Accolade took over a property that I was living in...

Accolade took over a property that I was living in 3 years ago, there were some issues in getting our security deposit back in a timely (21 day per the law) manner and ineffective communication. I leased another property through them the last 2 years. The women in the office are extremely kind. However they never answer the phone or call back in a timely manner, emergencies ( broken water pipe, destroyed our bathroom) are not dealt with effectively it took months to fix the damages .. we had mold throughout our master bathroom for months. Who wants to live with that?! No rent deductions for the damage and they only fixed the bathroom after a women in the office came and saw just how disgusting the damage was.
It is disheartening because the women are so kind, but the follow through for tenants just isn't there. A lot of really nice speech with little to no follow through. Remember they are there to serve the owners, not you. If looking for a home in Ellensburg, WA look for a private owner! It's much easier!!!

If there was a way to add 0 stars, I would. This has got to be the worst management company ever. If you plan to rent with them, just be prepared to overpay and get charged for everything. If you're in college, they'll try to take advantage of you and charge you for everything they can just because they think you won't stand up for yourself.

As a vendor that works with many clients, we have our fair share of customer service experiences. Accolade is the best! Since Accolade serves as an intermediary between the tenants and the owners, they have a unique role. There are many people to contact, coordinate with and communicate to. Each time we deal with them they are professional, courteous and on top of their game. We are in many of the homes that they manage and we continually hear great things about their team.

I have been moved in for almost my first year now....

I have been moved in for almost my first year now. I didn't really have any problems until summer when some issues arose with my water lines. They have been quick and responsive on every step of the way in making sure everything was fine with the property. I am still waiting to hear the extent of the issue from the landscaping folks, but Accolade has kept me well in the loop of what is going on.

There on the right direction to list all places but is still ambiguous. There might even be another site that says it's them. They'll go on about your home even under apt listings about a space. The misc.fee is disguised as other words to take a deposit in any way shape or form for whatever reason even for a homeowner association. To make sure it's even real to go in person for a standard application even in a drop box is something not applicable. There's a covid excuse everywhere anyways for a 1 woman chick sitting in her office giving herself covid and nothing to do but play on a phone. They'll even go to all the homes though. Not something I wanted to do here. Psst there's not really a waiting list one pays for here.

Very poor customer service. Had multiple maintenance issues that went unresolved for almost a year, including our HVAC breaking during the middle of summer. I assume they're still unresolved since Accolade had done nothing to fix them by the time we moved out.

Accolade were difficult to deal with for the enti...

Accolade were difficult to deal with for the entirety of my time with them. They were not prompt at resolving issues and i caught them lying to me once regarding an appliance repair (told me the stove was dead and would be replaced when their own technician told me it was just an oven element).

They charged and kept a cleaning fee even though the we had the house professionally cleaned ourself, they told us it was standard even though when we moved in it had clearly not been cleaned. They told us they kept the money because we hadn't raked leaves up, even though when we moved in there were two year of leaves decaying in the yard.

They are unprofessional, unaccommodating , and i dont believe have the best interests of tenants or their home owners in mind.

Unfortunately I cannot leave a 0 star review. I moved into one of accolades locations in the summer of 2019. The house was not in good shape at all. The paint was coming off the walls. The bathroom was a disaster. The carpet had stains all over. The last inspection of the house they had done was in 2017. 3 full years to the point I moved in. No one inspected the house when I moved in or helped with the lease transfer. By the time the other tenants and I moved out, accolade did their first inspection in 3 years. They took all the security deposit and ended up charging us an additional $5500 in damages.

Unprofessional to not be conducting inspections after new tenants. In the end myself and my other tenants got punished with 3 years worth damages even though myself only lived there for about 9 months.

Worst renting experience I have had.

Applied for a small home they were renting. They never answer their phone. When they did finally call back I asked some questions about the requirements because I have never had credit and I was trying to establish some. As a single mother of 4, I explained my situation and asked the likelihood of getting approved because I need to be sure and not waste my time and money because I only have days before I have nowhere to go. She made it seem like I had good chances. Well I applied and today I got an email.... I was denied because insufficient credit history ! I called and left a message pleading and offering to pay double the deposit, etc. even breaking into tears because like I said I m a single mother of 4 children under 5 years old and HAVE a place to live. A few hours later I notice I missed a call but have a voicemail. They told me sorry but your problem not theirs. I just don t understand how people can be so numb. I do however understand business but it s disappointing that even offering more money, letting them know my situation and forewarning them I don t have much credit, that they still took my $50 for the application fee and denied me knowing everything before hand. Greedy and bad for business!

Horrible experience. I told them 3 weeks in advance that I had to pay rent 1 day late because my paycheck will be delayed and they assured me that it was perfectly fine and when i went to make the payment bam! $75 late fee. Which I almost couldnt afford. Plus after the 3rd they immediately send out a pay or vacate notice to you even if you pay. They are never in the officw and they NEVER answer the phone. Im extremely happy to get away from this awful property managmemt group. They are just terrible. Plus everything is extremely expensive.

Professional and caring company. The employees are...

Professional and caring company. The employees are responsive and go the extra mile to make sure the tenants are taken care, both while renting with Accolade, as well as after moving out to a different city. Ann, an accolade associate, was able to help get the extra deposit waved and applications approved with my current landlords after emailing them a clarification on my rental history. 10/10 would recommend. Thank you Ann and Accolade!!

From a Wildcat perspective, during my application process, the effective email and phone communication were very easy and promtp and kind. Nicole Gessel was the one that walked me through the process with genuine advice. Regardless what other people said, I will recommend all CWU Wildcats to reach out to Nicole.

This has got to be the worst company in Ellensburg...........They seem super nice in person and then they will never answer your calls and then put random charges on your account..... the most screwed up twisted company ran by your local ellensburg girls who have no training whatsoever. Please someone buy this company from them they have no business or knowledge how to run a management company

Sarah and the group have been fabulous. I needed to rent a place with at a time when there were very few places available. We found what I was looking for and within my budget.

Maintenance has been met in, incredibly smooth and timely matter. I have rented a lot and as an older adult it was great to work with someone who maintained an even attitude, no matter the age.

I recommend this group, when looking for an apartment or a home. They are direct, conscientious and direct when renting.

The team at Accolade refer to themselves as the "A" team for a reason. They are truly amazing. They are very on top of things. I moved in from out of state and they were able to either answer my questions or knew where I needed to go to get the information I needed. Even with the pandemic going on they were able to do everything online and help me get set up right away. I had contacted 3 other property management companies before them & Accolade was the only one who not only responded but when my move didn't go as planned made sure I had a place to go once I was in town. As long as I am renting in the Ellensburg area I will be staying with Accolade. Truly an amazing team with the goal of getting you set up with a home.

Great group of professional managers. I have been working with this company for many years and they continue to amaze me with their high level of care and knowledge of the market of Ellensburg. Top notch publicity for upcoming rental properties and quick action in following up leeds. My properties are rarely vacant longer than a week. Excellent work crew as well. Very responsive to repair needs and landscaping issues. I rest easy knowing this company is watching over and caring for my properties in Ellensburg.

I have very mixed feelings toward Accolade. Whenever I called or visited in person, they were quite nice to me, though because I worked full time Mon-Fri, most of my interactions were via email. I received several replies in which the employee had clearly not read through the email and did not take the time to answer my questions. The tone of these emails made me feel as though, because I was living near the college, I must be an irresponsible college student renting for the first time (frustrating because I have rented from several landlords and have a great record with them). I'm pretty low-maintenance, but when dealing with professionals I expect to be treated as one. My best interactions were with the maintenance guy, who was very nice to us and responded quickly.

My hope is that Accolade would hire more staff to keep up with needs and train them to communicate with tenants more respectfully and consistently.

Incompetent. Google does not allow the option of choosing no stars or negative stars. This is unfortunate. Terrible business practices and horrible customer service cannot be rated accordingly. The positive remarks on Google for Accolade must be from friends and family as they are the worst management company I have ever experienced. I have worked in real estate both as an owner and as a client. Accolade is unresponsive to communication either by email or telephone message. When one manages to actually get a hold of someone, the response is to deflect and dodge. The company does not stand behind their contracts with tennants. They charge for items that were contractually the company's or owners responsibility. When this shady business practice is brought to their attention, their response is to raise the rent or find another bogus charge for the tennant to pay. Accolade tells tennants that building code structural problems are tennant responsibility despite the fact they issue "inspections" that state there is no problem. DO NOT DO BUSINESS with Accolade. The fact that this place is in business is appalling. AVOID AT ALL COST.

I am writing this because from day 1 of trying obt...

I am writing this because from day 1 of trying obtain a house with this company, my partner and I have had nothing but 1 star service. The application process was not clearly laid out and explained. Communication was sparse and and slow. Once arriving in Ellensburg I did my walk through of the BRAND NEW house to find, one of the bathroom sinks NOT INSTALLED!!!! The whole house was dirty and had not been adequately cleaned. Construction dust and dirt covered sinks, counters, floors, and tubs. Never have I moved into a place and the property management company had not done a walk through. Since I was doing the walk through on Dec 20th and we didn t have to be moved out of our old place until January we figure the company would do all of the things that were noted on our move in sheet. Wrong!!! They didn t even contact us except to say thanks for completing the move in form. We asked If those items will be fixed. Well let s just say the sink was installed at the end of January but if you want to know that story please see my 1 star review of 3rd Generation construction. The house was never cleaned because they couldn t find a single cleaner in the following week and half to clean the house. So we moved into a dirty house with only 1 installed sink. To keep this short I will just say we have lived here 4 months and we just now got access to internet (because it wasn t installed to our house by the builder so the provider couldn t hook it up) and we just got our mail box key. During these 4 months we where lucky to get 1 email per month from Accolade on updates with the internet and mail. Worse experience in my life and to be honest I wouldn t be surprised if they try to hold my deposit or jack up my rent for leaving this review. Rent at your own risk.

P.s. Tyler from 3 generation construction and the owner of the house has expressed Accolade has been very lazy with communication to them as well.

I don't write a lot of reviews but this place has been very good for me and my family. Shout out to Erin and Nicole for being so responsive, kind, and professional. They got back to us quick and the process is pretty painless and all online. There is a pretty high non-refundable charge but when broken down is just fine to make sure units remain in great condition. I would recommend this place to those looking.

DO NOT put down $500 if you aren't sold on the place because even if you change your mind or something happens where you can't rent it, you aren't getting any of it back, so they now get $1000 for "admin and cleaning fees" in addition to deposit and rent. they were friendly, but I guess that's one way to get your $500 that NO ONE ELSE IN TOWN requires. We are college students making minimum wage.

We felt that the owner's perspective was not accurately considered or represented in the day to day decisions that were being made. Therefore, we started managing our own assets. I am beyond frustrated with this company. Every time I ask a question they always ask me follow up questions that have nothing to do with what I have asked. Every time I ask a question or need help all I seem to get back is an attitude or some snarky remark. I have lived here for two years, been a great tenant and just feel like I have never got the respect or professionalism back from this company. It was a great property just wish the people who work for the company were more helpful.

This is by and away the worst business I have ever...

This is by and away the worst business I have ever dealt with. They are deceitful, dishonest, and just downright greedy. They make YOU pay for wear and tear on the property THEY manage. Don't expect your deposit back at all. Even after their $400 cleaning fee, you won't see a dime back. You are literally better off lighting your money on fire than renting from these people.

PLEASE never rent for this company. I made the worst mistake of my life renting from such awful people who will stop at NOTHING to try to steal your money. Please read all the reviews before you try to rent anything from them, all the negative reviews are 100% accurate. If anyone reading this has been wronged by Accolade in regards to not obtaining your security deposit back, has not been provided the proper maintenance, or has dealt with the lying or manipulation from accolade, please contact me privately, I am in the review process of starting a civil lawsuit against this company.

No replies for months, tries to charge on everything, lies about deposit, lies about damages done. All the positive "nice" reviews on here are people that work for accolade.

Do not rent through Accolade Property Management Group. They leased my place out to someone else while I was away for the summer without any notice. I had to contact the police and my civic attorney.
They are crooks, liars, and will do everything they can to get money out of you.

Lack of communication, they canceled 5 showings from their (pre-approved times). I even proposed additional times, they didn t even bother to look and linked me back the website. After it was all said and done, they cancelled the 6th and final showing because my move in date didn t meet their requirement. Was it too soon? Too late? I won t ever know because there was virtually no explanation or communication aside from cancellations. Disappointing.

The ABSOLUTE WORST place to rent from in Ellensbur...

The ABSOLUTE WORST place to rent from in Ellensburg. They treat tenants poorly and are AWFUL at communicating things. They charge you for every little thing and even have tried to double charge for things in the deposit when moving out. Took over a month to get our dishwasher fixed when we moved in and over a week to get the fridge fixed a few months later. The washer also broke and it was fixed within a week but then broke again. Our fireplace didn't work when we moved in and didn't get fixed till 5 months later in late January. I know multiple people that have had terrible experiences with them. Horrible company and staff.

We had Accolade as our property manager for 7 years. They are fantastic to work with! You can schedule service calls online or by calling them. We went through a small rough patch in the middle of the 7 years and they were incredibly helpful. As long as you are upfront with them about the problems they are very helpful!

Accolade is wonderful!

The response time from the team there, especially Sarah, is unmatched. They are very pleasant, they have access to historical information at their fingertips, and they are very professional.

As a commercial banker, strong partnerships with my borrower's property management companies is critical to my daily workflow. Accolade has met that partnership need.

Accolade and the staff there have consistently provided exemplary service-- I highly recommend them.

I'm really not a fan of this company. Very poor communication and everything is on an online portal so if a document like your lease!! isn't showing up you have no access to it. They also drive by your house and spy on you. We were threatened with fines when people from the park next door would use our backyard to turn around. We were also told our roommate moving out would get prorated rent and our incoming roommate could pay her portion the day the lease ended. Don't listen to the staff, always follow your lease!! They came back and said we didnt pay our rent and started sending eviction notices. They said in our lease it says full rent is due on the 1st, even though we were told otherwise and actually called to confirm the prorated rent and the new roommate paying the portion of the month the day her lease started. The whole house had issues resigning the lease. We signed a roommate transition and there was nothing left on the online portal to sign. I even called to make sure everything was settled. I never received a call back. Of course 2 weeks later they are sending notices that we never signed our lease. Ugggh. Such a headache.
Update 12/27/19: THIS PLACE WILL CHARGE YOU TO UNCLOG YOUR TOILET....EVEN THOUGH THEY MANAGE THE PROPERTY . I've never heard of such
BS . I HATE this company.

The low level employees are useless. I am a resident at University Courts, and in this review "their office" refers to the University Courts office. Here was my experience:

I receive a text yesterday saying that a package had arrived for me. It was after 5 P.M. I called and left a message asking if noon was a good time for me to come by.

Today, having not received a call but assuming that noon was within their 8 A.M. to 5 P.M. schedule, drove to the office. The "Open" sign was turned on, and there was a "please come in" note on the inside of their main door. The front door was locked. The side door was locked. Knocking on both received no response. Calling the office accomplished nothing. I heard the phone inside ringing, and the call went to voice mail.

I called their main office. I asked the receptionist why there was no one in the office. She mentioned that they were going through a process of "employment transitions" and that the office manager, Sarah Laidler, was only able to be in the office for short periods of time. The receptionist noted that I had called last night and left a message (but, while she could give me the exact time of my call, she gave no explanation as to why I was not called back). She said that she would contact Sarah so that we could set up a time for me to come by and pick up my package.

I drove back to work. Getting out of my car, I saw that I had a missed call and a voicemail. I listened to the voicemail. In it, the receptionist said that the University Court office was open and that a maintenance technician had been there the whole time. It felt as if she was implying that I was lying about trying to access the office.

I returned to the U-Court office a second time and retrieved my package.

I do not know if the upper management at Accolade is competent, but I can definitely say that the rest of their employees are not. I wonder if hiring inept college-age employees is their method of appealing to their target demographic, that being students desperate for a place to live in Ellensburg. As a local, whatever appeal that may have is useless and I would rather they hire honest people who don't try to point blame at their clients to cover up for their own incompetence.

That "employment transition" (or however you choose to paint 'why can't we find employees with a functioning brain) may need to be extended to cover additional positions.

Ann Shaw did an outstanding job of finding me excellent, trustworthy tenants for a special property. As an out of town landlord, I relied on Accolade to find me a perfect fit. Ann patiently did the work required; she gave great customer service and maintained communications throughout the process. Bonus: I also like the tenants personally and hope they stay for years! I will definitely rely on Accolade in the future. Thank you for a job well done.

I've lived here for about 4 months. Everytime something breaks in the house it takes months for them to fix it and they always charge us a ridiculous amount even when the problem had nothing to do with our actions. One time there was so much water damage, they had to take out an entire wall and then they didn't actually fix the wall for months and just left the mess for my roommates to live in.
Everytime I call I get no answer and then when I go in to their office later in the day to talk face to face someone is always in there just sitting at the computer when they should be CALLING PEOPLE BACK. I almost had a late fee charged to my account because they would not answer my calls or emails.
The owners of the house and mother in law apartment have decided that they may not be renting out next year when I had planned on renewing my lease. Accolade has not answered any of our calls for the last two weeks and my roommate finally got ahold of them. So, we just found out today that we will have to move. Even though those of you who live in Ellensburg know that all of the housing is most likely taken for next year. So, they should have NOTIFIED us of this months ago. Now, I may not have a place to live.
Don't rent through accolade. There is a reason for all of these 1 star reviews.

Horrible experience, worst staff and also did not return damage deposit even though nothing was damaged after several years of renting. Avoid these people at ALL COSTS. As mentioned by others, they are looking to scam you in any possible way.

It's also funny that some of the 5 star reviews here are the actual workers for accolade (Ann Shaw), well played and also plays into the deceiving aspect that is your business.

The timely responses and preparations, the attention to detail, and the extra considerations they are willing to provide, speaks volumes to the way these great people manage their business, and properties.
