I used Porchlight to represent me while purchasing in Boulder, CO. I originally picked Porchlight Real Estate Group through personal reference for somebody I trust and that has also purchased in Boulder, CO recently. Todd Gogulski represented me through this purchase. My experience lasted approximately four months from my first consultation to close. In that time, I looked at approximately fifteen properties and put an offer on two. I lost the first to a cash buyer through no fault of our own and almost lost my second due to pending libation, but ultimately closed. My point is you need somebody strong to represent you if phasing in a highly aggressive market.
Todd was my buyer s agent and guided me through the process. I ve purchased three other properties before and worked with multiples agents in the past. Todd by far was the best. A few things that stood out and what I consider highlights.
Communication: Todd is hands down the best communicator I ve worked with. He thoroughly explains every issue in detail, what my options are, and made sure I understood them. He is available pretty much 24/7 and we ve communicated on weekends, morning, and evenings. He s available all the time. Even when he s on vacation! He s proactive. I don t have to reach out to him, he reaches out to me. He works in real time and is proactive to any issues that come up. I had a lot of issues with my property so I know.
He knows my wants and needs: This is the first time I ve ever purchased property where I didn t personally find the place I wanted. Todd was very good at anticipating what I wanted in a property. Probably even better than me! I m detail oriented and I know what I want so I m usually better than anybody at this. This is probably the biggest surprise in working with Todd. In fact, the place I ultimately closed on was a property he said I should look while I was on my way to the airport for work. It was a quick 15 minute viewing, but was extremely important to give the place a chance since it might have been off the market in a few days before I got back. I m glad I did. He always pointed out things on viewings that I may or may not want. Things that I don t even think about, but items he knew would have an impact on my decision. A few examples would be the parking situation, the HOA history of a place, storage, layout and floorplan, permitting on unfinished basements among other things.
Knowledgeable of the Boulder market: Anybody that is purchasing in Boulder, CO or the surrounding areas better have representation that knows the geography, laws, sales trends, neighborhoods, rumors, etc. about this area and work very fast. Todd has been in this area a while and even though I ve lived here for almost 15 years before I purchased he was more familiar with the real estate landscape than I. I ve learned a lot from him. He also has the backing of Porchlight Real Estate Group which we leveraged several times.
I can honestly say that if I haven t worked with Todd Gogulski I would have never closed my property. There was a few moments there where I almost lost the place. I would highly recommend Todd as a agent if you re purchasing in Boulder, CO or the surrounding markets.
