As a tenant of an FPI managed property I can say this is the worst company I have ever dealt with. At the apartment complex I lived at I along with other tenants experienced a lot of problems with the property manager. Kacey Koons is the manager at Shaliko apartments which is managed by FPI portfolio managers Dawn Rowland and Jennifer Laureno (sp). After bringing numerous issues to the complex manager Kacey and then Dawn and Jennifer such as open drug use at the complex, rampant theft due to the lack of security and the lack of the manager Kacey Koons failing to enforce the lease agreement rules. They did nothing but turn a blind eye to our concerns. After pictures, emails and other concrete evidence they Dawn and Jennifer kept the property manager on at the property. When you have a property manager partying with the tenants no one is held accountable. I had over $1300.00 of items stolen from two of my vehicles in over 2 months time. I know of three other tenants that had items stolen from their vehicles as well. Security was a joke, after bringing the issue of the poor security for over 5 months they finally decided to change the security company. Any improvements to make the complex a more safe and enjoyable living environment came from the tenants.
Fights, open drug use and parties well into the night at the pool could be witnessed on a weekly basis. The culture stayed the same no matter what complaints the residents brought to the management.
I had a face to face meeting with Dawn Rowland to address these concerns their were 10 residents were identified with these same complaints. After the face to face meeting with Dawn Rowland none of the residents were contacted to confirm what I had been witnessing. Funny how Kacey Koons would harrass tenants for silly infractions, yet she would do nothing to enforce the late night parties, open drug use, non operational vehicles with expired plates and the poor performance of the security company. When the residents would post something negative on social media they would threaten the residents with a 3 day notice. Any resident that complained would be harrassed. When I reached out to the owner after exhausting all avenues at FPI, I was sent a letter from the owner stating "any future communication needs to go through their attorney". So the owner did not care to hear from the residents either.
Rocklin PD had to respond to Shaliko apartments from Jan.1st, 2015 to Oct.1st, 2015
255 times for onsite incidents. When the management was presented with this information they denied they had any issues at the complex and told me my claims of these issues were false and unfounded. I was threatened with a lawsuit as well. They bully you into not complaining about anything.
Now that I have finally moved out from Shaliko it's been 24 days and I have yet to receive my security deposit. I was told by management it was mailed 14 days ago.... Yeah right! Funny how I had all of these issues and now my refund just happened to get lost. What a coincidence!
The law states that the landlord has 21 days to get your refund to you. Now I am requesting the status of my refund and now Jennifer will not respond to my emails.
This is the worst nightmare experience I have ever witnessed. It's like a nightmare that will never end!!!
I can't wait to be done with these idiots!!!!
FPI is horrible bottom line!!! They do not listen to the tenants, they just want their apartments filled and want their tenants to not complain when their are safety and security issues. Their managed property did not provide a livable and safe environment.
Future Tenants Stay Away from an FPI managed property.
