Watersound Proper is beautiful! The neighborhood is quiet and very well kept! The beach is amazing and not crowded at all. The house we stayed at on Saltbox lane was lovely. it was very clean though it was in need of a new couch set and better frying pans. Our only main issue ...which was a big one in my mind is we love to sit outside and the back yard furniture was not usable. In fact 2 Adirondack chairs literally fell apart when we sat in them and the hand railing to the back yard also fell to the ground when we grabbed on to it. We did call this and reported this mid week x2 after a LONG wait on the phone...and asked if they could be replaced so we could enjoy this space for the next half of our stay but they did not follow through with our request. So the whole trip we could not eat outside and enjoy our evenings in the backyard. Not sure how this went unnoticed for so long as this furniture was is rough shape.

Do not rent from 360 Blue!! Terrible service. The condo was really nice, but this company was awful. No one answers the phone, ever. Literally, tried about 30 times, no answer, not once. We reached out via chat and email, not helpful. The staff is also a little rude. DO NOT USE - STAY AWAY

Never answered any inquiries like is there a crib ...

Never answered any inquiries like is there a crib in the house or how many parking spots are there, are there any beach chairs or beach toys. This company does not care for the guests they only care to get your money. Be aware and rent elsewhere. If the home owners knew I wonder if they would let them manage their home which was beautiful but the bad management made it a bad experience.

We recently used 360 Blue to rent a condo at Adagio (unit A-103) and we were absolutely disgusted by the way they are managing their properties and also their business.

We have tried to leave a review on the unit using their website and oddly they have yet to post or allow the review. That comes off pretty sketchy that the only reviews allowed on the unit through their company are higher than 3 stars. Feels like false advertising at that point due to not having all the true information on how someones experience was.

This unit had mold in every single shower and also had blood on the bathroom floor. We were absolutely horrified to see that and even though we bleached everything down, the mold is a major problem and something guests should not have to deal with. The company they are using to clean is clearly not doing a very thorough job. We paid a good amount of money to stay for 7 days and whether you paid a lot or a little, mold, blood and the fact that this place could care less about cleanliness is concerning.

In regards to Adagio Unit A-103 for anyone searching this unit here is my feedback in regards that I have tried to upload on 360 Blue's website for the particular unit:

We stayed in unit A-103 at Adagio in Sept 2021 and we will never stay here again. This unit was absolutely disgusting. There was mold in every single shower, the kitchen sink was also gross and the pantry door that should be white is basically brown. To go back to the bathrooms, there was blood on the floor in the Jack and Jill bathroom. BLOOD. That right there shows us just how well these are being cleaned. Absolutely gross. Also note that the chairs for the kitchen table are unsafe to sit on and are about to fall apart. The couches are also sick and need to be replaced. The dryer handle on the dryer wasn t attached and the spinner in the dishwasher was unattached when we arrived. The cleanliness was absolutely unacceptable and so disappointing. For the amount of money we spent on this unit, this is not at all worthy of what we paid.

We gave this two stars solely for the location to the beach because you can t beat that.

Also note that the furniture shown in the listing pictures are not all pieces that are actually in the unit. Hence the issue with the dining room chairs. Major red flag and need to be switched to safer chairs immediately.

This unit needs to truly be taken care of and looked over before continuing to rent out.

*My advice is to find a different company to rent through because this one doesn't seem to care.*

I rented a condo with a rooftop pool, which was a big selling point for us. Two weeks before my stay, they informed me the pool would not be available during our stay. They offered less than 10% refund of the rental fees. I told them I would accept a $500 refund (to the full cost of $3,000), a transfer to other dates in April 2022 (but a transfer, I would not pay more if the cost for the property was more then), or a full refund and cancellation. They denied this and said I could "cancel and receive no refund since we were within 60 days of the arrival date, and I should check with my credit card company for vacation insurance". My credit card company shouldn't have to pay for their breach of contract. We will be staying at the property for our visit, then pursuing a reasonable refund of the denial of an amenity advertised in the listing with our credit card company.

Absolutely would not recommend this company. Our rental home had a mound of trash at the entrance. There were roaches throughout the home. The company was not helpful at all. I love 30A and visit often. I have never used 360 blue previously. It was not a good experience!

After we had already booked our rental and paid half the cost we were informed that the HOA instituted a rule allowing only rental bikes on the property, even though bikes were initially included with the condo. I spoke with several employees of 360 Blue (Nick, Candice, and Allison) and got varying stories with each person. I was told that the bike racks at Compass Point were removed (they weren t), that renters could not keep bikes there overnight (they did), that they only allowed certain companies to have bikes there (they don t and many people had their personal bikes outside the entire week), and that 360 could not provide bikes for Compass Point (there were 360 bikes there every day and overnight).

I asked them to compensated the cost of rental bikes and was told no, but they would be happy to send a list of local bike rental companies., costing us an additional $260. I understand that there was no additional charge for the bikes that were originally included, but it was a big selling point to us and something that could have easily been rectified.

4 days before we were schedule to arrive at Watersound we received an email informing us that the HOA approved for the roof of our building and the building next to us to be replaced during our stay. We wanted more clarification on the scope of the project and its impact on our 3rd floor rental unit. I immediately emailed back with my concerns and never received a reply. My husband called and spoke with another agent about our concerns who promised to get back with us and never did. We spoke to several 360 employees trying to get a better understanding of the situation and what our options were (moving to another space, switching to a different week, a credit to be used later, or compensation for having a vacation in a construction zone) and were basically told we had no other options and to just hope that it wouldn t be as bad as it sounded when we arrived.

When we arrived there was construction material, a dumpster, and trailer parked in front of the building taking up all of the parking spaces. Looking out the windows of our condo was a view of workers, equipment, and materials on our building, the building next to us, the ground, and parking lot. The construction began earlier than stated in the original email referenced above and continued until almost 6pm at night. There were nails and debris on our balcony and debris hung off of the balconies and trees surrounding our unit. I would see residents in other units pulling strips of roofing materials off of their balconies and throwing them to the ground. The walkways and exterior stairs surrounding our unit had nails all over the ground.

360 offered to send housekeeping to clean off the balcony, but at that point did not feel comfortable having representatives in our unit while we were there.

I understand that the some of these situations were out of their control, but it wouldn't have taken much to make this a little better. My husband and I spoke with several employees regarding the bicycles and the construction project and all of them were very sympathetic to our situation, but aside from apologies no one had an actual solution that wouldn t require us spending even more money (renting bikes or canceling our trip). The 360 team is extremely adept and skilled at listening to your problems and saying that they will get back with you to get you off the phone and then never hearing back from them. When I was interested in booking excursions or adding amenities I was quick to get a response, but when there was a problem I was met with silence or half-hearted apologies. Once 360 Blue received our full payment they did not care at all about whether or not their customers were satisfied or taken care of.

We fulfilled our obligation by paying in full for an ocean view condo with bikes included that we would leave in the condition that we found it. As a management company, your obligation was to ensure that we received the amenities we signed up for. 360 Blue failed.

Stayed at a property with 25 others in Destin, Florida. We were called 30 minutes prior to check in to let us know pool heat was down and the hot tub jets don t work. Many of the guests found bugs in their room, and one unlucky soul woke up to cockroaches in their bed.

When I contacted their support line, I was promptly blown off. Would highly recommend avoiding this company for rental properties.

Stayed at Matarangi in Grayton August 2021. Left reviews on the 360blue website but they must be screening them because it keeps getting taken down. We were notified that the ice makers in both fridges didn't work nor did the oven before arriving. Told they would leave us two bags of ice and would have the oven and ice makers fixed while there. Ice was left but the machines never fixed so the bags were gone within a day. Oven never was fixed. Basement bunk bed room A/C never worked. All showers filled with water while showering and didn't drain properly. Many of the lights in the house were burnt out. Found dirty underwear under one of the clothing dressers in one of the rooms. That being said none of this was enough to ruin our vacation, but for the price we expected more. Incredible views are what saves this house. No question updates need made.

In the Movie "Philadelphia", the actor Denzel Washington had a line that breaks down the simple concept of a firm grasp on the obvious..."someone please explain this to me like I am a five year old?"

I just want to know why, at the onset of the Delta Variant, 360 blue properties refused to permit me to reschedule my reservation, to a later, and much more safe date, on the calendar?

Again, we are not asking for a refund. We are requesting a schedule change, via one of the most deadly viruses in human history. 360 Properties, please respond in kind. You have denied a reschedule, without any concept of proper customer relations logic.

Best business practices would have one wondering why I am even at the point of typing this review out. How did it get to this point? You KEEP YOUR MONEY, and we just get to enjoy a resort at a later date?

Please do not venture down any terms of agreement DISCLAIMER that we possibly clicked on. Again, THIS RESERVATION WAS MADE PRE DELTA VARIANT.

To review, 360, there has been no response from your offices, hence this portal of communication. Please respond, in lieu of any future Better Business Association queries.
