if I had a question for him. I told him that I was here to view the unit. He seemed confused. Turns out the leasing agent never told him that I'd be coming to view the unit. I spoke to her an hour before the showing and she assured me she'd let him know. I would not recommend renting from Boulder Housing Partners unless you have literally no alternative. Avoid the headache if you can.

The actual units are nice. However dealing with anyone from the actual company is a nightmare. Just getting a leasing appointment took multiple phone calls and scheduling. The leasing office never has anyone in it and this was pre-COVID. When we finally needed to end our lease I had to reach out to the company and they finally sent over paperwork. No end walk through no meeting for move out. Since I took 11 days to reach out to them they charged me per day being "late" and said I didn't give full 30 day notice, since none of them can answer emails timely. This was further proved when I argued the fee, and it took 5 business days (8 all together) to even get a response. That was after 4 different emails as well. I will not recommended anyone rent from this company. Units will lure you in but nothing else is nice.

Edit: Since they took the time to correct the issue, I have changed my review from 1 to 3. I still think management especially in the Bridgewalk area needs to be more attentive. I don't know if relocating to Tantra was a good idea as Bridgewalk residents get forgotten all the time.

They don't care about any of their residents or properties; they violate Fair Housing Laws and discriminate against disabled residents. They allow drug addicts to do drugs and smoke inside the apartments, cars racing around the parking lots and almost killing children. Management collects government money and breaks the law repeatedly. They need an entirely different staff. They offer 'market rate' aka expensive apartments amongst the low income apartments and are horrible landlords. Don't rent by them unless you want to pay money every month only to have maintenance requests ignored, drug dealers as neighbors and law-breaking landlords.

I lived in the building of one of the contaminated units at tantra lake. Boulder housing partners knew about the problem of meth and the bike stealing since feb and did nothing. Eventually homeless people moved in the unit that their former dealer /stolen bike parts, throwing parties and smoking meth under my balcony, millions of complaints were made and boulder housing partners did nothing , citing squatters rights (basically homeless people in boulder have squatters rights). They told me it was my opinion people were smoking meth, clearly since it became uninhabitable due to meth it wasn t my opinion. There are multiple instances of this, and boulder housing only does background checks for 5 years. Couple that with missing fire extinguishers, building code violations ( months without lights in the enclosed stairwells, we had to carry flashlights), it is not just an unpleasant place to live it s dangerous. All this occurring while they try to raise your rent. Do not rent from boulder housing partners.
