we recently rented at Ivy Hall Apts. Their maintenance is done thru Apartment Services Inc. My rating is based on the MAINTENANCE crew of Apartment Service Inc. that services our complex and NOT Ivy Hall Mgmt/Leasing office. We have an excellent maintenance staff here. They are prompt, professional, friendly & really do their best to resolve issues. I had the privilege to meet "Ken" the supervisor of our complex crew & was very impressed with his sincerity to make things right. His crew is friendly, courteous & prompt. Although, I was not a bit impressed with the Leasing Office Staff I will say knowing that I have available to me such a wonderful maintenance crew puts my mind at ease if an issue does arise. Keep up the good work

About Arbuta Arms on W Patapsco Ave., YOU DO NOT WANT TO LIVE HERE !!! management has gone Way Down Hill over the years, used to we had managers that cared and tried to take care of things but now we don't. i've had a nasty order in my apt for the past 6 months, management has done Very little to take care of the problem an at times made it worse. now everything is on hold because he [Derrick] got an attitude because i called his boss [Rachael] at Apartment Services. no one at apartment services will talk to you if you have issues. they only issue they worry about is you paying the rent on time.

I have lived here for a little over a year and the service is horrible. The toilet continues to back up therefore flooding the floor and dripping and leaking onto my living room floor. The maintenance keeps coming out and just looks at it and doesn t fix anything. I absolutely hate it here. The house and the area would be great if they kept up on their homes but they don t take care of their property. Don t move here!

Lived in Hyde Park for 8 years and every year my air conditioner breaks, I have to call multiple times to get it fixed correctly- they come multiple times to fix it and still needs repairs. This year has been no different- still not working and they have been here multiple times to fix it and I am still waiting for an air conditioner that works. These people will ALWAYS find something to keep your security deposit. I lived at The Brittany back in 2011-2013 and upon ,moving out they charged me to replace the carpet stating it was dirty, worn and needed to be replaced. My husband went on and paid the fee since we moved in on a special with little security deposit and I didn't have time to argue with them. They charged me around $800. Fast forward to 2018, I moved back to the Brittany for the convenience of the subway being right there. I stayed at the Brittany for 6 months and decided to buy another house so we paid almost $3K for the early termination expecting the return of a full security deposit refund. Well, we only received about $350 of a $1500 deposit because we were charged AGAIN for the carpet, $1062.26 to be exact and was told that an outside company comes and assess the carpet to see if it can be cleaned or needs to be replaced, but they don't even try to clean it. So I need to know how can you tell if it can be cleaned or not if it they don't even try? I am convinced that what they do is replace the carpet each time someone moves out, no matter the condition and we the previous tenants pay for it. That carpet was not heavily soiled and matted throughout because we always took our shoes off. It's just cheap carpet that they probably pay little to nothing for and make a profit by charging tenants.

After having two floods and not being happy at all with my apartment experience. This summer I decided two years was all I could take. They are currently in the process of charging me for new carpet after having a sewer back up. Isn t it against health regulations to not replace it before having a new tenant move in. Then I had a flood from upstairs and they just repainted the walls no replacement of the sheet rock. So if your looking to live here please do not accept a apartment in the 3 Airway Circle Building. If you can really help it please I beg you go somewhere else. I have attached photos to the fees they charged after my move out without damage.

Bugs are everywhere, they will not fix it.
Water damage they didn t fix and damaged my belongings.
Replaced windows while I was on vacation and did not notify me. They moved my furniture around without my permission and made damages and also damaged the carpets and walls. Unbelieveable and at a loss for words.

AFTER I moved out they tried to tell me that water is billed 2 months in advance, this was never told to me before I moved in. I was never late with my rent and never had a notice or anything. Before I moved, I called up on my neighbor above me for noise because they told me there were no college kids there....LIES. All of sudden I became a problem. Parking is TERRIBLE because of all of the college kids and the only parking left after 8pm is in the fire lane. And they will stick a large sticker on your car window. They need to issue parking stickers. Beautiful spacious apartments but they hit you with unexplained fees when you move

I ve reached out to the main office and to the regional for the property that I live at. I am always told I will receive a call back and NEVER receive one. They also put evictions notices in the main entrance for all to see and read which I believe is very tacky and unprofessional. I myself have never received a notice but I personally feel upset for the families they post all their personal information for all to see and they should be talked to about doing that. They need to put as much effort into the property and tenants as they do in embarrassing them and collecting $$. The properties are not taken care of. My ac is just now actually being worked on because the new maintenance team they have at my property is awesome for the most part they are on top of things, diligently work to get things done and show compassion. I m not sure I can say that for others I honestly hate reaching out to the leasing office because I feel that I annoy them but when I am paying $1250.00 a month that I should have a nice place to live in, with quality appliances, wall paint, and carpeting but everything in these apartments is low end low quality. It s. been over a year with no ac and they also do not clean out their air ducts which is something that routinely has to be done. When I asked for that to be done because my family was sick all of us have asthma and my youngest has a chronic lung disease and we had multiple ER trips due to whatever was in our vents. There was black funk coming out of my vents. I was told I needed a doctors note for them to do so. Which is absolutely not true this is something that needs to be routinely done especially since they allow people to smoke in the apartments. Not only that the room in which my water heater and ac unit is in is absolutely disgusting. There is mold and water damage along with missing pieces of the interior walls. The woodwork inside also has mold on it. The floor is filled with nasty debrie and if I would have saw that before moving in years ago among many other issues I have had I would of never signed a lease. I wish I could attach pictures to show you how nasty it looks in this review. ALSO A BJG SHOUT OUT TO THE MANAGERS OF MY PROOERTY (woodsdale) FOR NOT NOTIFYING US THAT A CREW WOULD BE COMING INTO OUR HOME WHEN THE CREW REQUESTED THEY NOTIFY ME BECAUSE WE HAVE A DOG AND ALARM SYSTEM ! I was told the traveling hvac maintenance man asked jan to let us know 1 hour before at the least that they would be coming inside our home & we RECIEVED zero notice . they do not let you know when someone from the company is coming into your home & that is a serious issue! The maintenance hvac tech was great did his job but Once again the leasing office failed the tenants. Also the leasing office staff like to enter your home Without notice and leave notes that s are beyond inappropriate since covid they have not done this. they are always required to give you 24 hours notice before entering unless it s an immediate maintenance emergency .
