UPDATE TO PRIOR POST:
We have FINALLY moved out of this community after our lease has ended. Now that we are due for a refund on our deposit, they got the incorrect pay to address. I have tried calling multiple times throughout everyday of the week (including weekends), I have left voice messages, and even emailed for the past two weeks. Still, I have not heard back from this community. I have now left a message with the corporate office ZRS management to see if someone there can help us out.
Be very cautious when even thinking about this community. I would absolutely NOT recommend this property to anyone. DO NOT be fooled by the specials they are offering; it s a BIG red flag.

I have lived at blu27 for a few months now and have had to deal with many frustrations. Prior to Blu27, I lived in a nearby community which I loved but unfortunately had to leave due to the lack of time the community had provided to renew my lease and the dramatic increase in price they were requesting for rent. The decision to live at Blu27 was based on the amenities, it was new, location, and price (initially). However after the frustrations we have had to deal with and the price we pay for rent I recommend going else where. You can actually find more affordable or similar pricing, convenience, and peace of mind in nearby communities if you have the time to look.
Cons: Biggest problem is PARKING
1. Unless you are a person with ONE vehicle, or a family with ONE vehicle this community will NOT work for you.
2. Management and the decision to implement certain actions are on a day to day basis and are not consistent with enforcing regulations such as parking in the guests lot. Ex. They would put a violation sticker on cars not parked in designated spaces in the open lot only during certain times. You can walk out to the lot later on (during business hours) and find that more than 5 cars did not have violation stickers, did not even have a parking decal, and we re not even parked in a space but against the wall or blocking other vehicles. When the manager was approached about the irregularity and inconsistency his response was at least we are giving warnings and preparing people for parking changes. We could just tow the cars with no warnings .
3. Apart from paying an extra fee of $20 for a parking spot (which almost every other community nearby INCLUDES one spot at no additional cost), they have recently implemented and are working on finalizing a pay by phone scenario in what is designated as Blu27 guest parking.
4. Pool is ice cold regardless of the weather temperature in Miami.
5. Cleanliness of the building and outside grills is very poor.
6. You do pay an extra Common Service Electric fee which at the end of the day when you start adding up all the extras as mentioned previously, the price tends to be similar with nearby communities and not at all competitive.
7. Front desk personnel is part of the leasing team and therefore makes it difficult to have access to front desk personnel and are also not present 24 hours. Again, something to compare and make note of when comparing prices.
8. Frequent issues with the Luxer package room and door not opening when putting code or not receiving notification of delivered packages.
to a certain extent I am aware that sometimes the notification will not be delivered if the courier service doesn t register the item. BUT all this goes back to my point of comparing other communities; as my last community had a more sophisticated Luxer system and we never had a problem
Pros:
1. Gym amenities are great
2. They provide frequent resident activities
3. Staff is efficient/quick at completing work order request
Before moving here, I highly recommended looking at ALL options and nearby communities comparing parking availability/ease, front desk availability, amenities and ability to really use amenities. Needless to say, looks are deceiving.
Be warned, we moved out in August and the building has still not returned security deposit. It is November now and every time we call asking for an update it seems like it is processed and should be there in two weeks. Always two weeks away. As addressed with other reviews there is no front desk which is problematic when you need anything past the leasing hours. There is no security, just permanent locked doors that beep all night. The amenities are often closed so you won't get to really enjoy the building other than your room. The staff can be friendly but they are roared so often they are just too new to really be helpful. The walls are a bit thin so you will hear what they are doing if it is anything louder than moderate. The parking is just a joke so enjoy that. I would not recommend this building at all, icon up the road is much nicer if you want to stay on the same street for the same cost. If we could do it o we again we would not have lived there.
Great apartment complex, I have helped a friend to move in there and I can only recommend to live there. This place is new and has everything that you need to feel comfortable. Great parking situation and easy, secure access to the building, fantastic areas, conference room, playing room and swimming pool. If I would move to Miami, I would definitely considering moving there, it is also in walking distance to Wynwood.
I started living here in November 2019 and my experience couldn t be greater. I absolutely love this place. Amenities are awesome, staff and maintenance are very helpful and residents are great!
They try to bring people with promotions like "1 month free", ha! nothing is free here, they will charge you even for YOUR parking spot.
Just to bring some light to people who might be interested in this promo, you will have to pay $20 for 1 parking spot, $20 for trash, $25 for 1 pet, additionally $100 application fee (non refundable, but understandable), $300 administration fee (non refundable of course lol), $400 pet fee.
And on top of everything water, cable, internet are NOT INCLUDED. My main question is why would someone live in a place like this if you can live in a high rise with bay/ocean view where all that will be included in rent and the quality of the place is way better?

Just visited Blu27 and planning to move in 2021. Beautiful place, great apartments and amazing location. Kudos for Jeannette one of the leasing staff members who has been helping me out with her amazing customer service. Look for her if you are planning on visiting the building!

I had the pleasure of touring Blu29 with Jeanette Chemali. She went out of her way to make me feel welcome. She was very hospitable, friendly, professional and knowledgeable. I highly recommend her. After my wonderful experience, I wanted to make Blu29 my next home. The property is gorgeous and love the floor plan options. The location is centrally located to everywhere I need to be.

The new management has improved the maintenance of the property and communication with the tenants. The new PM (Massiel) is doing a great job so far. Bobby Swain (Maintenance Supervisor) was the only reliable person to talk with at the time when the pandemic began.
This property is one of a kind. Thalia Fernandez was extremely patient with both my boyfriend and I and I cant wait to move into this building. The homes are beautiful and the property makes me feel as if I'm on a permanent vacation.

I made an appointment to meet Joe The Broker at blu27 for a tour. I have to say it was really such a breath of fresh air after the experience that I recently just had with another person. The building is awesome, but Joe The Broker made the experience. Thank You, looking forward to seeing you around.
Moved here in September of 2019, unfortunately the hype of the building was not matched with reality. The pool was closed several times before COVID-19 was ever an influencer for closure. Many other amenities were also closed randomly without notice or really a reason. The hours of operation since the pool and fitness were reopened stated very clearly and were not followed by the staff members. It is very sad that we all pay the rent that we do to not be able to enjoy the Amenities we pay for during the times they are supposed to be open. Despite all of this the staff has almost always been extremely rude and very unwilling to help or sympathize with any situation. My motorcycle was stolen and the staff even refused a Miami Dade Police Office access to see the footage for his investigation until they were notified they were impending a police investigation. Unbelievable with such a beautiful building the experience is certainly far from luxury. Not to mention all the repairs to the hallways and main elevator area that has been taped up and just left for more than a month. I have written emails to the property Manager with no avail or even a response, very disheartening to say the least.
As a realtor for more than 10 years i believe Jeanette Chemali gave me and my clients the best attention possible, she should be in every building!
The location is great and the dimensions of the apartments are nice.
The worst of it all is management, they obviously don't know how to communicate with people. In our time there we were accused of many things that made no sense (and I say accused because they didn't come to us in a respectful way to talk about the subject). To make it worse, whenever we needed something important they would ignore us or treat us like we had little intelectual capacity.
Overall the staff is very polite and nice, specially Mr Eduardo (who does EVERYTHING around the building and should be promoted) and Mrs Karin (sweetest lady in the house), but the property manager is very difficult to deal with. My neighbor friends and I laugh about the fact that we always try to treat him in a nice, respectful way when he treats us like he doesn't care.
PS: we're a responsible young couple, I guess to him we're similar to rebellious teenagers and that's why he thinks he can manipulate us however he wants or ignore us as much as he wants.
For these and other reasons we decided to move elsewhere.
Terrible theft (auto and mail) and management doesn t do anything about it. Multiple vehicles have been stolen in the past couple months and management gives different excuses each time, exhibiting very suspicious behavior.
Moved out in September, but we still haven t received a check with out despot back. We have tried contacting numerous times and get a we ll get back to you which leads to nothing.
Recently moved into this building love the property and the staff is great. Thalia made my move in very smooth.
*UPDATE as of early January: I moved out at the end of September and I still have to receive my security deposit. Such a shame as I was planning to rent here again. Now I have to look elsewhere.

Do not rent here, I have been trying to get into contact with them to receive my security deposit and they have not returned any of my messages for the past 3 weeks after they informed me it's at their office but I no longer live in Miami so I can't pick it up. I was told I would get a call back from Andrew and nothing so far. This is really unprofessional and I would recommend anyone to steer away from this building. I call every day and no one answers the phone, which is reflective of the service I had while I was a resident there! No one ever is ever available, the front desks are empty and people walk in and out of the building all the time without security or acknowledgment from the staff here.
I recently moved here from Puerto Rico! Jeanette and Yeremi made the process easier than what I expected and helped make this big step a success.

Did a tour few days ago with Joe the Broker. He explained everything so clearly to my Friend and I. The property is beautiful and definately going to end up leasing here.

Blu27 is definitely a hidden gem in Edgewater Miami. Boutique building with all the bell and whistles, walking distances to Midtown and Miami Design District. Joe the Broker(awesome guy) and staff are super professional. Always helping new and current residents at all times and making sure everyone are happy. Love this place and best of all! It has positive vibes from the staff to the residents!
I am really happy with this property. Since the first day I saw the place I was warmly welcome by the staff, especially the leasing attendant Janette. She was very friendly and showed me around the property and took the time to show me different units and answered all of my questions. She was extremely professional and helpful and really went above and beyond to assist me throughout the whole process. I decided to lease her, aside from having a beautiful building and facilities...but also because I felt extremely welcome by Janette.
My greatest appreciation to Yeremi. He made the process easy and fast. Him and the staff are very genuine people and what I loved the most is how flexible and helpful they are. The building is clean and beautifully kept. Great experience, thank you.

I would not recommend this complex. Blu27 is anything but luxury living. Our household has had three flat tires since moving in here. At first, I thought it was bad luck. After a third flat and walking around the parking garage, I noticed there are nails all over the place. Not sure what s going on, but the state of the parking garage is deplorable.
Super new building with great amenities and friendly staff. I would highly recommend taking a look at. The building is well taken care of and very secure.
UPDATE 2021-Bobby Swain is by far the best maintenance person I have ever had. He is very responsive, knowledgeable, polite and friendly. He always does a great job and I know I can always count on him!! THANKS BOBBY!!!
This apartment complex is beautiful, upscale everything new. They have social events for the residents often that brings everyone together, it s great. Management and Staff are very friendly and always helpful. U really feel welcome. I highly recommend.

I still have not received my security deposit back after moving out over 6 months ago! The staff never answers the phone and is often away from the front desk.
When you do speak to someone, they promise to call you back and only take a message.
This was a fantastic place to live when it first opened, but new management seems to be chaotic. BEWARE!!
I haven't even started on repairs and maintenance...

Where to start...beautiful building and beautiful location and amenities, that s about it,
Been living here for a year now:
Apartments: very nicely done, paper thin walls tho, and your uninvited roommates are called Silverfish and live in here by the thousands
Airbnb: first thing I asked before moving in, was told no Airbnb is allowed biggest lie they ve said besides we are working to make it better there s always people coming in and out with luggage and during spring break it was even more, there was even a pool party that happened, cops came in and everything, so short term rental, definitely a big thing in this building
Parking: not assigned, so if you live on a lower floor, good luck finding parking sometimes, specially since there s people outside waiting to follow you in and they park wherever because of the fact that there isn t assigned parking, so no way to know if they live on the building or not, reason why, multiple vehicles have gotten stolen
Package room: HUGE MESS, HUGE, they expect the delivery people to organize and log every package, when you have to deliver 60 packages to a building and gotta log each one, that might take you about 2 hours or so, so they don t do it, good luck knowing you got a package in unless you re tracking it, specially cause front desk people SUDDENLY, aren t allowed in the package room, also packages have gotten stolen and extremely frustrating to spend 15 minutes touching every package just to find your one tiny box
Front desk: no concierge, for a luxury building no concierge or all day security it s a big sign the luxury part its only in the name, there s security after 5pm, during the day it s all leasing people who don t even seem to know the basic things about this building, their only job is to present you the pretty things and convince to move in, after that, you re on your own, specially since it s impossible to speak to the manager due to the fact she s always busy on phone calls or so
Covid measures: LOL, I can count with one hand the amount of people wearing masks
Clean up/ fixing crew: they re cool people earning a living and hella overworked since the building is understaffed on that aspect
Building area: there s always homeless people either around the property or in the parking entrance area napping, they keep to themselves but they re there

I have been at Blu27 for 8 months and have experienced a transition in management. I am very impressed by the new team. They have implemented changes like night time security, increased hand sanitizer stations, improved trash valet services etc. Massiel the GM is excellent. I had an issue and she followed through until the end in a very professional manner. Patti and Yeremi are lovely. I enjoy living in this building. The interior design is really nice, the location is great, and the vibe of the tenants is friendly and relaxed.
Blu27 has an amazing location and it's a great and clean building to live with beautiful amenities such as a gym, pool, sauna, conference center, coffee area, pool area.
The management staff (Andrew, Thalia, Eduard) are the best of the best. They are extremely polite and helpful.
So excited to have this apartment community in Edgewater!
I moved into blu27 almost a year ago. I intend on renewing for sure! This is a beautiful building, with amazing amenities. Plenty of space for social gatherings, and very dog friendly. There are not many kids here, fyi.
Andrew the manager is always very friendly, professional and accommodating. Eduardo and Bobby on the maintenance side are also always very helpful, and my maintenance issues are handled within a timely manner. All and all, I would highly recommend living in this building. Great staff, and top accommodations.

Beautiful building and nice apartments, however since we moved in there's been major construction noise from the first floor which feels like the drilling is inside our apartment (and we're on the 5th floor!!). No one cares to address this no matter how much we complain. The issue is made worse by the fact that the walls are paper thin so you can hear everything going on in the apartments next to you.
Not a fan of this place. 1. The "amenities" don't all work. 2. They were not upfront about the additional monthly charge for common area utilities. 3. The walls are paper thin. Honestly, the list of cons for this place is endless.

I have lived at blu27 for a few months now and haven t been impressed. When we decided to live here we did so based on the amenities, it was new, and location, however since living here we have encountered so many issues that I just assumed for the price we are paying we shouldn t have.
A few issues: none of the gym equipment have working tv or internet (even though it s advertised as such), NEVER get notified if a package has arrived (unless I asked about it I will not know and you can t access the package room unless you have a code.... which most residents never get), there is nobody at the front desk- when there is someone there they are part of the leasing team so naturally what they care about is getting more people in, but once you are a resident they are pretty abrasive and not helpful at all (also they are only here from 10am-7pm so if you need anything before or after you are out of luck), staff is really not friendly (only Andrew will say hi when you walk by but the other leasing staff is pretty rude), the system they use for payment is so outdated and confusing, no trash cans by the grills so any trash you may have after grilling you will have to bring it back up, and no doorman (again this is something I ve never encountered and a lot of residents have complained about this).
Pros: events for residents (they put on many events for residents which is nice), the hot tub has been nice (haven t used the pool yet because the water is freezing right now), and the gym (even though you can t watch tv or connect to the internet they have a great gym).
I moved out on September 8. It is December 13 and I still have not received my security deposit. Eduardo was amazing and someone who was very reliable when you needed something. Every building could use someone like Eduardo.
Living there was okay aside from the residents not picking up after their dogs when they went to the bathroom in the hallways. That was really gross and something that should not be tolerated. The amenities are great. Gym had great options to choose from. While I was there the building was never at full capacity which was good too.

Updated: I have lived here over a year. And renewed my lease. The new Manager is wonderful she has really made a big difference when it comes to cleanliness of the building along with handling Maintenance requests, (Bobby the maintenance guy is awesome) she has helped fix my account when the last manager messed up prorates I had from renewing. And she really cares about the community.
If you re thinking about moving here I would do it if you have issues with your neighbors the manager will help and she actually does something about it!
