Great communication, fast and accurate closing and very friendly. They responded to all my questions in a very timely manner and had everything ready when we arrived for closing. The office staff was friendly and welcoming as well as knowledgeable. Will definitley use again in the future!
As a real estate investor I work with Accurate Title several times a month, and they are fantastic! They are super nice, professional, detail oriented, and fast! This was a great company when owned and operated by Ron Kraft. I was a 15 year customer with many referrals because they were great at understanding or resolving issues. It has been bought by a new owner.
WARNING DANGER, DANGER WILL ROBINSON. I recently sold a duplex. I have no new issues. Now I had issues that predated several sales of properties all via closed them. One was a home owners association lien from a property in which the HOA had not released a lien when paid off from a sale closed by Accurate title. They had the lien release in their file and had insured over this many times, but with the new owner at the helm this became a problem. The new owner had no problem with demanding that I pay the amount of the lien for which I owed nothing and in which they previously satisfied a second time as a condition to close. The other was hoa dues owning on foreclosed property that were extinguished in a foreclosure. I gave them the case number which showed the date of the foreclosure and that the HOA never entered the case. All they had to do was look at the case and know Kansas law to know that the lien has been extinguished. This was too complicated for the new owner who actually said "we do not care to become involved in areas in which there is a dispute". A dispute? Why are you in this business? The attorney for the HOA finally resolved the problem and conceded that they were owed nothing from my company and the deal closed after being extended. I offered them $10,000 to escrow to insure over a $3,000 claim that was worth nothing. The new owner was happy to blow up my closing and have the buyer living in an extended stay with furniture in a storage locker, me not getting my six figure proceeds, and to have potential claims against me if I did not pay money that I did not owe. When they declined my offer of indemnity and to escrow 10K I asked how much they would want to be secure. I never got a counter offer. My only option was to have my closing go up in smoke or pay $4,000 that I did not owe. I took 3 more files to another title company where these issues were not a problem. My warranty deed was sufficient.
For going above and beyond. We have closed a lot of transactions at Accurate. This one had issue in the title and their underwriter just would not insure the deal. But Amazing Christine, got busy and found someone who would. Outstanding Customer Service!
