The horrible experience to highlight in this review is how they put ridiculous charges on the disposition of security deposit after the move-out. I had lived at Alderwood Park Apartments in Newark, CA and recently moved out.

* While there is at the very most barely visible normal wear and tear to the wall/paint, they try to charge you for paint works.

* The same with bath floor. Originally at move-in there were less than perfect conditions, then at move-out they want to get your money of $160 for anything, if any at all, that is at most normal wear and tear.

* They also pretended that I did not replace the drip pans. I can even show people the receipt of my purchase of two full sets of brand-new drip pans that I place on the stovetop. Yet, still they try to charge me drip pan replacements.

* Furthermore, they try to overcharge me for utilities. They added about $150 more in addition to the actual usage of last month before the move-out.

When the disposition mail was received at my new address, I immediately recognized all the problems (it s a long list and not all of them are included in this review). Then I wrote an Email to the rental office and the property manager. I clearly requested for a call back to discuss and justify the charges. But guess what, they have not responded at all!!!!! (Now that I think about it, would it even be surprising that they were not willing or able to contact people to justify the charges, given how they tried to put overcharges in the first place?)

On the disposition of security deposit they threaten people that if you don t accept the overcharges and pay what they want from your pocket, they will use collection services to force you to give them your money and damage your credit. Funny that at the meantime they don t even care to contact people if all the overcharges would genuinely be defendable.

Now maybe it s about time to 1) report to the Better Business Bureau (BBB) and 2) go to small claims court for a refund. Those who have found their problems may want to consider these options too!
