I have to say my experience with the leasing staff...
I have to say my experience with the leasing staff at Arthouse was very disappointing. I moved into the Arthouse within the first 2 months of opening, so many of the issues I discounted as opening pains . Unfortunately things seemed to get worse, rather than better, during my time there. It wasn t all bad, so I ll start with the pros:
1) The building has some cool elements, including the Sky Lounge with partial rooftop view of Elliott Bay.
2) The lobby has great space to work out of, with complimentary wifi, and coffee/tea (when stocked).
3) The location is convenient to Pike Place Market, and the waterfront.
The less than good: The cleanliness of the property was very disappointing. Since the building owners seemed to refuse to pay for a housekeeper, they were relying on the one maintenance guy to also keep the building clean. With the white tile flooring, you d regularly see pet urine, wine stains, or mud as soon as you walked in the lobby/elevator. The elevator always had the blue moving padding, which seemed like a lazy way to accommodate move-ins (couldn t that be removed when residents were not moving in?) The carpets were stained from the first month of move-in through my move-out 12 months later. As I referred to above, I discounted this as opening pains, but the price they re charging should ve included clean public areas.
The soundproofing of the units left more to be desired, with constant footsteps overhead, and easily hearing conversations in the hallway when the door was closed.
That being said, the biggest disappointment was the leasing staff. I rarely dealt with them until 2 months before my anticipated move-out. The rent on my unit was raised significantly, so I made sure to communicate with the leasing agent about ending my lease. After being told that another resident was interested in my unit, I was left assured that everything was lined up for a smooth move-out.
Upon finding my new residence, I again notified the leasing agent of my move-out date, and was told, again, that the other residents were excited to take over my unit as soon as possible. 15 days later, everything changed. This time I was dealing with the Apartment Manager. I was completely blind-sided when I asked about receiving the pro-rated. Quick answer: We don t pro-rate rent, and even if we did, the other residents fell through . Last I was told, the new residents were moving in as soon as I left. I m instead forced to pay another month s rent for a unit I am not occupying.
After going in circles, the apartment manager finally says if the unit is rented out before my extra month s rent is complete, I ll receive a refund. She also said she d do everything in her power to rent it out. *So there s still hope, I thought* After checking Craigslist daily, I see she posts many units, but not mine?! I meet with her again. Now I m being told I should ve dealt with her all along, and not the leasing agent I gave my notice to. If you re managing your staff correctly, everyone should be on the same page.
Two weeks after my move-out, they lowered the rent on my unit to a more reasonable offering, which could ve kept me from moving out in the first place. When I was finally given my deposit back, there was no itemized list (the pro-rated parking fee I was promised was, of course, not given). I had kept everything polite and cordial during this whole ordeal, but received a VERY COLD reception when picking up the last of my mail.
The lack of communication given by the leasing office resulted in a frustrated former resident that also cost me double rent. I m extremely wary of any property managed by Pinnacle Realty Management, as they failed in keeping the property maintained; they failed in training their leasing staff; and they failed in properly pricing their units.
As for the building owners, hopefully the money you re saving with Pinnacle (if any), is worth the investment.
