We have FINALLY moved out of this community after our lease has ended. Now that we are due for a refund on our deposit, they got the incorrect pay to address. I have tried calling multiple times throughout everyday of the week (including weekends), I have left voice messages, and even emailed for the past two weeks. Still, I have not heard back from this community. I have now left a message with the corporate office ZRS management to see if someone there can help us out.

Be very cautious when even thinking about this community. I would absolutely NOT recommend this property to anyone. DO NOT be fooled by the specials they are offering; it s a BIG red flag.

I have lived at blu27 for a few months now and have had to deal with many frustrations. Prior to Blu27, I lived in a nearby community which I loved but unfortunately had to leave due to the lack of time the community had provided to renew my lease and the dramatic increase in price they were requesting for rent. The decision to live at Blu27 was based on the amenities, it was new, location, and price (initially). However after the frustrations we have had to deal with and the price we pay for rent I recommend going else where. You can actually find more affordable or similar pricing, convenience, and peace of mind in nearby communities if you have the time to look.

Cons: Biggest problem is PARKING

1. Unless you are a person with ONE vehicle, or a family with ONE vehicle this community will NOT work for you.

2. Management and the decision to implement certain actions are on a day to day basis and are not consistent with enforcing regulations such as parking in the guests lot. Ex. They would put a violation sticker on cars not parked in designated spaces in the open lot only during certain times. You can walk out to the lot later on (during business hours) and find that more than 5 cars did not have violation stickers, did not even have a parking decal, and we re not even parked in a space but against the wall or blocking other vehicles. When the manager was approached about the irregularity and inconsistency his response was at least we are giving warnings and preparing people for parking changes. We could just tow the cars with no warnings .

3. Apart from paying an extra fee of $20 for a parking spot (which almost every other community nearby INCLUDES one spot at no additional cost), they have recently implemented and are working on finalizing a pay by phone scenario in what is designated as Blu27 guest parking.

4. Pool is ice cold regardless of the weather temperature in Miami.

5. Cleanliness of the building and outside grills is very poor.

6. You do pay an extra Common Service Electric fee which at the end of the day when you start adding up all the extras as mentioned previously, the price tends to be similar with nearby communities and not at all competitive.

7. Front desk personnel is part of the leasing team and therefore makes it difficult to have access to front desk personnel and are also not present 24 hours. Again, something to compare and make note of when comparing prices.

8. Frequent issues with the Luxer package room and door not opening when putting code or not receiving notification of delivered packages.
to a certain extent I am aware that sometimes the notification will not be delivered if the courier service doesn t register the item. BUT all this goes back to my point of comparing other communities; as my last community had a more sophisticated Luxer system and we never had a problem

Pros:

1. Gym amenities are great
2. They provide frequent resident activities
3. Staff is efficient/quick at completing work order request

Before moving here, I highly recommended looking at ALL options and nearby communities comparing parking availability/ease, front desk availability, amenities and ability to really use amenities. Needless to say, looks are deceiving.
