I live in one of their complexes in Siena Villas. It is so terribly ran lately. Sharing my review as my experience was so bad I m leaving another review for FPI which is the parent company:

I've been living in Siena Villas for 5 years, since I move to CA. There's some great things and terrible things about it.

Tl;DR Verdict: Not worth it, looking to move out or find a house soon. Old amenities and poor front desk cancels out the good stuff.

The Good: Location and units.
It's right off of i-5 and between Laguna and Elk Grove Blvd, so getting on the road and heading out is super easy. I will miss this. The units overall have quite a bit of space as well, I feel like this could rival some condos out there in terms of space provided. I'm in a 2 bed 2 bath. It is also located near some incredible walks by the lakes nearby.

The Bad: Amenities.
The pool, gym, and amenities in the units all look great in the pictures. But I constantly had to open requests to maintenance on my dishwasher and microwave which they never replace, just patch up. The public amenities are by reservation due to Covid-19 which makes sense but when they were available, the grills and hot-tub would break all the time. One time they fixed the grill handle bars with towel racks and left them like that for a year. When you're paying $1,800 a month for RENT is this right?

The Awful: Front office. Inconsiderate neighbors.
The front desk staff is very forgetful and the managers are not very hands on. So be ready to be follow-up on your own issues because the office will not return calls in a timely manner.

They will take 3-4 weeks to respond to emails or important updates regarding lease but will expect a follow-up from you the same day when it's something they need, like payment.

When it's time to renew your lease they will give you ultimatums, either you pay the 20% increase for 8 months min, or leave in 30 days. Most recently I was trying to work out my lease with them in the middle of this pandemic and they were not punctual or helpful. 5 years, no late rent. Still got treated like I wasn't approved to live here.

Inconsiderate neighbors will let their dogs poop in public areas (like the little dog park) and not pick it up.

It is still a decent place, just be aware of what you're signing up for. I hope this was useful to you as a reader, and some feedback the office (or parent company) can work on.
